Strowan property
sells for $4m,
breaking
records
NEW HIGH: A Halton St home has sold for $4 million – a new record for Strowan, and the highest price paid for a property at auction in Christchurch
this year.
A HALTON ST home has sold
for $4 million, the highest price
ever for a property in Strowan.
It is also the most expensive
property to sell at auction in
Christchurch this year.
The five-bedroom, twobathroom
home was bought by a
Canterbury family, who had been
looking for a year for their next
home, OneRoof reported.
They fought off four other
local buyers in Harcourts
Gold’s auction room on
Thursday, including two
who actively bid on it.
A vendor bid of $2.5
million opened the
auction, which went up in
mainly $25,000 to $50,000
increments.
Harcourts Gold
Mark
Morrison
auctioneer Mark Morrison
said once the home was
announced on the market
at $3.8m, just two buyers
battled it out.
The sale price exceeded
the vendors’ expectations
by $200,000.
“The bids were relatively
large and strong,”
Morrison told OneRoof.
The $4m sale price topped
Strowan’s previous record price
of $3.76 million, paid at auction
last November for a 1920s home
on Normans Rd.
Morrison told OneRoof the
Halton St house was a standout.
“It’s the sort of home that pops
up on the market and buyers go,
‘Jeez, we’ve got to secure this’.
That sort of home you jump on.”
Harcourts Holmwood agent
Kathryn Picton-Warlow had been
working with the buyers for 12
months, searching for the ideal
family home.
The buyers were moving
from the country into the city
and were looking for a home
with space, which Halton St
offered.
Wetland restoration work to start
• By Dylan Smits
start date not yet set.
WORK ON environmental
Heathcote city councillor Sara
development at Ferrymead Templeton said the development
Regional Park and the
is the result of nearby residents
surrounding pasture will start pushing for natural restoration.
soon.
“Making sure we have native
The $1.4 million plan will see species thriving near the estuary
and more native species planted to Stage two will see tidal
This will encourage
natural regeneration of
council acting head of
parks Rupert Bool.
The development area
sits between Tunnel Rd and
Bridle Path Rd, with the
golf club and heritage park
located within.
Stage one of the
development will likely
be under way early next
month at the latest, said
Bool.
The pines along the
Ōpāwaho River Track will be cut
down over about six weeks to
prepare the estuary edge for the
planting of about 12,000 native
species.
It will take about four weeks to
complete the plantings.
The lower Avoca Stream and
connected saltmarsh will then be
planted with more natives with a
Work on stage two
will start some time next
year, with the whole
plan expected to be fully
implemented by 2030.
These projects will see
most of the land north
and west of the golf
club restored to coastal
wetland.
Bool said the city
council has worked out a
transition plan with the farmer
who uses paddocks within the
area for grazing livestock.
“We will be gradually removing
grazing from the paddocks that
can be seen from the Tunnel Rd
motorway within Ferrymead
Regional Park,” Bool said.
the paddocks will occur gradually
Furry models
wanted for
fundraising
calendar
• By Shelley Topp
THE SPCA is calling on dog
and cat lovers to enter
their animals in the
organisation’s Pets of the Year
2025 calendar competition.
This year New Zealand’s
largest animal charity has
two calendar categories, cat
and dog, said the SPCA’s chief
executive Todd Westwood.
‘‘This is a chance to put
your pet photography skills to
use, and capture your furry
friend’s fabulous side. Or maybe
you have a gem already on your
camera,’’ Westwood said.
‘‘While the top 12 fundraisers
will be our monthly stars,
any pet profile which raises more
than $150 will be guaranteed a
spot inside the calendar.’’
Every dollar raised as part of
the Pets of the Year competition
goes directly into funding the
SPCA’s work.
‘‘As your pet’s photo generates
donations, sick, injured and
vulnerable animals around New
Zealand will get the help they
need because of it,’’ he said.
Decent-sized section in
desirable area hard to beat
• From page 1
The swimming pool and tennis
court were also big drawcards.
Picton-
Warlow told
OneRoof her
buyers felt
Strowan was an
up-and-coming
suburb, and offered
more value
for their money.
The same
property in
neighbouring
Kathryn
Picton-
Warlow
Fendalton, she said, would cost
about $6m.
“They just really valued having
a sense of space and larger land,”
she said.
“They were happy to pay up
for it too because they knew the
values and just really liked the
positioning, the northwest facing
section – just a lovely aspect to it.”
Harcourts Gold listing agent
Cameron Bailey
said the sale
showed properties
with good
landholdings
were hard to beat.
“You can’t
beat big land is
what it tells me.
It pulled people
Cameron
Bailey
WELL POSITIONED: A Canterbury family had been house hunting for a year before buying
the Halton St property.
out of the woodwork. The land
protects your future values really,”
he told OneRoof.
“It’s always been the way.
Land goes up in value, buildings
depreciate so the more land
you’ve got the better off you
are, and the more land you’ve
got the easier it is for people to
substantiate the price.”
Bailey said properties at the
higher end of the market were
slower to sell than those priced
between $600,000 and $1.5m, but
“good properties like Halton St
were always busy”.
Thursday June 27 2024
The owners were selling
because their kids had left home
and they were downsizing.
“It’s the sort of property you
buy for 10 to 15 years while your
kids are at that age and when
your kids leave you downsize,”
he said.
Boys’ High aim to capitalise on form
while St Bede’s strive for home win
• By Sam Coughlan
CHRISTCHURCH Boys’ High
School will look to keep their
good form rolling against St
Bede’s on Saturday.
Boys’ High have piled on the
points in their last two games,
beating Selwyn Combined 62-0
and Timaru Boys’ 61-0 in the
Miles Toyota Premiership.
They sit third on the ladder,
one point behind St Thomas
and five behind leader Nelson
College.
Head coach Rhys Archibald
said their form wasn’t down to
any magic formula – they’ve
just been at their best after an
opening-round loss to Nelson.
“To be honest, the last four
games we’ve played, I just think
that we’ve probably proven to be
the better team,” he said.
“Like (Selwyn) on Saturday,
they’ve got some fine players out
there, but we’ve just got a little
bit more to work with than what
they have.”
St Bede’s head coach Kurt
Paterson agreed his side have
their work cut out for them, but
believes they can spring an upset.
“We’ll have to play well, but we
are playing well.”
St Bede’s are sixth on the
Paterson said they’d picked up
a lot of confidence from their 44-
19 dismantling of Timaru Boys’
High on Saturday.
“I think that confidence . . . is
going to help us.
“Being at home, in front
of our school is big, I’m sure
we’ll draw a crowd. Hopefully
that confidence will translate
to another pretty good
performance on Saturday,”
Paterson said.
Hot broth and warming honey apples
Nigel Slater helps
warm our days with
a broth of leeks and
lentils, followed by
baked apples with
honey and raisins
A soup of leeks and lentils
A light main course, substantial
enough for lunch and, if you
include the stems of rainbow
chard, rather more cheerful than
the usual lentil soup. A large pot
will last a day or two, but avoid
letting it boil for more than a
minute or two, so the greens still
taste fresh and lively. The miso
may seem an unusual addition for
lentil soup, but it introduces the
sort of savoury depth a soup needs
on a cold winter’s day.
Ingredients
Serves 4
600g leeks
30g butter
250g carrots
2 stalks celery
75g small lentils, green or brown
1 litre vegetable stock
1 heaped Tbsp light miso paste
150g leaves of spring greens,
cabbage, chard
1 small lemon
Method
• Cook the lentils in boiling,
lightly salted water for about 15
minutes, until tender but not soft.
Drain and set aside.
• Trim the leeks, discarding the
roots and the tough tips of the
leaves. Slice the leeks into rings
about as thick as a pencil, then
pile into a colander and wash very
thoroughly in cold water.
• In a large saucepan, melt
the butter, stir in the leeks and
cover the surface with a piece
of greaseproof paper or baking
parchment. This will help the
leeks to cook in their own steam
without browning. Cover with a
lid and leave to simmer.
• Peel and finely dice the
carrots and add to the leeks, then
finely dice and stir in the celery.
Continue cooking for about 10
minutes, until the vegetables are
tender.
• Stir in the vegetable stock
and the miso paste and continue
cooking for about 10 minutes.
• Wash the greens, roll them
up and shred into ribbons. I like
to keep them quite wide, like
pappardelle. Stir them into the
soup and continue cooking for 3
or 4 minutes until the greens have
relaxed. Finely grate the lemon
and stir into the leek soup and
check the seasoning, adding salt
and black pepper. Ladle the leek
soup into deep bowls, the lentils
scattered over the surface.
Baked apples with raisins,
honey and cranberries
You can use a Bramley-style
cooking apple or a large, sweet
dessert apple for this. Do score
the skin of each apple around its
tummy, so the skin splits in a wide
smile as they bake. (Should you
forget, your apples may explode
into a sweet, frothy mess.)
Ingredients
Serves 6
6 large apples
For the filling
100g plain cake crumbs or
brioche
½ tsp mixed spice
4 Tbsp runny honey
3 heaped Tbsp golden raisins or
sultanas
60g cranberries, fresh or frozen
6 heaped Tbsp redcurrant jelly
250ml orange juice
To serve
A jug of cream
Method
• Preheat the oven to 180°C.
• Remove the core from the
apples with an apple corer or
small, sharp knife. Score the
apples around their horizon,
cutting through the skin, but not
too deeply into the flesh. Place the
apples in a baking dish, but make
sure they are not quite touching.
Allow them a little room in which
to puff up.
• Make the filling by crumbling
the sponge cake crumbs into a
mixing bowl. Then add the mixed
spice, honey, golden raisins and
cranberries to the crumbs. Warm
the redcurrant jelly in a small
saucepan until it melts, then stir
into the crumb mixture.
• Stuff the hollows of the apples
with the fruit and crumb filling
using a teaspoon, scattering
any surplus around the base of
the fruit. Pour the orange juice
into the baking dish, then bake
for about 50 minutes until the
skins have split open. The apples
should be soft and frothy, but not
collapsed, so keep an eye on them.
• Serve with the juice in the
baking dish spooned over them or
with a jug of cream.
