Dear Colleagues<br />

The workplace of the future is going to be very different from what we know today.<br />

The technological revolution, global competition and a greater awareness of<br />

sustainability have forced facility managers, workplace designers and architects<br />

to changing the way they develop strategies for the working environment.<br />

Workplaces are destined to become more global, collaborative, sustainable<br />

and smarter, and will cease to be mere physical spaces where people carry out<br />

their work; their confines will extend beyond the four walls: thanks to new digital<br />

technologies, people will be able to work from any place at any time, with no loss<br />

of performance, meaning, as a result, that the company will be able to respond<br />

quickly to competition and to continuous organizational changes.<br />

Technological progress will also turn the logic behind production processes and<br />

environments on its head. Managers will have to know how to reap the benefits<br />

of the fourth industrial revolution, which will herald a new automated and totally<br />

interconnected way of producing, where the focus shifts away from efficiency and<br />

effectiveness to flexibility and interconnection.<br />

Innovating means starting from the working environment and from the people who<br />

work there. The places where we work have a huge impact on our lives, on what<br />

we do, on how we feel, who we are and what we can become. In Lima Corporate<br />

we firmly believe that everything our people do deserves the perfect environment<br />

in which to do it, one which is ideal for learning, developing and improving.


What’s more, since international agreements demand a 40% reduction in carbon<br />

emissions by 2030 (compared with 1990 levels) and because of a continually<br />

growing and evolving awareness of sustainable business models, we are<br />

committed to making a real contribution to a better environment. Taking our<br />

current environmental certification as a starting point, we will continue to strive for<br />

eco-sustainability.<br />

In this context, the building of the new plant should be seen as a launch pad<br />

THE LEAN CONSTRUCTION<br />

For over 50 years working and management practices in the construction sector went<br />

unchanged, but more recently things have started to move.<br />

Above all, a new approach has been adopted which takes its cue from Lean principles<br />

(and in fact is called “Lean Construction”) and aims to manage and improve construction<br />

processes, keeping costs to a minimum, increasing productivity, bringing the project in<br />

on time and reducing accidents and safety risks. Value is attained by paying constant<br />

attention to the client’s needs and by reducing the waste which afflicts the building<br />

sector:<br />

TRAINING PILL: THE LEAN CONSTRUCTION<br />

In addition, since efficient planning and meeting deadlines are so important in a building<br />

project, it is essential that:<br />

✓ building contractors and suppliers are involved in the design process from the<br />

beginning, in order to guarantee integration, alignment and complete overall planning<br />

✓ the whole team works together in an open and co-operative manner<br />

✓ all activities and project status are constantly monitored by specific key performance<br />

indicators<br />

In order to achieve this, BIM (Building Information Software) is increasingly being used<br />

because:<br />

✓ promotes the sharing of information and co-operation between different members<br />

of the work group<br />

✓ allows for analyses and simulations to be carried out and so ensure that the best<br />

decisions are taken from the initial planning phase up to construction<br />

✓ digitally collects all relevant data<br />

✓ produces a model of the planned solution

Finally, thanks to technological developments, automation and the use of the Internet<br />

in every aspect of our daily lives, we no longer build “traditional” facilities: “Smart<br />

Buildings” are the order of the day. They are characterized by the following:<br />

✓ optimal energy consumption<br />

✓ reduction in running costs<br />

✓ efficient maintenance<br />

✓ Internet-connected, collaborative, smart spaces<br />

All this means that we no longer focus only on cutting costs and meeting deadlines but<br />

can pay more attention to the impact which technological innovation can have on the<br />

lives and well-being of the people using these buildings.

With all the 12.000m² of the old headquarters site plus recent extensions being fully<br />

utilized, in order to cope with the company’s continuous growth, Lima Corporate (founded<br />

50 years ago in Anduins) has chosen to continue this expansion in Villanova

In November 2016 Lima Corporate signed an agreement to acquire an area of 9.000m²<br />

for the construction of a new facility with a usable surface area of 5.140 m² and further<br />

parking places.<br />

The idea is to create new, global, smart, collaborative and sustainable assets, taking the<br />

working environment and people as a starting point. It will leverage our brand identity in<br />

order to proactively protect the value created in the past and support company growth.<br />

The aims are to:<br />

✓ design new production areas to meet increasing customer demand<br />

✓ create new smart, collaborative workplaces which will better support new employees<br />

and existing staff in their work and promote a better working life<br />

✓ introduce new technological solutions to design and manage the new assets effectively,<br />

efficiently and sustainably.

NEW SMART PLACES – First step<br />

The new building is an investment that will make the company be able to continue to grow<br />

on the global stage. Two of the planned three floors are due to be officially opened in June<br />

<strong>2018</strong>.<br />

2.354 m² on the ground floor:<br />

• 1.640 m² for production area<br />

• 714 m² for offices, meeting rooms, labs, services and industrial plant (with the new and<br />

innovative electrical cabinet)<br />

558 m² on the first floor:<br />

• 279 m² for changing rooms<br />

• 279 m² for technical rooms and accessories<br />

2.227 m² at the top floor:<br />

• 250 m² for the server room and bathrooms<br />

• 1.977 m² rough for future offices

In the 22 months of the project life, a close-knit team made up of 12 managers and<br />

11 professionals was supported by 120 external suppliers. All the work was carried<br />

out according to the PDCA (plan-do-check-act) method, which incorporates project<br />

management experience.<br />

In 2017 Lima Corporate has redeveloped the canteen complex, bringing the kitchens up<br />

to standard and enlarging and reorganizing the eating areas.<br />

This operation has given a new identity and cohesion to this space, so as to offer an<br />

enhanced experience at mealtimes and ensure that the needs of a growing company are<br />

met in the immediate future.<br />

The canteen now has seating for 120 and a floor area of 300m².<br />

A task force of 40 professionals, suppliers and Lima staff were involved during the 6<br />

months from planning through to project completion.

By the end of 2019 we plan to have<br />

completed the top floor of the new<br />

building, with its 2.500 m² floor area,<br />

will house around 120 staff in an<br />

environment fit for the digital age<br />

and ready to adapt to technological<br />

change.<br />

We will design efficient, immersive<br />

physical spaces, which will allow<br />

us to keep sustaining the ongoing<br />

evolution in operating procedures,<br />

reinforce our brand and corporate<br />

identity, provide collaborative and<br />

smart work places..<br />

NEW TECHNOLOGICAL SOLUTIONS<br />

New technological solutions, which always place people and their environment<br />

first, will help improve the efficiency of buildings, by transforming them into highperformance,<br />

sustainable assets.<br />

Aided by the BIM collaborative methodology and a new IT platform for building<br />

automation, we will give the whole technological infrastructure, not only of the new<br />

building but of the whole Lima Corporate HQ, features and functional performance<br />

which will guarantee high levels of comfort, energy efficiency, safety and profitability.<br />

The new platform is a modern and advanced system to monitor the technological<br />

infrastructure. Because it can be adapted to suit each company’s size and needs,<br />

it is versatile in any kind of application and can maintain high levels of energy<br />

efficiency, reliability and operational flexibility.

Every building starts out on a path to sustainability with a series of<br />

unique challenges and opportunities for efficiency which correspond<br />

to the constraints and goals of the organization. The new building<br />

shows our sensitivity towards the environment:<br />
