ASSESSMENTS<br />

Dear Homeowners,<br />

The Board of Directors for S-G II Owners Association has worked<br />

diligently reviewing the 2021 expenses and anticipated <strong>2022</strong> expenses<br />

for the operation of the Association. In doing so, the Board<br />

of Directors has determined that an increase is necessary and the<br />

<strong>2022</strong> Annual Assessment Rate will be $1,000. Please reference<br />

your annual statement for details related to your account as there<br />

may be additional annual fees depending on the sub-section of<br />

the Association your home is located, which may include a <strong>Gate</strong>d<br />

Neighborhood Fee = $200, Entouch Alarm Monitoring Fee = $28,<br />

AT&T Internet Fee = $305, Eyeon Alarm Monitoring Fee = $200.<br />

NOTE: The Entouch contract has been terminated and will end on<br />

February 14, <strong>2022</strong>. The AT&T contract has been terminated will<br />

end on September 30, <strong>2022</strong>. Only the prorated portion for these<br />

two services have been billed for <strong>2022</strong>.<br />

Please see the below friendly reminders, information and payment<br />

options;<br />

• The Annual Assessments/Fees are NOT included as a part of your<br />

mortgage escrow.


• The Assessments are due Annually on <strong>January</strong> 1 st .<br />

• Payments must be received and posted to your account no later<br />

than <strong>January</strong> 30, <strong>2022</strong> to avoid any late fees and/or other penalties.<br />

• Late Fees will be processed on <strong>January</strong> 31, <strong>2022</strong> for any delinquent<br />

balance due.<br />

• Payments will not be accepted at the onsite office, owners should<br />

use TownSq or mail payments directly to the lockbox, see below<br />

for more details;<br />

ONLINE PAYMENTS: The fastest method to pay your assessment is<br />

online with your Bank Account/E-Check or Credit Card using the<br />

TownSq mobile app and website at https://app.townsq.io/login.<br />

The fees to pay online using your bank account/e-check is $2.95<br />

per transaction and the fees to use a credit card is $2.95 plus 3.5%<br />

per transaction. To register for access to TownSq, you will need<br />

your full account number (without the dashes) and property zip<br />

code.<br />

MAIL PAYMENTS: Owners can mail payments to the address listed<br />

on your statement, which is S-G II Owners Association, Inc., P.O.<br />

Box 3157, Houston, Texas 77253-3157. Please be sure that your<br />

account number and/or property address is listed on your personal<br />

check, money order or cashier’s check. If you mail payment to<br />

any other address other than what has been provided above or do<br />

not include your account number or property address on the payment,<br />

it will delay processing and you may incur additional late<br />

fees, interest or other penalties. Please remember to allow ample<br />

time for USPS to pick up and deliver your mailed payment as well<br />

as time for processing of your payment by the banks to ensure it<br />

arrives before the due date. THE ASSOCIATION DOES NOT ACCEPT<br />

THE POSTAGE DATE AS THE DATE PAYMENT IS RECEIVED.<br />

PAYMENT PLANS: Homeowners are required to contact Management<br />

to request a payment plan. Please contact us beginning December<br />

1, 2021 and a member of the management team can assist<br />

you. Homeowners must submit the signed payment plan agreement<br />

along with the minimum down payment of $300 must be<br />

received/deposited and posted to your account on or before the<br />

end of business on <strong>January</strong> 30, <strong>2022</strong>. Your account is NOT on an<br />

approved payment plan until you contact management and have<br />

returned the signed agreement along with the receipt of the minimum<br />

down payment. If you have any changes to your payment<br />

plan, such as changing your bank account or credit card information<br />

or to update the credit card expiration date, etc., you must<br />

make these changes through TownSq. PAYMENT PLANS MUST BE<br />

PAID IN FULL BY JUNE 30, <strong>2022</strong>.<br />

LATE FEES & PENALTIES: Payments that are received after <strong>January</strong><br />

30, <strong>2022</strong> will incur a late fee of $100. Late fees are posted on <strong>January</strong><br />

31 st and monthly late interest will start to be added to your<br />

account beginning February 15, <strong>2022</strong>. In addition, all delinquent<br />

accounts will incur a $20 handling fee monthly, beginning February<br />

15, <strong>2022</strong>.<br />

DELINQUENT COLLECTIONS: Delinquent accounts will be turned<br />

over to the Attorney in April. Collection proceedings shall include<br />

property title search, reporting of your delinquent account to the<br />

credit bureau, filing of a lien against your property and/or the referral<br />

of your account to the Association attorney for further legal<br />

actions, additional fees will apply. If your account is currently in<br />

collections with the attorney and you have already established a<br />

payment plan for your existing delinquent balance, please contact<br />

their office directly to add the <strong>2022</strong> assessments to your existing<br />

payment plan.<br />

Please be advised that notification of the <strong>2022</strong> Associations’<br />

Board Meetings will be posted online and email alerts will be sent<br />

through the community website/mobile app, TownSq. To register<br />

please visit: https://app.townsq.io/login. Once you have access,<br />

you can instantly customize your communication settings to start<br />

receiving notifications - when and how you want! Owners can<br />

also access their account balance, pay online, receive community<br />

alerts/news/updates and find important documents at your convenience.<br />

Please watch for these alerts and notices to stay informed about<br />

the Associations’ open Board Meetings. Homeowners are encouraged<br />

to attend the open meetings. During the open session, owners<br />

can address the Board regarding association business. After<br />

the conclusion of the owner open forum the Board will immediately<br />

enter an open session of normal Board meeting business.<br />

The Executive session meeting is closed to homeowners as the<br />

Board will discuss private matters such as delinquencies, compliance<br />

violations and any other legal matters. If you wish to speak<br />

privately to the Board during the executive session meetings,<br />

please submit your request in writing to management a minimum<br />

of ten (10) business days prior to the meeting and provide a detailed<br />

description of the topic(s) you would like to discuss.<br />

Should you have any questions or comments regarding your account<br />

or other association related matters, please contact the<br />

onsite management team during regular business hours, Monday<br />

through Friday, from 9 AM to 5 PM. We are closed for lunch from<br />

GATE SYSTEM UPGRADE<br />

IMPORTANT INFORMATION FOR RESIDENTS<br />

IN THE GATED SECTIONS<br />

We will start upgrading our gate telephone entry system in <strong>January</strong><br />

<strong>2022</strong>. This upgrade requires that every resident in the gated<br />

sections re-register their vehicles/EZ tag information, so we can<br />

build the database for the new system. This new system requires<br />

that we use the full EZ tag number and will also allow for us to<br />

start using the TX tags. It is important that residents living in the<br />

gated sections submits their vehicle information promptly, so we<br />

can complete the upgrade, enter the new database and close the<br />

gates in a timely manner, otherwise we will need to leave the gates<br />

open until everyone in each section has submitted their vehicle<br />

information and is registered to use the new system once it is installed<br />

and we go live/active.<br />

ENTOUCH<br />

YOUR ACTION IS REQUIRED TO AVOID SERVICE INTERRUPTION<br />

Your contract for enTouch Alarm services billed through your<br />

Homeowners’ Association is ending on February 14, <strong>2022</strong>. Your<br />

action is required to avoid service interruption.<br />

HERE’S WHAT YOU NEED TO KNOW:<br />

Why is my contract ending?<br />

enTouch received notice from S-G Owners Association that they<br />

would like to terminate the agreement that provides your home<br />

security services.<br />

How will this affect my enTouch Alarm service?<br />

If we do not hear from you before February 14, <strong>2022</strong>, your enTouch<br />

Alarm services will be terminated. This means that your home will<br />

no longer be monitored and you will not be notified in the event<br />

of a security breach.<br />

What will my new monthly bill be?<br />

To guarantee all residents who wish to remain enTouch customers<br />

are able to do so, we’re offering to keep your home security<br />

services as they are starting at just $18.50* per month. To take advantage<br />

of this offer, please email canyonlakeswest@entouchsystems.net.<br />

Will I have a new contract?<br />

No, you will not be required to sign a new contract unless you get<br />

any new enTouch equipment installed in your home. There are<br />

also no technician visits required.<br />

How do I avoid service interruption?<br />

We are not authorized to automatically continue your service<br />

without your consent. To avoid service interruption, please email<br />

canyonlakeswest@entouchsystems.net to schedule a phone or<br />

email consultation with one of our customer service professionals.<br />

*$18.50 per month is for basic home security monitoring currently<br />

included in HOA services. Any upgrades to equipment or other<br />

home security services are extra.<br />

Bread and similar products such as crackers, chips, doughnuts<br />

and popcorn have little nutritional value. Without healthy food<br />

and proper nutrition the ducks and geese will quickly succumb to<br />

disease and death. Feeding ducks and geese can lead to the following<br />

problems as well:<br />

• Duckling malnutrition - in areas where ducks are regularly fed<br />

bread the ducklings will not receive adequate nutrition for proper<br />

growth and development.<br />

• Overcrowding - Where food is easy to come by, ducks and other<br />

waterfowl will lay more eggs and the pond or lake will become<br />

overcrowded. This makes it more difficult for the birds to seek out<br />

healthier food sources and increases territorial aggression, especially<br />

during mating season. It will also cause ducks to cross busy<br />

streets in search of food.<br />

• Pollution - What happens to all that bread that is not eaten? It<br />

causes algae growths, pollution and can eventually eradicate fish<br />

and other life in the vicinity.<br />

• Diseases - A diet rich in carbohydrates leads to greater fecal production<br />

and bird feces easily harbors bacteria responsible for numerous<br />

diseases including avian botulism.<br />

• Attraction of pests - Rotting leftover food attracts other unwelcome<br />

pests such as rats, mice and insects. These pests can also<br />

harbor additional diseases that can be dangerous to humans.<br />

If you care about ducks and geese, do not feed them. They can<br />

live longer, healthier lives by relying on natural food sources such<br />

as aquatic plants, seeds, grasses and insects rather than taking<br />

handouts from will-meaning humans. Now that you know, you<br />

can help by not feeding the ducks and geese and by educating<br />

other duck lovers.<br />

suspicious, please call the Constables right away. Even if it turns<br />

out to be nothing, they would rather check it out to keep the<br />

Do you get that let down feeling in <strong>January</strong> once all<br />

the decorations come down? My favorite part of the<br />

holiday season is the lights and my husband teases<br />

that YEAR ROUND I would have the inside of our<br />

house looking like the Griswald’s outdoors if he let<br />

me. (He is probably right, lol.)<br />

So my compromise is that I get Mason jars, mayo or<br />

pickle jars or even some vases and I use the battery<br />

operated string lights to make “normal” decorations.<br />

In one, along with the lights, I have the glass beads<br />

you can get at the dollar store in many colors; in<br />

another I have seashells we got in Galveston. I am<br />

sure you can find something that would match your<br />

own home and style to place in these.<br />

So if you are like me and just need that pick-me-up<br />

of some bright twinkling lights once the decorations<br />
