SITE HISTORY The parcel was annexed into Wellington on February 10, 2004 by Ordinance No. 2003- 37. The Future Land Use designation of Office Commercial was adopted on March 7, 2006 by Ordinance No. 2006-09. The Rezoning to Community Commercial was adopted on April 25, 2006 by Ordinance No. 2006-01. The Master Plan was approved on April 25, 2006 by Resolution No. 2006-01 and a Development Order Amendment to amend conditions of the master plan was approved on January 13, 2009 by Resolution No. 2008-110. The 12.15 acre property is currently developed with three buildings. The petitioner submitted a Comprehensive Plan Amendment (CPA) and Master Plan Amendment (MPA) application on October 26, 2011 to change the approved uses to add 2,400 square feet for a total of 112,400 square feet of professional/medical office with a maximum of 112,400 square feet of medical office and relocate/add sidewalk. V. DEVELOPMENT REVIEW COMMITTEE (DRC) The Comprehensive Plan Amendment (CPA) and Master Plan Amendment (MPA) applications were certified by the DRC on November 28, 2011 with conditions. VI. APPLICABLE COMPREHENSIVE PLAN PROVISIONS Land Use Element Objective 1.2 – Direct future growth into areas served by urban services that have adequate capacity, as defined by Wellington’s adopted level of service standards, which shall be incorporated into the Land Development Regulations within one year of the effective date of this plan and ensures that this growth is of a quality equal to or better Page 2 of 13
