In March, Sogesmaint-CB Richard Ellis obtained an order<br />
for coordinating design and execution of renovation work on<br />
the “Botanic” building, managed on behalf of Crédit Suisse.<br />
This mixed-use retail and office building is located at the<br />
corner of rue Neuve and boulevard du Jardin Botanique in<br />
Brussels. The approximately 6,000 m 2 of office space in the<br />
building will be completely renovated.<br />
Sogesmaint-CBRE is continuing to grow its managed<br />
portfolio and to diversify its customers, particularly among<br />
European investors.<br />
In the area of Project Management, Sogesmaint-CBRE<br />
received several assignments for interior redevelopment<br />
both in the retail segment in Antwerp and Liège (Meir<br />
and Galeries Saint Lambert), and in the office segment in<br />
Brussels (Parc Alliance, Westinvest).<br />
The outlook for 2007 is positive, with the prospect of new<br />
management contracts, increased consulting activities<br />
with foreign investors and significantly bolstered retail mall<br />
management.<br />

Since their merger, the new company Sogesmaint-CBRE<br />
has been using the complementary strengths of its two<br />
shareholders in their respective fields to create a group<br />
that is unique in Belgium and Luxembourg in the area of<br />
real estate and related services.<br />
Sogesmaint-CBRE’s recognised know-how in property<br />
management, which makes it number one in Belgium<br />
with more than 2,000,000 m 2 of managed space, allied<br />
with the retail dynamics of CBRE and <strong>CFE</strong>’s expertise in the<br />
areas of construction and real estate, allow us to create an<br />
integrated group that will be able to act on new opportuni-<br />
ties, such as management and property improvement.<br />
An ongoing dialogue has been established with mer-<br />
chants concerning their specific needs, and this allows<br />
Sogesmaint-CBRE to offer real expertise and experience<br />
in the management of malls and retail parks. All of this is<br />
established within a well-defined legal framework, such as<br />
a commercial lease.<br />
We are currently managing several retail malls such as<br />
the Galeries Saint Lambert in Liège (45,000 m 2 of new<br />
space), the Galerie Louise with more than 50 businesses,<br />
and the Galerie de la rue des Tongres with more than<br />
30 businesses.<br />
We have also been able to obtain the management<br />
contract for the new Hognoul shopping complex, a Redevco<br />
development on the former Ikea site. This is a 13,000 m 2<br />
complex, housing some ten major retailers which provides<br />
consumers with a “à la carte” shopping experience.<br />
In this way, we have been strengthening our presence on<br />
the retail market and are increasing the activities of this<br />
new department by bringing new commercial properties<br />
under our management.<br />
It gives me a great deal of pride to be able to offer to land-<br />
lords and tenants the know-how of an experienced team<br />
and an efficient infrastructure.<br />
