Located inKuala Lumpur’s Golden Triangle, the property will bedeveloped into a condominium with serv i c e dapartments, the first such venture for the UM LandGroup. The project is undertaken by UM ResidencesSdn Bhd, our wholly-owned subsidiary. With anestimated gross development value of RM71.4 million,it is expected to contribute positively towards ourprofitability over the next two years.UM Land Gro u p ’s attention to quality has beenacknowledged in more ways than one. We have wonlandscaping awards three years in a row from 1998 to2000, and Bandar Seri Alam received ISO 9002certification in several areas of township developmentand management. The opening of the Putra MahkotaInterchange on 15 February 2001, providing a gatewayfrom Bandar Seri Putra in Bangi to the North-SouthExpressway, was another proud milestone.These achievements re p resent added value to thosewho live and work in our townships, and will bevaluable in enhancing our future marketing campaigns.MANAGEMENTThe management line-up had a new look. Dato’ NgEng Tee relinquished his position as ManagingDirector and Chief Executive Officer, but remains onthe Board of UM Land Group as Executive Director.It is my pleasure to acknowledge his visionaryleadership of the Company from its early days up tothe present. In Dato’ Ng’s capacity as ExecutiveDirector, UM Land Group will continue to rely on hisexpertise and insights in the property market.Langkah-langkah yang telahdilaksanakan oleh Kerajaan diharapdapat memulihkan keadaan ekonomi.Antaranya adalah pelepasan duti setemke atas pemindahan hartanah danpelonggaran peraturan-peraturan JawatankuasaPelabur Asing bagi pembelian hartanah olehwarga asing.Gerakbalas Kumpulan UM Land dengan melaksanakankawalan tersendiri telah mengekalkan pulangan. Kamiakan terus mengekalkan strategi ‘Tepat pada masanya’,dimana kami melancarkan fasa baru dan membina hanyajenis dan jumlah unit-unit yang dibeli oleh pembeli.Pendekatan ini membolehkan kami mengeluarkan berjenisp roduk campuran tepat pada masanya dengan kospegangan minima ke atas unit-unit tidak terjual. Ianyajuga memastikan bahawa aliran tunai terkawal di manaKumpulan UM Land akan beroleh faedah daripadapeluang yang mungkin timbul dalam sektor hartanah.Kami juga meletakkan harga yang setanding ke atas unitunithartanah dan pangsapuri di bawah RM200,000 danRM100,000 masing-masing.Pada 29 September 2000, Kumpulan UM Land telahmengambilalih sebuah hartanah komersil yang dikenalisebagai Delta Heritage daripada Pengurusan DanahartaNasional Berhad bagi pembalasan tunai sebanyak RM16.5juta. Terletak di Segitiga Emas Kuala Lumpur, hartanahini akan dimajukan sebagai pangsapuri berserv i s ,merupakan usaha pertama oleh Kumpulan UM Land.Projek tersebut diusahakan oleh UM Residences Sdn Bhd,anak syarikat milik penuh kami. Dengan anggaran kasarnilai pembangunan sebanyak RM71.4 juta, ianya dijangkaakan memberi sumbangan positif kepada keuntungandalam masa dua tahun yang akan datang.Penekanan Kumpulan UM Land terhadap kualiti telahmendapat pengakuan. Kami telah mendapat penghargaanlanskap dalam tiga tahun berturut-turut dari tahun 1998hingga 2000, dan Bandar Seri Alam telah mendapatpengikhtirafan ISO 9002 bagi beberapa kawasan dalampembangunan bandar dan pengurusan. PembukaanPersimpangan Bertingkat Putra-Mahkota pada 15Februari 2001, yang merupakan laluan dari Bandar SeriPutra di Bangi ke Lebuhraya Utara-Selatan merupakansatu petanda yang membanggakan.Kejayaan-kejayaan tersebut merupakan nilai tambahankepada mereka yang menetap dan bekerja di bandarbandarkami, dan berupaya meningkatkan kempenpemasaran kami.14
