7 Reasons to Work With a REALTOR®
REALTORS® aren’t just agents. They’re professional members of the National
Association of REALTORS® and subscribe to its strict code of ethics. This is
the REALTOR® dierence for home buyers:
1. Ethical treatment.
Every REALTOR® must adhere to a strict code of ethics, which is based on
professionalism and protection of the public. As a REALTOR®’s client, you
can expect honest and ethical treatment in all transaction-related matters.
The rst obligation is to you, the client.
2. An expert guide.
Buying a home usually requires dozens of forms, reports, disclosures, and
other technical documents. A knowledgeable expert will help you prepare
the best deal, and avoid delays or costly mistakes. Also, there’s a lot of jargon
involved, so you want to work with a professional who can speak the
language.
3. Objective information and opinions.
REALTORS® can provide local information on utilities, zoning, schools, and
more. They also have objective information about each property. REALTORs®
can use that data to help you determine if the property has what you need.
By understanding both your needs and search area, they can also point out
neighborhoods you don’t know much about but that might suit your needs
better than you’d thought.
4. Expanded search power.
Sometimes properties are available but not actively advertised. A REALTOR®
can help you nd opportunities not listed on home search sites and can help
you avoid out-of-date listings that might be showing up as available online
but are no longer on the market.
5. Negotiation knowledge.
There are many factors up for discussion in a deal. A REALTOR® will look at
every angle from your perspective, including crafting a purchase agreement
that allows enough time for you to complete inspections and investigations
of the property before you are bound to complete the purchase.
6. Up-to-date experience.
Most people buy only a few homes in their lifetime, usually with quite a few
years in between each purchase. Even if you’ve done it before, laws and
regulations change. REALTORS® handle hundreds of transactions over the
course of their career.
7. Your rock during emotional moments.
A home is so much more than four walls and a roof. And for most people,
property represents the biggest purchase they’ll ever make. Having a
concerned, but objective, third party helps you stay focused on the issues
most important to you.
The Guide to
Buying a Home
My real estate business has been built around one guiding principle:
It’s all about you.
Your needs
Your dreams
Your concerns
Your questions
Your finances
Your time
Your life
My focus is on your complete satisfaction. In fact, I work to get the job done so well, you will want
to tell your friends and associates about it. Maybe that’s why more than 50 percent of my business
comes from repeat customers and referrals.
Good service speaks for itself. I’m looking forward to the opportunity to earn your referrals, too!

The best part of doing what we do is knowing that we get to help people “find their way home”. It’s
a big city. It’s easy to get lost and feel like it’s moving a mile a minute. We understood how
important it was to find a neighborhood that felt like a community and a be in a home that makes
you smile. This is what we focus on in our business. We are a community driven team we bring
our personal touches and details to the experience of anyone looking for real estate here. Not

Property
Once you have found the property you want, we will
write a purchase agreement. While much of the
agreement is standard, there are a few areas that we
can negotiate:
What you offer on a property depends on its condition, length of
time on the market, buyer activity, and the urgency of the seller.
While some buyers want to make a low offer just to see if the seller
accepts, this often isn’t a smart choice, because the seller may be
insulted and decide not to negotiate at all.
If you can be flexible on the possession date, the seller will be
more apt to choose your offer over others.
Often, the seller plans on leaving major appliances in the
home; however, which items stay or go is often a matter of
negotiation. Typically, you will not be present at the offer
presentation - we will present it to the listing agent and/or seller.
The seller will then do one of the following:
- Accept the offer
- Reject the offer
- Counter the offer with changes
CONGRATS!
YOU'RE APPROVED
FOR A LOAN!
Follow these tips to
protect your loan.
DO:
Notify your lender of any address
change, whether it's your home
address or another listed on your
application
Notify your lender of any salary
or wage changes
Be prepared to provide proof of
significant bank deposits
Acquire homeowner's insurance
immediately after going under contract
Keep all forms of debt paid
and in check
DO NOT:
Make large purchases using existing
credit without first talking to your lender
Apply for or acquire any additional lines
of credit
By far the most common is the counteroffer. In these cases, my experience
and negotiating skills become powerful in representing your best interests.
When a counteroffer is presented, you and I will work together to review
each specific area of it, making sure that we move forward with your goals
in mind and ensuring that we negotiate the best possible price and terms
on your behalf.
Pay off, transfer, or close credit balances
unless your lender instructs you to do so
Change jobs without first talking to

Own It
Transfer of tle moves ownership of the property from the seller to you. The two events that make this
happen are:
Delivery of the buyer funds
This is the check or wire funds provided by your lender in the amount of the loan.
Delivery of the deed
A deed is the document that transfers ownership of real estate. The deed names the seller and buyer, gives
a legal descripon of the property, and contains the notarized signatures of the seller and witnesses.
At the end of closing, the deed will be recorded at the county clerk’s oce. It will be sent to you aer
processing.
The best part is when we give you the keys to your new home!
FAQ's
Frequently
AskedQuestions
Do I Need a Real Estate Agent?
Real estate agents can help you narrow your
housing options. The U.S. Department of
Housing and Urban Development
recommends the use of a real estate agent.
Make sure the agent works for you so the
agent will be working for your interests. Your
agent can take your criteria for a home,
including cost, neighborhood, schools, home
size and amenities, and match it with the
Multiple Listing Service (MLS), which lists all
of the homes for sale in a particular area. If
you’re purchasing government housing,
such as a HUD home, you must have an
agent.
What Are the Up-Front Costs?
You are responsible for two upfront costs
when you buy a home. First there is earnest
money, which is a small deposit that lets the
seller know you’re serious about buying the
home. Earnest money can be anywhere from
$500 to $2,000. The second is the down
payment, which is a percentage of the cost of
the home. Lenders have different
requirements for down payments. Traditional
lenders usually seek a down payment of at
least 10 percent. Lenders backed by the
government can seek less, if you qualify. FHA
has a program where you are only required to
make a 3 percent down payment.
What Happens at Closing?
Closing is when you sign all of the loan and
ownership paperwork and take over the
home. At closing you will be responsible for
taking care of some costs, including title
insurance and points to lower the interest rate
on your mortgage, along with fees for loan
origination, loan applications, appraisals,
housing surveys and even your first month of
homeowner’s insurance. These costs can be
up to 8 percent of your purchase price.
How will you tell me about the
newest homes available?
The Multiple Listing Service Website provides
up-to-date information for every home on the
market. I constantly check the New on Market list
so I can be on the lookout for my clients. I will get
you this information right away, the way that is
most convenient for you; by phone and/or email.
Will you inform me of homes
from all real estate
companies or only Keller
Williams Realty?
I will keep you informed of all homes. I want to
help you find your dream home, which means I
need to stay on top of every home that’s
available on the market.
Can you help me find new
construction homes?
Yes, I can work with most builders and get you
the information you need to make a decision.
On your first visit with the builder, I will
accompany you. By using my services with a
new construction home purchase, you will
receive the services I offer, as well as those
provided by the builder, at no additional cost.
How does for sale by owner
(FSBO) work?
Homeowners trying to sell their home without
agent representation are usually doing so in
the hopes of saving the commission. If you see
a FSBO and want the advantages of my
services, let me contact the owner for you and
make an appointment. Most times the
homeowner will work with an agent, even
though their home is not listed, since the
agent is introducing a potential buyer to their
property.
Can we go back through our
property again once an offer is
made, but before possession?
Usually, I can notify the seller and schedule a
convenient time to visit the property again.
Immediately before the closing, I will schedule
a final walkthrough and inspection of your
new home.

transaction in good faith.
ENCUMBRANCE
Anything that affects or limits the

MY PROMISE
"Laura made us feel like we were her only clients. Immediate responses, quick turnaround
time, endless phone calls to talk us off ledges, hold our hands, give her impartial advice or
patiently walk us through the process of first-time home buying. Her knowledge, skill and
customer service are all top notch, but with Laura you also get an agent who is sensitive to
the emotional roller coaster of the home buying process."

“I cannot say enough about my experience with Laura, she was thorough, diligent, and
understanding. Making every part of the home buying process enjoyable. This was our first
home purchase and it definitely will not be our last. And I can guarantee Laura will be our
agent next time.”

"Laura Anderson will always be highly recommended by me. She is extremely
knowledgeable, responsive and a true professional! I was sent daily listings within my price
range to review and possibly go for a showing of all interested listings. With her guidance, I
was able to visit open house for several properties. She was available to review properties
and assist with showings of all the properties I showed interest. Once I found a property to
make an offer on, she helped me come up with a offer amount and communicated with the
listing agent to work her magic to get the deal done for me. She helped me connect to a
funding source that helped me get what I needed to close the transaction.”

“Almost 6 years ago I met Laura Anderson when I was searching for my first home, and since
the beginning she has been more than amazing with helping me with the process of home
ownership! Anytime I had a question Laura was available, and there was never an issue that
Laura could not help me to solve. Now, here I am selling my beloved home and guess who
was by my side? Laura is more than a Realtor to me, she has become Family."
