IV. SITE HISTORY<br />

The parcel was annexed into Wellington on February 10, 2004 by Ordinance No. 2003-<br />

37. The Future Land Use designation of Office Commercial was adopted on March 7,<br />

2006 by Ordinance No. 2006-09. The Rezoning to Community Commercial was adopted<br />

on April 25, 2006 by Ordinance No. 2006-01. The Master Plan was approved on April 25,<br />

2006 by Resolution No. 2006-01 and a Development Order Amendment to amend<br />

conditions of the master plan was approved on January 13, 2009 by Resolution No.<br />

2008-110. The 12.15 acre property is currently developed with three buildings.<br />

The petitioner submitted a Comprehensive Plan Amendment (CPA) and Master Plan<br />

Amendment (MPA) application on October 26, 2011 to change the approved uses to add<br />

2,400 square feet for a total of 112,400 square feet of professional/medical office with a<br />

maximum of 112,400 square feet of medical office and relocate/add sidewalk.<br />

V. DEVELOPMENT REVIEW COMMITTEE (DRC)<br />

The Comprehensive Plan Amendment (CPA) and Master Plan Amendment (MPA)<br />

applications were certified by the DRC on November 28, 2011 with conditions.<br />

VI. APPLICABLE COMPREHENSIVE PLAN PROVISIONS<br />

Objective 1.2 – Direct future growth into areas served by urban services that have<br />

adequate capacity, as defined by Wellington’s adopted level of service standards, which<br />

shall be incorporated into the Land Development Regulations within one year of the<br />

effective date of this plan and ensures that this growth is of a quality equal to or better<br />
