GENSLER’S FIFTH + TILLERY<br />
HERALDS THE NEW<br />
SUSTAINABLE, WELLNESS-<br />
INFUSED OFFICE BUILDING<br />

Fifth +Tillery, a wellness-focused office building, is the result<br />
of a design-build collaboration between the client and Gensler,<br />
to reimagine the possibilities of a post-industrial site in East<br />
<strong>Austin</strong>. The project started with the ask to reposition a large<br />
300’x200’ warehouse as a place for creative companies to<br />
come together. The client also wanted the design to minimize<br />
the environmental impact and create a positive contribution to<br />
the surrounding neighborhood.<br />
With the site located at the junction between an industrial<br />
area to the south and the vibrant Govalle neighborhood to the<br />
north, it was important the approach celebrate and soften the<br />
transition between the two contrasting districts. There was<br />
only one main constraint — the design team had to work within<br />
the footprint of the existing warehouse as part of the adaptive<br />
re-use entitlement process.<br />
The Office <strong>Build</strong>ing Turned Inside Out<br />
As we set out to design the building, the client challenged the<br />
team to be curious and look for ways to do more within the<br />
constraints. How could we design a building that was not only<br />
a great place to work, but also improve the performance of the<br />
building and site — all while creating a place that welcomed the<br />
broader community?<br />
We started with designing a workplace that featured ample<br />
daylighting and access to nature and fresh air, which are<br />
proven strategies for supporting employee mental health and<br />
wellbeing. After studying skylights, lightwells and atriums we<br />
posed a question to the client: what if we just turn the building<br />
inside out?<br />
By carving a central courtyard through the space and bringing<br />
the traditional core functions of an office building to the<br />
exterior, we could introduce landscaping to the warehouse<br />
footprint. In turn, this helped break down the scale of the<br />
building, drawing in daylight and fresh air to the central areas.<br />
The elevators open directly to the exterior, connecting to<br />
elevated walkways that serve as multitenant corridors. To<br />
urge employees to go outdoors and engage with each other,<br />
we created a series of varying outdoor spaces on each level,<br />
from the ground level courtyard to third floor roof terraces that<br />
overlook downtown.<br />
In place of a traditional office lobby, we designed a large<br />
entry plaza which opens to the south to capture predominant<br />
breezes for passive cooling. From there, we introduced a large<br />
social stair that links the upper levels to the plaza, encouraging<br />
workers and visitors to bypass the elevators and move through<br />
the building. The space under the stair is used for on-site bike<br />
parking, with two unisex shower rooms provided in an effort to<br />
encourage more people to utilize <strong>Austin</strong>’s rich bike network for<br />
their daily commute.<br />

Prioritizing <strong>Build</strong>ing Performance<br />
With the planning of the building established, we turned our<br />
attention to improving the performance of the building and<br />
site. We began with reducing the overall carbon footprint of<br />
the project, a key goal of Gensler’s Cities Climate Challenge<br />
(GC3) to eliminate all carbon emissions in our work by 2030.<br />
To reduce the embodied carbon we re-used as much of the<br />
existing structure as possible, which included the majority of<br />
the site infrastructure and the existing warehouse foundation.<br />
Drilled piers supported the new building structure where we<br />
utilized a hybrid timber structure with long span glulams paired<br />
with steel columns and concrete over a long span metal deck.<br />
Throughout construction, we also identified opportunities to<br />
minimize waste and source materials locally. A site visit with<br />
our landscape architect led to repurposing cuts from the glulam<br />
structure as benches throughout the public space.<br />
To help mitigate operational carbon emissions, we took<br />
advantage of the size of the building to provide a large solar<br />
array that provides 478 kw of power generation, almost<br />
offsetting mid-summer demand and providing a pay off<br />
in only four years. The photovoltaics (PVs) also shade the<br />
roof structure, reducing the building’s solar gain. We also<br />
incorporated the photovoltaics into an overhead trellis that<br />
provides much needed shade to entry plaza, while highlighting<br />
the building’s sustainable features.<br />
For the landscaping we sought to do more than just feature<br />
much needed greenery to the site. We planned the central<br />
landscape area to function as an integrated rain garden,<br />
designed to slow and filter stormwater flows from the site.<br />
With nearly 100 percent impervious cover, it was important<br />
to reduce run-off on a site which, historically, shed large<br />
quantities of water into the nearby Boggy Creek watershed.<br />
We re-used a series of 10,000 gallon drums that were left<br />
behind by the previous owner to reduce the use of water onsite.<br />
They were eventually moved to the side of the entry plaza.<br />
We then designed the roof drainage to capture stormwater,<br />
which is used to irrigate the landscaping. To tell the story of<br />
water on site, our team introduced a continuous runnel that<br />
brings the soothing sound of running water to the space and<br />
connects a central fountain to a reflecting pool at the building’s<br />
entry. The water feature uses a combination of captured<br />
rainwater and condensate to run year round without depending<br />
on potable water, which is often restricted during the hot<br />
summer months.<br />
Community Connection at the Core<br />
The final and most important aspect of Fifth + Tillery was to<br />
create a place accessible to the broader community. By turning<br />
the building inside out, we designed rich public spaces that<br />
are brought to life by vibrant landscaping, connecting the<br />
building to the spirit of the neighborhood. Since completion,<br />
the building has been acquired by CIM Group, who have<br />
featured the project in their annual report highlighting their<br />
commitment to Environmental, Social and Governance (ESG)<br />
goals within their real estate portfolio. As building operators,<br />
they’ve embraced the social aspect of the building, and recently<br />
welcomed Art Bra <strong>Austin</strong> to the space, a non-profit that raises<br />
awareness and support for breast cancer survivors.<br />
Fifth + Tillery typifies our collaborative approach to work<br />
with clients to expand design possibilities and come up with<br />
innovative solutions. We look forward to the continuing<br />
activation of the building and its positive contributions to the<br />
neighborhood, community and environment.<br />

and cooling.<br />
Any commercial or multifamily project that uses rainwater, condensate water, stormwater, graywater or foundation drain<br />
water for non-potable applications such as toilet flushing or irrigation must obtain a permit from <strong>Austin</strong> Water.<br />

<strong>Build</strong>er burnout, cashflow woes and environmental<br />
impacts are shaping what’s to come<br />

Burnt-out builders, cautious consumers, and<br />
unpredictable weather represent the trifecta that<br />
will continue to pose a threat to building companies in<br />
<strong>2023</strong>. The 2020-2021 calendar year was marked by a<br />
contract signing boom. Unfortunately, for larger operators<br />
who did not plan properly during this time, trouble could<br />
be on the horizon.<br />
This unprecedented contract signing boom was fueled<br />
largely by low interest rates that have now seen<br />
increases, thus reducing consumers’ capacity to borrow<br />
money. In <strong>2023</strong>, as interest rates continue to spike,<br />
this situation will compound, leading to more builders<br />
competing for less work. The ones that are not prepared,<br />
won’t be able to survive.<br />

Other factors impacting builders include the holiday<br />
shutdown which can stall a company’s cash flow for up<br />
to four weeks. For those larger companies that have<br />
eaten into their reserves due to rising costs of materials<br />
over the last 18 months, this is particularly strenuous.<br />
In addition, cautious consumers are delaying signing<br />
contracts because they lack trust given that building<br />
companies have seen significant layoffs in more recent<br />
months.<br />
On the bright side, our company is testament to the<br />
success of plenty of professionally run building companies<br />
that consumers can trust. Professionally run building<br />
companies have the systems and teams to deliver<br />
superior service. Consumers need to remember the value<br />
of quality over quantity; investing in the right professional<br />
builder is paramount.<br />
Here are a few key factors for builders to keep in mind in<br />
<strong>2023</strong> to generate success:<br />
1. Create a business plan. Your business plan should<br />
detail exactly how many leads you need to generate<br />
in order to fill your sales funnel for the next 12<br />
months.<br />
2. Hire a business coach. Trust the experts to review<br />
your business plan, and check your KPIs and<br />
conversion rates to ensure they are realistic.
3. Ramp up your content marketing strategy now. In<br />
order to generate quality leads for your business, have<br />
a game plan in place that allows you to grow your<br />
audience and generate engagement to lead to sales in<br />
<strong>2023</strong>.<br />
4. Evaluate what’s working. It’s important to document<br />
your sales process so that you can produce repeatable<br />
results.<br />
5. Expand your prospect pipeline. Don’t rely only on a<br />
few key customers. Continue to generate new leads<br />
based on your key customer criteria.<br />
In this current climate, it’s more important than<br />
ever for builders to be savvy about their business.<br />
Smart operators do not overextend themselves; they<br />
understand that it is critical to build accurate business<br />
plans that reflect market shifts. Additionally, builders<br />
should not only rely on their on the job skills, but sharpen<br />
up on their sales and marketing tactics in order to<br />
compete in the current competitive market.<br />

Making time to work ON your business<br />

Purpose<br />
Business owners with teams of two to fifty employees<br />
were uniquely impacted by the “bust-boom-bust or<br />
boom” roller coaster of the almost three years since the<br />
pandemic set in and not in ways that most predicted.<br />
Forecasters promoted a simple, linear market decline.<br />
What we received instead was a cocktail that was<br />
one part bust (primarily the food and beverage, and<br />
entertainment industries), two parts supply chain and<br />
pricing disruption, and three parts overheated market<br />
demand all nestled on the ice cold rocks of a workforce<br />
that were skeptical and staying home.<br />

Something else was brewing under the surface cocktail<br />
that we all felt…a generational war.<br />
The “fight” has begun among the most broadset of<br />
generations and it will be both confusing and filled with<br />
opportunity.<br />
Greedy Boomers are feeling frustrated and overrun<br />
by entitled Millennials, while skeptical Gen Xers are<br />
interviewing unaware Gen Zers who are scrolling TikTok<br />
in a job interview; and for the first time we are all working<br />
together in the same businesses.<br />
In his new book A New Kind Of Diversity, Author Dr.<br />
Tim Elmore highlights these generational challenges<br />
saying, “the generation gap is more distinct because new<br />
technology creates subcultures. Hence, generations often<br />
don’t have to connect to survive.”<br />
There is a noticeable shift in generational culture that<br />
has already begun to impact the place where we spend<br />
a significant amount of our time, and the majority of our<br />
headspace; work and business.

1. How have you seen our mission and values lived out<br />
this week/month? (Purpose)<br />
2. What are you seeing and thinking?<br />
3. What blind spots do we have?<br />
4. What do you need from me?<br />
5. Here is what I see and what I need from you…<br />
Determine a list of intentionally repetitive questions<br />
that will provide you with a level of engagement that will<br />
speak to all generations and allow their voice to be heard.<br />
Secondly, in <strong>2023</strong> accounting and financial reporting will<br />
be non-negotiable business skills.<br />
Over the last three years as the market revved up and<br />
money was flowing, many owners grabbed all they could<br />
and sacrificed basic accounting and bookkeeping.<br />
Surging demand, temperamental workforce,<br />
and a flooded market: When the pandemic was<br />
declared, the market reacted unpredictably and that<br />
uncertainty has become our new standard. In the<br />
turbulence of the business seas, business owners are<br />
faced with a choice: sink or thrive.<br />
Headed into <strong>2023</strong> you have choice, resolve to settle for<br />
surface-level cliche changes in your life and business<br />
that struggle to gain momentum, or muster the courage<br />
to build principled, repetitive responses to situational<br />
challenges that we know are coming our way.<br />
Here are three trends that owners will face in <strong>2023</strong>?<br />
First, employee and generational realities will be front<br />
and center.<br />
During our one-on-one coaching times we are having<br />
more frequent conversations with business owners to set<br />
the expectation their tasks-activity will decrease as their<br />
business growth increases..<br />
People-decisions will begin outweighing task-decisions<br />
as people begin to own the tasks that the owner(s) once<br />
held.<br />
<strong>2023</strong> will be a year to own the reality that people are not<br />
cogs and a person is not the sum of her tasks.<br />
People will demand engagement and leadership must<br />
learn how to respond.<br />
This cash flood led some to leverage future customer<br />
deposits as payment for past bills. <strong>2023</strong> will be a year<br />
where the tide of cash modulates to a more tempered<br />
level leaving some to not have enough of tomorrow’s<br />
money to pay yesterday’s liabilities.<br />
A disciplined solution for business owners is to subdivide<br />
their bank accounts so they can immediately subdivide<br />
their cash upon receipt and know exactly the destination<br />
of every dollar before it is spent.<br />
Once subdivided and swept into your directed accounts,<br />
simply track them weekly on a spreadsheet to watch the<br />
flow of cash up or down.<br />
Each trend will be a new bit of information you can<br />
leverage to make healthy decisions.<br />
The final trend of <strong>2023</strong> is that motivation will be driven<br />
more by meaning than money.<br />
Wisdom history is filled with reminders of the scattered,<br />
disjointed reality that exists in a vision-vacuum.<br />
It is also true that where the vision is not written, it does<br />
not exist.<br />
Write a thoughtful, multi-page vision that includes an<br />
end-date, personal desires, financial desires, and details<br />
around your ideal team, product, customer, and culture.<br />
Unpredictably turbulent seas are now reality for business<br />
owners. The challenge will be to make the proper time<br />
to build a better boat while growing in our skill for<br />
navigation.<br />
