They could occupy up to 60% of the presentbuilt-up area. But these buildings can be used for housing.Today we restored mostly small objects. Larger farms with many farm buildings are due to higheracquisition costs and higher cost of the reconstruction rarely used only for housing. Typically there areused for small craft production or as a warehouse.The Building Law allows the division of land and buildings. For these larger estates it stheoretically possible to divide them into several separated buildings. But it brings a number oftechnical and legislative issues. Other risks are associated with social interactions of individualfamilies in the shared central area.There is a way to solve all these problems. The solution is called ´cohousing´. This form ofhousing emphasizes on interpersonal relations and simultaneously preserves and promotes personalindependence. Each household owns a fully functional housing unit (in our case, the object or its part).Some buildings, facilities or equipment are shared. This leads to lower costs, reduce the anonymity ofliving and greater social interaction. Ultimately, there is also use-friendly non-renewable naturalresources.The contribution aims to present cohousing as an attractive and interesting form of living(housing). This brings (in combination with the existing potential of the built-up area of our villages)an interesting perspective on the way to sustainable development of our rural areas.Keywordscohousing, brownfields, rural areas, community housing, microcohousing1 ÚVOD DO PROBLEMATIKYNevyužité hospodářské objekty bývalých statků, dvorů a usedlostí představují významnýrozvojový potenciál mnoha obcí. V některých z nich, zejména jihočeském kraji, zaujímají až 60%zastavěného území. Přesto stále dochází k výstavbě individuálních rodinných domů mimo intravilánobcí. To se negativně podepisuje na specifickém krajinném rázu této oblasti.Jednotlivé chalupy a stodoly byly k trvalému bydlení rekonstruovány již minulosti. [6] Vzhledemk současnému růstu nákladů na bydlení ve městech, dochází v této oblasti k mírnému oživení stavebníčinnosti. K tomu přispívá i fakt, že vstupní investici dokáže pokrýt jednotlivec.Do rekonstrukcí velkostatků s mnoha hospodářskými budovami se dnes pouští jen velké stavební ainvestiční společnosti. Příkladem může být developerský projekt konverze velkostatku v Karlštejně –Poučníku, kde by mělo vzniknout až 70 bytových jednotek.[10]Středně velké statky, které se na výše zmíněné nevyužité zastavěné ploše podílí nejvíce, jsoumálokdy rekonstruovány jako celek.
