Willis Allen Helps Clients Navigate a Challenging<br />

(OR EVER-CHANGING) Real Estate Market<br />

Once again we find ourselves in the middle of a real estate market that is burdened by a<br />

number of forces that are out of our control. The recent quick rise in interest rates changed the<br />

landscape for both buyers and sellers. Buyers have seen rates double in the past year. While a<br />

year ago many buyers were able to qualify for an owner-occupied loan of approximately three<br />

percent, that rate is now hovering around six percent! We have lost many buyers because of this,<br />

and for those who are still ready to make a move, there is simply no inventory available to them.<br />

That’s because sellers are experiencing a real dilemma. For owners who have lived in<br />

their homes for five to 10 years, they are sitting on an investment that has greatly appreciated.<br />

However, the current tax laws have devastated these owners’ potential profit. For example, if an<br />

owner has $1 million of equity in their home (not unreasonable in San Diego County, especially<br />

for those who have lived in their home for many years), they would be confronted with an<br />

astonishing capital gains tax of approximately $400,000 if they sold their home. Seasoned sellers<br />

will not bear this burden; instead, many simply choose to make changes to their existing homes<br />

and remain in place. Elevators, handicap access and other amenities are installed to make homes<br />

livable for this season of life, and no sale takes place.<br />

Even though we have buyers in desperate need of housing, there is no inventory on the<br />

market available for them to purchase. Within the past year, San Diego County had approximately<br />

6,000 available properties for sale, but last month our firm was only able to identify 1,700<br />

purchase possibilities. High demand and low inventory – it’s an economic quandary that keeps<br />

prices up, and it is a problem that will be with us until inventory levels rise. Our key to a better<br />

tomorrow in the real estate realm is for people to start believing in a growing economy and<br />

favorable mortgage rates.<br />

Unfortunately, it is unlikely that capital gains taxes will decrease since government officials<br />

don’t seem to recognize this as a viable solution for the real estate market. This is despite the<br />

fact that historically (during the Reagan administration, for instance) lower capital gains taxes led<br />

to more real estate transactions. In turn, this policy of lower capital gains taxes generated more<br />

net tax revenue to the government. I would argue that this is what we need now, but we simply<br />

cannot count on it. Instead, we must look beyond this and count on history repeating itself so<br />

that we will see a growing market in the next 10-20 months. The 1980s, 1990s, and 2000s all<br />

experienced this. Many astute buyers purchased property in those down turns and now are<br />

enjoying substantially increased equity values.<br />

So the lesson is: don’t wait to buy. Prices are not going to get any cheaper. Don’t let<br />

mortgage rates scare you away. Instead, trust that your real estate investment will continue to do<br />

what it’s always done in the long-run – put sweet equity in your pocket. Many older properties<br />

can become modern perfection with a little imagination and investment, which increases your<br />

equity, profit and net worth. I believe we will again see appreciation rates exceed the cost of the<br />

interest charged for your mortgage, and property owners will enjoy the benefit of tax savings<br />

that homeownership affords along the way, as well.<br />

At Willis Allen Real Estate, we are spending countless hours looking for ways to help our<br />

buyers and sellers. When we see a need for physical or cosmetic improvements on a potential<br />

new listing, for example, we have contractors available to assist in capturing higher values for<br />

our sellers. We’ve even worked out a deal with some of these contractors to delay payment on<br />

these improvements until after we close the transaction with the new buyer. At all times, we<br />

counsel our buyers and sellers to establish a plan that satisfies their needs and desires. We not<br />

only listen, but we are also determined to protect the financial health of our clientele and create<br />

a comfortable and seamless transaction.<br />

As mentioned above, we encourage buyers to not be afraid<br />

to purchase real estate..it will grow in value in the next many<br />

years and to help make our community worth more to enhance<br />

the value of your properties, we have actively involved ourselves<br />

in each of San Diego’s various cities and communities. We want<br />

San Diego to look as pristine and beautiful as ever, and we want<br />

people to continue to truly desire to live here.<br />

As examples, we have done much in North County to<br />

accomplish this over many years. Also, we are now actively<br />

involved in the “Enhance La Jolla” Maintenance Assessment<br />

District that aims to transform Girard and Prospect Streets<br />

by creating pocket parks, beautiful sitting benches, abundant<br />

lighting, and more. This “streetscape” effort is supported by<br />

funding that is overseen by the La Jolla Community Foundation, a<br />

501(c)3 non profit fundraising allowable tax benefit to the donor.<br />

The first phase will be an investment of over $6 million dollars.<br />

One half has already been pledged and we, along with many<br />

community members, are committed to make this happen. We<br />

have a strong and involved oversight board, so please continue<br />

to watch as this successful venture unfolds in the near future.<br />

This is but one of many commitments that will truly help<br />

elevate San Diego to one of the greatest cities in the world.<br />

Madison on Park’s sibling restaurant, Madi, is located on Adams Ave in Normal Heights<br />

and opened with one mission: to free brunch from its weekend-only existence. Open<br />

from 8am to 2pm every day of the week, diners can choose from a wide array of items<br />

that can oftentimes only be found on Saturday or Sunday in many places.<br />

While everything that we’ve tried on the menu here has been delicious (with some of the<br />

friendliest staff that we’ve encountered), we’d be remiss if we didn’t mention what has to<br />

be their signature item: waffle churro sticks. Four very large and gridded sticks are served<br />

sprinkled with cinnamon and sugar- a garnish of mint is added for good measure. Each<br />

of these “churros” are crisp on the outside, with the perfect amount of chewiness within.<br />

Each order comes with fresh berries and two dipping sauces: a maple cream cheese and<br />

a jalapeno-blackberry sauce.<br />

Generous floor-to-ceiling windows bathe the interior in sunlight, casting a warm glow<br />

upon the intricate woodwork and enveloping the retro pastel palette of the 70s and 80s.<br />

Verdant flora adorns the outdoor patio, somehow managing to make each of their open<br />

hours feel like a freshly dawned morning.<br />
