Hot Property Hot Property Word on street: Avalon Beach officially ‘hot’ If you are planning on buying property and on the hunt for the next “hot” suburb you don’t have to look far with Avalon Beach named as one of the 100 locations across the country to watch. Avalon Beach and Dee Why were the only suburbs on the Northern Beaches included in the annual realestate.com. au ‘Hot 100’, which lists 100 Australian suburbs that are tipped to outperform in 2024 and beyond. The list was compiled by a panel of industry professionals based on several economic and local growth drivers, such as supply and demand, population growth and infrastructure projects, which are expected to boost prices in the short to medium term. Avalon Beach was nominated for its location and amenity, while down the coast Dee Why made the list based on affordability. Property prices along the Northern Beaches pulled back in 2022 after skyrocketing during the pandemic, and Avalon Beach has seen a 12 per cent correction in house prices since the peak in March 2022. But according to LJ Hooker’s Christine Mikhael, the beachside village is now at a turning point. “Avalon has seen a rebound STREET APPEAL: 71 George St, Avalon Beach (see panel story right). in house prices with a 2.40 per cent increase since May,” Ms Mikhael said. “The suburb’s beachside appeal and strong demand, particularly from Eastern Suburbs upgraders, should contribute to price growth over 2024.” Young families who can afford it are moving into Avalon Beach in droves, with a quarter of the population aged under 20 – higher than the state average, according to PropTrack data and economic analysis. PropTrack director of economic research Cameron Kusher said that while there were never any guarantees which locations would outperform, the Hot 100 list gave buyers insights into the thinking of experts and what they believed were key drivers of price growth. “There are a lot of things that make a suburb ‘hot’; it can be in a desirable location that drives more demand, it can be undergoing gentrification to make it more attractive, it can be relatively affordable to other surrounding suburbs,” Mr Kusher said. “Of course, there are always individual suburbs and locations that will either underperform or overperform.” – Lisa Offord Sneak a preview You could be among the first to view this contemporary coastal home at 71 George Street Avalon Beach, with local LJ Hooker agent Peter Robinson planning on opening its doors for Auction Preview Inspections from January 13. ansforming their backyard Tinto a captivating oasis became Luke and Tania’s mission when they acquired their 1970s Pettit & Sevitt home in North Balgowlah. The unruly 780m2 garden posed a challenge, prompting them to seek the expertise of Matt Poiner, the visionary behind The Conscious Gardener in Avalon. This was a garden makeover; it was the creation of a beautiful awareness-filled landscape. The journey unfolded as Matt’s discerning eye identified a starting point: a concrete aggregate pour around the pool, with knife-edge surrounds. Tania shared: “Matt’s process was always about the garden – he calls himself the ‘conscious gardener’, and that couldn’t be more fitting. He is so aware of your requirements, the aesthetic, and how you want to use the space.” As the transformation unfolded, tall trees made way for carefully curated foliage, including broad-leaved Elephant Ears and dotted Hibiscus allowing for more light. Dimmer uplighting was installed to ‘hero’ the tropical space after dusk, adding magic to the atmosphere. The battleaxe block’s slope presented a unique challenge, met with Matt’s clever suggestion of a sandstone retaining wall, featuring repurposed blocks from the property creating a sunny courtyard.
