The Franklin County Fair has a historical
emphasis that has helped make the fair one of
the best free attractions in the state. Grandpa’s
Farm is 40 acres lying just west of the
fairgrounds. During the fair, it offers a look
back at farming practices around the turn of
the century. All phases of farming are demonstrated
with antique machinery powered by
vintage tractors, steam engines and horses.
The farm also features Grandpa’s Tractor
Cruise sponsored by Garst Seeds on Wednesday
and an overload draft horse pull by the
Iowa Draft Horse Pullers on Saturday.
Pleasant Hill is a complete turn of the century
town built on the fairgrounds. The town is
alive with people in dress of the early 1900s,
giving demonstrations and selling crafts and
treats from that period.
The Franklin County Historical Museum
will also be open daily during the fair.
“Things That Never Cross A Man’s Mind.”
Her second album, Kellie Pickler, for
which she co-wrote half the songs, spawned
the uplifting “Don’t You Know You’re
Beautiful” and “Best Days of Your Life.” The

latter, co-written with Taylor Swift, quickly
became the biggest hit of her career, rising to
the Billboard Top Ten and earning
gold in digital sales.
She has won three 2008 CMT
Music Awards, Breakthrough Video,
Tearjerker Video and Performance of
earned many other award nominations.
She has received two ASCAP
awards, citing “Red High Heels”
and “I Wonder” as among the most
performed country songs of the year.
Both her albums debuted number
Billboard, a feat equaled by only six
other females in country music. She
has hosted “The View,” graced the
The song is still receiving regular airplay on
Daniels and the CDB have earned awards
As a proud member of the Grand Ole Opry,
Daniels regularly performs on the Opry. He
He was honored by the
other fields, by the AmVets, an
It is the first time that the fair has headlined
a contemporary Christian artist at the grandstand.
Lincoln Brewster released a self-titled
debut album in 1999. In 2000, he released
Live to Worship followed by Amazed in 2002,
All to You: Live in 2005 and Let The Praises
Ring: The Best of Lincoln Brewster in 2006.
In early 2007, Brewster attained his first
number one Christian radio hit when the song
“Everlasting God” from Let the Praises Ring.
It hit the top of the chart and stayed there for
four weeks. At the same time, his song “Love

10
The Lord” climbed to number three, giving
him two songs in the top 20 at the same
time. His latest album, Today is the Day, is a
10-track studio album that has been hailed by
critics as his best effort to date.
Brewster was born in Fairbanks, Alaska,
and he eventually relocated to California.
While working as a store clerk he did a few
radio commercials and started making demos,
including an instrumental demo that opened
the door for a meeting in Los Angeles with
Dave Weiderman, artist relations manager for
Guitar Center. Weiderman was so impressed,
that he sent Lincoln to meet with Sony A&R
label rep Randy Jackson (of “American
Idol” fame).
One afternoon while practicing his
guitar, he received a call from Steve
Perry, the former lead vocalist for Journey.
He later found out that Randy
Jackson had passed his demo tape on
to Perry, who liked what he heard.
At age 19, he gave up his day job
at a local store was catapulted into the
world of a rock star. Within months, he
was co-writing and recording Perry’s
solo project, For The Love Of Strange
Medicine, and leaving to go on a nationwide
tour with one of the biggest
names in rock/pop history.
Although it was the opportunity of a
lifetime for a young man, the tour life
left him unfulfilled and empty. Referring to
the fans who crowded the stage nightly, Lincoln
says, “We were receiving all of the worship…
that’s just not what my life is about.”
When the tour ended, Lincoln decided to
turn down all other offers from mainstream
bands. He now tours and makes guest appearances
at churches, festivals and events across
the country. As one woman put it, “Lincoln’s
music is life-changing. It’s so amazing to see
how his music can bring Christ into a life, one
song, just one time and it changes everything.”
Beeds Lake State Park provides more
than just recreation, a stroll through serene
nature and view of Iowa’s rural beauty. It
also provides a taste of Iowa’s rich history.
Listed on the National Register of Historic
Places, the park and man-made lake
feature structures built by the Civilian
Conservation Corps during the Depression
years of the 1930s. The CCC cluster
includes the spillway, causeway, bathhouse
and concession stand.
Beeds Lake dates back to 1857 when
Hampton pioneer T.K. Hansberry built a
flour mill near Spring Creek northwest of
town. Hansberry’s mill was constructed
just downstream from the current dam
near the bridge that crosses the creek
on the east side of the park. To generate
enough water pressure to turn the large
water wheel to power the mill’s grinding
machinery, Hansberry dammed up the
2011 Franklin County Visitor’s Guide 13
creek to create the west arm of the lake.
In 1864 he sold the 40-acre lake to William
Beed, who put in the long causeway.
In 1904 the flour mill discontinued operation.
At first, support for a park financed by
local businesses was a popular idea, but
the plans never materialized. As a result,
the lake was drained and the land returned
to farming.
BUT THAT wasn’t the end. In the early
1930s, the Iowa State Fish and Game
Commission approved a plan for a state
park at the site — if the community would
provide the land.
The proposed rejuvenation of old
Beeds Lake that was put to a vote stipulated
that Franklin County would issue
$50,000 in bonds for the purpose of acquiring
the land and erecting a dam. The
proposal was defeated by a small margin
because it was estimated the cost to taxpayers
would amount to $100,000.
Another attempt to develop the area
came in 1934 when an Izaak Walton
League committee began to make plans
for the construction of the lake and development
of the surrounding area. Although
land prices were depressed during this era,
lake owners sold their land for the project.
Lots on the north shore sold for $125
each.
Fourth of July Celebration at Beeds Lake
The money was turned over to the state
requiring the state to hold title to the lake
bed and all land within 300 feet of the
shore. After all lots were sold, a drawing
was held to see who would receive each
lot. The city of Hampton then approved
$8,000 in bonds to finance the renovation
of the lake.
In 1934 the state stepped in to develop
the property into a state park. The dam,
bathhouse and several other projects were
started by the CCC, a program launched
under President Franklin Roosevelt’s New
Deal to ease unemployment among young
men in the U.S. during the Great
The CCC camp moved to Hampton
in July 1934 with 195 men in camp. On
Aug. 31 the construction of a permanent
camp was started at the Franklin County
Fairgrounds. The camp included nine barracks,
a hospital, mess hall, recreation
building, combination bathhouse and latrine,
officers’ quarters and an administration
building.
Construction of the dam began in
March 1935. The men worked two shifts
of eight hours each at either the rock quarry
or the dam. In May the Spring Creek
channel was blocked through the old dam
so that water backed up into the lake bed
west of the spillway.
The spillway was 170 feet long and the
dam rose 40 feet above the rock foundation
base and 13 feet wide at the top.
Laborers also forged a truck trail and
three miles of foot trails into the public
areas of the park. Fifty-five acres of native
trees were planted including 10,000
donated by a Hampton nursery.
Improvements were made to the 120acre
lake bed, sloping the banks and riprapping
where necessary. Fish shelters
were constructed and the old mill pond
was rebuilt to create a filtering house
and a fish-rearing pond. Two public restrooms
were constructed at the picnic area
and parking space for 300 vehicles was
cleared away. By the fall of 1935 the dam
was complete and the lake was filled. The
cost of the entire project was more than $1
million.
In September 1935 the state conservation
commission stocked the new lake
with 12,500 smallmouth bass and 12,000
crappies. In 1938 the lake was stocked
with more crappies and smallmouth bass,
bluegills and largemouth bass. To allow
the fish to multiply, the lake was closed to
fishing for two years.
In 1940, a 30-acre tract of land east of
the lake was purchased for fish-rearing
ponds. Walleyes and fingerlings raised
there were stocked in many lakes throughout
spring. The following Oct. 15, more acres
of the west of the beach were purchased
for picnicking, giving the park access to
the entire shoreline of the lake.
In 1968 land in the southeast part of
the park near the camping area was purchased,
and new showers and electrical
hookups were added. The county road
that passed on what is now park property
was also changed to its current location.
The lake was drained in 1971 to get rid
of rough fish. In 1982 it was again drained
to reinforce the dam when engineers had
determined that the dam could be tipped
over in the event of a 100-year flood. It
was then restocked.
In 1997, the nonprofit Friends of Beeds
Lake group spoke of draining the lake
again but was told it would have to come
up with the funds. After the draft of a
2010 watershed management plan, funding
was obtained in Fall 2010 for a study
to demonstrate the need of dredging the
west end of the lake.
Franklin County Historical Sites
Voting Machine at Maysville
Schoolhouse
Franklin County offers plenty of historical
sites for the person who likes to take a trip
through the past. Most of the sites are open
by appointment, but several have regular
hours. Your best bet is to call ahead to
discover some treasures sure to make you
smile, and remember.
• Franklin County Historical Museum,
Hampton: Take a nostalgic step back in time
when you visit the Franklin County Historical
Society Museum complex in Hampton.
Located at the county fairgrounds along
Iowa Highway 3 on the western edge of
Hampton, the museum features outstanding
exhibits of pioneer Franklin County up to
the not-so-distant past.
Among the new exhibits for 2001 are
those centering on: washing and laundry
display from about 1900; a doctor’s exhibit
with a restored medical chair; authors
of Franklin County; hair wreaths and hair
jewelry from about 1900; women in the
military; postcard exhibit; and a refrigeration
unit that includes a display from the
old Beeds Mill Pond, where there was an
ice house.
The museum was opened in 1981 and
was quickly filled with historic memorabilia.
An addition was completed in 1994.
The museum includes a large exhibit hall
with several displays, a library full of priceless
archives, a machinery hall that dates
back to the settler days, a special room to
display Franklin County 4-H/FFA trophies,
pictures, uniforms and other memorabilia
that has been donated to the museum over
the years, and an impressive collection of
artifacts, ranging from an 80-year-old corn
thresher and Indian arrowhead to a 19th
century wedding dress and an early voting
machine.
The museum spans all eras of the county’s
history. You can take a look at the prehistoric
mastodon bones found in a gravel
pit near Geneva or examine the tools of the
first white settlers or view a Japanese aviator’s
uniform. Several period groupings,
including a small country classroom and an
early farm kitchen, are among the “mustsees”
when visiting the museum. Period
clothing, paintings, books and utensils detail
the pioneer history of Franklin County.
Genealogy and history buffs won’t want to
overlook the cataloged photo display featuring
subjects from Civil War days to historical
snapshots of the county’s towns and
community leaders. Catering to researchers,
the museum also contains an extensive
archive selection containing court records,
bound volumes of the county’s newspapers,
club record books, scrapbooks, etc.
Hamptonites featured in the museum include:
The depot features a working order
brick walkway.
Sitting on the stretch of track next to the
depot is a 40-year-old caboose that was a
gift from a Waterloo businessman. The Illinois
new home four years ago and has been
structure in Franklin County is the Franklin
County Courthouse, located in downtown
Hampton. Built in 1890 and 1891, it is “a
building of harmonious proportions, pleasing
architectural lines and substantial construction.”
It cost an astounding $60,000 to
construct. It is 72-by-102 feet and reaches
133 feet to the top of the dome, which includes
a clock on each side and a chime.
The building, which is on the National
General Assembly authorized counties to
establish a tax to build such monuments
to honor those Civil War veterans from the
county who were deceased. The building’s
unique architecture makes it attractive to
visitors. The soldier standing sentinel over
the building was refurbished in 1992. And
the marble tablets inside the building, bearing
the names of the veterans, are truly oneof-a-kind.
first permanent structure in Franklin County,
built in 1854, it is still standing today. A
prairie palace in its day, the house consists
of seven rooms, including two bedrooms on
the second floor, a full basement and a pantry
off the kitchen. The structure was built
with limestone from the banks of nearby
Maynes Creek. The house was inhabited
until 1956. In 1979, the property was deeded
to the Franklin County Historical Society,
which converted the home into a pio-
The town of Maysville was settled in
1856. It grew to 150 people and featured
a post office, hotel, two blacksmith shops,
two stores, a steam saw mill and a school.
Maysville citizens dreamed of making their
town the county seat, but the railroad went
through Hampton instead. By 1890, the
little town had died.
• Dows Depot/Iowa Welcome Center,
Blacksmith Shop & Mercantile, Dows:
More than 7,500 people visit the Dows
Depot Welcome Center each year. The
center is about two miles from the interstate.
The historical society installed
a sequence of Burma Shave-type signs
along the way to let drivers know they
were still on course after hearing from
farmers that drivers were stopping,
looking puzzled and turning around.
The historical society runs the depot,
blacksmith shop, mercantile, Evans
prairie house and country school with
largely volunteer labor.
The Dows Depot Welcome Center includes
railroad memorabilia and other
historical items from the town.
A man named Stephen Dows brought
the railroad from Holland through the
town of Otisville to Clarion in 1880.
Otisville was renamed in Dows’ honor.
By 1885, a few more lines connected to
Dows. The depot was built in 1896 and
operated until 1980.
In 1987, the Dows Historical Society
bought the depot. More than 120 volunteers
worked on restoring it for nine
months, and the group received a state
as an official State of Iowa Welcome
Center.
The welcome center has information
about Iowa attractions, restrooms, a
telephone and a gift shop with wines,
jams, crafts and antiques.
The Dows Mercantile housed general
stores, a hardware store, hairdressers,
a veterinarian and apartments over the
Dow/Depot/Iowa Welcome Center
years. The historical society purchased
it in 1987, like the depot, to prevent it
from being demolished. It opened in
1989 and now features folk art, crafts
and fine art from Iowa artists and manufacturers
and an antique mall. The
Crème de la Crème ice cream parlor at
the back left corner of the mercantile
building also serves, sandwiches, soups
and coffee. Locals who gather there for
coffee shorten its name to The Crème.
The Blacksmith Shop was willed to
the historical society in 1990. Until that
time, Fred Quasdorf owned and operated
it, according to museum staff.
The Quasdorf Blacksmith and Wagon
Museum, as it is fully called, is said to
be one of the best-equipped blacksmith
shops in the Midwest.
Belts and pulleys move through the
original thick plank floor to the large
motors in the basement. The belts and
pulleys also power the band saws and
a drill on the main floor. The upper
floor was used to make wagons, wagon
wheels, and wooden equipment.
There is no admission charge for selfguided
or guided tours.
The Evans Little Prairie House was
donated in 2005, when the descendants
of Mr. and Mrs. Ingebret Evans chose
to move it off the homestead it occupied
Hampton parks
Hampton has plenty of places to play,
including its extensive city park system.
Band Shell Park features the secondoldest
band shell in Iowa. It was built
in 1959 at a cost of $4,400 using funds
from an estate and the park board. In
2010, the band shell was deemed structurally
unsound. After pro-bono consulting
from RDG Planning and Design in
Des Moines, the community pitched in
to raise more than $90,000, enough to restore
the historic structure and begin an
endowment for future improvements.
Summer concert in Band Shell Park
The band shell is home to summer
concerts from the Hampton municipal
band. Be sure to stop by on Tuesday evenings
in June, when band concerts follow
an evening of family activities called
Tuesdays on the Town, sponsored by the
Hampton Area Chamber of Commerce.
Progress Park is on First Street NW.
It currently includes a baseball diamond,
basketball and tennis courts and playground
equipment. A new aquatic center
with four waterslides is slated for completion
in May 2011. Visit www.hamptonia.
us for more information. Weekdays, rates
may also be obtained by calling Hampton
City Hall at 641-456-4853. Plans include
a new tennis court surface, a skate park,
play structures and sunshade shelters, as
well as a trail segment. The trail will connect
Progress Park to the Franklin wellness
center in eastern Hampton and to
Beeds Lake State Park west of town and
further, to Coulter in western Franklin
County. The structural improvements to
Progress Park, including the pool, recreational
facilities and a 6-mile segment of
the Rolling Prairie Trail, were to be par-
`
tially funded with community attraction
and tourism (CAT) grant money from
Vision Iowa. Funding and amount is
contingent on project start and completion
time, among other factors.
Harriman Park, located on the north
edge of Hampton on Highway 65, includes
several picnic shelters, playground
equipment and fishing at the
Spring Creek dam.
The pond at Harriman Park was
dredged in 1999 and 2000 and is full and
ready for fishing. A four-season shelter
was built in 2001 and features air conditioning.
Nestled in a valley under many trees,
Harriman Park has long been a popular
spot for family and class reunions as well
as company picnics.
East Park is on the east side of town
along Highway 3. The park includes a
disc golf course with a tricky water trap,
soccer fields, a picnic shelter, playground
equipment and wide open spaces. A shelter
house and concession stand was constructed
with funds from Hampton Rotary
Club and the city in 2009.
ensure that care is taken, the deposit is
Memorial Park is located on the city’s
northwest side. It includes playground
equipment, two shelters and room to play.
Hampton also takes great pride in its
cemetery, on the east side of Highway 65,
north of the creek. A new but identical,
weather-resistant metal fence and roadwork
were slated for the 2011-2012 budget
year after the community raised more
than $30,000 for the cemetery projects.
At West Park, many improvements
have recently been made thanks to the efforts
of both the Ladies Park Society and
the town’s youth, including local 4-H and
FFA chapters. The park sports new playground
equipment, a renovated shelter
house, tetherball courts, new picnic tables,
vintage lighting, and wide sidewalks
allowing wheelchair access. A portable
restroom is available.
Updates at West Park were possible
in 2011 because of extra grant money not
yet spent on the project.
Over at East Park, the summer is spent
enjoying ball games at two diamonds, one
for softball and one for baseball.
The town also features a small Gazebo
Memorial Park next to its post office.
Visitors can enjoy a shady rest among the
flowers.
together a day of fun for the town.
Games and activities aplenty are there
to enjoy for kids of all ages.
Coulter
Coulter’s city park boasts play equipment
and shelters, including a gazebo.
The gazebo was replaced in 2010 after
the former structure fell casualty to a tree
toppled in a summer storm. The cemetery
also received a new road, thanks to a
Franklin County community foundation
grant.
Coulter Fun Day
Coulter Fun Day includes a parade, a
hamburger lunch and evening fireworks.
The squashed gazebo and flooding didn’t
squash or dampen town spirit in 2010, as
the celebration was held in the wake of
the FEMA-declared natural disaster.
Hansell
Hansell City Park
Hansell’s city park features a softball
diamond, playground equipment, a wooden
ship, and a shelter house.
The wooden ship, made by the Amish,
was a gift from the Sue Rowen family to
honor late mayor, David Rowen.
Community betterment funds allowed
for building the shelter house.
The softball diamond is open until
dark. Softball teams wishing to reserve
the diamond should call city clerk Deanna
Genz at 641-494-8425.
A portable restroom is available May
through October.
Sheffield
Sheffield Legion Park
The city’s primary park is supported
by both the city and the local American
Legion.
Featuring a playground, gazebo, and a
war memorial, the park is a central activity
location for all ages.
Two new little league ball diamonds
will be open for games in spring 2011.
Grass and lime have been lain. Electricity
will be installed for the scoreboard.
Bleachers are also in the works.
The diamonds are located north of the
high school baseball-softball complex at
the corner of Cleveland and Thompson
streets in Sheffield. Junior and Betty Edgington
donated seven acres of land for the
fields.
Fortunately, local businesses and contractors
are willing to donate work to the
cause.
Marie Ayers Park
Sporting a shelter with electricity and
brand new playground equipment, Marie
Ayers Park is strategically located next
to the town’s swimming pool and school
FORE! Play On Fun Golf Courses All Around The Area
Iowans love their golf and
that’s because there is so much
golf available for the average
hacker and the fanatic alike.
Hampton is home to the prestigious
Hampton Country Club,
previously voted the best ninehole
course in Iowa. It features
established trees, a short but tight
layout, and some wickedly tricky
greens that always leave golfers
shaking their heads. The signature
hole is the 255-yard par four sixth.
If you hit a big drive straight, you
have a chance for an eagle. Mess
up the drive, and you might wind
up with a six, or worse! The course
is private, but if you live outside
the county, you can play on certain
days. Call 641-456-3256 for more
information.
The newest course in the area
is the Ridge Stone Golf Club on the
southwest side of Sheffield. This public-play-links-style
layout has it all - a
few trees, difficult bunkers, water hazards,
elevated and fast greens and beautiful
tees. The par five seventh hole is
a dandy, featuring a pond on the right
Franklin County has 3 courses. One private and 2 public.
and a creek on the left off the drive.
The creek meanders about 70 yards in
front of the green, making going for it
in two a hazard. The two-tiered green,
protected by bunkers and trees, adds a
little more spice. Call 641-892-8040 for
information.
If you want to work on your short
game, try the Latimer
Golf Club. It’s easy
to walk as the course
is mostly flat, and the
holes are short. But
the elevated greens
and a few well-placed
bunkers make scoring
well very difficult. If
the bump-and-run is
your shot, this is your
course! The course
is open to the public.
Call 641-579-6090 for
details.
Another well-kept secret
is the Dows Golf
Course on the east side
of Dows. This course
has challenging holes
of all lengths and
widths. The course is
played by a corps of loyal golfers who
take in the condition of the course.
You’ll enjoy the blind tee shot through
the saddle as you near the end of your
round — especially if you hit it well.
Public Shooting Range
The range is located two miles north of
Hansell on County Road S-56.
Range users will be asked to pay a $5
per visit fee to help cover the cost of developing
and maintaining the two-year-old
facility. A $40 season pass is also available.
The North Hansell Range is part of the
Franklin County Conservation Department,
and was built entirely by volunteers
and donations next to the site of the former
Franklin County Landfill.
It features a shotgun range with a sporting
clays launcher, a rifle range with target
berms at 100, 200, 225, 250, 300 and 325
yards, and a pistol range with target areas
at 15, 25, 50 and 100 yards.
One of the unique features of the rifle
and pistol ranges are the reactive steel targets.
Range users may bring paper targets
to shoot at, of course, but they do not need
to. On the pistol range, there are swinging
steel plate targets at 15 and 25 yards, along
with a special “dueling tree.” On the rifle
range, there are swinging steel plate targets
at each of the target berms ranging in size
from a deck of playing cards up to two-
Famous People
There are other people from Franklin County who have gained national and worldwide notoriety because of their accomplishments, the first being
a dentist from Latimer, Iowa (just west of Hampton) by the name of Dr. Wirtz (now deceased) who invented the glass eye. Because of the many
soldiers who lost eyes during World War II, he felt a need for an eye replacement. A wonderful exhibit of his works and equipment is part of a display
located in the Franklin County Historical Museum in Hampton. Also, the Smithsonian Institute in Washington, D.C. contains his works and other
information.
Another person who is famous to our County is Attorney James E. Coonley, Sr (now deceased). “In November, 1937, in the Franklin County
Courthouse, James E. Coonley, Sr. successfully prosecuted the first drunken driving case in United States history using blood-alcohol testing as evidence
of intoxication.”
Famous Businesses and Industries
Sukup Manufacturing –Sheffield, Iowa. They sell grain handling equipment all over the world.
Kum N Go Convenience Stores – they started their business in Hampton.
Hampton Hydraulics/SeaBee Corporation – they make cylinders to help drill for oil.
Creative Solutions – they write code and make software and do webpages.
Better For Business
Locating your business in Franklin
County is simply better for business
because of what we bring to the table.
Workforce is one example. Our laborforce
is business-friendly, skilled and
eager to get to work. Location is another
advantage. We are under a day’s drive to
major markets in the Midwest such as
Minneapolis and Chicago.
Assets in Franklin County such as
buildings and developed industrial land
are much more affordable than other
parts of the state. Our incentive packages
and professional project support have
often tipped the scales in our favor and
the overall cost of doing business is certainly
a reason Iowa is better for business
- CNBC recently ranked us as having the
lowest cost of doing business in the Nation.
Ease of getting around is another
reason business can do better here. Commutes
are often under 15 minutes and
traffic jams consist of three pickups and a
Chevy. Being on Interstate-35 and Highways
65 and 3 so your product travels
smoothly doesn’t hurt either.
A Franklin County location can be
better for your business because you
2011 Franklin County Visitor’s Guide
would be in a community of professionals
bent on success . Interestingly enough
many started as Franklin County entrepreneurs.
Sukup Manufacturing’s world
providing the highest quality care to the
Better For Your Life...
Composer George Gershwin unwittingly
described Franklin County in his song Summertime
from the opera Porgy and Bess.
“Summertime, and the livin’ iz eeeezzeee.
Fish are jum-pin’ and the corn iz high” Ok,
he didn’t say corn but you get the drift. Living
is laid back and easy in Franklin County
which makes it better than many other parts
of the country. We can thank the people for
that, but more about laid back and easy later.
First let’s talk education. Little ones get
a great start at a number of pre-schools in
the county. K-12 students receive a quality
education in any of four public school districts
and with a student to teacher ratio of
11:1 your student will get the individual attention
they deserve. Surely that is better. If
a parochial environment is more to your liking
the St. Paul Lutheran School in Latimer
provides a nurturing school experience for
K-8th graders. Go Bulldogs! Go Hawks! Go
Cadets! Go Cougars!
Higher education is within easy reach
with community colleges in neighboring
Mason City and Iowa Falls and 4-year universities
are about an hours drive away. Extracurricular
activities abound in all schools,
providing a well-rounded experience for
students and a fun, social environment for
the parents.
Healthcare that won’t be compromised.
The Franklin General Hospital in Hampton
covers the full continuum of primary
healthcare and is affiliated with the award-
winning Mercy Health Network of North
Iowa. Healthcare is convenient with family
practice medical clinics located in Latimer,
Hampton, Sheffield and Ackley where the
practitioners will know you by name. Our
communities also have trained responders
for those unexpected emergencies and response
times are nothing compared to what
you might experience in a city. Another rea-

son living here can be better.
Affordable housing. Yes, really. In treelined
neighborhoods? Absolutely! The average
price for a home in Franklin County is
around $65,000. A $65,000 home in Franklin
County would cost you $85,000 in Nebraska
or Minnesota. Iowa’s statewide average
home price is $117,900 which is far less
than the average home price in Minnesota at
over $213,000.
Recreation and having fun. Now we’re
getting to the laid back and easy part. Imagine
the warmth of a summer’s day as it eases
into evening. The steaks sizzle on the grill
and the dog is under the table with a hopeful
look in his eye. The neighbors are on their
way over for an evening of laughs after having
spent the afternoon drowning worms at
Beeds Lake (saving the fish for a mid-winter
fish fry). The sprinkler is making that “tchtch-tch
-thththhtht” sound and the kids are
asleep after a day at the pool. The conversation
ranges from how to help out the elderly
neighbor down the street to pheasant hunting
in the fall. They offer to help with the
dishes and usually mean it.
Put your feet up. It’s laid back. It’s easy.
It’s Franklin County… better for your life.
