These are just a few “quotations about science” that were found on http://<br />

and humorous quotes related to science and research and many of <strong>the</strong>m<br />
resonate in our personal and professional lives. More often than not we<br />
are presented with facts that are inferred and accepted as conclusions.<br />
Th<strong>is</strong> <strong>is</strong> too often true for our personal lives but just as true in our professional<br />
lives.<br />
The precast/prestressed concrete industry has been built on a rich body<br />
of scientific investigation and research, much of which can be found on<br />
PCI’s website by following th<strong>is</strong> direct link https://www.pci.org/find/knowledge_bank/<br />
or by linking through <strong>the</strong> “knowledge bank” link on CPCI’s<br />
home page at www.cpci.ca .<br />
We are excited to announce in th<strong>is</strong> edition of Imagineering that CPCI<br />
recently embarked on our own commitment to research — at our recent<br />
Fall Board meeting <strong>the</strong> CPCI Board of Directors approved a commitment<br />
to research funds that will be allocated annually and will be held in a<br />
research reserve. Our Technical Adv<strong>is</strong>ory Committee (TAC), annually, will<br />
conduct Requests for Proposals and consider new research that will<br />
benefit architects and engineers alike. Th<strong>is</strong> commitment <strong>is</strong> a first for our<br />
association and an important direction as we head in to our 50th year.<br />
Th<strong>is</strong> <strong>is</strong> not to say CPCI has not conducted past research or that we are<br />
not conducting current research. Our continuing Life Cycle Assessment<br />
research that was d<strong>is</strong>cussed in <strong>the</strong> spring 2010 edition of <strong>the</strong> President’s<br />
Message <strong>is</strong> a major commitment by our industry to sustainability. In addition,<br />
we have some very interesting research at <strong>the</strong> University of Manitoba<br />
that <strong>is</strong> expected to influence some important <strong>Canadian</strong> code changes,<br />
on Shear Capacity of Dry-Cast Extruded <strong>Precast</strong>/Prestressed Hollow-Core<br />
Slabs. We hope to report more on <strong>the</strong>se in future editions of Imagineering.<br />

professionnelle.<br />
L’industrie du béton préfabriqué et précontraint s’est bâtie sur de riches<br />
recherches scientifiques qu’on trouve réunies pour la plupart sur le site du<br />

le lien « knowledge bank » sur la page d’accueil du CPCI (www.cpci.ca).<br />
Dans ce numéro d’Imagineering, nous sommes heureux d’annoncer que<br />
le CPCI s’est récemment engagé dans la recherche. À sa réunion automnale,<br />
son conseil d’admin<strong>is</strong>tration a approuvé l’engagement de fonds de<br />
recherche qui seront alloués annuellement et gardés dans une réserve<br />
pour la recherche. Notre comité-conseil technique (CCT) émettra des<br />
demandes de propositions une fo<strong>is</strong> l’an et évaluera les projets dont architectes<br />
et ingénieurs pourraient tirer profit. Cet engagement constitue<br />
une première pour notre association. C’est une orientation importante à<br />
l’approche de notre 50e anniversaire.<br />
Cela ne signifie pas que le CPCI n’avait jama<strong>is</strong> mené de recherches ou<br />
que nous ne le fa<strong>is</strong>ons pas en ce <strong>moment</strong>. Notre recherche en cours<br />
sur l’évaluation du cycle de vie, dont il a été question dans le mot du<br />
président du printemps 2010, représente un engagement majeur de<br />
notre industrie envers le développement durable. Et n’oublions pas notre<br />
recherche très intéressante à l’Université du Manitoba, intitulée « Shear<br />
Capacity of Dry-Cast Extruded <strong>Precast</strong>/Prestressed Hollow-Core Slabs »,<br />
dont les résultats devraient influencer des modifications importantes au

industry towards continuous improvement and innovation. In<br />

most innovative precast/prestressed concrete construction<br />
projects in <strong>the</strong> country. None of <strong>the</strong>se were possible without<br />
past research efforts, but to innovate fur<strong>the</strong>r we need a<br />
commitment to future research.<br />
The CPCI TAC <strong>is</strong> considering new research ideas for 2011.<br />

The new <strong>is</strong>sues of Imagineering magazine create a lot of excitement in our<br />
offices, not only because we view <strong>the</strong> exciting projects that make it into <strong>the</strong><br />
magazine, but we also see <strong>the</strong> many great entries that didn’t make <strong>the</strong> cut.<br />
The quality of <strong>the</strong> designs we see in Imagineering magazine, celebrating its<br />
four-year anniversary th<strong>is</strong> year, continues to r<strong>is</strong>e. Th<strong>is</strong> <strong>is</strong> due to designers<br />
facing more challenges with sites that are tighter, owners that are more<br />
prec<strong>is</strong>e in <strong>the</strong>ir ideas, and a growing requirement for shorter construction<br />
schedules (and smaller budgets). <strong>Precast</strong>ers respond to <strong>the</strong>se pressures<br />
by finding new mixes, new techniques and new ways to cut time from <strong>the</strong><br />
design, casting, delivery and erection processes.<br />
Even as we review past accompl<strong>is</strong>hments and congratulate <strong>the</strong> designers<br />
and construction teams, we also want to look forward to greater triumphs.<br />
To that end, I’m pleased to say that we have many key reference publications<br />

with incorporating architectural precast concrete components into your<br />
projects, th<strong>is</strong> version has been thoroughly rev<strong>is</strong>ed and updated with<br />
information on every aspect of architectural precast including; designing<br />
to blast-res<strong>is</strong>tance standards, sustainable-design concepts, and new<br />
approaches for energy conservation and mo<strong>is</strong>ture control.<br />

Street in Victoria, B.C., to <strong>the</strong> beautiful limestone inspired 200 Rideau<br />
Street Claridge Plaza in Ottawa or <strong>the</strong> slender walled Hilton Garden Inn<br />
in Montreal and <strong>the</strong> elegant design of <strong>the</strong> Gladstone Ridge Condominiums<br />

Les nouveaux numéros du magazine Imagineering suscitent beaucoup<br />
d’intérêt dans nos bureaux : non seulement nous pouvons voir les merveilleux<br />
projets qu’on y publie, ma<strong>is</strong> aussi les splendides propositions qui ne sont pas<br />
retenues.<br />
On note une qualité cro<strong>is</strong>sante des dessins publiés dans Imagineering, qui<br />
célèbre son quatrième anniversaire cette année. Pourquoi? Parce que les<br />
concepteurs doivent travailler avec des chantiers de plus en plus exigus, des<br />
propriétaires aux idées de plus en plus préc<strong>is</strong>es et des calendriers de construction<br />
toujours plus courts (sans parler des budgets plus petits). Les préfabricants<br />
répondent à ces besoins à l'aide de nouveaux mélanges, nouvelles techniques<br />

aux explosions, les concepts durables et les nouvelles avenues concernant<br />
l’économie d’énergie et le contrôle de l’humidité.<br />

Le nouvel hôtel de 11 étages en construction dans la ville<br />
de Saskatoon est le premier projet majeur en Amérique<br />
du Nord à être conçu avec la poutre Delta. Largement<br />
util<strong>is</strong>é en Europe, ce type de système a récemment été<br />
introduit au Canada. Le système est unique en ce sens<br />
qu’il combine effi cacement l’acier et le béton.<br />
L’util<strong>is</strong>ation d’un système de plancher mixte mince<br />
était la meilleure solution pour augmenter la vitesse<br />
d’érection du projet tout en maintenant le niveau élevé<br />
de qualité inhérente aux constructions en béton. «Nous<br />
voulions augmenter la vitesse de construction sans pour<br />
autant réduire la qualité de la structure», a déclaré Doug<br />
Young, Gestionnaire de projet senior chez Stuart Olsen<br />

The 11 storey hotel under construction in <strong>the</strong> city of Saskatoon<br />
<strong>is</strong> <strong>the</strong> fi rst major project in North-America to be<br />
designed with <strong>the</strong> Deltabeam. Widely used in Europe,<br />
th<strong>is</strong> type of system was recently introduced in Canada.<br />
The Deltabeam effi ciently combines steel and concrete<br />
(speed of steel and benefi ts of concrete) to create a uniform<br />
slim fl oor.<br />
Using a composite slim fl oor system was <strong>the</strong> best solution<br />
to increase <strong>the</strong> erection speed of <strong>the</strong> project while<br />
maintaining <strong>the</strong> high level of quality inherent to concrete<br />
structures. “We wanted to increase <strong>the</strong> speed of construction<br />
without reducing <strong>the</strong> quality of <strong>the</strong> structure”<br />
said Doug Young, Senior Project Manager at Stuart Olsen<br />
Dominion Construction.<br />
The Saskatoon Holiday Inn Hotel may seem like just ano<strong>the</strong>r<br />
building, though th<strong>is</strong> <strong>is</strong> not <strong>the</strong> case. The project <strong>is</strong><br />
in fact paving <strong>the</strong> way for more innovative and sustainable<br />
buildings in Canada.<br />

At 200 Rideau Street in <strong>the</strong> nation’s capital stands<br />
a new addition to <strong>the</strong> Ottawa real estate inventory in <strong>the</strong><br />
two phases of <strong>the</strong> Claridge Homes-owned Claridge Plaza.<br />
At 25 stories apiece — and with a v<strong>is</strong>ual juxtaposition<br />
of blue-green glass and limestone-coloured façades —<br />
<strong>the</strong>se two buildings add an imposing and impressive<br />
feature to <strong>the</strong> Ottawa skyline.<br />
One thousand pieces of precast were used in <strong>the</strong> building<br />
envelope, predominantly 140 mm thick — <strong>the</strong> largest<br />
being roughly 4.29 m x 2.85 m, and weighing in at 5,000<br />

Leurs enveloppes ont nécessité mille panneaux de béton<br />
préfabriqué, la plupart ayant une épa<strong>is</strong>seur de 140 mm et<br />
le plus grand ayant des dimensions de 4,29 mètres sur
kilos – except for <strong>the</strong> cornice, for which special forms were<br />
<strong>made</strong>. The colour of <strong>the</strong> precast was accompl<strong>is</strong>hed without<br />
using pigments, which helped to maintain cons<strong>is</strong>tency.<br />
Instead, a combination of locally sourced sands and<br />
stones, coupled with a light sandblasting, resulted in a look<br />
described by Magda Zakarian, partner with DCYSA Architecture<br />
and Design, as “traditional Montreal limestone.”<br />
Those are <strong>the</strong> specs, but th<strong>is</strong> project posed several challenges<br />
for designer, precaster and contractor.<br />
As <strong>the</strong> lead architect, Zakarian “had a field day” drawing<br />
inspiration from similar-looking buildings that DCYSA<br />

• Partner Magda Zakarian describes it as “a very diversified firm, but we are very strongly into <strong>the</strong> residential<br />
sector, especially in large-scale downtown condominium developments. We really specialize in working with<br />
private sector developments.”<br />
• Zakarian says that <strong>the</strong> firm’s principal forte <strong>is</strong> that it understands working with <strong>the</strong> private sector. “It’s especially<br />
important,” she says, “to deliver everything on time and on budget for <strong>the</strong> client. We have to be very<br />
efficient.”<br />
• With 10 partners and 70 people working in <strong>the</strong> office, DCYSA <strong>is</strong> quite diversified, offering a full l<strong>is</strong>t of client<br />
services, with a very quick turnaround time from <strong>the</strong> first design sketches to detailed construction plans and<br />
site superv<strong>is</strong>ion.<br />
• Asked to describe <strong>the</strong> DCYSA philosophy, Zakarian says, “We want to be part of our clients’ success. We don’t<br />
just want to have one-shot clients. If we keep our clients happy, <strong>the</strong>y will come back to us, and that creates<br />
continuity for <strong>the</strong>m. It’s also very important to l<strong>is</strong>ten to your clients because <strong>the</strong>y know <strong>the</strong>ir markets better than<br />
we do — whe<strong>the</strong>r it’s commercial or residential — so it’s very important to understand <strong>the</strong>ir needs and <strong>the</strong>n<br />
to deliver what <strong>the</strong>y really want and need.”<br />

designed for Montreal, she env<strong>is</strong>ioned what she calls a<br />
“prestigious and noble” look for <strong>the</strong> structure, akin to <strong>the</strong><br />
look of buildings from <strong>the</strong> 1920s, allowing for much more<br />
detailing than a brick tower would employ. “There are a<br />
lot of cornices and details,” she says, “especially at <strong>the</strong><br />
podium level, and in <strong>the</strong> crowning of <strong>the</strong> building that<br />
you’re not able to do with brick. You are able to create<br />
more articulations in <strong>the</strong> walls; you’re able to do bull noses<br />
and a lot of things that you wouldn’t be able to do with<br />
a brick building. It’s also a huge complex — especially<br />

because of it’s two towers with <strong>the</strong> <strong>connection</strong> in between.<br />
We really needed all of <strong>the</strong>se details to make <strong>the</strong> whole<br />
thing look richer and articulated.”<br />
All of that articulation created a challenge for Central<br />
<strong>Precast</strong>, according to Lead Estimator Todd Vine. “They<br />
had beaks on some of <strong>the</strong>se cornice pieces that stuck out<br />
about two feet,” he says, “and in each piece, <strong>the</strong>re were<br />
two or three different curves, including some pieces where<br />
<strong>the</strong> curve went <strong>the</strong> o<strong>the</strong>r way.” Vine says <strong>the</strong>y overcame<br />
that challenge by creating concrete moulds in lieu of <strong>the</strong><br />
typical wooden ones. “We actually had to get a product<br />
<strong>made</strong> that was <strong>the</strong> shape of <strong>the</strong> piece,” he explains, “and<br />
<strong>the</strong>n we poured <strong>the</strong> concrete around it to make our mould,<br />
<strong>the</strong>n we played with it to smooth it all out so that no<br />
imperfections would come through.”<br />
There was ano<strong>the</strong>r wrinkle for <strong>the</strong> precaster to overcome,<br />
according to Joe Zito, Project Manager for Central <strong>Precast</strong>.<br />
“We had some 45-degree corners at <strong>the</strong> main residential<br />
entrance, and that was a little challenging because <strong>the</strong>re<br />
was a column immediately behind that was <strong>the</strong> same<br />
width or length as <strong>the</strong> precast, but <strong>connection</strong>s were<br />
designed accordingly to suit that area.”<br />

pièce, il y avait deux ou tro<strong>is</strong> courbes différentes, dont<br />
certaines pièces où la courbe « …allait dans l’autre sens. »<br />
M. Vine explique que l’on a surmonté le défi en constru<strong>is</strong>ant<br />
des moules en béton plutôt que des coffrages en bo<strong>is</strong>. «<br />
Nous avons dû obtenir un produit qui avait la forme de la<br />
pièce, explique-t-il, pu<strong>is</strong> nous l’avons coulé dans le béton<br />
pour faire un moule et nous avons poli le tout pour éliminer<br />
les imperfections. »<br />
Il y avait un autre obstacle à surmonter, selon M. Joe Zito,<br />
chef de projet pour Central <strong>Precast</strong>. « Nous avions des coins<br />
à 45 degrés autour du hall d’entrée, ce qui était difficile à<br />
réal<strong>is</strong>er, car il y avait juste derrière une colonne de mêmes<br />
dimensions que l’élément préfabriqué, ma<strong>is</strong> nous avons<br />
conçu des joints spéciaux convenant à cette partie. »<br />
En fait, ces joints ont également pr<strong>is</strong> en compte la log<strong>is</strong>tique<br />
de suspension de plus de 1000 panneaux préfabriqués sur

working time was reduced to a 9 a.m. to 3 p.m. schedule<br />
- between rush hours, since no streets could be closed for<br />
construction. “We had to make <strong>the</strong> fasteners so that you could<br />
quickly pre-hang one panel and <strong>the</strong>n go on to <strong>the</strong> next,” says<br />
Vine. “It’s bolted onto <strong>the</strong> structure,” adds Zito, “but not into<br />
its final position in terms of plumb and level; <strong>the</strong> <strong>connection</strong>s<br />
are designed so that <strong>the</strong> panel can be adjusted after initially<br />
pre-hanging it. The actual final adjustment and welding into<br />
place might happen a few hours later or even <strong>the</strong> next day.”<br />
Th<strong>is</strong> system allowed crews to hang a typical complement of<br />
15 panels per day, versus <strong>the</strong> eight or nine that might have<br />
been possible within those restricted hours using traditional<br />
fasteners.<br />
Construction was also quickened because precast allowed<br />
crews to work through <strong>the</strong> winter, which of course, would<br />
have been impossible with masonry.<br />
The result could be described as majestic. As Zakarian<br />
says, precast allowed Claridge designers to “play at ano<strong>the</strong>r<br />
scale and do something impressive in all levels of <strong>the</strong><br />
building.”<br />

faire quelques heures plus tard voire le lendemain. »<br />
Ce système a perm<strong>is</strong> aux équipes de poser 15 panneaux<br />
par jour, au lieu des 8 ou 9 que l’on aurait pu poser avec les<br />
attaches conventionnelles et les heures d’accès limitées.<br />
La construction a également été accélérée, car le béton<br />
préfabriqué permettait aux équipes de travailler pendant<br />
l’hiver, ce qui bien sûr, aurait été impossible avec la<br />
maçonnerie.<br />
Le résultat pourrait être décrit comme majestueux. Comme<br />
le dit Mme Zakarian, le béton préfabriqué a perm<strong>is</strong> aux<br />
concepteurs de Claridge de « jouer à une autre échelle et<br />
faire quelque chose d’impressionnant à tous les niveaux<br />
du bâtiment. »<br />

Just behind <strong>the</strong>m, stand two luxury condos, St. Alban’s<br />
Mews and Wellington Court. After witnessing first-hand<br />
<strong>the</strong> benefits of architectural precast in earlier projects,<br />
Westwood decided precast was <strong>the</strong> material of choice<br />
for <strong>the</strong> exterior envelope on <strong>the</strong> two towers — and for<br />
a number of reasons such as speed, aes<strong>the</strong>tics, and<br />
reduced maintenance.<br />
Speed - It seems that word <strong>is</strong> getting around about <strong>the</strong><br />
speed with which precast panels can enclose <strong>the</strong> envelope<br />
of a building, and Canada’s short outdoor construction<br />
season makes that a major advantage. “<strong>Precast</strong> played a<br />
very important role for us in <strong>the</strong> delivery of <strong>the</strong> project,”<br />
says Daniel Chedrawe, Principal with The Westwood<br />
Group, “because we built <strong>the</strong> two 12-storey buildings —<br />
a total of 300 units — in 30 months from excavation to<br />

« Le béton préfabriqué a joué un rôle très important<br />
pour nous dans la réal<strong>is</strong>ation du projet », explique Daniel<br />
Chedrawe, associé du Groupe Westwood. « Nous avons<br />
construit en 30 mo<strong>is</strong> les deux bâtiments de 12 étages et<br />

of about seven months, and about six months of those are inclement<br />
wea<strong>the</strong>r.”<br />
When it comes to any building over six storeys, Chedrawe says, using<br />
precast helps immensely with scheduling, citing <strong>the</strong> fact that crews were<br />
able to erect <strong>the</strong> precast on <strong>the</strong> 12-storey building, that <strong>is</strong> over 200 feet<br />
long, in just 40 days. “Had we been doing a masonry building,” he empha-<br />

Le fabricant de béton préfabriqué Strescon a<br />
fourni 475 panneaux de tro<strong>is</strong> types différents<br />
pour le revêtement extérieur et les murs-rideaux :<br />
un panneau architectural de base de sept pouces<br />
et demi, des panneaux de six pouces montant<br />
jusqu’au sommet et un panneau de corniche qui<br />
termine le toit.<br />
Esthétique – Les bâtiments Gladstone sont<br />
v<strong>is</strong>uellement sa<strong>is</strong><strong>is</strong>sants, grâce à l’util<strong>is</strong>ation<br />
massive du béton préfabriqué. « Nous avons<br />
util<strong>is</strong>é beaucoup de tableaux de baie pour créer<br />
une base articulée qui couvre les deux premiers<br />
étages », explique Dan Goodspeed, associé des<br />
architectes Kassner/Goodspeed. « Nous avons<br />
intégré un groupe de bandes horizontales qui est<br />
devenu une partie de l’esthétique du bâtiment,<br />
avec la base de tro<strong>is</strong> étages qui ressort, pu<strong>is</strong><br />
quelques bandes et détails en porte à faux qui<br />
courent autour du douzième étage afin de coiffer<br />

sizes, “it would have taken a lot longer to close in <strong>the</strong> building and make<br />
it watertight, but precast enabled us to move on to fin<strong>is</strong>hing a lot faster<br />
to deliver <strong>the</strong> product to <strong>the</strong> market.”<br />
<strong>Precast</strong> manufacturer Strescon provided 475 pieces of architectural<br />
precast panels for <strong>the</strong> external cladding and curtainwall of each of <strong>the</strong><br />
project’s two buildings, including three different types of panel; a seven<br />
and a half-inch thick architectural base panel, six-inch panels running<br />
up <strong>the</strong> building to <strong>the</strong> roof, and a cornice panel that fin<strong>is</strong>hes off <strong>the</strong> roof.<br />
Aes<strong>the</strong>tics - The Gladstone buildings are v<strong>is</strong>ually striking, thanks to<br />
extensive use of precast. “We used a lot of reveals to create an articulated<br />
base that runs up for <strong>the</strong> first two floors,” explains Dan Goodspeed,<br />
Partner with Kassner/Goodspeed Architects. “We incorporated a bunch<br />
of horizontal banding that became part of <strong>the</strong> v<strong>is</strong>ual of <strong>the</strong> building,”<br />
he says, “with <strong>the</strong> three-storey base expressed, and <strong>the</strong>n some strong<br />
banding and cantilevered details that run around <strong>the</strong> 12th floor to kind<br />
of put a top to <strong>the</strong> building mass, and <strong>the</strong>n <strong>the</strong> top floor fin<strong>is</strong>h <strong>is</strong> beyond<br />
that, all of which were done in precast.”<br />
Although limited to one colour, Goodspeed says <strong>the</strong>y used a variety<br />
of sandblast techniques to achieve different textures throughout <strong>the</strong><br />
building. “It’s a pigmented fin<strong>is</strong>h using local materials in grey cement,”<br />
says Strescon Plant Manager John Fraser. “There was a pigment added<br />
to <strong>the</strong> mix to give it a yellow<strong>is</strong>h-golden colour,” he adds, “and <strong>the</strong>re are<br />
two different depths of sandblasting and a combination of reveals to<br />
give it some added character.”<br />
Less maintenance - Beyond its aes<strong>the</strong>tic merits, <strong>the</strong>re was one o<strong>the</strong>r<br />

autre caractér<strong>is</strong>tique qui a plu aux gens de<br />
Westwood : la durabilité. « Avec la brique,<br />
explique Chedrawe, on doit faire la réfection<br />
des joints et ce genre de choses au bout<br />
de 20 à 25 ans, et les infiltrations d’eau<br />
sont très difficiles à local<strong>is</strong>er. On a moins<br />
de problèmes avec le béton préfabriqué<br />
qui présente moins de joints. Ces derniers<br />
durent plus longtemps que le mortier si on<br />
les a construits correctement.<br />
Il n’est pas surprenant que M. Chedrawe<br />
soit devenu un inconditionnel, étant donné<br />
le succès du projet Gladstone — en plus de

brick,” says Chedrawe, “after 20 or 25 years you’re into<br />
re-pointing and those sorts of things, and if you do have<br />
<strong>is</strong>sues with water penetration, it’s a lot more difficult to<br />
find <strong>the</strong>m in a brick exterior — or any o<strong>the</strong>r exterior for<br />
that matter. With precast, it’s a much easier problem to<br />
solve partly because of <strong>the</strong> limited number of joints, and<br />
if properly detailed and constructed, most joints will last a<br />
lot longer than mortar between brick.”<br />
Not surpr<strong>is</strong>ingly, given <strong>the</strong> success of <strong>the</strong> Gladstone<br />
project — in addition to several o<strong>the</strong>r Westwood Group<br />
projects over <strong>the</strong> past few years that employed precast<br />
— Chedrawe has become a big fan. “<strong>Precast</strong> has come<br />
a long way aes<strong>the</strong>tically,” he says, “and <strong>the</strong>re are a<br />
lot of things that you can do <strong>the</strong>se days with it, if you<br />
use a bit of imagination and if you have a good design<br />
team. Previously, precast panels were kind of dull and<br />
grey whereas <strong>the</strong>se days we have a lot more architectural<br />
features like cornices and brick and stone patterns.<br />
In addtion, <strong>the</strong> sand-blasting you can do to expose <strong>the</strong><br />
aggregate can give it a completely different look — <strong>the</strong>re<br />
<strong>is</strong> a lot more variety in terms of what you can do.”<br />
And <strong>the</strong> Halifax skyline benefits from two new condo<br />
towers to prove it.<br />

The skyline of Montreal <strong>is</strong> home to a<br />
new member of <strong>the</strong> Hilton Hotels family, <strong>the</strong><br />
Hilton Garden Inn, with 37 above-grade floors<br />
that employ a variety of colours on two colour<br />
precast panels — light beige, with both heavy<br />
and light sandblasts, and black-pigmented with<br />
acid wash. The 36-month construction schedule<br />
saw <strong>the</strong> precast panels erected in six months in<br />
<strong>the</strong> $67-million combination hotel and residential<br />
structure. But <strong>the</strong> real story was in <strong>the</strong> use of<br />
Slenderwall ® studcast panels that reduced <strong>the</strong><br />
dead load of <strong>the</strong> structure by some 50 per cent!<br />
The plan from <strong>the</strong> beginning was always to design<br />
<strong>the</strong> building for precast and glass, and <strong>the</strong>re are<br />
traditional precast panels as well as lightweight<br />
panels on <strong>the</strong> building. In some locations —<br />
mostly near <strong>the</strong> base of <strong>the</strong> structure — traditional,<br />
heavier precast was used for log<strong>is</strong>tical<br />
and structural reasons. For example, according<br />
to Construction Canada magazine (Jan. 2010, Vol.<br />
52, No.1) panels near <strong>the</strong> ground floor had granite<br />
veneers cast into <strong>the</strong>m, and it was felt that <strong>the</strong><br />
thicker panel would hold <strong>the</strong> stone better. Thicker<br />
panels were also used beneath windows where <strong>the</strong><br />
windows rest on <strong>the</strong> curtainwall panel. In <strong>the</strong> end,<br />
however, of <strong>the</strong> 10,700 square metres (115,000<br />
square feet) of panels cast, fewer than 20 per cent<br />
of <strong>the</strong>m were conventional thick panels.<br />
The remainder of <strong>the</strong> building was clad using<br />
Slenderwall panels. “We had a certain limitation<br />
on <strong>the</strong> site because it <strong>is</strong> an infill site,” says Eric<br />
Huot, Partner with Geiger & Huot Architects, “and<br />
because of <strong>the</strong> technical constraints of <strong>the</strong> location<br />
for <strong>the</strong> tower crane, we had to go to a very lightweight<br />
precast panel — because I think that at <strong>the</strong><br />
end of <strong>the</strong> boom, we had something like a 12,000<br />
pound capacity and a traditional panel would have<br />

Lac (BPDL) to supply <strong>the</strong> Slenderwall<br />
studcast product.<br />
It wasn’t just weight considerations<br />
that <strong>made</strong> <strong>the</strong> studcast panels<br />
an ideal fit for th<strong>is</strong> project; <strong>the</strong>re<br />
were time considerations as well.<br />
“The precast allowed us to close<br />
<strong>the</strong> building (quickly)”, explains<br />
Richard Varadi, Project Manager for<br />
contractor Groupe Canvar. “It’s a<br />
high building and we couldn’t wait<br />
until (<strong>the</strong> frame) has gotten all <strong>the</strong><br />
way to <strong>the</strong> top to start closing it off<br />
so precast really became our only<br />
option. So, as we were going up <strong>the</strong><br />
building, we were able to close it off<br />
floor-by-floor, and <strong>the</strong>n follow pretty<br />
quickly with windows, insulation and<br />
so on. It was a good match between<br />
our needs and what <strong>the</strong> precast<br />
offers.”<br />
Still ano<strong>the</strong>r advantage that <strong>the</strong><br />
Slenderwall studcast brought to bear<br />
on <strong>the</strong> Hilton project <strong>is</strong> <strong>the</strong> space<br />
saving realized within <strong>the</strong> envelope<br />

selon le magazine Construction Canada (janv. 2010, vol. 52, n° 1), on a coulé<br />
des placages de granite dans les panneaux près du rez-de-chaussée pour que<br />
ceux-ci, plus épa<strong>is</strong>, retiennent mieux la pierre. On a aussi posé des panneaux<br />
plus épa<strong>is</strong> sous les fenêtres, là où elles reposent sur le panneau du mur-rideau.<br />
Ma<strong>is</strong> en tout, seuls 20 % des 10 700 mètres carrés de panneaux sont épa<strong>is</strong> et<br />
traditionnels.<br />
Des panneaux Slenderwall recouvrent le reste du bâtiment. « Le site était intercalaire,<br />
ce qui amenait des contraintes, affirme Eric Huot, partenaire chez Geiger<br />
& Huot Architects, sans parler des contraintes techniques pour l’emplacement<br />
de la grue. Il a fallu opter pour un panneau de préfabriqué ultraléger, parce<br />
que nous avions une capacité de 12 000 livres au bout de la grue. Un panneau<br />
traditionnel dépasse largement ce poids. » Cette exigence a été le prélude à une<br />
association avec Bétons préfabriqués du Lac (BPDL) de Montréal qui a fourni le<br />
produit Slenderwall.<br />
Si ces panneaux convenaient parfaitement au projet, ce n’est pas seulement<br />
en ra<strong>is</strong>on de leur poids. D’autres éléments sont entrés en considération. « Le<br />
préfabriqué permet de fermer l’édifice rapidement, explique Richard Varadi,<br />
chargé de projet chez l’entrepreneur Groupe Canvar. C’est un grand édifice;<br />
nous ne pouvions pas attendre que la structure se rende tout en haut avant<br />
de commencer à le fermer. Dans les faits, le préfabriqué représentait notre<br />
seule option. Nous avons pu fermer l’édifice étage par étage, à mesure que<br />
nous progressions en hauteur, pour amener peu après les fenêtres, l’<strong>is</strong>olation<br />
et tout le reste. Il y avait une bonne adéquation entre nos besoins et ce que le<br />
préfabriqué offrait. »

The Project: When Un<strong>is</strong>tress Corporation of Pittsfield, MA<br />
needed formwork for some unusual floor slabs, <strong>the</strong>y called on<br />
Hamilton Form. The slabs have holes for ventilation pipes and<br />
wire chases for <strong>the</strong> floor of a clean room for a semiconductor<br />
foundry. Each slab weighs as much as 24 tons.<br />
The Solution: The formwork <strong>is</strong> extremely efficient for set-up<br />
and stripping. Steel alignment plates prec<strong>is</strong>ely place <strong>the</strong> voids<br />
for <strong>the</strong> cylindrical holes. The upper d<strong>is</strong>c assembly positively<br />
pulls out of <strong>the</strong> product and void by turning its mounting bolt<br />
and sideforms pivot back for stripping.<br />
The Results: Innovative features simplified what could have<br />
been a complex set-up and stripping process. The formwork<br />

itself; “keeping dimension,” as Robert Bouchard, Vice President and<br />
General Director of precast contractor BPDL puts it. “They sprayed <strong>the</strong><br />
insulation directly between <strong>the</strong> sill-ed stud and <strong>the</strong> Slenderwall product,<br />
and <strong>the</strong>n <strong>the</strong>y put <strong>the</strong> drywall on that frame,” he explains, “and that<br />
saved space because normally for a job like that, we’d need to use 150<br />
mm (six-inch) concrete precast and <strong>the</strong>y’d also need to build a 100 mm<br />
(four-inch) drywall stud. With th<strong>is</strong> system, <strong>the</strong>y use <strong>the</strong> stud as well as<br />
part of <strong>the</strong> mechan<strong>is</strong>m to insulate <strong>the</strong> panel.” Bouchard notes that <strong>the</strong><br />
initial cost <strong>is</strong> a little bit more expensive, but <strong>the</strong> larger size of <strong>the</strong> panel<br />
reduces <strong>the</strong> overall cost per square meter, with costs fur<strong>the</strong>r offset by<br />
reduced transportation costs.<br />
Beyond <strong>the</strong> mechanical and log<strong>is</strong>tical advantages of using precast,<br />
<strong>the</strong> most obvious reason to use it <strong>is</strong> simply that it can do things that<br />
no o<strong>the</strong>r cladding material can. “There <strong>is</strong> a very slight curve to both<br />
sides of <strong>the</strong> building,” notes Huot, “and it cantilevers out at ei<strong>the</strong>r end,<br />
and in deciding on <strong>the</strong> cladding of th<strong>is</strong> building, we knew we wanted a<br />
masonry look, and <strong>the</strong> precast was our number one choice because it<br />
gave us <strong>the</strong> opportunity to create th<strong>is</strong> curve in a very standardized way,<br />
and it gave us <strong>the</strong> appearance of having a stone cladding on <strong>the</strong> building<br />
— in texture and colour as well.”<br />
In short, precast means possibilities. “As a designer,” concludes Huot,<br />
“we want to have every possible tool to work with because sometimes<br />
you scribble an idea down on paper, but <strong>the</strong>n you have to make it<br />
happen, and because of precast, <strong>the</strong> more choices you have, <strong>the</strong> easier<br />
that <strong>is</strong> to do.”<br />
“Hamilton Form delivered a series of forms that were both<br />
functional and efficient. Twelve self-contained forms were<br />
unloaded, leveled, mounted and ready for production in three<br />

Autre avantage du panneau Slenderwall : l’espace économ<strong>is</strong>é dans<br />
l’enveloppe même : « respecter les dimensions », selon l’expression de<br />
Robert Bouchard, vice-président et directeur général de l’entrepreneur en<br />
préfabriqué BPDL : « Ils ont giclé l’<strong>is</strong>olation directement entre le montant et<br />
le produit Slenderwall, pu<strong>is</strong> ils ont posé le gypse sur ce cadre. Cela a économ<strong>is</strong>é<br />
de l’espace, pu<strong>is</strong>que pour un projet de ce genre, le béton préfabriqué<br />
occuperait 150 mm, en plus d’un montant de 100 mm pour le gypse. Avec<br />
ce système, le montant ainsi qu’une partie du mécan<strong>is</strong>me servent à <strong>is</strong>oler<br />
le panneau. » M. Bouchard souligne que, si le coût initial est légèrement<br />
supérieur, la largeur plus importante du panneau réduit le coût total par<br />
mètre carré, sans compter les coûts de transport également moindres.<br />
Au-delà des avantages mécaniques et log<strong>is</strong>tiques du préfabriqué, on l’a<br />
cho<strong>is</strong>i parce qu’il permet des choses que les autres matériaux de parement<br />
ne permettent pas : « L’édifice présente une courbure très d<strong>is</strong>crète sur deux<br />

appears, from some angles, to be modern<br />
sculpture – The Atrium Building.<br />
<strong>Precast</strong> technology played a large role in accompl<strong>is</strong>hing<br />
<strong>the</strong> seven-floor, 18,600 square meter (200,000-squarefoot)<br />
structure - mechanically, technically and aes<strong>the</strong>tically-<br />
but pure log<strong>is</strong>tics also played a large role for <strong>the</strong><br />
developer. “We were fast-tracking th<strong>is</strong> project,” explains<br />

La technologie du béton préfabriqué a joué un rôle<br />
important dans la réal<strong>is</strong>ation mécanique, technique et<br />
esthétique de l’édifice de sept étages et de 18 600 mètres<br />
carrés (200 000 pieds carrés), ma<strong>is</strong> la log<strong>is</strong>tique a aussi<br />
compté pour beaucoup. « Nous avons exécuté ce projet<br />
en accéléré », explique M. Lorne Gavinchuk, directeur du
Properties, “digging for foundations and blasting rock<br />
while we were still designing.”<br />
For Franc D’ambrosio, Principal with D’ambrosio<br />
Architecture + Urban<strong>is</strong>m, precast provided advantages<br />
on a number of fronts. “We used it in unitized curtainwall<br />
panels — which <strong>is</strong> a fairly unique thing to do, especially<br />
in Canada,” he notes, “which allowed for a number of<br />
materials to be developed as a unit, <strong>the</strong>n prefabricated,<br />
brought to <strong>the</strong> site and hung. We chose concrete because<br />
we could get <strong>the</strong> colour that we wanted, and fur<strong>the</strong>r, we<br />
chose Lafarge’s Ductal ® product, which we could make<br />
développement pour Jawl Properties. « Les plans n’étaient<br />
pas terminés que nous creusions déjà. »<br />
Pour Franc D’Ambrosio, associé principal de D’Ambrosio<br />
Architecture + Urban<strong>is</strong>m, le béton préfabriqué a rapporté<br />
des avantages multiples. « Nous l’avons util<strong>is</strong>é dans les<br />
panneaux de murs-rideaux, ce qui est assez unique,<br />
surtout au Canada, dit-il. C’est ce qui a perm<strong>is</strong> de réal<strong>is</strong>er<br />

“The ability to control <strong>the</strong> manufacture and<br />
assembly of a wall in a factory setting <strong>is</strong> very<br />
beneficial,” emphasizes D’ambrosio, “especially<br />
in a high-se<strong>is</strong>mic area, because we’re<br />
not swinging big slabs of marble or concrete<br />
through <strong>the</strong> air to pin <strong>the</strong>m to a wall; we<br />
were able to do all of that under strict<br />
quality control in a [precast manufacturing]<br />
factory, and <strong>the</strong>n ra<strong>is</strong>e <strong>the</strong>m into place.”<br />
The high-tech aspect of <strong>the</strong> Ductal ® precast<br />
meant that <strong>the</strong> walls could be significantly<br />
thinner, giving designers more interior<br />
space to create a perimeter plenum for<br />
<strong>the</strong> d<strong>is</strong>placement ventilation used in <strong>the</strong><br />
building. “Normally,” explains D’ambrosio,<br />
“d<strong>is</strong>placement ventilation would be done<br />
under <strong>the</strong> floors, and in th<strong>is</strong> temperate<br />
Victoria climate, <strong>the</strong> ROI wouldn’t be worth<br />
it, but <strong>the</strong> thin Ductal ® skin of th<strong>is</strong> building<br />
allowed us to be able to do it without using<br />
floor area.”<br />
While <strong>the</strong> results for owner and designer<br />
are nothing short of stunning, <strong>the</strong> process

déplacement se ferait sous les planchers, et<br />
dans le climat tempéré de Victoria, le retour<br />
sur invest<strong>is</strong>sement ne serait pas suff<strong>is</strong>ant,<br />
ma<strong>is</strong> la fine enveloppe en Ductal de ce bâtiment<br />
nous a perm<strong>is</strong> de le faire sans passer<br />

“Architects are really art<strong>is</strong>ts, and it’s always a challenge to recreate <strong>the</strong><br />
look that <strong>the</strong>y want to have in a cost-effective manner." – Don Zakariasen,<br />

– Don Zakariasen, directeur du marketing de Lafarge Ouest du Canada<br />
was not without challenges for precast contractor Lafarge.<br />
“It was kind of interesting because we had never incorporated<br />
precast into a glass curtainwall,” says Don Zakariasen,<br />
Director of Marketing for Concrete Products, Lafarge Western<br />
Canada. “Th<strong>is</strong> posed some challenges for us because we<br />
have to work within <strong>the</strong> tolerances of <strong>the</strong> curtainwall system;<br />
your prec<strong>is</strong>ion has to be at least twice what it would be for<br />
typical precast.”<br />
That process might have been slightly easier had <strong>the</strong> panels<br />
been simple rectangles, but being an atrium building, <strong>the</strong>re<br />
are lots of curves on it. “That’s ano<strong>the</strong>r aspect where <strong>the</strong><br />
precast worked really well,” says Zakariasen, “because we<br />
<strong>made</strong> those panels curved instead of taking flat panels and<br />
making a series of facets. There are a number of different radii<br />
to it, so we custom <strong>made</strong> those and that reduced <strong>the</strong> number<br />
of joints within <strong>the</strong> curtainwall system, which obviously helps<br />
with sealing, allowing <strong>the</strong> whole thing to perform better.”<br />
Perhaps <strong>the</strong> most challenging bit of technology on <strong>the</strong> project<br />
involved creating an aes<strong>the</strong>tic that appears lower-tech. “We<br />
actually had a devil of a time because you’re dealing with<br />
something nebulous,” Zakariasen explains, “so it was really<br />
hard for us to get a feel for what <strong>the</strong> architect wanted, so<br />
finally, we actually set up what I think was an ingenious way<br />
to do it. We set up clay beds, and got <strong>the</strong> architect to come<br />
from Victoria to our plant, roll up h<strong>is</strong> sleeves, and actually<br />
work with <strong>the</strong> clay to carve <strong>the</strong> exact profile that he was<br />
looking for.”<br />
Zakariasen says that <strong>the</strong> technique was something that<br />
an art<strong>is</strong>t would do ra<strong>the</strong>r than something created electronically.<br />
“Architects are really art<strong>is</strong>ts, and it’s always a<br />
challenge to recreate <strong>the</strong> look that <strong>the</strong>y want to have in<br />
a cost-effective manner. When <strong>the</strong> architect worked with<br />
<strong>the</strong> clay himself and got <strong>the</strong> look that he wanted,” he says,<br />
“we used that as <strong>the</strong> plug for our mould and just pulled our<br />
moulds off of that carving.”<br />
Ultimately, what Jawl Properties was looking for was a piece<br />
of art. “(<strong>Precast</strong>) gave my architect <strong>the</strong> freedom to express h<strong>is</strong><br />
art<strong>is</strong>tic v<strong>is</strong>ion,” emphasizes Gavinchuk, “and precast gave us<br />
<strong>the</strong> flexibility to develop a building that would be unique; <strong>the</strong><br />
lines of <strong>the</strong> building are just amazing, and we’ll be looking at<br />
it again for future projects.”<br />
Bien que les résultats pour le propriétaire et le<br />

processus n’a pas été sans difficulté pour Lafarge.<br />
« C’était assez intéressant parce que nous n’avions<br />
jama<strong>is</strong> intégré du béton préfabriqué dans des mursrideaux<br />
en verre », déclare M. Don Zakariasen, directeur<br />
du marketing de Lafarge Ouest du Canada. « Cela<br />
nous a posé des déf<strong>is</strong> car nous avons à travailler<br />
avec les tolérances du système de murs-rideaux; la<br />
préc<strong>is</strong>ion doit être au moins deux fo<strong>is</strong> supérieure à la<br />
préfabrication typique. »<br />
Ce processus aurait pu être légèrement plus facile<br />
si les panneaux avaient été de simples rectangles,<br />
ma<strong>is</strong> il y avait beaucoup de courbes. « C’est un autre<br />
aspect où le béton préfabriqué a très bien fonctionné,<br />
poursuit M. Zakariasen, car nous avons fait panneaux<br />
courbes plutôt que des panneaux plats avec des<br />
séries de facettes. Les rayons varient, alors nous les<br />
avons fait sur mesure, ce qui a réduit nombre des<br />
joints dans le système de mur rideau et qui de toute<br />
évidence a aidé à l’étanchéité. »<br />
Le plus grand défi a peut-être été celui de recréer<br />
l’esthétique des techniques plus anciennes. « Nous<br />
avons eu beaucoup de mal, car nous avions affaire à<br />
quelque chose de nébuleux, explique M. Zakariasen.<br />
C’était vraiment difficile pour nous d’avoir une idée de<br />
ce que l’architecte désirait, et finalement, nous avons<br />
trouvé un ingénieux moyen de le réal<strong>is</strong>er. Nous avons<br />
fait des moulages en argile, et nous avons fait venir<br />
l’architecte de Victoria à notre usine pour les sculpter<br />
exactement comme il le voulait. »<br />
M. Zakariasen dit que la technique était celle d’un<br />

Lorsque vous remarquez un « tag », appelez votre effaceur<br />
