BUYER REPRESENTATION
FAQs & How We Can Help
QUESTION: DO HOMEBUYERS NEED THE HELP OF A BUYER REPRESENTATIVE?
Answer: Absolutely! Buyers who work with a real estate professional who is 100% loyal and completely committed
to them will experience a smoother, more seamless home buying process —and they report a higher level of
satisfaction.
QUESTION: WHAT IS A BUYER REPRESENTATIVE?
Answer: A Buyer Representative works solely for you, the Buyer, and has no responsibilities (legal or otherwise)
to the seller. When working with a Buyer Representative, you have the advantage of personal representation,
independent counseling, loyalty, confidentiality and trust.
QUESTION: CAN A BUYER REPRESENTATIVE SHOW ME THE SAME PROPERTIES AS A LISTING AGENT?
Answer: Yes, a Buyer Representative can show you every home listed in the Multiple Listing Service (MLS) and
For Sale By Owners (FSBO) properties. Additionally, a Buyer Representative can show you builder models to
select your own, brand new properties, as well as unlisted off-market homes.
QUESTION: WILL A BUYER REPRESENTATIVE WITHHOLD INFORMATION FROM ME?
Answer: No. Because a Buyer Representative’s fiduciary responsibility is to you, he or she will be more forthcoming
and transparent about a home’s details (even if it’s negative). The Buyer Representative always has your best
interest in mind.
QUESTION: DOES A BUYER REPRESENTATIVE MAKE DECISIONS FOR US?
Answer: No; however, a Buyer Representative is obligated to provide you with as much information as possible
about buying a home, so you can make informed decisions each step of the way. This includes (but is not
limited to) disclosing specifics about location, property values, offering price, negotiations, counter-offers,
contingencies, financing and the closing process. Armed with this vital information, you will be well prepared to
make decisions that are right for you and your family.
QUESTION: DOES A BUYER REPRESENTATIVE NEGOTIATE THE DETAILS OF THE TRANSACTION?
Answer: A Buyer Representative is fully qualified and highly skilled in the back-and-forth negotiations and
financing queries that precede the closing of most real estate transactions. A Buyer Representative is also
experienced and committed to helping protect your best interest during the purchase.
QUESTION: WHAT ARE THE SPECIFICS REGARDING THE CONFIDENTIALITY OF OUR RELATIONSHIP?
Answer: Since a Buyer Representative is legally obligated to only you, he or she can help you maintain absolute
privacy with regard to financial and personal information. That’s another important benefit of working with a
qualified Buyer Representative.
BECOMING AN
GETTING PRE-APPROVED
It is imperative that you have a qualified lender on your side.
We have a rigorous vetting process for our vendors, and we will recommend only
our Preferred Lenders to you — the ones that have earned our trust and with whom
we’ve had positive and successful experiences. The lender you choose will review
your financial position to determine the price most suited to your ability to pay and
your comfort level.
THE PRE-APPROVAL PROCESS WILL HELP YOU
IN THE FOLLOWING WAYS:
• You will know what your payments will be in advance, so there’s no guesswork involved.
• You won’t waste time considering homes that aren’t in your budget.
• You can select the best loan package without any added pressure. There are several
programs to choose from today, and your lender will explain your options to help you
select the one best suited for you.
• Sellers will find your offer to purchase more favorable if they know in advance of
your ability to secure financing, thus making your offer more competitive if you are in
competition with other offers. Nowadays, most listing agents require a pre-approval
letter to accompany all offers to purchase.
• You will have an estimate of your closing costs, and we will explain them to you in detail.
• Importantly... you’ll have peace of mind!
The 5 key factors that determine the resale value of your investment
1. LOCATION 2. COMMUNITY
3. SCHOOLS 4. SAFETY 5. CONVENIENCE
It can be difficult to achieve the maximum level for all five pillars, but it is important
that buyers consider each of the five factors in their search, and prioritize them in
10 QUESTIONS TO ASK
1. What do you like the best about living here?
2. What do you like the least about living here?
3. If you could change one thing about the
street, what would it be?
4. Are neighbors friendly with each other?
5. Have you ever noticed anything odd about
this house or yours?
6. What is your opinion on the schools?
7. How is the crime in the area? Have there been
any incidents?
8. How quiet is it? Are there any nuisances?
9. Why is the seller selling the house?
10. Has the seller ever complained about
the house?
Don’t be discouraged if the first home you see isn’t the perfect fit.
Andersen Group Realty agents are experienced in understanding buyers’ wants, needs and motivations.
They are experts in finding homes that check as many “boxes” as possible — all while making the most
efficient use of your valuable time.
DEVELOPING A PRICING STRATEGY
SALE PRICE - WHAT IS THE HOME SELLING FOR?
The sale price is the official listed price of the
home, as determined by the seller. The price
may be above, equal to, or below market value
depending on the seller’s sale strategy.
TARGET PRICE - WHAT IS THE HOME WORTH?
The target price is an estimate on the actual market value
of a home. This price is determined by your Andersen
Group REALTOR® Specialist who runs a market analysis
to determine the most accurate price. This value will be
the strongest component of your pricing strategy.
Andersen Group Realty Market Analysis
Computer-generated comparative analysis with detailed
analysis by our team for a more accurate price.
Generic Online Estimates
Inaccurate, computer-generated price estimates that do not
take into account all factors of the market.
The target price may be above or below the sale price. This can happen if the sellers
utilize their own specific strategy, or if they do not accurately value the home.
ONCE YOU SEND IN YOUR INITIAL OFFER,
THE NEGOTIATION PROCESS BEGINS
Phase I: Initial Negotiation
When you make an offer on a home, your Realtor specialist will work with you to negotiate
any counter offers from the seller. The primary objective is to secure you the best terms.
KEYS TO NEGOTIATING THE BEST OFFER
• Leverage Days On Market
• Contingencies
• Mortgage Pre-Approval
• Emotional Appeal (personal letter)
• Settlement Timeframe
• Proof Of Funds
• Realtor Reputation
Phase II: Inspection
After your offer is accepted and your home is reserved, you’ll need to order a series
of inspections to ensure everything in the home is in the proper order. Andersen
Group Realty recommends every buyer order a home inspection — and possibly other
inspections — if the current market conditions allow.
the inspection phase exit strategy.
PHASE III: LENDER APPRAISAL
A bank appraisal is required by the lender to ensure they are lending you the correct amount of
money for the home. If the appraisal value comes back below the reserved price, there are four
possible outcomes (outlined below) which include the final exit strategy of the contract.
If the appraisal comes back equal to or above the reserved price, you are able
to remove the appraisal contingencies and the process moves along.
The home appraised below the sale price. Now what?
SELLER
BUYER
1) Seller reduces the sales price to the appraisal price.
SELLER
BUYER
2) Buyer brings additional funds to cover the difference.
SELLER
3) Seller reduces the price & buyer
brings some additional funds.
4) Buyer walks away from the
contract without penalty.
MOVING TIMELINE & CHECKLIST
One month before your move:
• Arrange for moving your furniture and personal belongings, either by hiring a moving company or renting a
truck. Get estimates from several moving companies or truck rental companies. Obtain a hand truck if you're
moving yourself.
• Gather moving supplies: boxes, tape, rope, and anything else you might need.
• Plan your travel itinerary and make transportation and lodging reservations in advance (if you are driving to
your new home).
• Some moving expenses are tax deductible, so be sure to save your moving expense receipts (if the move
is employment-related) for tax deductions. This includes meals, lodging, and gasoline. Record expenses
incurred during your house-hunting trips.
• Develop a plan for packing (e.g., pack most-used items last).
• Notify others of your new address: post office, charge accounts, subscriptions, relatives and friends, national
and alumni organizations, church, mail order clubs (e.g., books, videos, catalogues), firms with which you
have timely payments, and your past employer to make sure that you receive W-2 forms and retirement
account information. Save your old address labels to speed up filling out change-of-address forms for your
new address.
• Notify federal and state taxing authorities or any governmental agency necessary.
Two weeks before your move:
• Notify and get refunds from your present utilities: gas, electric, water, cable, and phone. Arrange for services
at your new address. Notify long-distance phone company and arrange for service at your new address.
• Have your car serviced if you are driving a long distance to your new home.
• Recruit people to help you on moving day.
• Arrange for someone to take care of your pets and children, if needed, during the move.
• Confirm moving company or rental truck arrangements.
One day before your move:
• Keep moving materials separate, so they don’t get packed until you are finished.
• Pick up rental truck if you are moving yourself.
• Fill up your car with gas. Check oil and tires.
• Check your additional Moving Checklist Items.
• Decide what to move and what not to move. Possibly have a garage sale (extra cash and less to move).
• Transfer your bank accounts, if necessary.
• Request records from doctors and dentists, including eye glass prescriptions, dental x-rays, and vaccinations.
• Obtain your children’s school records to ensure an easier transfer.
MOVING TIMELINE & CHECKLIST
One day before your move: continued...
• Draw up a floor plan for furniture placement. This will help avoid confusion for you and your movers.
• Pay existing bills and close out local charge accounts.
• Arrange any special movers which may be necessary (e.g., an expensive piano, break down and move a pool
table, move an above-ground swimming pool).
• Cancel or transfer deliveries, newspaper, garbage collection, etc. Coordinate the transfer of gas, electric
(water and sewer when not handled by title company) with the next occupant of your old home, as well as
with the previous owner of your new home, so as to avoid lapses in service and extra restart expenses.
• Check on personal items that might be at the photo shop, in a safe-deposit box, at a neighbor’s house, on
lay-away, or in a repair shop (e.g., shoe repair, jewelry store, small-appliance repair, dry cleaners, dressmaker).
• Make arrangements for transporting pets and plants.
• Save the phone book contacts from your former city residence for tying up loose ends and future
correspondence.
• Ask for professional referrals, if available (e.g., doctor, dentist, accountant, etc.)
• Transfer insurance policies or arrange for new policies.
• Gather all personal valuables, jewelry, important papers (e.g., birth certificates, deeds, documents) to take
with you.
• Pack an “arrival kit” of necessities, just in case you arrive to your new home before the mover.
• Purchase moving insurance. Your mover’s liability for lost or damaged goods will not equal their replacement
cost. Have valuable items appraised.
• Check with your attorney about your will, if crossing state lines.
FINAL CONSIDERATIONS
Performing A Title Search
Our Advantage Partners will make sure the seller legally owns the property, find any
encumbrances, and ensure the home is free of any defects or liens for title insurance.
Conduct A Property Survey
A property survey should be conducted to see the legal property boundary lines and easements
that could impact the property.
Homeowner / Hazard Insurance
Your bank will require you to purchase homeowner’s insurance in order to protect the home
from any unforeseen circumstances.
FINAL STEPS
Ordering Your Utilities
Andersen Group Realty provides contact info for all utilities, so you can turn them on the day
of settlement.
Final Walkthrough
You will investigate the property and make sure all repairs were completed, per the contract.
25
CLOSING COSTS
On the day of settlement, you will pay your closing costs of the transaction. Your lender will give
you a financial worksheet ahead of time that will give you more details about specifics.
Lender Fees
Specific fees associated with a lender.
Recording Fees
Fees associated with recording paperwork and title with state and county for purchase.
Title Insurance
Your lender will require you to purchase title insurance in order to provide you with the loan.
This protects their interests if you stop making payments and gives them first position to
acquire the property.
Optional Owner’s Coverage
This recommended (but optional) coverage protects you as the homeowner for clean title.
Homeowners Insurance
If you’re obtaining financing, the bank will require you to obtain homeowners insurance.
Prepaids / Escrow
This is money collected by the lender, so you are covered with insurance and tax payments
for the next time they are collected on the home. The lender is required to pay these bills if
you escrow as part of your monthly payment.
SETTLEMENT DAY
This is the day you have been waiting
for since your first meeting with
Andersen Group Realty. On the day
of settlement, you will pay applicable
closing costs and sign your new deed.
