IV. SITE HISTORY<br />

This parcel was annexed into Wellington on April 24, 2007 by Ordinance No. 2007-06 and<br />

the Future Land Use Map designation of Community Commercial was adopted on March<br />

4, 2008 by Ordinance No. 2008-03. The Rezoning (Ordinance No. 2008-04) and Master<br />

Plan (Resolution No. 2008-05) were both adopted on April 22, 2008. This project was<br />

approved with a condition that limited the use to not more than 79,480 square foot retail<br />

furniture sales showroom/design center and not more than 17,400 square feet of related<br />

warehouse storage space.<br />

The 8.35 acre property is currently undeveloped. The agent Jon E. Schmidt and<br />

Associates, Inc., on behalf of the property owner/petitioner submitted both<br />

Comprehensive Plan Amendment (CPA) and Development Order Amendment (DOA)<br />

applications on November 3, 2011 to change the use to allow a 1,200 student private<br />

school for grades k–8 totaling 75,000 square feet and a 15,000 square feet day care<br />

center.<br />

V. DEVELOPMENT REVIEW COMMITTEE (DRC)<br />

The Comprehensive Plan Amendment (CPA) and Development Order Amendment (DOA)<br />

applications were certified for public hearings at the December 14, 2011 DRC meeting<br />

with recommended conditions which staff has incorporated into the conditions of approval.<br />

VI. APPLICABLE STATE STATUTORY PROVISIONS<br />

This petition will be processed in accordance with Section 163.3184 of the Florida<br />

Statutes regarding processing of amended comprehensive plans.<br />

VII. STAFF ANALYSIS<br />

The agent Jon E. Schmidt and Associates, Inc., on behalf of S R 7, Inc., property owner,<br />

and MG3 Developer Group, LLC. applicant, is requesting a Comprehensive Plan<br />

Amendment to change the previously approved uses of the Community Commercial<br />

Future Land Use Map designation. Staff notes the previously approved Comprehensive<br />

Plan Amendment, Zoning Ordinance and current Master Plan all have the same<br />

conditions of approval.<br />

This small scale Comprehensive Plan Amendment is to change the approved uses from a<br />
