Manager’s Report
Summer is here and the club is bustling with fun and
excitement! Our Ladies’ and Men’s Invitationals had great
weather, great course conditions and great food; a good time
was had by all. We already have one swim meet under our
belts and have over 260 swim team participants. Our junior
tennis and junior golf clinics have started with a record number
of participants. The Senior Men Home and Homes are off to a
good start as well as our Lady Niners and 18 Holers and MGA
group.
Moraga is a true family club offering many fine amenities for
all ages; I hope everyone is taking advantage of all our offerings.
As school is out, please do drive slowly around the clubhouse
as we do have many youngsters enjoying the facilities.
If you have not tried our monthly wine tasting events
please do. They have been very well received. Also, please
note that we will provide valet parking for all members having
dinner on swim meet nights.
Have a safe and fun summer.
President’s Message
As I noted last month, many topics were discussed at the
Board Retreat, including the new clubhouse project, the
makeup of MCC’s Standing Committees, long-range planning
issues, tertiary water, land acquisition, gas golf carts, and public
safety. While you will get updates on the new Clubhouse
Project every month until it is opened, periodic updates will be
given on the other topics.
B B B B
On the subject of new facilities, another major milestone
was achieved on June 21, 2010, when the Town of Moraga
Planning Commission approved the Conditional Use Permit
for temporary facilities associated with the new Clubhouse
Project. Again, many congratulations to our team of professionals
and MCC staff who positioned us well for this approval.
B B B B
We’re now officially into summer and with the warmer
weather we can expect much use of our swimming pools. In
order to ensure that we have space for our members, it is
important to remember to use your pool access cards when
entering the main swimming pool. Staff has been asked to closely
monitor pool access to ensure that unauthorized “visitors” do
not gain illegal entry and take up valuable space that our
members pay for via their monthly dues. Of course, guests of
members are welcome when accompanied by the members
and are expected to pay guest fees. Likewise, at the Satellite
Pools, staff will be making spot checks to ensure that
members and their guests are the only ones using the pools.
We recommend carrying pool access cards at satellite pools as well.
B B B B
With regard to public safety, please remember to avoid
leaving valuables in sight in your parked vehicles, even when
they are locked, and of course do not leave your keys in the
vehicle if the vehicle is not in your sight. The safest place to
leave your vehicle is your garage with the door closed!
B B B B
Winston Churchill quote of the month: “Continuous effort -
not strength or intelligence - is the key to unlocking our potential”.
Thanks for listening. Don Maddison
Questions this month have to do with the project budget
and, specifically, the “contingency” line item within it.
There have also been questions about the temporary facilities;
where they will be and how they will be equipped.
Question: I recall that during the pre-vote presentations
your budget carried something like a 15% contingency line
item. I have heard it is a lot less now. Why?
Answer: The Oxford English Dictionary defines contingency
as: “1. A future event which is possible but cannot be
predicted with certainty; 2. A plan for such an event.” So it
is with construction contingency. The Contingency line
item in a construction budget accounts for that which cannot
be predicted with certainty with respect to costs and all the
factors that can affect them. The less the certainty, the more
the contingency; thus the reason contingency is generally
more in the early budgets when less is known (i.e. when
plans have not even been started) and contingency is less
when more is known (i.e. such as right now when our
plans are nearly 75% complete).
One might ask, “Aren’t all costs uncertain until the job is
bid?” Technically that is true. However, project managers,
architects and contractors with years of experience and
current projects underway can estimate fairly accurately
most of the essential costs on any given project. Even with
this experience, however, they do have to make certain
assumptions in the early stages (i.e. how the building will
look, what the finishes might be, etc.). Thus, again, the
need for more contingency in the early stages.
Question: What if you over-budget contingency? What if it
is not needed?
Answer: The simple answer is if it is not needed we will
have a budget savings. Even after bidding, however, we
will keep some contingency in the budget for such items as
Court Resurfacing
Have you seen how fantastic the
courts are looking? Then again, have
they ever been anything but fantastic?
In June, we resurfaced four courts
in the beginning of the month with
another in the last week.
Here are some chaps hard at work
making sure we maintain the best
tennis facilities around.
Clubhouse Update
“unknown conditions” (for example a soil condition that
did not show up in the investigative reports), elective
changes/additions to the scope of the project, etc.
Question: What are we doing in terms of temporary facilities?
Where will they be located and what will they include?
Answer: The temporary facilities will consist of modular
buildings like the type found in some schools and commonly
used with golf developments. Quality can cover quite a
range; some are very nice (indeed, many are more nicely
appointed than our existing clubhouse!). Ours will be
moderate, but nice, and will include a small starter
area/golf shop, a light food area (sandwiches, etc.), indoor
seating area and plenty of deck for outdoor seating. There
is a possibility we will include an espresso maker for those
who need a jolt before an early starting time (or before a
later staring time after a long prior night). The facility will
be approximately 48’ x 60’ and will be located toward the
end of the parking lot adjacent to the driving range.
More questions and answers next month. In the meantime,
and as always, feel free to call me or any member of the
Committee with any question or comment you may have.
Food & Beverage / Social
Chef’s Column
Moraga has one of the best fireworks displays in the Bay Area.
Our chefs prepare a bountiful poolside BBQ with all of your
summer favorites, including Baby Back Ribs and Rebecca’s
Famous Steak Chili. Come and enjoy the beautiful summer
weather, eat and lounge by the pool while our Staff does all the
work for you! Please remember that the regular dining services
will not be offered aside from the tournament and BBQ services.
Swim season is in full swing! Our Swim Meets generate lots of activity and can
create difficult parking situations. The Dining Room is dedicated to solving this issue for you by offering
Valet service during Swim Meets. This service will allow you to enjoy a delicious meal without the worry
of event parking.
Various types of Member Events have been offered by the F & B department over the last few years.
Many were well received while some were cancelled due to lack of participation. In coordination with the
House Committee, a survey has been composed to find out for what kinds of events you, the Member,
would really like to have us present. Please take the time to fill out this survey and provide us with the information
that will assist us in increasing your satisfaction with F & B functions. Please refer to June 25th’s
weekly update for where to find the survey.
There is not much time left before the new building begins. Take advantage of these last months to visit
our Dining Room and Club Events before the opportunity is literally demolished!
Thanks,
Employee of the Month: Paul Kacinski
This month, please join management as we honor Paul Kacinski, our Fleet
Mechanic, as July’s Employee of the Month. Paul’s responsibilities are to maintain
the golf course equipment; including repair of two-cycle, four-cycle, diesel, and
hydraulic systems as well as reel sharpening. As the picture shows, Paul genuinely
likes what he does, and it’s proven in his performance.
Before coming to the Moraga Country Club in 2007, Paul worked as a mechanic
at Valley High Country Club in Elk Grove, Monarch Bay Golf Club in San Leandro,
and nearby Diablo Country Club. Paul is a local Moragan, with family living
close by in Newark.
This established bachelor enjoys spending spare time helping friends fix up
hot rod cars, fishing for bass on the delta, dining on pizza and beer at Pennini’s
or enjoying an occasional game of Black Jack with friends. When asked what he likes for entertainment he
tells us he’s an Oakland A’s fan or he occasionally tunes in to “Deal or No Deal” on TV.
According to golf course superintendent Luis Ballesteros, “We depend on Paul as a key advisor for all
equipment.” Paul believes the high quality of the turf on our golf course makes his job easier, and he credits
“management” as one of the things he likes most about MCC. That kind of teamwork is what we like to
hear—thanks Paul!!

Tennis News
Happy July! What a great summer we are having. The adults hit the courts at 8:30 a.m. and the juniors hit
the courts at noon. It’s crazy-busy but crazy-busy fun! Enjoy it while you can; school is just around the
corner. Our Junior Tennis Staff loves the interaction with the juniors. Hopefully our juniors will come away
with some great memories from their summer experience.
Reminder:
For all you Performance Team players – we are planning our Junior Invitational BBQ on Thursday, July 15th,
from 5:30 – 8:00 p.m. Plan on bringing your racquets and enjoying tennis with your friends and invited guests.
See you on the 15th at 5:30 p.m.
The Junior Awards Night is scheduled for Friday, July 30th with a start time of 5:30 p.m. All juniors and parents
are welcome to attend. The juniors will play tennis for about an hour followed by a short awards ceremony. You
will all share in pizza and drinks after tennis. Mark the date on the calendar and we look forward to seeing
everyone on the 30th.
On Monday, May 24th, the annual Ladies’ Tennis Luncheon and Mixer was held. The morning began with Mark
Orwig and Judy Puckett, (the event’s chairperson) holding their breath, as a light mist fell and coated the courts.
They truly did not know if they were going to be able to play tennis. At 8:45 a.m. Mark made the call and the
event was to go on as planned. The theme this year was “Alice in Wonderland”. Approximately 80 women
enjoyed a fun-filled morning of tennis and then lunch in the clubhouse.
Entertainment was provided by Lucy Sponsler, who wrote three very comical numbers. She was joined in
song by Monica Clark, Kathy Shieman, Helena Singelstad, Ann Marie McGee and Judy Puckett. Laughter
filled the restaurant as each song was performed. Ann Marie McGee and Monica Clark procured over 30
raffle prizes for members to win. Special thanks were given to Kristin Rosenbaum for her two years of
service as the Ladies’ Tennis Chairperson. What a wonderful day!
We are grateful to the following committee members: Jennifer Oyoung and Helena Singelstad for the
outstanding decorations, Cheryl Cushing for name tags and check-in, Tracy Perlee for check-in, Sunun
Faulkner and Dayle Myers for gifts, and Monica Clark and Ann Marie McGee for the raffle prizes.
Upcoming Event:
captain who has captained a team for their time and effort. The time will be 2:00 p.m. to 4:00 p.m. We will put out
an e-mail on details July 1st. The cost of $10 for balls and captains’ gifts will be charged and you will be asked to
bring food or drinks.
Pool News
What you should know about the pools at Moraga Country Club . . .
At the Main Pool
• ACCESS CARDS and Sign-In: Members are required to bring their access card
to the pool to enter the facility. Sign in the number of members in attendance,
as well as any guests at the podium. Access cards and sign in procedures assist
in maintaining member tracking, monitoring non-member violators and clarifying
billing. If you do not have an access card, one can be obtained at the reception desk.
• REST PERIOD: The lifeguard staff enforces a 15-minute rest period at the top of
each hour between noon and 10:00 p.m. Rest period is specifically for children
Christina Risso
Aquatics Director
under 14 years old. During a rest period no one under 14 is allowed in the wading, therapy, or main
pools. Rest period is a time to re-hydrate and use the restrooms.
• Non-toilet trained children must wear waterproof pants. These are available at the pool in the green
sign-in podium.
• Why only seven people in the Therapy Pool? The Department of Health has capacity rules that require
each person in a pool to have 20 sq. feet of water. The Main Pool capacity is 180 people, the Therapy
Pool’s capacity is 7 people and the Wading Pool’s capacity is 15 people.
At the Satellite Pools
• ATTENDANCE: Satellite pools are provided for use by residents of the HOA. Residents are
required to bring their access card and gate key to enter the facility. Security will verify resident
status when patrolling the satellite pools.
With the month of July comes some of the busiest and most exciting times for
the MCC Waves swim team. We are already looking strong in the pool and competitive
in the league, and we plan to continue to build that strength throughout the season
From the Golf Shop
June was an excellent month for golf. We kicked off the beginning of the
month with the much anticipated Men’s Invitational (AKA The Challenge).
The weather was perfect and the tournament went off without a hitch.
Congratulations to the member/guest team of Dean
Okamura and Owen Shibata on becoming the 2010
Champions of the Men’s Invitational. I also would
like to congratulate the teams of Tony Barbagallo &
Wayne Hilty as well as Willie Osterman & Joe Osterman
for making it to the 18th hole on the final shoot-out
(playoff). We hope that everyone had a great time
and that you’ll return next year, even if there is no
clubhouse.
As we step into the heat of summer I feel it’s important
Dean Okamura & Owen Shibata
Challenge Champions 2010
to recap upcoming events and how they may impact
your plans on playing golf. Here is what the July schedule looks like:
1. Event #4 The Member-Member (MGA event). The format is better-ball match play. Each team of two
will play five nine-hole matches and try to accumulate points and win their respective flight. Tee
times will start Friday at 12:30 p.m. (one nine-hole match). Saturday’s round will be a 1:00 p.m.
shotgun and Sunday’s time will be an 8:00 a.m. shotgun.
2. The Couples 4th of July Shamble. The format is a four-person shamble. The 8:30 a.m. shotgun will be
held on Sunday, July 4th, followed by lunch and awards. The cost is $75 per couple or $37.50 per person.
3. Speaking of couples, our first twilight golf outing is slated for Friday, July 23rd, with a shotgun start
at 3:30 p.m.
4. Nike Demo Day. Sunday, July 25th, we will be hosting our annual demo day from Nike from 10:00 a.m.
to 2:00 p.m. We hope to see you there.
5. Junior Golf Camp: the July camp begins July 20th and goes until the 30th. The Cost is $185 per child.
The two times offered are 1:00 p.m. to 2:00 p.m. or 3:45 p.m. to 4:45 p.m. on Tuesday, Wednesday,
Thursday, and Friday each week.
If you have any questions regarding any of these events please don’t hesitate to contact the golf shop and
find out more information.
Golf Quote of the Month:
the ball into the hole, to love it as much or more than mere ball-striking.” - from Golf is Not a Game of Perfect,
Golf Team: SMGA
On May 13th, the men of Moraga played their Annual Shamble Tournament. Everyone drives the ball. The
best tee shot is selected and each individual plays from there. “Jimmy” Brown, Joe Roebuck, and Dave Hoppock,
with the three-player adjustment, shot an outstanding 115 for first place. In second place, also with a 115, was
the team of Bryan Cram, Frank Bonetto, Bob Recker and Mr. Javinsky. Third place was nailed down by Phil
Everist, Howie Brandis, Norm Schlansky, and Chuck Everett. Fourth place went to Billy Reinsberg, Mr. Ben
Joseph, Rich Larsen and the infamous Steve Oliver.
On May 19th, about a dozen Moragans ventured to breezy Rio Vista to play in a two best balls tournament.
Bob Recker paced his team to victory with a smooth 118. In second place was the free-swinging Gene Amato
with a score of 120. “Jimmy” Brown was on the third place team, scoring a 122. Fourth place went to the always
positive Chuck Healy and his teammates with a score of 124 and “Dirty Doug” Brown rounded out the money
winners with a team score of 124 also.
On June 10th, the much anticipated Member/Guest Invitational was held. Let us congratulate Aubrey
Copeland and Dennis Martel for putting together an outstanding event that sets a new standard for Moraga
senior golf. Forty members teed off at 9:00 a.m. with their respective guest for a two-man best ball competition.
When it was over, Yank Eppinger, who shot his second-best score ever (76), and his favorite son, Andy, who
shot his best ever at Moraga (73), walked over the field with a best ball 56. Not to be outdone, they each won a
valuable raffle prize. Isn't it great to win with your son, Yank? Congratulations. Three teams tied at 59 with
Dennis Tierney and his guest winning second on the tie-breaking back nine. Dan Flower and his guest took
third with David Coburn and his partner finishing fourth. Fifth place was taken at a net 60 by Howard Brandis
and his partner. There was then a bunch of 61s with sixth taken by Aubrey Copeland. Did I mention he did a
fabulous job running the tournament? Seventh place was taken by Larry “What, me complain?” Thompson
and his guest. Eighth place was awarded to Steve "The Splendid One" (who almost lost his moniker after 32
penalty strokes in 3 rounds of the Challenge) and his guest. Ninth place, at 62, was won by Herb “The Pinhead”
Gindy who shot a 79, and his partner, former member, Wayne Hilty. Rounding out the top ten were Rich
Larsen and his partner, also shooting a net 62.
Members who won the closest to the pin on the par threes included Gerald Doherty, Drew Ostman,
Howie Brandis, David Hoppock and the fabulous Jim Drennan. Ron Peters won the long drive contest and
Loretta Shlansky’s favorite man, Norman, won the accurate drive with one she described as “straight but
short.” The skills competition was won by the Jim Yeakel twosome, the Jim Drennan twosome and the
Splendorio twosome. Thank you all for participating and we know you had a good time.
Overheard from the nine-hole women (one has to be under a 36 handicap to join the 18 hole women):
“Those senior men do not even play real golf, they actually move the ball all year round”. Well we have been
exposed! What do you think of that, Mr. Oliver and the rest of you? Do we have less integrity than the nine
hole women? Are we weenies or what? I, for one, am embarrassed, and feel that we have been shamed. I have
heard that real men do not touch their golf balls on the course and we probably should talk about it. There will
be more on this subject later.
The MWGA Ladies’ Invitational theme this year, “Willy Wonka
and the Golf Ball Factory,” chaired by Maura Mendoza and
Janine Martillo, was a huge success with 72 participants. It was
a fun-filled, beautiful day with lots of great golf, great weather,
and plenty of treats; even a chocolate fountain on the lunch
buffet table for dipping strawberries and other delicious edibles.
There were three flights, appropriately named Everlasting
Garage Inspections
Members should have received a copy of the new revised Rules and Regulations. The
Rules and Regulations are posted on the Moraga Country Club web site for your convenience
(sign in and scroll over the “Governance” tab; the Rules and Regulations will be under
“Documents”). The revisions were approved by your Board of Directors on February 18, 2010.
Of particular interest is enforcement of two cars being parked in your garage. I have
provided the sections for you here to review:
E2.2 Garages must be maintained in a condition that allows two vehicles to be parked
inside.
E2.3 Association has the right upon proper 24 hour notice to the resident to request
inspection of the garage to ensure compliance of Association regulations in accordance
with CC&R 3.02 (z).
E3.3 Residents must park their vehicles in their garage to its design capacity at all
times in accordance with CC&R 3.02 (q).
Starting in July, security will start to contact residences with one or two cars constantly
parked in driveways to confirm that there are also two cars parked in the garage. Your
cooperation in this endeavor will be greatly appreciated as we work towards greater
compliance within the Moraga Country Club Homeowners Association.
It is that time of year to check irrigation components for efficiency to help conserve on
water usage during the warmer weather. If you notice irrigation running excessively
please report it at the front office.
Chemicals in our Landscape
We are making efforts to reduce wasted use of chemicals in our landscape. Our efforts
so far have been mulching our shrub beds to help reduce the need for herbicide spraying
to control the weeds and reduce the need to fertilize.
We are cutting our grass clippings and recycling them back into the soil grass areas.
This recycling technique is a great benefit to the landscape. It provides an even and
