At 2Base this year has been one of our busiest ever and we would like to thank all of our customers, 

partners and everyone else involved with our company for the trust in us and our team. 

During the year we established a brand new department in the company from where all marketing 

related tasks are being done. 

We call it “Media & Marketing” and Ibrahim was the first to join. He contributes in the field of marketing 

and social media content. 

Shortly after also Sefa joined and finally we got an old friend back. Ozan who previously worked for 

2Base joined us again and completed our small team. 

Also in the sales department we were happy to welcome back a well-known face and our finnish 

college for many years Sari is now back with us again. 

This allows us to be even more active on the Finnish market again, which makes us very happy. 

Many of our first customers back in the early days are Finnish, so for us Finland has a special place 

in our hearts. 

During one of our team events we also found out who the true champions of bowling are. 

In the first round Sefa crushed everybody, while Brian did wonders as well as he do in sales and 

beat us all by a margin in the 2nd round. 

Congratulations to both of them. After the bowling event we continued for dinner and some drinkgs 

are Barrel Bar. At Barrel Olesya was the clear winner.

Duration of stay in Turkey for cars with foreign 

license plates 

According to many studies, it has been proven 

that the banana produced in Turkey is healthier 

than imported bananas. Bananas produced in 

Turkey are completely organic and do not contain 

hormones. Many desserts and cake types, such 

as pancakes, mosaic cakes, and muffins, can be 

made with bananas. 

Farmers in Alanya also started growing bananas 

in greenhouses, and farmers in the region from 

Alanya to Mersin now produce 91 percent of the 

total banana production in Turkey. 

Turkey ranks 29th in the world in banana production, 

with 548 thousand tons. You should definitely 

try the taste of Alanya banana. 

There are specific rules for traveling to Turkey 

with your car. To bring your car with a foreign 

license plate to Turkey, you must reside in the 

country where the car is registered. 

Apart from this, the car must have been out of 

Turkey for at least 185 days within the last year. 

Those who retire from abroad do not need to 

be residents abroad for 185 days for the car 

they will bring to Turkey for the first time after 

their retirement date. 

The period given to the cars of foreign nationals 

holding a residence permit in Turkey is 730 

days, after which the car must leave the country.

both the person bringing the car by proxy and 

the owner of the car must meet the condition of 

being a resident outside the Customs Territory 

of Turkey.

Football is watched passionately in Turkey.

Local team Alanyaspor has played in the Turkish 

Super League now for many years and their 

supporters are named “Şimşek”. 

During matches they of course cheer nonestop 

for Alanyaspor. 

If you want to watch a game of Alanyaspor you 

will need something called a “Pasolig pass”. 

To apply to Pasolig you must download and 

application to your phone and create an application 

from there. 

Foreign nationals whose applications are approved 

can then get their Pasolig cards from 

the booths located next to stadium where all 

home matches are played. 

You will not be allowed to buy a ticket without a 

Pasolig card, this is very important to remember.

Guide to the largest supermarkets by area 

There are many places where you can do your 

grocery shopping in Alanya and in every area 

you will find small local shops, outdoor markets 

and also larger chain markets. 

In case you prefer going to the larger chain 

supermarkets here is a guide that can be useful. 

Demirtas 

No large versions of the supermarkets are 

present, but several of the chain markets such 

as Migros, A101 and Bim market have smaller 

versions of their shops in the area and they are 

all located on the mainstreet of Demirtas. 

Kargicak 

A local favorite is the Migros Jet located at the 

junction at the beach road. 

Mahmutlar 

In Mahmutlar all bigger chains are present with 

Migros and Carrefour as the biggest player. All 

bigger markets are located either on Barbaros 

street or Atatürk street. 

Kestel 

In Kestel you will find a big Migros and a Carrefour 

on the main street. 

Tosmur 

Largest supermaret in Tosmur is the Migros located 

at the big junction close to the Dim river. 

Oba 

All of the chain have medium sized versions of 

their markets spread all over Oba. 

Cikcilli 

Cikcilli is the area with the most impressive list 

of large supermarkets. 

Here you will find Alanyas largest Migros, Carrefour 

and also the only Metro in the area. 

Migros is located at Cikcillis local city center, 

Carrefour in Alanyum shopping center and Metro 

close to the 35 meter road (D-400). 

Finally there is a Tespo whole sale market located 

just between Cikcilli and Oba on the outskirts 

of the industrial area. 

Alanya city center 

All of the chain supermarkets have several scaled 

down versions of their shops scattered all around 

the city center. 

Migros is the biggest player with one big shop on 

the eastern beach road and another at the 

Cleopatra beach close to the entrance of Alanya. 

Konakli 

In the local city center of Konakli you will find a 

semi-large Migros. 

Avsallar 

All of the chains have medium sized versions of 

their markets spread all over Avsallar and most 

are located around the center and walking street. 

Good luck doing your shopping and remember 

that even large chains offers a hazzle-free and air 

conditioned shopping experience the feeling and 

atmosphere of the smaller, local shops and outdoor 

local markets is something of an experience 

that you should not forget to try once in a while.

The public notary is the institution that gives legal validity to documents and transactions.

in Turkey. In January-June 2022, foreigners 

bought 35 thousand of houses in Turkey. This 

means more than 70% compared to the period of 

last year. The reasons for increased demand are 

due to various reasons, such as the military operation 

in Ukraine, the fluctuations in the Turkish 

lira, and the ability to obtain Turkish citizenship in

What You Need To Know About The Property Market! 

Over the last year or so we have seen a favorable 

trend for properties in Alanya. Buyers are 

showing great interest in investing in the area 

in and around Alanya, and the sellers can now 

get prices that they could only dreamt of a few 

years back. 

Be aware of low offers 

Unfortunately, we see that some estate 

agents, caretakers and others try to take advantage 

of the situation by contacting homeowners 

and offering them prices that are way 

below market price. 

So there is definitely an upwards trend and 

good opportunities when it comes to properties 

in Alanya. 

However, the situation also calls for a bit of caution 

because with upsides also comes possibly 

pitfalls for the inexperienced. 

So let us take a look at how things stand now. 

Why have prices gone up? 

Since the spring of 2021 we started to see a positive 

inflow of new customers and interest from 

all parts of the world. 

This positive trend continued into 2022 and the 

sad events in Ukraine only amplified this. 

Currently prices and market interest have reached 

a peak level that we have not seen for 

years. 

They hope that you are not aware of the current 

spike in prices and will agree to selling 25 

percent or more below market price so that 

they can resell for a quick and easy profit. 

So always get a professional evaluation of 

your property if you consider selling. 

Also you should never agree to a minimum 

price for yourself and then allow the estate 

agent to add what ever commission they want 

for themselves. 

Always agree to pay the agent a percentage 

of the sales price and make sure that you 

control the asking price of the property. 

Do not be too unrealistic 

However, also it is important not to get too over 

optimistic and to expect an unrealistic high price 

for your property.

Then it will not be sold and the market might suddenly turn and you will end up having to sell 

for a lot less than you could have sold for. 

We recommend always going for the sweet spot where you take advantage of the upwards 

pricing trend but also still set a realistic price that will get the property sold. 

A volatile market 

The current market is highly volatile. This means that there is a lot of movement, a lot of buyers 

and also many who wish to take advantage of the rising price and sell for a profit. 

We also see that things can change very quickly. 

For instance it was announces a few weeks back that additional resident permit will no longer 

be issued for foreigners in the areas of Mahmutlar, Kargicak, Kestel and Avsallar. 

That has shifted a lot of potential buyers from these areas to other areas such as Cikcilli, Tosmur 

and Oba where resident permits are still issued to foreigners. 

All in all things are moving in the right direction and there are definitely more positives than negatives. 

So with a little bit of caution and guidance and assistance of professionals there are opportunities 

for both buyers and seller.

Property tax is calculated annually. The payment is made in 2 installments, which must

Understand your Turkish title deed 

In Turkey, the title deed of a property is called ”tapu senedi” or simply ”tapu.” 

When purchasing a property, this is the most important document since it proves the ownership 

of the property. 

We also want to point out very clearly that the printed version of the deed does not hold any 

other value than the paper it has been published on. 

So the printed version of the title deed is more considered a diploma. 

Even if someone you do not trust gets hold of the printed version of your title deed, you don’t 

have to worry. 

Recently the layout of the printed title deed has changed, and in this blog post, we will talk 

about these changes. 

First of all, a QR code has been introduced. By scanning it, you can access the location and features 

of the property on a map. 

Also, biometric photographs are now used on title deeds. 

Let’s go over the five sections of the new deed to make everything easier to understand.

Apartment Manager 

The person who is chosen to take care of the issues that concern everyone living in the 

apartment, such as elevator, building cleaning, stairs, lamps, expenses, and bills, and who 

undertakes this responsibility, is called the apartment manager or administrator. 

The apartment manager is elected by voting by the people living in the building at the yearly 

general assembly. 

This manager does not necessarily have to be living in the building but can also be a person 

or company from outside.. 

The apartment manager creates a list of expenses for the apartment, determines a fee according 

to the costs that will occur in the apartment, and notifies the residents of the building. 

The apartment manager must collect this fee and make the expenses related to the 

apartment every month.
