Nergens in de bouw staat het rendement zo prominent voorop als bij het ontwikkelen <strong>van</strong><br />
huurkantoren. De gangbare huurprijs bepaalt het bouwbudget. Als er leegstand heerst,<br />
zijn die huurprijzen laag en dus de beschikbare middelen krap. Toch wil het helpen bij de<br />
verhuur als het gebouw zich onderscheidt <strong>van</strong> de buren.<br />
Het <strong>Beta</strong> <strong>Building</strong> ligt in het <strong>Amsterdam</strong>se kantorengebied <strong>Teleport</strong>, speciaal toegerust op<br />
de telecommunicatiesector. Dat zijn bedrijven <strong>van</strong> wisselende om<strong>van</strong>g en groeipotenties.<br />
Een korte en een langere vleugel met vrij indeelbare plattegrond accommoderen dat. Een<br />
transparante centrale hal verbindt beide bouwvolumes. Het geknikte resultaat levert binnen<br />
het kavel twee optimale buitenruimtes op: de een openbaar, de ander voor eigen gebruik.<br />
De dakopbouw is als een strakke huid om de technische installaties getrokken. Vorm en<br />
toegevoegde kleur verlenen het gebouw zijn identiteit.<br />
Door overbodige materialen weg te laten, hoeven die niet aangeschaft, bewerkt en onderhouden<br />
te worden. Dat is economisch en duurzaam bouwen tegelijk.<br />
Nowhere else in the real estate business are the financial returns such a major priority as in<br />
the rental office market. The current price per square foot determines the building budget.<br />
When vacancies abound, rents are low and subsequently available finances are scarce. Yet it<br />
always helps when an office building distinguishes itself from its neighbours.<br />
The <strong>Beta</strong> <strong>Building</strong>, situated in the <strong>Amsterdam</strong> <strong>Teleport</strong> district, has been developed<br />
specifically for the telecommunication industry. In this business companies vary in size and<br />
growth potential. A short and a long office wing with flexible floor plans accommodate all. A<br />
transparent lobby in the middle acts as a hinge. The resulting bayonet-shaped plan divides<br />
the remaining open space of the lot into two distinctly different outdoor spaces, one as the<br />
approach to the public entrance, the other forms a fenced in private space. The technical<br />
installation unit on the roof is wrapped in a tight metal skin. Form and additional colour of<br />
that element give the building its distinct identity.<br />
By keeping to essentials, superfluous materials don’t have to be purchased, handled and<br />
cared for. This is economically sensible and sustainable at the same time.<br />
