GENSLER’S FIFTH + TILLERY
HERALDS THE NEW
SUSTAINABLE, WELLNESS-
INFUSED OFFICE BUILDING
By Michael Waddell
Photos by: Matthew Neimann
Fifth +Tillery, a wellness-focused office building, is the result
of a design-build collaboration between the client and Gensler,
to reimagine the possibilities of a post-industrial site in East
Austin. The project started with the ask to reposition a large
300’x200’ warehouse as a place for creative companies to
come together. The client also wanted the design to minimize
the environmental impact and create a positive contribution to
the surrounding neighborhood.
With the site located at the junction between an industrial
area to the south and the vibrant Govalle neighborhood to the
north, it was important the approach celebrate and soften the
transition between the two contrasting districts. There was
only one main constraint — the design team had to work within
the footprint of the existing warehouse as part of the adaptive
re-use entitlement process.
The Office Building Turned Inside Out
As we set out to design the building, the client challenged the
team to be curious and look for ways to do more within the
constraints. How could we design a building that was not only
a great place to work, but also improve the performance of the
building and site — all while creating a place that welcomed the
broader community?
We started with designing a workplace that featured ample
daylighting and access to nature and fresh air, which are
proven strategies for supporting employee mental health and
wellbeing. After studying skylights, lightwells and atriums we
posed a question to the client: what if we just turn the building
inside out?
By carving a central courtyard through the space and bringing
the traditional core functions of an office building to the
exterior, we could introduce landscaping to the warehouse
footprint. In turn, this helped break down the scale of the
building, drawing in daylight and fresh air to the central areas.
The elevators open directly to the exterior, connecting to
elevated walkways that serve as multitenant corridors. To
urge employees to go outdoors and engage with each other,
we created a series of varying outdoor spaces on each level,
from the ground level courtyard to third floor roof terraces that
overlook downtown.
In place of a traditional office lobby, we designed a large
entry plaza which opens to the south to capture predominant
breezes for passive cooling. From there, we introduced a large
social stair that links the upper levels to the plaza, encouraging
workers and visitors to bypass the elevators and move through
the building. The space under the stair is used for on-site bike
parking, with two unisex shower rooms provided in an effort to
encourage more people to utilize Austin’s rich bike network for
their daily commute.
Prioritizing Building Performance
With the planning of the building established, we turned our
attention to improving the performance of the building and
site. We began with reducing the overall carbon footprint of
the project, a key goal of Gensler’s Cities Climate Challenge
(GC3) to eliminate all carbon emissions in our work by 2030.
To reduce the embodied carbon we re-used as much of the
existing structure as possible, which included the majority of
the site infrastructure and the existing warehouse foundation.
Drilled piers supported the new building structure where we
utilized a hybrid timber structure with long span glulams paired
with steel columns and concrete over a long span metal deck.
Throughout construction, we also identified opportunities to
minimize waste and source materials locally. A site visit with
our landscape architect led to repurposing cuts from the glulam
structure as benches throughout the public space.
To help mitigate operational carbon emissions, we took
advantage of the size of the building to provide a large solar
array that provides 478 kw of power generation, almost
offsetting mid-summer demand and providing a pay off
in only four years. The photovoltaics (PVs) also shade the
roof structure, reducing the building’s solar gain. We also
incorporated the photovoltaics into an overhead trellis that
provides much needed shade to entry plaza, while highlighting
the building’s sustainable features.
For the landscaping we sought to do more than just feature
much needed greenery to the site. We planned the central
landscape area to function as an integrated rain garden,
designed to slow and filter stormwater flows from the site.
With nearly 100 percent impervious cover, it was important
to reduce run-off on a site which, historically, shed large
quantities of water into the nearby Boggy Creek watershed.
We re-used a series of 10,000 gallon drums that were left
behind by the previous owner to reduce the use of water onsite.
They were eventually moved to the side of the entry plaza.
We then designed the roof drainage to capture stormwater,
which is used to irrigate the landscaping. To tell the story of
water on site, our team introduced a continuous runnel that
brings the soothing sound of running water to the space and
connects a central fountain to a reflecting pool at the building’s
entry. The water feature uses a combination of captured
rainwater and condensate to run year round without depending
on potable water, which is often restricted during the hot
summer months.
Community Connection at the Core
The final and most important aspect of Fifth + Tillery was to
create a place accessible to the broader community. By turning
the building inside out, we designed rich public spaces that
are brought to life by vibrant landscaping, connecting the
building to the spirit of the neighborhood. Since completion,
the building has been acquired by CIM Group, who have
featured the project in their annual report highlighting their
commitment to Environmental, Social and Governance (ESG)
goals within their real estate portfolio. As building operators,
they’ve embraced the social aspect of the building, and recently
welcomed Art Bra Austin to the space, a non-profit that raises
awareness and support for breast cancer survivors.
Fifth + Tillery typifies our collaborative approach to work
with clients to expand design possibilities and come up with
innovative solutions. We look forward to the continuing
activation of the building and its positive contributions to the
neighborhood, community and environment.
Michael Waddell is a design director in Gensler’s Austin office.
Since joining the firm in 2011, he has developed a researchdriven
approach for each of his projects, centered around the
user experience, project performance, and creating meaningful
connections to the community.
Selling Thru a Tough Economy
Wednesday, February 1 | 3:15 p.m. - 5:15 p.m. | Keynote Area
We’re seeing volatile pricing formats, supply chain interruption and rising interest rates. This usually ends in tough
economic conditions, resulting in construction industry challenges. Knowing the best way to stay ahead of these changes
and keep your business moving forward is difficult. We’ll look at the methods successful contractors use to weather
shifting economic conditions. We’ll cover:
1. Increasing your portion of the market pie
2. Getting a competitive advantage
3. Managing customer expectations
4. Structuring your sales effort
5. How to balance sales and marketing efforts
You’ll come away from this session with a better understanding of what it will take to grow in both revenue and
profitability in these times. Sales is the most important aspect of your business. Everything else simply follows that lead.
Target Audience: Architects, General Contractors, Subcontractors, Builders & Remodelers
Networking & Association Use
Thursday, February 2 | 1:15 p.m. - 2:15 p.m. | Keynote Area
Many contractors never join relevant associations that can produce revenue for them. Even worse they spend the dues money and don’t
maximize the effectiveness of the association. We will layout how to determine what associations to join, how to work them and get business
from your involvement. The single greatest way to find grouped customers and network contacts is right in your backyard association!
Work them to the fullest and you’ll never make a cold call again!
1 out of every 4 employees left their jobs in 2021…most voluntarily. The talent squeeze that contractors feel is predicted
to continue well into the future.
What is true for sales, namely that repeat customers are far easier to come by than new customers, is also true for
employees; retaining and growing existing employees is far easier and more effective than trying to find new ones.
This life-changing, 45 minute workshop will equip your leadership toolbelt with practical, take-home tools to provide for
your team that allows each person to thrive in their role, grow to new roles, and align with the mission that you have laid
Photo-realistic vs. artificial-looking CGI Renders - how to spot the difference?
4:30 p.m. - 5:30 p.m | Room A WEB MARKETING
Daniella Ziade
Business Development Manage | BoxBrownie.com
CGI Renders have fast become the solution for marketing off-the-plan properties - helping potential buyers visualize what
the finished build will look like while the foundations are being laid. The challenge in visualization often lies in presenting an
image that accurately represents the end result, in a way that doesn’t detract from the overall presentation with cartoony or
unrealistic details. From considering the lighting source, angles, textures, materials, and background, to checking the edges
and making sure there aren’t any unrealistic shadows - an expert eye is vital in presenting professional marketing. In this
seminar, we discuss some of the most common problems we see in renders and how to avoid them when marketing your
property and help to fetch that higher sale price.
Target Audience: Builders, Real Estate Agents, Developers, Architects
• Reducing workers’ compensation costs
• Increasing worker productivity
• Assisting with regulatory compliance
9:30 a.m.-11:00 a.m. | Room 1 SALES
Tom Woodcock
President | Seal the Deal
Many in the construction industry consistently make the same mistakes that kill their opportunity. There are many common
errors and mentalities that hinder sales success. We’ll put a light on these problems and give the behaviors that counter
them. Make sure your approach to the customer base is the most effective possible. These errors are often made without
the contractor even realizing they’re making them. This cripples their chances of winning profitable projects.
Target Audience: Architects, General Contractors, Subcontractors, Builders & Remodelers
Productivity adjustments and its impact on cost and duration. Estimating crew (labor and equipment) productivity is crucial
for each work activity, taking into account all impacting factors such as weather conditions. But adjustments must
also be considered with schedule updates because things rarely, if ever, go as planned. This presentation takes a quick look
at this process with valuable tips for more accurate cost estimates and schedules.
STATE OF THE
HOMEBUILDING
MARKET: WHAT CAN WE
EXPECT IN 2023?
Builder burnout, cashflow woes and environmental
impacts are shaping what’s to come
By Russ Stephens, Co-founder, Association of
Professional Builders
Burnt-out builders, cautious consumers, and
unpredictable weather represent the trifecta that
will continue to pose a threat to building companies in
2023. The 2020-2021 calendar year was marked by a
contract signing boom. Unfortunately, for larger operators
who did not plan properly during this time, trouble could
be on the horizon.
This unprecedented contract signing boom was fueled
largely by low interest rates that have now seen
increases, thus reducing consumers’ capacity to borrow
money. In 2023, as interest rates continue to spike,
this situation will compound, leading to more builders
competing for less work. The ones that are not prepared,
won’t be able to survive.
40 CONSTRUCTIONMONTHLY.COM
Other factors impacting builders include the holiday
shutdown which can stall a company’s cash flow for up
to four weeks. For those larger companies that have
eaten into their reserves due to rising costs of materials
over the last 18 months, this is particularly strenuous.
In addition, cautious consumers are delaying signing
contracts because they lack trust given that building
companies have seen significant layoffs in more recent
months.
On the bright side, our company is testament to the
success of plenty of professionally run building companies
that consumers can trust. Professionally run building
companies have the systems and teams to deliver
superior service. Consumers need to remember the value
of quality over quantity; investing in the right professional
builder is paramount.
Here are a few key factors for builders to keep in mind in
2023 to generate success:
1. Create a business plan. Your business plan should
detail exactly how many leads you need to generate
in order to fill your sales funnel for the next 12
months.
2. Hire a business coach. Trust the experts to review
your business plan, and check your KPIs and
conversion rates to ensure they are realistic.

3. Ramp up your content marketing strategy now. In
order to generate quality leads for your business, have
a game plan in place that allows you to grow your
audience and generate engagement to lead to sales in
2023.
4. Evaluate what’s working. It’s important to document
your sales process so that you can produce repeatable
results.
5. Expand your prospect pipeline. Don’t rely only on a
few key customers. Continue to generate new leads
based on your key customer criteria.
In this current climate, it’s more important than
ever for builders to be savvy about their business.
Smart operators do not overextend themselves; they
understand that it is critical to build accurate business
plans that reflect market shifts. Additionally, builders
should not only rely on their on the job skills, but sharpen
up on their sales and marketing tactics in order to
compete in the current competitive market.
TOP 3 BUSINESS TRENDS
FOR 2023 AND HOW TO
PREPARE
Making time to work ON your business
By Scott Beebe, Founder & Head Coach | Business on
Purpose
Business owners with teams of two to fifty employees
were uniquely impacted by the “bust-boom-bust or
boom” roller coaster of the almost three years since the
pandemic set in and not in ways that most predicted.
Forecasters promoted a simple, linear market decline.
What we received instead was a cocktail that was
one part bust (primarily the food and beverage, and
entertainment industries), two parts supply chain and
pricing disruption, and three parts overheated market
demand all nestled on the ice cold rocks of a workforce
that were skeptical and staying home.
44 CONSTRUCTIONMONTHLY.COM
Something else was brewing under the surface cocktail
that we all felt…a generational war.
The “fight” has begun among the most broadset of
generations and it will be both confusing and filled with
opportunity.
Greedy Boomers are feeling frustrated and overrun
by entitled Millennials, while skeptical Gen Xers are
interviewing unaware Gen Zers who are scrolling TikTok
in a job interview; and for the first time we are all working
together in the same businesses.
In his new book A New Kind Of Diversity, Author Dr.
Tim Elmore highlights these generational challenges
saying, “the generation gap is more distinct because new
technology creates subcultures. Hence, generations often
don’t have to connect to survive.”
There is a noticeable shift in generational culture that
has already begun to impact the place where we spend
a significant amount of our time, and the majority of our
headspace; work and business.

Example Questions To Use For Leadership Engagement
1. How have you seen our mission and values lived out
this week/month? (Purpose)
2. What are you seeing and thinking?
3. What blind spots do we have?
4. What do you need from me?
5. Here is what I see and what I need from you…
Determine a list of intentionally repetitive questions
that will provide you with a level of engagement that will
speak to all generations and allow their voice to be heard.
Secondly, in 2023 accounting and financial reporting will
be non-negotiable business skills.
Over the last three years as the market revved up and
money was flowing, many owners grabbed all they could
and sacrificed basic accounting and bookkeeping.
Surging demand, temperamental workforce,
and a flooded market: When the pandemic was
declared, the market reacted unpredictably and that
uncertainty has become our new standard. In the
turbulence of the business seas, business owners are
faced with a choice: sink or thrive.
Headed into 2023 you have choice, resolve to settle for
surface-level cliche changes in your life and business
that struggle to gain momentum, or muster the courage
to build principled, repetitive responses to situational
challenges that we know are coming our way.
Here are three trends that owners will face in 2023?
First, employee and generational realities will be front
and center.
During our one-on-one coaching times we are having
more frequent conversations with business owners to set
the expectation their tasks-activity will decrease as their
business growth increases..
People-decisions will begin outweighing task-decisions
as people begin to own the tasks that the owner(s) once
held.
2023 will be a year to own the reality that people are not
cogs and a person is not the sum of her tasks.
People will demand engagement and leadership must
learn how to respond.
This cash flood led some to leverage future customer
deposits as payment for past bills. 2023 will be a year
where the tide of cash modulates to a more tempered
level leaving some to not have enough of tomorrow’s
money to pay yesterday’s liabilities.
A disciplined solution for business owners is to subdivide
their bank accounts so they can immediately subdivide
their cash upon receipt and know exactly the destination
of every dollar before it is spent.
Once subdivided and swept into your directed accounts,
simply track them weekly on a spreadsheet to watch the
flow of cash up or down.
Each trend will be a new bit of information you can
leverage to make healthy decisions.
The final trend of 2023 is that motivation will be driven
more by meaning than money.
Wisdom history is filled with reminders of the scattered,
disjointed reality that exists in a vision-vacuum.
It is also true that where the vision is not written, it does
not exist.
Write a thoughtful, multi-page vision that includes an
end-date, personal desires, financial desires, and details
around your ideal team, product, customer, and culture.
Unpredictably turbulent seas are now reality for business
owners. The challenge will be to make the proper time
to build a better boat while growing in our skill for
navigation.
