The U.S. Department ofHousing and Urban Developmentrecommends the use of a real estate agent.Make sure the agent works for you so theagent will be working for your interests. Youragent can take your criteria for a home,including cost, neighborhood, schools, homesize and amenities, and match it with theMultiple Listing Service (MLS), which lists allof the homes for sale in a particular area. Ifyou’re purchasing government housing,such as a HUD home, you must have anagent.What Are the Up-Front Costs?You are responsible for two upfront costswhen you buy a home. First there is earnestmoney, which is a small deposit that lets theseller know you’re serious about buying thehome. Earnest money can be anywhere from$500 to $2,000. The second is the downpayment, which is a percentage of the cost ofthe home. Lenders have differentrequirements for down payments. Traditionallenders usually seek a down payment of atleast 10 percent. Lenders backed by thegovernment can seek less, if you qualify. FHAhas a program where you are only required tomake a 3 percent down payment.What Happens at Closing?Closing is when you sign all of the loan andownership paperwork and take over thehome. At closing you will be responsible fortaking care of some costs, including titleinsurance and points to lower the interest rateon your mortgage, along with fees for loanorigination, loan applications, appraisals,housing surveys and even your first month ofhomeowner’s insurance.
