SENIOR HOUSING; AMENDING ARTICLE 6, CHAPTER 4, SECTION 6.4.4.30 CONGREGATE<br />

LIVING FACILITY; AMENDING SECTION 6.4.4.30 TO ALLOW A NEW CONGREGATE LIVING<br />

FACILITY TYPE 2 (B) CATEGORY FOR SENIOR HOUSING THAT PROVIDES RESIDENCE FOR<br />

REQUEST: Staff is requesting this Zoning Text Amendment (ZTA) first reading be postponed until<br />

May 8, 2012. This ZTA request was already advertised for the April 10, 2012 Council meeting. A<br />

motion is required to postpone the item until the May 8, 2012 Council meeting.<br />

EXPLANATION: The agent, Kim Glas-Castro, on behalf of the applicant, Wellington Eldercare I, is<br />

requesting to amend the LDR Section 3.2. Definitions and Section 6.4.4.30. Congregate Living<br />

Facility to allow additional occupancy for a proposed CLF Type 2 (B) specifically for senior housing.<br />

Currently the Land Development Regulations (LDR) Section 6.4.4.30 Congregate Living Facility<br />

(CLF) allows four (4) types of CLF with a maximum occupancy and specific regulations for each<br />

type of CLF.<br />

The following are current four (4) types of CLF with allowed maximum occupancy:<br />

Type 1: six (6) persons maximum<br />

Type 2: 14 persons maximum<br />

Type 3 and 4: Multiply the maximum number of dwelling units that are permitted on the<br />

land by the density allowed by the Comprehensive Plan Future Land Use Map category.
