REQUEST: Approval of Ordinance No. 2012-04 (2011-40 CPA 2) a Comprehensive Plan<br />

Amendment to change the approved uses to 112,400 square feet of professional/medical office with<br />

a maximum of 112,400 square feet allowed for medical office.<br />

EXPLANATION: The agent Donaldson Hearing of Cotleur & Hearing, Inc., on behalf of the<br />

owner/petitioner, Palomino Executive Park Property Owners Association and applicant, International<br />

Real Estate Acquisitions, LLC. (AKA Cyber Knife), is requesting a Comprehensive Plan Amendment<br />

to change the approved use from 55,000 square feet of medical office and 55,000 square feet of<br />

general office to 112,400 square feet of professional/medical office with a maximum of 112,400<br />

square feet allowed for medical office. This request will not change the property’s Future Land Use<br />

Map designation of Office Commercial only the approved square footages.<br />

The Comprehensive Plan Amendment application was submitted concurrently with a Master Plan<br />

Amendment (2012-40 MPA 2) that has almost identical conditions of approval. The Master Plan<br />

Amendment petition has a condition of approval regarding signalization at the Palomino Drive and<br />

State Road 7 intersection. The Palm Beach County Traffic Division letter identified impacts with this<br />

development and the proposed developments to the south that will warrant signalization at the<br />

Palomino Drive and State Road 7 intersection.
