noviniti, together with our solar provider, are able to design, fund and implement a solar solution as part of a
new development or on an existing site. Installing solar panels is one of the best ways to lower electricity bills and
decrease the carbon footprint. Solar arrays can be installed in numerous locations where there is adequate sun
exposure. The solar options include:

sustainable, energy efficient and each should have a positive impact upon the people who use them and the
environment in which they are built. The systems and processes we put in place today will have far-reaching
implications for future generations to come.
Working with the public sector, we understand our shared goal of striving to achieve a net zero position. Our
infrastructure developments allow us to modernise the solutions on site creating the opportunity to support an
organisation’s CSR strategy. To support the public sector in reducing their carbon footprint, noviniti has expanded
our portfolio of solutions we offer our clients with the introduction of solar energy provision.
• On the top level a new multistorey
car park or decked car
park as part of an existing or
current noviniti project. Car
park roofs are usually sizable
areas that receive plenty of
sunlight throughout the day,
making them efficient locations
for solar installations. The direct
overhead location means they
can also double as shades in
uncovered car parks, protecting
vehicles from harsh sunlight and
heat.
• On the roof of a building, for
example on a hospital Main
Entrance. Rooftop arrays are the
most common type of solar panel
system. These arrangements
mount directly to the roof, ideally
on a south-facing slope, however
rooftop systems are installable
on any roof with adequate space
and sun exposure
• Ground mounted on an area of
land or on an existing building
within close proximity to where
the electricity would be required.
These mounts allow for multiple
solar panels in an area that gets
the most sun. Ground mounts
can also be linked to rooftop
arrays to fully maximise solar
energy collection and reduce
reliance on grid power.
Using noviniti’s standard leasing structure, the implementation of the solar arrays and associated contracts can
be implemented without the requirement for a full procurement process.

The Science
Our Model
A solar photovoltaic (PV) array is a group of connected modules (panels) designed to collect and convert sunlight into
energy. To create solar energy, sunlight needs to hit the panels’ photovoltaic cells. The sunlight sets electrons in motion
producing direct current electricity, which can be used to power various devices or be stored in batteries.
noviniti will work with you and our solar providers to identify suitable sites,
model the energy generation and decarbonisation potential
The location of the panels affects the energy production with south facing panels delivering the maximum output
(though east or west facing systems also provide ample energy).
Our design team will create initial feasibility plans for internal board approval
through to full drawing packs for planning and legal documentation
All equipment supplied will be ethically sourced within the supply chain
noviniti, together with our funding and solar partners, will provide the necessary
capital to fully fund the project, from conception through to completion
The scheme is installed and the benefits of clean, green energy are realised
The solar provider’s commitment will include ongoing maintenance,
replacement and management of the equipment for the term of the lease

The Benefits
of Solar Array
The solar provider will be granted a lease of the defined
area for a term of 25 years and install, maintain and
manage all the equipment and structures associated
with the solar array for the duration of the term.
There are multiple benefits associated with
this solution including:
• No capital requirement - The costs of
designing, building and maintaining the solar array
are met by the solar provider
• Annual income - The solar provider will pay a
fixed annual revenue which is subject to annual RPI
review until 2030 when the measure of CPIH plus
1% will be introduced, with 2% collar and 5% cap
• Reduction in CO2 emissions - Using clean,
renewable energy from solar significantly reduces
carbon emissions. An NHS Trust installing a solar
solution on top of a new multi-storey car park can
save the Trust circa 160mt of carbon emissions a
year. This is the equivalent to the CO2 absorption
of 7,272 trees
• Reduction in grid dependence - Generating
electricity means there is less dependence on
buying energy from the grid
• Improved protection - Partially covered top
deck of the MSCP providing shading against
the elements
• Lower electricity costs - All surplus power can
be purchased at a discounted rate. For example, an
NHS Trust purchases at the current rate of £0.28
per KWh and the cost from the solar provision is
£0.19 per KWh. The saving for this Trust amounted
to £33,980 per annum
