Welcome
–
Welcome to my Half Yearly Market Report, where I take some time to reflect on the past six months that
were across my core suburbs in Brisbane.
It’s been a fantastic start to the year in Brisbane’s New Farm Peninsula—not only for the property market, but for our incredible team as
well. Brisbane is set to continue to grow and diversify through all avenues. Change is in the air as new amenities and developments have
reinvigorated the cultural and social aspects of the city, while looking forward, the months ahead will see infrastructure plans stimulate
exciting opportunities for both buyers and vendors. But Brisbane’s ever-growing potential is no secret, as population growth rates continue to
increase overall as migrants from overseas and interstate seek out unique career opportunities and a down to earth city lifestyle in the sun. We
truly believe that Brisbane’s shining moment has only just begun.
This momentum driving Brisbane forward is what inspires and motivates me and my team. We love our city and are thrilled by everything that
has come its way over the past six months and all the more that’s destined to arrive.
Having the opportunity to work closely with our clientele on a day-to-day basis is something we care about deeply. To put it simply, we’re
dedicated to providing people with optimal service on an individual level. We don’t generalise, we specialise. Our client’s concerns and needs
are important to us, as no two people—or properties—are the same. Nothing makes us happier than seeing our clients satisfied with the
outcomes of our time together.
We’re privileged to be able to share this Half Yearly Report with you, which will outline the performance of the Brisbane market for 2019 thus
far, our highest sales and some insight into the advancements of the suburbs we love within the New Farm Peninsula. As you read on, if any
questions or queries arise please don’t hesitate to get in touch.
Best wishes,
Brisbane Overview
–
The Brisbane property market is like no other in the country. In comparison to other cities around Australia,
it exists in a league of its own.
Despite the nation waiting for the market to ‘do something’
and develop rapid upward trends—similar to those previously
experienced by Sydney or Melbourne—alternatively Brisbane is
defined by gradual growth and change. In other words, the Brisbane
property market is an underdog, and in light of recent reports, is one
not to be underestimated.
Brisbane is one of Australia’s most liveable cities, boasting sunshine
and clear skies year round, world class schools and universities,
diverse cultural centres and social precincts, and a variety of
rewarding job opportunities. Set at large between two stunning
coastlines, the Sunshine Coast and the Gold Coast, we are spoilt for
choice when it comes to deciding on a weekend oceanside adventure.
If leaving the city isn’t an option, the Southbank Cultural Centre is
home to a man made beach of its own.
Due to its affordability, scale and future market prospects, Brisbane
has become known as a market you can invest in with confidence.
Generally buyers are afforded good property value for their money,
with houses situated close to the CBD delivering high rental returns.
It’s true that Brisbane presents a wide range of opportunities to
residents that are otherwise impossible in southern cities.
Although the country’s property market is experiencing a slight
downturn overall—some more aggressive than others—Brisbane
has proven to fare well over the past six months and is forecast to
progress much better than the southern cities. CoreLogic Australia’s
Tim Lawless suggests in the Brisbane Housing Market Update for
8
Tom Lyne | Licensed Real Estate Agent

June 2019, that due to a significant rise in migration rates, supply
under control and generally healthy levels of housing affordability,
Brisbane’s housing market fundamentals are steady in comparison to
most other capital cities. Where Brisbane housing values were down
slightly by 0.5% in May, with falls confined to the detached housing
sector, unit values actually rose by 0.1% over the month, breaking a
long run downward trend. Despite a recent oversupply of apartments,
CoreLogic Australia shares that fears of vacancies have mostly been
absorbed by combined factors of less construction and the increasing
rate of interstate and overseas migrants.
In fact, according to Australia’s leading independent property
economist, Dr Andrew Wilson, Brisbane is at large classified as an
undersupplied market within investment grade locations, with
a current shortage of 48 properties per week. In regards to the
collective residential market, CoreLogic economist Cameron Kusher
states that the biggest concern for Queensland’s property market
is sluggish economic growth and a concerning unemployment rate.
However, with the reelection of an economy focused government and
over $12 billion worth of new tourist-related infrastructure projects
already underway, the city is predicted to see renewed economic
growth and an influx of jobs. Developments such as the Queens Wharf
is predicted to create up to 10,000 jobs upon completion, while the
Cross River Rail project will create 7,700 jobs during construction.
Looking forward, the Brisbane market is set to soar in comparison to
every city nationwide.
According to the recent BIS Oxford Economics Residential Property
Prospects 2019 to 2022 report, the Queensland capital’s median
house price is expected to rise 20 per cent over the next three
years, with unit prices to lift 14 per cent. In comparison, Sydney
and Melbourne are expected to have more modest growth of 6 per
cent and 7 per cent. Ultimately, the Brisbane market is set to move
forward into a prosperous, competitive future.
Economic Effects
–
A look at key changes impacting the market.
The health of the economy is an important
deciding factor to consider in every instance
for both buyers and vendors. So, what do the
outcomes of the recent Federal Government
election really mean for the property
market?
Thankfully, the uncertainty of a change in
government is now behind us.
With the Coalition Government remaining in
power, their commitment to strengthening
the economy will ultimately flow on to a
more stable housing market.
Experts have predicted a shorter, shallower
property downturn nationwide and generally
better conditions for first-home buyers and
sellers to come. Although it may take some
time for the evidence of an upswing to show,
we’re pleased to share that the market has
indeed been granted a renewed sense of
purpose and positive energy.
According to CoreLogic Australia’s Tim
Lawless, there are several contributing
factors to the stabilisation of the housing
market, “stability within the federal
government, along with the removal of
uncertainty surrounding changes to negative
gearing and capital gains tax discounts,
has brought about increased certainty and
boosted confidence in the housing market.”
The housing market has indeed picked up
after the May election, with two successive
interest rate cuts from the RBA and APRA’s
move to loosen their lending restrictions
by allowing home buyers who are eligible
for finance to borrow more money. These
changes have enabled both current and
future homeowners to feel more assured
about entering into the property market.
For those considering their property
options, experts predict that the new found
reassurance in the market will mostly out
way any holding back.
Now could be a good time to market
your home before an influx of properties
potentially come to the market towards
Christmas.
While the 2019 Liberal Party Federal Budget
made little mention of the property industry,
the Coalition did outline key initiatives
that are set to boost economic growth.
For instance, the Budget announced a tax
cut of $1,080 for middle income earners
in their move to stimulate and nurture
gradual economic growth. As journalist
and economist Jason Murphy explains,
“Economic growth depends on consumption
growth and without strong wages growth the
only way to get more money into our pockets
is tax cuts.” In response to these tax offsets,
the RBA expects that the stronger growth in
disposable income will “flow through into
household spending”.
Considering these combined factors, people
who’ve previously existed on the sidelines of
entering the market are likely to be geared
into action by knowing exactly where they
stand. Ray White chairman Brian White
predicts a more engaged market overall,
saying, “I’m confident the market will now
improve, because of the stronger [market]
curiosity exhibited by the community, which
has been reflected by increased auction
attendances”. Although we can’t guarantee
endless clear skies ahead, it’s safe to say
that certainty and confidence in the housing
market has largely been restored.
Local News
–
The New Farm Peninsula has seen a number of welcome additions reinvigorate and delight its pristine
riverside over the past several months, including highly anticipated public spaces that are home to
atmospheric bars and restaurants, sophisticated retailers, and accessible forms of public transport.
The Calile Hotel
Devastatingly chic as it is visionary, The Calile Hotel is the latest
addition to prestigious James Street. Known for its luxury retail
boutiques and eateries, it was only natural that The Calile was to
materialise at the street’s centre.
The Calile offers not only a place to stay, but a place to unwind and
escape the bustle of the inner-city. Where tourists may find artful
shelter, residents have found their new locales set within walking
distance of their homes:
The Lobby Bar and Hellenika. Streetside, illustrious retailers present
stylish offerings to passers-by. Marrying the favoured Queensland
notion of indoor to outdoor living with statement recreational
facilities indicates an irresistible lifestyle available to both locals
and people passing through. The Calile is a thoughtfully designed
and curated addition to New Farm, contributing to the sought-after
lifestyle the area promotes.
Howard Smith Wharves
Think river views and good times you wish would last forever: The
Howard Smith Wharves is Brisbane’s newest lifestyle and recreation
destination, and a major drawcard for the Brisbane property market
overall. The previously underutilised heritage-listed site has seen
$110 million worth of restoration that has finally allowed the people
of Brisbane to embrace and celebrate a unique part of its history
beneath the Story Bridge. Howard Smith Wharves brings together
places to eat, drink, play and stay, including Felons Brewing Co, Mr
Percival’s Overwater Bar, GRECA Greek Taverna, ARC Dining and Wine
Bar, all set amongst abundant green spaces and picnic areas, two
unique indoor event spaces, and a boutique hotel by Art-Series ‘The
Fantauzzo’.
The New Farm River Hub
As a city that thrives by the river, resources that facilitate water based
transport are highly sought after. Cue the New Farm River Hub, set on
the fringe of New Farm Park’s sprawling green. Located next to the
Brisbane Powerhouse, the newly finished project aims to boost the
numbers of tourists and residents on the water, and incentivise trips
out to the Moreton Bay Islands—with passengers able to book trips
directly from the city pontoon to the islands. At 30 metres long, the
mooring hub can accommodate 15 vessels and is free to access for
public and commercial vessels, whether they be boats, tinnies, kayaks,
or paddle boats. The New Farm River Hub is certain to be a valuable
asset to public transport and recreation in the New Farm Peninsula area.
The development has provoked a community-building and placebuilding
affect, completely reimagining the ways people are able to
engage with the river, the CBD and beyond—with cliff-face entry points
providing easy access to the heart of New Farm and Fortitude Valley.
Designed for people of all ages, offering everything from familyfriendly
vegetable gardens to a thriving nightlife, and accessible to
pedestrians on both foot and bicycle, The Howard Smith Wharves
is an incredible asset to the area. This beacon of ‘new world city’
status has already seen buyers and renters eager to live near the
considerable lifestyle potential on offer.
New Riverwalk Under Construction
Delivering on the Brisbane City Council’s vision towards making the
city one of the world’s best for walking and cycling, major works to
transform an underused part of the river’s edge along the City Botanic
Gardens into a new riverwalk are now underway. The riverwalk will
complete a missing link between Brisbane’s inner-north and South
Bank. With more than 3000 residents and pedestrians using the
riverwalk on a daily basis, this extension to the riverwalk will further
promote the city’s advocacy for healthy, active outdoor living within
proximity to greenspace and parklands. This important piece of
shared community infrastructure is sure to invite even more people
to utilise all that the New Farm Peninsula has to offer.
Key Projects on the Horizon
–
The Queen’s Wharf Development
The long awaited Queen’s Wharf Brisbane Resort Development is set
to open in 2022. With plans that quite literally reach to the sky, the
development is set to transform the Brisbane CBD riverfront with
a diverse assortment of new spaces that are sure to surprise and
delight. The $3.6 billion development will bring together high quality
dining options to suit a variety of tastes and budgets, nightlife and
entertainment, local and international retail brands, and world-class
accommodation. Underground, a 5-level basement will host 2,000
much-needed car parks. A new pedestrian bridge, the Neville Bonner
Bridge designed by Grimshaw architects, will connect the CBD to the
lively hub of South Bank’s Cultural Centre.
What’s more is the project’s dedication to revitalising a tired and
underutilised part of the city through the restoration and repurposing
of heritage buildings, which will be open for the first time to the public.
The development will also pay homage to the site’s Indigenous
Aboriginal heritage, ensuring their wealth of culture is acknowledged
respectfully and featured prominently. The CEO of Brisbane
Marketing Brett Fraser the wealth of new Brisbane-based projects will
“attract further investment in Brisbane and increase the city’s appeal
as a leading lifestyle and tourism destination”.
Cross River Rail Development
The Cross River Rail project has officially been guaranteed and will
begin groundbreaking construction as of next year. The underground
rail is set to completely transform the way people can move around
the region and revive the precincts around new stations at Exhibition,
Albert Street, Roma Street and Woolloongabba.
With thousands of residents on the move everyday, the current public
transport system is nearing capacity, constrained by the single rail
river crossing with all lines running through the same four city centre
stations.
Cross River Rail will unlock this bottleneck and radically change the
capacity for public transport across Brisbane. World-class rail assets
and services for South East Queensland means Brisbane will be able
to cater for its ever-growing population citywide.
Finance Update
–
With Paul Hixon, Loan Market Mortgage Broker
“Servicing rates now vary but you can
say that they’re roughly 6% which
means borrowers can borrow more and
the credit crunch is relieved.”
A lot has happened in the last six months in the world of finance.
From the obvious election result and RBA cash rate cuts to smaller
changes like APRA allowing servicing rate cuts, which I feel will have a
big effect across some property sectors.
The election was the big news so let’s start there. The prospect of a
labour government and the changes they planned to implement gave
a certain level of nervousness which spread across the county and
held back investment and purchasing decisions. This only became
really apparent post the election result with a clear uplift in mood
and positivity across nearly all sectors.
Those who had been on the fence with new projects pushed forward
and sectors like housing started to see increased activity and
clearance rates.
Two interest rate cuts within a couple of months has put more money
into home owners pockets. This will bring a boost to household
budgets and help out those struggling to keep up. It will also
help those landlords whose rents aren’t covering their mortgage
payments, but has it also brought questions around the state of the
economy? Are we in trouble? Or is this more just aligning our interest
rates with those economies around the world with which we trade? I
believe it’s the latter. If our interest rate is too high then our currency
suffers, and our exports reduce. We need exports as the other option
is imports where we’re paying someone else in another country to
make stuff for us, by making it here in Australia we’re paying a wage
here which drives the economy on. Interest rates and exchange rates
balance this for us.
Finally, APRA have allowed banks to reduce their servicing rates.
For the last couple of years banks have been required to analyse
customers living expenses to almost the last dollar whilst assessing
they can afford their loan if interest rates went to 7%. This has caused
a credit crunch and the argument is that interest rates are never
(never say never) going back to 7%.
Servicing rates now vary but you can say that they’re roughly 6%
which means borrowers can borrow more and the credit crunch is
relieved.
What’s the result of these changes? My world is home loans and
finance and we have definitely seen an uplift in activity and enquiry.
First home buyers are back buying apartments which means
developers can clear stock, developers clearing stock means they can
look to start more new projects, new projects mean more jobs.
This week I’ve heard of two multi offer situations in Newstead on
apartments. That’s says enough to me right there.
Investing in Inner City Brisbane
–
The first half of 2019 has seen a rebirth in energy in the inner city apartment market
Over the last few years the market has been extremely brutal on 1
and 2 bedroom apartments, due to the release of a number of new
apartment complexes in the inner city.
The high demand for tenants saw landlords and developers
offering out of the ordinary incentives to secure available tenants in
the market.
Now that these properties have all leased and we have seen a slow
down in the number of complex's being completed, we have started
to see rent prices rise and the market begin to bounce back.
Further, with two reductions in the cash rate and most of the banks
offering all time low finance options, it is essential that all property
owners are reassessing their loans. We are spending a significant
amount of time with our landlords and team on driving activity
around this audit. As a result, we have seen a large number of our
owner’s secure competitive investment loans in recent months that
have greatly increased their net returns. I cannot recommend the
services of Paul Hixon from Loan Market strongly enough and I urge
any local property owner to contact him or their preferred broker to
test their rate in the finance market.
The Martin Brothers
As a team, we endeavour to make quality industry relations with reputable industry contractors. One such relationship is ours with the
Martin Brothers, a dynamic family-owned landscaping business—and as the namesake suggests—run by brothers Will and Jack Martin.
Recognised in particular for their exquisite work throughout the
recent redevelopment on James Street, Fortitude Valley, the Martin
Brothers have earned their status as one of the city’s most tasteful
and trusted landscaping businesses. Both on a public and private
level, maintaining gardens and yard areas are a must in the real
estate industry. Whether you’re selling or renting your property,
be sure to take a leaf out of the Martin Brother’s book and apply
yourself in beautifying greenspaces to ensure the best outcomes for
your property.
26
Tom Lyne | Licensed Real Estate Agent

1. How did your business start and what has the
journey been like so far?
Martin Brothers started 5 years ago with my Brother Will and I
mowing lawns out of the back of a ute. We quickly grew a passion
for our trade and dedicated ourselves to growing a business based
around passion, culture and quality.
2. What is your key focus at Martin Brothers?
Our mission statement is “to dominate the landscape industry
through delivering consistent high quality work with a team that is
passionate about what they do. This is something that we live and
breath at Martin Brothers and drive on a daily basis. The key points in
this statement are dominate, consistent, quality and passion which
we believe are only achievable when used together.
3. Trends come and go in all things, what trends are
most popular in the market at the moment?
Some great trends at the moment are productive and functional
gardens. We are big fans of multiple use trees/plants that not only
look amazing however offer a second or third use. Take an olive
or citrus tree for example. They not only look great, but are hard
wearing, low maintenance and can provide great shade in any
backyard, court or roof top as well are bare fruit! Another popular
trend which often extends from the functional gardens is European
gardens with lots of colour, shape and texture.
4. What advice would you give an owner preparing
their home for sale in terms of landscaping and
gardens?
The garden is always walked through before entering a house and
when selling, first impressions are everything. It is important for
prospective buyers to enter the house feeling positive not ducking
for cover at the sight of the yard. We have had great success for our
customers looking to sell. We have ample experience in pre sale
landscaping through working with the team at Ray White New Farm
and always feel like a few days worth of work, some new modern
plants and fresh turf can make a world of difference come sale day.
5. What is in store for the Martin Brothers for the
second half of 2019?
We have a great few months ahead with numerous high end
residential and commercial projects in and around the peninsula
and greater Brisbane. We will commence an additional extension of
our office to cater for new team as we continue to grow. Every day
something new and progressive is happening at Martin Brothers.. it's
always exciting.
Meet our team
–
Check us out
One of Ray White New Farm’s most trusted and dedicated real estate
agents, Tom Lyne began his career at the real estate group in 2012. A
Brisbane local himself, Tom specialises in the city’s Northern suburbs,
including New Farm, Teneriffe and Newstead, as well as Hamilton,
Ascot, Clayfield and Hendra. His portfolio across the market is a
reflection of his extensive knowledge about the local Brisbane
area and genuine appreciation for the diversity of the city’s many
iconic housing styles. After a 24 month stint in Central London at
CBRE Group in 2016, Tom was able to take his consultancy to a new
level. Working on a number of the latest prized luxury residential
developments on a global scale allowed Tom a rare and unique
insight into the international market that he continues to draw on in
Brisbane.
Recently, Tom has coordinated a number of outstanding sales, and
in the process, broken several agency records, including:
• 801/8 Kyabra St Newstead - Highest Penthouse Off River $4,325,000
• 6/38 Elystan Rd, New Farm - Highest Art Deco Sale Price $925,000
• 5/35 Terrace St, New Farm - Building Record $855,000
• 2/578 Lower Bowen Tce, New Farm - Building Record $661,000
Tom prides himself on building rewarding, stress-free client
relationships through transparent and honest modes of
communication. Known for his ability to maximise the outcome of a
client’s most valuable asset and consistently negotiate the best price
for their property, Tom is sought out by a variety of clientele for his
sales expertise—with requests often leading him outside of his core
suburbs and into the inner city.
Team Vision
Working alongside Tom is his passionate and committed team,
Yasmin Green and Josh Hobl.
Personal Assistant to Tom, Yas directs the marketing and
administrative aspects of his operations. Merging her background in
Law with an exceptional attention to detail and service, Yas ensures
all communications between clients and Tom are carried out with
utmost care and professionalism.
At the beginning of the year, Tom welcomed Sales Associate Josh
on board to assist in facilitating our campaigns. Coming from a
background in client services at Qantas, Josh’s transition into the
property industry was natural. Placing clients—particularly working
closely with buyers—at the forefront of what he does, Josh has set
the tone for excellent beginnings at Ray White New Farm.
Team Lyne is devoted to seeking out new avenues in which to assist
the wellbeing of their clientele, as well as reaching out and attending
to the health of their surrounding communities.
Getting involved in community initiatives, the team is committed
to having a positive, meaningful impact throughout Brisbane.
Overall, they look forward to deepening their team relationships
and broadening their business strategy to ensure that every single
opportunity is realised to its best potential.
On a personal note, earlier this year we also welcomed another
addition to Team Lyne, Tom and his wife Gill’s first born baby boy,
Edward Lyne!
FEEDBACK FROM SOME OF OUR SELLERS
6/38 Elystan Rd, New Farm – Jules
“Tom, Josh, Yas and the Ray White team provided a 5 star
experience on every level. They worked strongly throughout the
campaign in order to achieve a successful outcome. Tom’s excellent
communication, work ethic and commitment to the task made this
possible. I have bought and sold through Tom and his team at Ray
White and I couldn’t have asked for a better agent!.”
332/1 Newstead Tce, Newstead – Roy and Julie
“I found the whole experience of marketing our unit with Tom very
pleasurable due to Tom constantly updating us with feedback on
inspections and also his interactions with our tenant and on site
manager made for a smooth sale process. I would recommend
Tom to both purchasers and vendors of his honestly and market
knowledge..”
169 Gladstone Rd, Highgate Hill – Greg and Catherine
“Great outcome in a tough market. Tom and his team were proactive
and worked tirelessly to identify the right buyer for my property.
Communication with Tom was first class throughout the sales
process.”
55 Adelaide St, Clayfield – Paul
“Big thanks to Tom and his talented Team for all the hard working
put in to selling our organisations property at Clayfield. With not very
much to go on, Tom was able to present the property in its best light
which ultimately resulted in an impressive sale at auction for us.
Pleasure to work with from start to end.”
160 Oxlade Dr, New Farm – Kitty and Alex
“We have no hesitation in recommending Tom Lyne and have
already done so to friends and acquaintances when talking real
estate. He is businesslike, makes no false promises and worked
tirelessly on our behalf. During the sale period, he kept us updated
with emails and spreadsheets, showing us prospective buyers and
their interest in our property. Even though it was not a quick sale, he
kept working hard on our behalf until he got the result, our asking
price. We have since listed another property with Tom and it is under
contract.”
FEEDBACK FROM SOME OF OUR PURCHASERS
302/1 Gray Street, New Farm – Ken and Helen
“My wife and I recently approached Ray White New Farm Real Estate
Agents to search out an area of Brisbane for a riverside apartment
so we could downsize and relocate from a Gold Coast apartment.
We were fortunate to have Tom Lyne and his team at that office
find us . He had a very suitable apartment for us to consider within
days of it becoming available for purchase. Our experience with
Tom and his team was effortless from our point of view considering
that the paperwork was all done in our absence on holiday in the
country and overseas. The professionalism and attention to have
all of the paperwork done on time and correctly attended to was
certainly appreciated by us. We now are able to enjoy riverside living
in Brisbane in an apartment not dissimilar to the one we have just
vacated on the Gold Coast in the manner we have become to enjoy
over the past decades. We can recommend this team to anyone as
our stress free experience with the process has been nothing short
of a dream outcome.”
169 Gladstone Road, Highgate Hill – Linh
“I am extremely happy to have met Tom. Most agents would
disappear and won’t follow up after bank approvals, however, Tom
was there for me every part of the way from start to finish. He is a
true professional. Highly recommended!”
6/38 Elystan Road, New Farm – Jacqui
“I was honestly impressed with Tom’s professionalism, work ethic
and commitment to achieving an excellent outcome for both his
seller and me as the buyer. I could see he was genuinely working in
his seller’s best interests while still helping me to secure the property,
which I was determined to do. In the end the seller got a great price,
selling a week before auction unconditionally, and I got an amazing
property and long term investment for my family. Thank you Tom.”
This is only a handful of our clients experience working with our team.
