A Subdued Market Amid<br />

Economic Challenges.<br />

<strong>RE</strong>INZ April data: 14 May 2024<br />

The <strong>Real</strong> <strong>Estate</strong> Institute of New<br />

Zealand (<strong>RE</strong>INZ) released its April<br />

2024 data today. The data shows sales<br />

activity lifting in almost all regions<br />

compared to storm-affected April<br />

2023, and year-on-year pricing edging<br />

up, continuing a trend seen in recent<br />

months.<br />

<strong>RE</strong>INZ Chief Executive Jen Baird says that the<br />

market is subdued, despite nationally seeing<br />

higher sales counts, properties selling more<br />

quickly, increased stock levels, and more listings,<br />

compared to a year ago. These increases are a<br />

contrast with the much lower measures seen<br />

in April 2023, following the impacts of weather<br />

events like cyclones Hale and Gabrielle, but are<br />

below the average for this time of year longerterm.<br />

The total number of properties sold in New<br />

Zealand decreased by 17.3% compared to March<br />

2024, from 6,721 to 5,559, and increased by<br />

25.3% year-on-year, from 4,438 to 5,559. All but<br />

one region saw increased year-on-year sales<br />

activity, the exception being West Coast, where<br />

sales decreased by 5.3% compared with April<br />

2023.<br />

“Sales activity lifted in 15 of 16 regions,<br />

compared with April 2023. Ten of those<br />

regions recorded increases of over 20%, with<br />

Marlborough (45.8%) recording the highest<br />

year-on-year lift in sales. The April 2024<br />

sales figures reflect greater demand, after<br />

the impacts of weather events in early 2023.<br />

However, sales figures are still below long-term<br />

averages in many regions.”<br />

Nationally, median Days to Sell decreased by 3<br />

days, from 46 to 43 days, compared to a year<br />

ago. For NZ, excluding Auckland, median Days<br />

to Sell decreased by 7 days year-on-year, from<br />

48 to 41 days. In 13 of 16 regions, median Days to<br />

Sell were lower compared with April 2023. The<br />

biggest decreases were in Tasman (down 29<br />

days), Marlborough (down 18 days), Northland<br />

(down 17 days), and Wellington (down 11 days).<br />

In contrast, some regions recorded the highest<br />

median days to sell for several years: Auckland<br />

had the highest days to sell in the month of<br />

April since 2001, Manawatu-Whanganui since<br />

2015, and West Coast since 2019.<br />

The national median sale price increased by 1.3%<br />

year-on-year, from $780,000 to $790,000, and<br />

decreased by 1.3% compared with March 2024,<br />

from $800,000 to $790,000. For NZ excluding<br />

Auckland, the median price of $700,000 was<br />

the same as for April 2023; month-on-month, it<br />

decreased by 1.7%, from $712,000 to $700,000.<br />

“The median national sale price has now<br />

increased year-on-year for the third consecutive<br />

month, and sales are picking up as well. There<br />

are vendors who will need to sell and don’t want<br />

to wait any more, and these vendors will need to<br />

set realistic expectations, both for price and the<br />

time needed to sell their property. The median<br />

price for NZ excluding Auckland hasn’t changed<br />

compared with April 2023. This may suggest<br />

that, with more properties to choose from,<br />

some buyers have less competition from other<br />

buyers, and some are more comfortable taking<br />

a stronger approach to their negotiation.”<br />

Listings nationally increased by 34.9% yearon-year<br />

from 7,142 to 9,636, continuing a trend<br />

since the start of 2024. Thirteen of 15 regions<br />

saw year-on-year increases in listings, with nine<br />

recording increases of over 25%. Wellington<br />

had the biggest increase, up by 318 listings<br />

year-on-year (69.0%), followed by Otago, up<br />

107 (55.2%); Marlborough, up 35 (46.1%); and<br />

Auckland, up 1,034 (41.1%). National stock levels<br />

also increased year-on-year, with 18.1% more<br />

available properties for sale in April 2024.<br />

The HPI for New Zealand stood at 3,629 in April<br />

2024, down by 0.8% compared to the previous<br />

month and up by 2.8% for the same period last<br />

year. The average annual growth in the New<br />

Zealand HPI over the past five years has been<br />

5.8% per annum, and it is currently 15.1% below<br />

the peak of the market reached in 2021.<br />

While the April data shows more activity in the<br />

housing market, with year-on-year increases in<br />

sales, listings, stock levels, and median prices,<br />

it’s clear that economic factors are creating<br />

headwinds.<br />

“Activity is picking up for the housing market<br />

as we move into autumn, with sales lifting and<br />

more choices for buyers. However, the likelihood<br />

of interest rates staying at these elevated<br />

levels for a while, and more talk of job losses,<br />

continues to lead to caution among some<br />

buyers.<br />

“There seems to be plenty of buyer interest,<br />

with many seeing the current price levels as<br />

attractive, but some are taking their time before<br />

making a decision. Similarly, some vendors are<br />

selling now and are open to meeting the market<br />

with their pricing, while others prefer to wait.<br />

Nationally, prices are still below their peaks<br />

from a few years ago and sales are still lower<br />

than long-term averages. Although the cooler<br />

months traditionally lead to activity slowing<br />

down, demand for properties may increase as<br />

investors return to the market in response to<br />

upcoming changes to the bright line test and<br />

the reintroduction of interest deductibility on<br />

investment properties. With this in mind, buyers<br />

may want to act now,” adds Baird.<br />

DOUBLE DECADE FOR <strong>RE</strong>/<strong>MAX</strong> LEGEND<br />

Garry Malcolm, Managing Director of<br />

<strong>RE</strong>/<strong>MAX</strong> Team <strong>Real</strong>ty, and wife and<br />

business partner Maree, celebrated<br />

20 years of continuous service with<br />

<strong>RE</strong>/<strong>MAX</strong> in New Zealand this May.<br />

After signing a franchise agreement in May<br />

2004, Garry and Maree went on to grow a<br />

successful real estate business recognised as not<br />

only a leading office in the New Zealand network<br />

but in the global <strong>RE</strong>/<strong>MAX</strong> network as well.<br />

<strong>RE</strong>/<strong>MAX</strong> New Zealand Chairman Don Ha used to<br />

call Garry the ‘Jedi Master’ but now says he’s the<br />

‘Master Yoda*’.<br />

“Garry demonstrates incredible loyalty and<br />

support for the brand, for which I can't thank<br />

him enough,” Don says. “Even after two decades,<br />

he is actively and continually promoting<br />

<strong>RE</strong>/<strong>MAX</strong> at a level few others can demonstrate.”<br />

The <strong>RE</strong>/<strong>MAX</strong> New Zealand leadership team<br />

describe Garry as a long-term thinker and the<br />

first person who people go to for advice and<br />

direction on operational maters and profitability,<br />

with other broker owners often spending time<br />

in his business to learn strategies for success in<br />

their own.<br />

Garry represents all broker owners on the<br />

<strong>RE</strong>/<strong>MAX</strong> New Zealand Board Advisory Group –<br />

other members are Chairman Don Ha, CEO Mala<br />

Maharaj and National Licensing and Compliance<br />

Manager Alan Elliott – which meets once a<br />

quarter to address the direction for <strong>RE</strong>/<strong>MAX</strong><br />

New Zealand, growth in agents and offices,<br />

training, marketing, technology and initiatives.<br />

Reflecting on his business achievements, Garry<br />

says he couldn’t have done it without Maree.<br />

“I’ve always said that my success is the result of<br />

surrounding myself with people who were better<br />

and smarter than me, and that started 50 years<br />

ago when Maree and I got married.”<br />

He has a theory on why his successful team,<br />

led by him and Maree as broker owners, is by<br />

majority, women.<br />

“I think it is because women are better at multitasking<br />

and better at relationships, especially<br />

when they have families of their own.”<br />

Another contributing factor in <strong>RE</strong>/<strong>MAX</strong> Team<br />

<strong>Real</strong>ty success is longevity, with a number<br />

having been with him for over a decade, and<br />

one agent for 19 years.<br />

“While we have the greatest respect for all our<br />

clients, it is the people on our team, the sales<br />

agents and support staff, who are the most<br />

important people in our business.”<br />

Almost half of Garry Malcolm’s real estate career,<br />

which began in 1981, has been with <strong>RE</strong>/<strong>MAX</strong>.<br />

“Through my two <strong>RE</strong>/<strong>MAX</strong> decades, I have<br />

worked with wonderful people and I value their<br />

support immensely. When I began, the region<br />

was under US direction, then it was the Davorens<br />

and Chris Chapman, and then Don and Mala.<br />

I’ve enjoyed the support and friendship of many<br />

quality professionals - fellow broker owners and<br />

regional owners - in New Zealand, in Australia<br />

and worldwide.”<br />

Garry laughs that while he may have a<br />

succession plan in place, the details will be<br />

announced when the time is right, though Maree<br />

plans to retire at the end of June when she will<br />

spend more time with her other passion, tennis.<br />

Golf is Garry’s other passion. He’s a member<br />

of the New Plymouth Golf Club, is widely<br />

recognised for his <strong>RE</strong>/<strong>MAX</strong>-branded golf cart<br />

and has been playing for as long as he’s been<br />

with <strong>RE</strong>/<strong>MAX</strong>.<br />

“I must admit to always thinking about real<br />

estate, even on the golf course, and while I turn<br />

my mobile off for the Saturday comp, everyone<br />

knows I keep it on during social games. And I do<br />

enjoy that extra shot I get on the hole I sponsor!”<br />

While winning ‘match play pairs’ at his club is<br />

up there, <strong>RE</strong>/<strong>MAX</strong> figures among Garry’s great<br />

golfing moments, including playing with broker<br />

owners and agents in Bangkok at the Asia<br />

Pacific Convention.<br />

“Not so great was missing out on playing golf at<br />

the global R4 convention in Las Vegas because I<br />

had been invited to sit on a panel,” he says.<br />

His memorable <strong>RE</strong>/<strong>MAX</strong> moments are numerous.<br />

“We launched <strong>RE</strong>/<strong>MAX</strong> Team <strong>Real</strong>ty with a<br />

4th July opening, which was synonymous with<br />

the US origins of <strong>RE</strong>/<strong>MAX</strong>. Maree’s parents<br />

had bought the building for us to lease for our<br />

business. Maree and I now own it outright and<br />

<strong>RE</strong>/<strong>MAX</strong> Team <strong>Real</strong>ty is still located there.”<br />

The office opened with Garry, Maree, one sales<br />

agent and one support person. That grew to 15<br />

sales agents by the close of their first year.<br />

Other highlights for Garry and Maree include<br />

being in the top three <strong>RE</strong>/<strong>MAX</strong> offices in New<br />

Zealand since they began the business, winning<br />

international Broker Owner of the Year in 2013<br />

and accepting that award at R4, with many<br />

thousands in attendance, and Garry’s invitation<br />

to the <strong>RE</strong>/<strong>MAX</strong> New Zealand Advisory Board<br />

around eight years ago.<br />

“Always a highlight and very important to<br />

me is the support we’ve been able to give<br />

in sponsorship and community involvement<br />

through our <strong>RE</strong>/<strong>MAX</strong> standing.”<br />

Ten years after entering the industry as a sales<br />

agent, Garry became an associate of <strong>RE</strong>INZ in<br />

1991. He served two separate terms as Taranaki<br />

District President and has served on the District<br />

Committee for 30 years, after which he was the<br />

<strong>RE</strong>INZ Ambassador for the Taranaki Region.<br />

In 2002, he was appointed a Fellow of the <strong>Real</strong><br />

<strong>Estate</strong> Institute of New Zealand, recognising his<br />

commitment to the real estate industry.<br />

Garry says that celebrating this 20-year<br />

anniversary was a milestone that reflected his<br />

confidence and pride in the global <strong>RE</strong>/<strong>MAX</strong><br />

brand.<br />
