LAND USE ELEMENT<br />

(3) The commercial site is integrated into the PUD and provides for direct and<br />

convenient access for vehicles, bicycles and pedestrians.<br />

(4) The architecture, site furnishing, paving and landscaping serve to create<br />

continuity between the commercial and residential components of the site.<br />

(5) Public spaces are created which serve to enhance the interaction of residents of<br />

the community, including but not limited to fountains, courtyards and or<br />

promenades.<br />

These regulations have been adopted as part of Wellington’s Land Development<br />

Regulations.<br />

Wellington has adopted regulations that are consistent with the Policy 1.4.4 and Policy<br />

1.4.5, as indicated below.<br />

* Single lots of record shall be exempt from the density limitations noted herein if:<br />

1. A lot of record was not contiguous to any other lot owned by the same person or entity as of December 1,<br />

1989.<br />

2. A lot or lots that are contiguous to a lot owned by the same person or entity and that has an existing<br />

residential dwelling unit; such lot(s) shall be allowed one additional dwelling unit on the remaining contiguous<br />

lot(s).<br />

** PUD Density bonuses do not apply in the Rural Plan Category
