Dear Colleagues
The workplace of the future is going to be very different from what we know today.
The technological revolution, global competition and a greater awareness of
sustainability have forced facility managers, workplace designers and architects
to changing the way they develop strategies for the working environment.
Workplaces are destined to become more global, collaborative, sustainable
and smarter, and will cease to be mere physical spaces where people carry out
their work; their confines will extend beyond the four walls: thanks to new digital
technologies, people will be able to work from any place at any time, with no loss
of performance, meaning, as a result, that the company will be able to respond
quickly to competition and to continuous organizational changes.
Technological progress will also turn the logic behind production processes and
environments on its head. Managers will have to know how to reap the benefits
of the fourth industrial revolution, which will herald a new automated and totally
interconnected way of producing, where the focus shifts away from efficiency and
effectiveness to flexibility and interconnection.
Innovating means starting from the working environment and from the people who
work there. The places where we work have a huge impact on our lives, on what
we do, on how we feel, who we are and what we can become. In Lima Corporate
we firmly believe that everything our people do deserves the perfect environment
in which to do it, one which is ideal for learning, developing and improving.

What’s more, since international agreements demand a 40% reduction in carbon
emissions by 2030 (compared with 1990 levels) and because of a continually
growing and evolving awareness of sustainable business models, we are
committed to making a real contribution to a better environment. Taking our
current environmental certification as a starting point, we will continue to strive for
eco-sustainability.
In this context, the building of the new plant should be seen as a launch pad
towards the workspace of the future.

TRAINING PILL: THE LEAN CONSTRUCTION
THE LEAN CONSTRUCTION
For over 50 years working and management practices in the construction sector went
unchanged, but more recently things have started to move.
Above all, a new approach has been adopted which takes its cue from Lean principles
(and in fact is called “Lean Construction”) and aims to manage and improve construction
processes, keeping costs to a minimum, increasing productivity, bringing the project in
on time and reducing accidents and safety risks. Value is attained by paying constant
attention to the client’s needs and by reducing the waste which afflicts the building
sector:

TRAINING PILL: THE LEAN CONSTRUCTION
In addition, since efficient planning and meeting deadlines are so important in a building
project, it is essential that:
✓ building contractors and suppliers are involved in the design process from the
beginning, in order to guarantee integration, alignment and complete overall planning
✓ the whole team works together in an open and co-operative manner
✓ all activities and project status are constantly monitored by specific key performance
indicators
In order to achieve this, BIM (Building Information Software) is increasingly being used
because:
✓ promotes the sharing of information and co-operation between different members
of the work group
✓ allows for analyses and simulations to be carried out and so ensure that the best
decisions are taken from the initial planning phase up to construction
✓ digitally collects all relevant data
✓ produces a model of the planned solution

Finally, thanks to technological developments, automation and the use of the Internet
in every aspect of our daily lives, we no longer build “traditional” facilities: “Smart
Buildings” are the order of the day. They are characterized by the following:
✓ optimal energy consumption
✓ reduction in running costs
✓ efficient maintenance
✓ Internet-connected, collaborative, smart spaces
All this means that we no longer focus only on cutting costs and meeting deadlines but
can pay more attention to the impact which technological innovation can have on the
lives and well-being of the people using these buildings.

With all the 12.000m² of the old headquarters site plus recent extensions being fully
utilized, in order to cope with the company’s continuous growth, Lima Corporate (founded
50 years ago in Anduins) has chosen to continue this expansion in Villanova

In November 2016 Lima Corporate signed an agreement to acquire an area of 9.000m²
for the construction of a new facility with a usable surface area of 5.140 m² and further
parking places.
The idea is to create new, global, smart, collaborative and sustainable assets, taking the
working environment and people as a starting point. It will leverage our brand identity in
order to proactively protect the value created in the past and support company growth.
The aims are to:
✓ design new production areas to meet increasing customer demand
✓ create new smart, collaborative workplaces which will better support new employees
and existing staff in their work and promote a better working life
✓ introduce new technological solutions to design and manage the new assets effectively,
efficiently and sustainably.

NEW SMART PLACES – First step
The new building is an investment that will make the company be able to continue to grow
on the global stage. Two of the planned three floors are due to be officially opened in June
2018.
2.354 m² on the ground floor:
• 1.640 m² for production area
• 714 m² for offices, meeting rooms, labs, services and industrial plant (with the new and
innovative electrical cabinet)
558 m² on the first floor:
• 279 m² for changing rooms
• 279 m² for technical rooms and accessories
2.227 m² at the top floor:
• 250 m² for the server room and bathrooms
• 1.977 m² rough for future offices

In the 22 months of the project life, a close-knit team made up of 12 managers and
11 professionals was supported by 120 external suppliers. All the work was carried
out according to the PDCA (plan-do-check-act) method, which incorporates project
management experience.

In 2017 Lima Corporate has redeveloped the canteen complex, bringing the kitchens up
to standard and enlarging and reorganizing the eating areas.
Some pictures of the new canteen
This operation has given a new identity and cohesion to this space, so as to offer an
enhanced experience at mealtimes and ensure that the needs of a growing company are
met in the immediate future.
The canteen now has seating for 120 and a floor area of 300m².
A task force of 40 professionals, suppliers and Lima staff were involved during the 6
months from planning through to project completion.

PILOT PROJECT: THE SMART BUILDING
NEW TECHNOLOGICAL SOLUTIONS
New technological solutions, which always place people and their environment
first, will help improve the efficiency of buildings, by transforming them into highperformance,
sustainable assets.
Aided by the BIM collaborative methodology and a new IT platform for building
automation, we will give the whole technological infrastructure, not only of the new
building but of the whole Lima Corporate HQ, features and functional performance
which will guarantee high levels of comfort, energy efficiency, safety and profitability.
The new platform is a modern and advanced system to monitor the technological
infrastructure. Because it can be adapted to suit each company’s size and needs,
it is versatile in any kind of application and can maintain high levels of energy
efficiency, reliability and operational flexibility.

SUSTAINABILITY
Every building starts out on a path to sustainability with a series of
unique challenges and opportunities for efficiency which correspond
to the constraints and goals of the organization. The new building
shows our sensitivity towards the environment:
