Welcome to my <strong>Half</strong> <strong>Yearly</strong> <strong>Market</strong> <strong>Report</strong>, where I take some time to reflect on the past six months that<br />
were across my core suburbs in Brisbane.<br />
It’s been a fantastic start to the year in Brisbane’s New Farm Peninsula—not only for the property market, but for our incredible team as<br />
well. Brisbane is set to continue to grow and diversify through all avenues. Change is in the air as new amenities and developments have<br />
reinvigorated the cultural and social aspects of the city, while looking forward, the months ahead will see infrastructure plans stimulate<br />
exciting opportunities for both buyers and vendors. But Brisbane’s ever-growing potential is no secret, as population growth rates continue to<br />
increase overall as migrants from overseas and interstate seek out unique career opportunities and a down to earth city lifestyle in the sun. We<br />
truly believe that Brisbane’s shining moment has only just begun.<br />
This momentum driving Brisbane forward is what inspires and motivates me and my team. We love our city and are thrilled by everything that<br />

Brisbane Overview<br />
–<br />
The Brisbane property market is like no other in the country. In comparison to other cities around Australia,<br />
it exists in a league of its own.<br />
Despite the nation waiting for the market to ‘do something’<br />
and develop rapid upward trends—similar to those previously<br />
experienced by Sydney or Melbourne—alternatively Brisbane is<br />
defined by gradual growth and change. In other words, the Brisbane<br />
property market is an underdog, and in light of recent reports, is one<br />
not to be underestimated.<br />
Brisbane is one of Australia’s most liveable cities, boasting sunshine<br />
and clear skies year round, world class schools and universities,<br />
diverse cultural centres and social precincts, and a variety of<br />
rewarding job opportunities. Set at large between two stunning<br />
coastlines, the Sunshine Coast and the Gold Coast, we are spoilt for<br />
choice when it comes to deciding on a weekend oceanside adventure.<br />
If leaving the city isn’t an option, the Southbank Cultural Centre is<br />
home to a man made beach of its own.<br />
Due to its affordability, scale and future market prospects, Brisbane<br />
has become known as a market you can invest in with confidence.<br />
Generally buyers are afforded good property value for their money,<br />
with houses situated close to the CBD delivering high rental returns.<br />
It’s true that Brisbane presents a wide range of opportunities to<br />
residents that are otherwise impossible in southern cities.<br />
Although the country’s property market is experiencing a slight<br />
downturn overall—some more aggressive than others—Brisbane<br />
has proven to fare well over the past six months and is forecast to<br />
progress much better than the southern cities. CoreLogic Australia’s<br />
Tim Lawless suggests in the Brisbane Housing <strong>Market</strong> Update for<br />

June 2019, that due to a significant rise in migration rates, supply<br />
under control and generally healthy levels of housing affordability,<br />
Brisbane’s housing market fundamentals are steady in comparison to<br />
most other capital cities. Where Brisbane housing values were down<br />
slightly by 0.5% in May, with falls confined to the detached housing<br />
sector, unit values actually rose by 0.1% over the month, breaking a<br />
long run downward trend. Despite a recent oversupply of apartments,<br />
CoreLogic Australia shares that fears of vacancies have mostly been<br />
absorbed by combined factors of less construction and the increasing<br />
rate of interstate and overseas migrants.<br />
In fact, according to Australia’s leading independent property<br />
economist, Dr Andrew Wilson, Brisbane is at large classified as an<br />
undersupplied market within investment grade locations, with<br />
a current shortage of 48 properties per week. In regards to the<br />
collective residential market, CoreLogic economist Cameron Kusher<br />
states that the biggest concern for Queensland’s property market<br />
is sluggish economic growth and a concerning unemployment rate.<br />
However, with the reelection of an economy focused government and<br />
over $12 billion worth of new tourist-related infrastructure projects<br />
already underway, the city is predicted to see renewed economic<br />
growth and an influx of jobs. Developments such as the Queens Wharf<br />
is predicted to create up to 10,000 jobs upon completion, while the<br />
Cross River Rail project will create 7,700 jobs during construction.<br />
Looking forward, the Brisbane market is set to soar in comparison to<br />
every city nationwide.<br />
According to the recent BIS Oxford Economics Residential Property<br />
Prospects 2019 to 2022 report, the Queensland capital’s median<br />
house price is expected to rise 20 per cent over the next three<br />
years, with unit prices to lift 14 per cent. In comparison, Sydney<br />
and Melbourne are expected to have more modest growth of 6 per<br />
cent and 7 per cent. Ultimately, the Brisbane market is set to move<br />
forward into a prosperous, competitive future.<br />

Economic Effects<br />

A look at key changes impacting the market.<br />
The health of the economy is an important<br />
deciding factor to consider in every instance<br />
for both buyers and vendors. So, what do the<br />
outcomes of the recent Federal Government<br />
election really mean for the property<br />
market?<br />
Thankfully, the uncertainty of a change in<br />
government is now behind us.<br />
With the Coalition Government remaining in<br />
power, their commitment to strengthening<br />
the economy will ultimately flow on to a<br />
more stable housing market.<br />
Experts have predicted a shorter, shallower<br />
property downturn nationwide and generally<br />
better conditions for first-home buyers and<br />
sellers to come. Although it may take some<br />
time for the evidence of an upswing to show,<br />
we’re pleased to share that the market has<br />
indeed been granted a renewed sense of<br />
purpose and positive energy.<br />
According to CoreLogic Australia’s Tim<br />
Lawless, there are several contributing<br />
factors to the stabilisation of the housing<br />
market, “stability within the federal<br />
government, along with the removal of<br />
uncertainty surrounding changes to negative<br />
gearing and capital gains tax discounts,<br />
has brought about increased certainty and<br />
boosted confidence in the housing market.”<br />
The housing market has indeed picked up<br />
after the May election, with two successive<br />
interest rate cuts from the RBA and APRA’s<br />
move to loosen their lending restrictions<br />
by allowing home buyers who are eligible<br />
for finance to borrow more money. These<br />
changes have enabled both current and<br />
future homeowners to feel more assured<br />
about entering into the property market.<br />
For those considering their property<br />
options, experts predict that the new found<br />
reassurance in the market will mostly out<br />
way any holding back.<br />
Now could be a good time to market<br />
your home before an influx of properties<br />
potentially come to the market towards<br />
Christmas.<br />
While the 2019 Liberal Party Federal Budget<br />
made little mention of the property industry,<br />
the Coalition did outline key initiatives<br />
that are set to boost economic growth.<br />
For instance, the Budget announced a tax<br />
cut of $1,080 for middle income earners<br />
in their move to stimulate and nurture<br />
gradual economic growth. As journalist<br />
and economist Jason Murphy explains,<br />
“Economic growth depends on consumption<br />
growth and without strong wages growth the<br />
only way to get more money into our pockets<br />
is tax cuts.” In response to these tax offsets,<br />
the RBA expects that the stronger growth in<br />
disposable income will “flow through into<br />
household spending”.<br />
Considering these combined factors, people<br />
who’ve previously existed on the sidelines of<br />
entering the market are likely to be geared<br />
into action by knowing exactly where they<br />
stand. Ray White chairman Brian White<br />
predicts a more engaged market overall,<br />
saying, “I’m confident the market will now<br />
improve, because of the stronger [market]<br />
curiosity exhibited by the community, which<br />
has been reflected by increased auction<br />
attendances”. Although we can’t guarantee<br />
endless clear skies ahead, it’s safe to say<br />
that certainty and confidence in the housing<br />
market has largely been restored.<br />

riverside over the past several months, including highly anticipated public spaces that are home to<br />

The Calile Hotel<br />
Devastatingly chic as it is visionary, The Calile Hotel is the latest<br />
addition to prestigious James Street. Known for its luxury retail<br />
boutiques and eateries, it was only natural that The Calile was to<br />
materialise at the street’s centre.<br />
The Calile offers not only a place to stay, but a place to unwind and<br />

Howard Smith Wharves<br />
Think river views and good times you wish would last forever: The<br />
Howard Smith Wharves is Brisbane’s newest lifestyle and recreation<br />
destination, and a major drawcard for the Brisbane property market<br />
overall. The previously underutilised heritage-listed site has seen<br />
$110 million worth of restoration that has finally allowed the people<br />
of Brisbane to embrace and celebrate a unique part of its history<br />
beneath the Story Bridge. Howard Smith Wharves brings together<br />
places to eat, drink, play and stay, including Felons Brewing Co, Mr<br />
Percival’s Overwater Bar, GRECA Greek Taverna, ARC Dining and Wine<br />
Bar, all set amongst abundant green spaces and picnic areas, two<br />
unique indoor event spaces, and a boutique hotel by Art-Series ‘The<br />

The New Farm River Hub<br />

Key Projects on the Horizon<br />

The Queen’s Wharf Development<br />
The long awaited Queen’s Wharf Brisbane Resort Development is set<br />
to open in 2022. With plans that quite literally reach to the sky, the<br />
development is set to transform the Brisbane CBD riverfront with<br />
a diverse assortment of new spaces that are sure to surprise and<br />
delight. The $3.6 billion development will bring together high quality<br />
dining options to suit a variety of tastes and budgets, nightlife and<br />
entertainment, local and international retail brands, and world-class<br />
accommodation. Underground, a 5-level basement will host 2,000<br />
much-needed car parks. A new pedestrian bridge, the Neville Bonner<br />
Bridge designed by Grimshaw architects, will connect the CBD to the<br />
lively hub of South Bank’s Cultural Centre.<br />
What’s more is the project’s dedication to revitalising a tired and<br />
underutilised part of the city through the restoration and repurposing<br />
of heritage buildings, which will be open for the first time to the public.<br />

“attract further investment in Brisbane and increase the city’s appeal<br />

Cross River Rail Development<br />
The Cross River Rail project has officially been guaranteed and will<br />
begin groundbreaking construction as of next year. The underground<br />
rail is set to completely transform the way people can move around<br />
the region and revive the precincts around new stations at Exhibition,<br />
Albert Street, Roma Street and Woolloongabba.<br />
With thousands of residents on the move everyday, the current public<br />
transport system is nearing capacity, constrained by the single rail<br />
river crossing with all lines running through the same four city centre<br />
stations.<br />
Cross River Rail will unlock this bottleneck and radically change the<br />
capacity for public transport across Brisbane. World-class rail assets<br />
and services for South East Queensland means Brisbane will be able<br />
to cater for its ever-growing population citywide.<br />

A lot has happened in the last six months in the world of finance.<br />
From the obvious election result and RBA cash rate cuts to smaller<br />
changes like APRA allowing servicing rate cuts, which I feel will have a<br />
big effect across some property sectors.<br />
The election was the big news so let’s start there. The prospect of a<br />
labour government and the changes they planned to implement gave<br />
a certain level of nervousness which spread across the county and<br />
held back investment and purchasing decisions. This only became<br />
really apparent post the election result with a clear uplift in mood<br />
and positivity across nearly all sectors.<br />
Those who had been on the fence with new projects pushed forward<br />
and sectors like housing started to see increased activity and<br />
clearance rates.<br />
Two interest rate cuts within a couple of months has put more money<br />
into home owners pockets. This will bring a boost to household<br />
budgets and help out those struggling to keep up. It will also<br />
help those landlords whose rents aren’t covering their mortgage<br />
payments, but has it also brought questions around the state of the<br />
economy? Are we in trouble? Or is this more just aligning our interest<br />
rates with those economies around the world with which we trade? I<br />
believe it’s the latter. If our interest rate is too high then our currency<br />
suffers, and our exports reduce. We need exports as the other option<br />
is imports where we’re paying someone else in another country to<br />
make stuff for us, by making it here in Australia we’re paying a wage<br />
here which drives the economy on. Interest rates and exchange rates<br />
balance this for us.<br />
Finally, APRA have allowed banks to reduce their servicing rates.<br />
For the last couple of years banks have been required to analyse<br />
customers living expenses to almost the last dollar whilst assessing<br />
they can afford their loan if interest rates went to 7%. This has caused<br />
a credit crunch and the argument is that interest rates are never<br />
(never say never) going back to 7%.<br />
Servicing rates now vary but you can say that they’re roughly 6%<br />
which means borrowers can borrow more and the credit crunch is<br />
relieved.<br />
What’s the result of these changes? My world is home loans and<br />
finance and we have definitely seen an uplift in activity and enquiry.<br />
First home buyers are back buying apartments which means<br />
developers can clear stock, developers clearing stock means they can<br />
look to start more new projects, new projects mean more jobs.<br />
This week I’ve heard of two multi offer situations in Newstead on<br />
apartments. That’s says enough to me right there.<br />

Investing in Inner City Brisbane<br />

The first half of 2019 has seen a rebirth in energy in the inner city apartment market<br />
Over the last few years the market has been extremely brutal on 1<br />
and 2 bedroom apartments, due to the release of a number of new<br />
apartment complexes in the inner city.<br />
The high demand for tenants saw landlords and developers<br />
offering out of the ordinary incentives to secure available tenants in<br />
the market.<br />
Now that these properties have all leased and we have seen a slow<br />
down in the number of complex's being completed, we have started<br />
to see rent prices rise and the market begin to bounce back.<br />
Further, with two reductions in the cash rate and most of the banks<br />
offering all time low finance options, it is essential that all property<br />
owners are reassessing their loans. We are spending a significant<br />
amount of time with our landlords and team on driving activity<br />
around this audit. As a result, we have seen a large number of our<br />
owner’s secure competitive investment loans in recent months that<br />
have greatly increased their net returns. I cannot recommend the<br />

1. How did the New Farm Neighbourhood Centre start?<br />
The Centre was started by a group of local people who came together<br />
wanting to develop a local hub where people could come together<br />
around shared interests. They particularly wanted to address the<br />
needs of people experiencing hardship, isolation, and loneliness.<br />
The group also wanted to have a united voice around local issues to<br />
ensure that they could advocate and protect what they loved about<br />
their neighbourhood.<br />
2. What makes you unique to other local<br />
organisations, what is your outreach?<br />
The New Farm Neighbourhood Centre is unique as it aims to support<br />
the most vulnerable people in the community whilst bringing<br />
together the whole community in an inclusive and welcoming<br />
environment. It offers a broad range of support services such as<br />
counselling, information and referral, food relief, access to showers,<br />
laundry, computer and cooking facilities as well hosting visiting<br />
legal, health, housing and homelessness services through our Open<br />
House sessions. It also provides community education programs such<br />
as play groups, yoga, art, craft classes, writing groups, choirs and<br />
makes available accessible rooms and spaces for self-help groups,<br />
and other community interest groups.<br />

3. What has been the key to the success of the<br />

The Centre has a strong local focus working with the whole<br />

will need to raise funds and seek support to assist with the fit out of<br />
the new premises. We are wanting to ensure that the new space is<br />
comfortable, accessible and aesthetically appealing and functional as<br />
a multi-use venue for the whole community.<br />
5. Is there something you wish more people knew<br />
about the New Farm Neighbourhood Centre?<br />
We have a wonderful social enterprise coffee cart that provides a<br />
pay it forward opportunity to ensure those that might not be able to<br />
afford to purchase from the cart are offered a coffee of their choice.<br />
The Cart has recently been recognised as one of the top 10 social<br />
enterprises in Australia.<br />
6. What are things our local community can do to help<br />
make your vision and reality and get more involved?<br />

1. How did your business start and what has the<br />
journey been like so far?<br />
Martin Brothers started 5 years ago with my Brother Will and I<br />
mowing lawns out of the back of a ute. We quickly grew a passion<br />
