In fact, the “Médiacité” project in Liège to build a 140,000 m²<br />

retail and entertainment complex, will itself be a new chal-<br />

lenge for BPC. Site preparation began in September <strong>2006</strong>.<br />

Other projects will also see the daylight in 2007. In par-<br />

ticular, the project to improve wheelchair access to two<br />

buildings of the European Parliament; leasehold improve-<br />

ments to offices at the “Jardins de la Couronne” for the<br />

Federal Police; the “Brugmann Court” project on the<br />

former site of the Red Cross at Ixelles; and the “Sablière”<br />

project beside Calevoet station in Uccle.<br />

The Dexia Tower Project allowed us to meet several chal-<br />

lenges, principal examples of which are:<br />

• Integration, including technical and budgetary validation<br />

of the main special technical contracts designated<br />

by the client within the framework of the general<br />

contracting contract within a deadline of a few days. This<br />

was required from the start of the structural work. The<br />

initial contracts amounted to a budgetary envelope of<br />

around 40 million Euro.<br />

• Simultaneous start of construction engineering, with<br />

priority given to the definition of the drilling through and<br />

synthesis of the Building Services equipment drawings.<br />

• Integration, from the beginning, of scope changes (such<br />

as, for example, the addition of two levels, one podium<br />

and one standard floor) and the resulting additional<br />

clauses, for a final budgetary envelope on the order of<br />

60 million Euro of additional work.<br />

• Continuous responses to requests from the customer’s<br />

team, which was constantly looking for greater flexibility<br />

in the facilities and optimisation of usable surface area.<br />

These projects, together with other prospective orders,<br />

should provide BPC with sufficient business in 2007 and,<br />

more importantly, enable it to maintain profitability at a<br />

level that positions it among the best performing compa-<br />

nies of this segment.<br />

• Supervision of designated sub-contractors, with con-<br />

stant worries about meeting deadlines and making sure<br />

that no unjustifiable claims are made.<br />

• The phasing of work specific to the tower: the lower<br />

floors were being finished while the structure of the<br />

upper part was still under construction.<br />

• Managing a particularly dedicated site team.<br />

• Finally, the satisfaction of having participated in a<br />

complex project that was unique, both for its originality<br />

and its size.<br />
