IF GREEN BUILDINGS, WHY
NOT GREENROADS?
By Sarah Andrews
Greenroads is a rating system specifically designed
for infrastructure projects such as streets, highways,
bridges, rails, trails, and more. Based upon a set of
sustainability best practices related to transportation
design and construction, achievement of these credits
gives a project a measure of sustainability performance
on a project. Greenroads is the only independent, thirdparty
tool specifically designed for transport projects.
Similar to buildings designed to be more resource and
energy efficient, there are ways to build roadways to
be sustainable, resilient, and beneficial to the local
community and ecosystem without causing pollution,
noise, and ecosystem degradation.
So, why Greenroads? Road design and construction has
remained mostly stagnant over the past fifty years while
other sectors of the construction industry have raced
ahead. Sustainable infrastructure supports healthy
economic development, creates new green jobs, results
in community-centric projects, saves tax dollars, reduces
environmental impact, and improves safety, mobility, and
access. Additional benefits include lower initial, lifecycle,
and user costs over the project’s lifetime. The Cheney
Stadium Sustainable Stormwater Project in Tacoma, WA,
realized up to 80% initial cost savings by using porous
asphalt to improve water quality while the Bagby Street
Reconstruction project in Houston, TX, designed a
roadway for extended durability that also treats 33% of
stormwater runoff through bioswales.
Within the rating system there are 61 credits, a mix of
mandatory and voluntary, and each sustainable practice
is assigned a point value according to its lifecycle impact.
The mandatory credits, or Project Requirements, must be
completed and documented for all Greenroads projects.
These requirements are considered essential for a project
to be considered “green.” Examples of these mandatory
practices include energy and carbon footprint analysis,
low impact development, lifecycle cost analysis, pollution
prevention, and waste management.
The voluntary credits are arranged into five Core
Categories: environment and water, construction
activities, materials and design, utilities and controls,
and access and livability. Examples of these strategies
include the use of recycled and local materials, electric
vehicle infrastructure, noise reduction, and multimodal
connectivity. There is a final category for Extra Credits
in Creativity and Effort to recognize incorporating local
values and enhanced performance above and beyond the
required thresholds. Like other rating systems, there is a
certification manual and online platform for the project
workspace to encourage and enhance collaboration and
communication between team members. Project teams
with Greenroads experience tend to win more future
Greenroads work and can differentiate themselves from
other design teams.
Green building and sustainability have become central to
the construction industry, and its not just for architects
anymore. There are many ways to incorporate low impact
development and other practices into infrastructure
projects, and engineers will need to lead the way toward
greener highways and byways. For more information on
Greenroads, visit greenroads.org for details, ideas, and
inspiration for your next roadway project.
A flap of excess membrane of the pre-applied
waterproofing must be left exposed above the shoring
wall in the transition area and remain viable so it can be
tied into the podium waterproofing at a later time. That
requirement was ignored. Instead, the transition strip
used to connect the two systems was removed. How
could qualified contractors do this?
The primary reason is that only a handful of people really
understand why that flap of random membrane is so
important. In this case, the concrete contractor did not
understand that the flap was a critical connector for the
two different systems. Because the overarching goal
was to just get the work done, the concrete crew cut the
membrane off at the top of the shoring wall and wadded
up the vertical leg into the corner of the form, making it
completely unusable.
It is at critical junctions like this — better known as
terminations, transitions, and penetrations — that 90
percent of all water intrusion has been documented to
occur. Considering the different contractors working on a
project and the various connections between systems, it
is easy to see why most leaks happen at these junctions.
SERIOUSLY, YOU COULDN’T
CALL FIRST?
By David Leslie, RWC
In the world of roofing and waterproofing, rarely does a
day go by when a colleague or client utters the dreaded
phrase, “So I have this situation …” I feel a pit forming in
my stomach when I hear those words, because they are
typically said long after a painless solution to the problem
is possible. After 30 years in the weather-barrier industry
as an installer, consultant, and manufacturer, I have been
involved in countless “situation” conversations and can
assure you they are no fun. Let me offer an example.
My team has a project right now that has Underseal preapplied,
below-grade waterproofing on the foundation
wall of a parking garage that will be tying into the podium
deck waterproofing. In this case, the “situation” occurred
after the concrete contractor had finished placing curbing
around the podium deck (Fig. 1).
The purpose of pre-applied waterproofing is to maximize
efficiency by casting the concrete wall against it,
eliminating the wasted space of a trench. The membrane
from the top of the shoring wall down (which was never
intended to see the light of day) is sandwiched between
the concrete wall and the surrounding shoring wall.
12 CONSTRUCTIONMONTHLY.COM
What is the fix for a situation like this one? Unfortunately,
the correction is often demanding and sometimes
completely unreasonable to perform. We see it every
day: Major grade beams cast without waterproofing, large
banks of utility lines running through the waterproofing
without being detailed. Truly, the only way to properly
correct those missteps is to jack out the concrete and
start over. But rarely can a project absorb the additional
cost or delayed schedule to make such extensive
corrections.
In the pictured example, the fill under the podium deck
must be excavated, exposing the membrane to install
a transition membrane. Making this correction after
the fact adds time and expensive that could have been
avoided.
Who’s job is it to prevent this type of situation? While it
is everyone’s responsibility, the general contractor must
take ownership. The problem is that the modern-day
construction method of design-bid-build is fragmented.
All the participants are specialists focusing on a single
task, unaware of how their work impacts the building as
a whole. In fact, the contract documents intentionally
silo the individual disciplines and then isolate the lines of
communication. The general contractor is obligated to the
owner to produce a building that meets the contractual
agreement. Ultimately, coordination between the various
trades as well as verification that the project outlined in
contract documents is constructible are the responsibility
of the general contractor.
One would say, therefore, that the general contractor, in
the situation described, should have done a better job,

ut the issue is not that clear cut. A general contractor
who makes weathertight buildings cannot personally
monitor every inch of a project. One person — an
architect, a foreman or a consultant — is typically made
responsible for critical systems, such as HVAC, structural
and building envelope. That individual’s most important
attribute is knowing what problems to anticipate before
they happen. By being aware of junctions prone to leaks
and water damage, he or she can direct questions and
concerns in advance to the correct advisers.
Underslab waterproofing with non-pesticide termite barrier.
FOUNDATION
SILL
It is hard to fathom how new buildings can leak when
the primary purpose of a building is to provide shelter
from outside elements. While there are actually many
reasons a new building leaks, there are no good reasons.
And sadly, the number-one cause of litigation in new
construction is water intrusion.
To avoid the “situation” conversation, consult the
experts when it comes to terminations, transitions, and
penetrations during construction. This will help keep you
on schedule, on budget and out of court.
Mr. Leslie’s experience includes product development, contracting, and consulting.
His over 30 years of experience has provided him with a unique insight into
numerous aspects of the building envelope. He is a published author, public
speaker, expert witness, and holder of multiple patents. He is an active member
of IIBEC (Registered Waterproofing Consultant #0043), ABAA including a former
Licensed Field Auditor (#10124) and SWRI.
HOUSE OF THE FUTURE
by Scott Specht, Specht Architects
What we consider to be a house in the “modern” style
today, actually got its start over 100 years ago. In the
1920’s through the 1970’s, however, there was an
explosion of interest in “futuristic” houses, and they
appeared in advertising, television shows, at theme parks,
and throughout popular culture across the country. Some
of these visions came to pass, such as the idea of the fully
computer-controlled home. Some others, such as the
spherical Rolling-House never saw the light of day. The
House of the Future explores interesting and crazy ideas
of how we’d be living in the 21st century. There would be
unusual construction systems -- that were proposed --
from mast-supported, cable-hung structures, to factorymade
fiberglass pods, to living bubbles made of foam.
Some of the concepts do exist today featuring newer
visions of tomorrow’s houses like the 3-D printed house
and modular constructions. A current and future trend is
the modern day version of the ‘tiny house.’ Tiny houses
may be trendy, but they’re hard to live in for extended
periods of time. The 21st century tiny home is realized in
a compact and efficient package – or what we like to call
a Comfort Capsule. This idea is composed of floor plans
that can be stacked or placed adjacent to build the type
of home that fits the homeowners needs.
Future home build and design concepts will continue
to include prefabricated houses -- easily shipped and
quickly assembled. Featuring a full kitchen, bath, it will
include all the elements to comfortably support single
living or family dwelling. What sets these designs apart
from other prefab structures is the ability to operate
independently, without the need for any external
connections. Another ongoing future trend is homes that
are sustainable, meaning they are made to generate their
own power, process waste, collect and store rainwater,
and require minimal maintenance.
Selling in the COVID Era
Wednesday, June 16 | 1:15 p.m. - 2:15 p.m. | Keynote Area
Selling in the construction industry during and post COVID is challenging. Some of the tried and true methods are less
effective and many new ones are not as effective as they were at the onset. How do you adjust your sales strategy to
continue to produce profitable business, increase revenue and even grow in this time period? Giving up on sales is a
mistake and will be realized often when it’s too late. What we’ll cover:
• Is outside sales still relevant • Is Zoom the new normal • Is face to face selling possible
How can you integrate digital selling with traditional selling?
We will dive deep into all these areas and you will come out with a baseline to build a sales plan. Many construction
industry related companies are thriving in this climate. This is a chance for you to be one of those experiencing success.
money and don’t maximize the effectiveness of the association. We will layout how to determine what associations to
join, how to work them and get business from your involvement. The single greatest way to find grouped customers and
network contacts is right in your backyard association!
Work them to the fullest and you’ll never make a cold call again!
living in the future of 2020. Scott will cover the strange building techniques that these visionaries thought we’d be using,
Scott will also talk about what the true home of the future will encompass looking forward, covering the newer ideas of
lighting, home automation, and architecture.
DESIGN-BUILD SERVICES: THE PROCESS
Architects and designers put their
hearts and souls into creating beautiful
spaces. As construction begins, they see
that vision come to life. As part of this
process, interior and exterior signs are a
necessity, whether it is an office tower,
multifamily apartment building, or retail
space. Unfortunately, signs are
commonly, the last piece of the puzzle,
and signs are quickly put up as the
project nears the completion to meet
regulations and code requirements with
little thought to design.
Signs, however, should be an integral part
of any building’s design. As your sign
partner, FSGS collaborates with the
architects and designers in creating a
complete signage package that becomes
an enhancing part of the design of the
space, rather than an afterthought.
I don’t think a lot of people think of signage companies as
being a partner in the design process & the benefit that can
have on the end project. For us, the value of having a true
environmental graphic designer on our team is immeasurable.
Working with the design team at FSGS who can speak the
language of the architects and provide recommendations
based on the design plans helps to create a cohesive end
product on any project. Most importantly, they provide
forethought early in the process to what might be required in
terms of blocking, power supplies, etc.
- Russell Hagg, AIA and architect at GFF Interiors.
FSGS design-build services mean a single team
completes the sign project from conception through
fabrication and installation.
$500 MILLION NOW
AVAILABLE FOR PRE-
DISASTER MITIGATION
PROJECTS
By Mary Scott Nabers
Climate change and the need for mitigation efforts for
disaster control have resulted in more federal funding
available for public entities throughout the U.S.
The Federal Emergency Management Agency (FEMA)
soon will distribute up to $500 million from a new
Building Resilient Infrastructure and Communities (BRIC)
grant program for pre-disaster mitigation projects. The
funding is available for public officials at the state and
local levels of government.
Contractors interested in this type of work should
monitor regional funding requests because they are tied
to planned projects. A few examples of upcoming projects
follow.
Illinois
The cities of Centreville, Cahokia, and Alorton will merge
to become Cahokia Heights later this year. While that
will please local community leaders, there’s a bit of
sobering news as well. There is a significant problem
related to major flood trouble zones, and a $22 million
grant application has been submitted to the new FEMA
program. If granted, the city will use the funding for
projects related to sewer work, new pump stations,
and other upgrades. Construction will begin soon if the
funding is approved.
Louisiana
There is similar activity in Louisiana. The Louisiana
Coastal Protection and Restoration Authority’s budget for
fiscal 2022, which starts July 1, outlines a spending plan
for $887 million for projects along the state’s coastline.
At least 71 percent of the funding is earmarked for
construction projects related to flood mitigation.
Construction is slated for early 2022 on a $162 million
Terrebonne Basin Ridge and Marsh Creation Project. The
project is designed to restore and maintain approximately
1,430 acres of eroding saltwater marsh and 80 acres of
earthen ridge of the Bayou Terrebonne.
Another project with projected costs at more than $108
million will be launched to rebuild marshes and oyster
reefs around Lake Borgne, the Golden Triangle area, and
areas of the Biloxi Marsh shoreline.
In Plaquemines Parish, $75 million has been designated
for the Barataria Basin Ridge and Marsh Restoration
Project and $50 million is tagged for work on the Mid-
Barataria and Mid-Breton sediment diversions. These
projects are related to an ongoing effort to prevent the
bottom third of the state from disappearing into the Gulf
of Mexico.
Arkansas
The city of Bentonville will ask residents in April to
mitigation for sea-level rise and flooding. The Resilient
Florida Grant Program would have the state commit
millions of dollars to tackle flooding issues and to provide
assistance to local municipalities in combatting specific
risks and vulnerabilities. The bill requires the Department
of Environmental Protection to start tracking flood
vulnerability and sea-level rise on an ongoing basis. Data
collected would be used for reports to the governor and
legislature.
approve $266 million in bonds for critical projects to
reduce flooding. Prioritized projects are all related to
flood mitigation. Most of the projects are located in the
downtown area because of higher density housing. The
projects will include work related to curbs, gutters, inlets,
pipes, ponds, channels, and streams.
Texas
The Texas General Land Office recently approved $135.4
million in flood mitigation projects in a second round of
grant funding. This is part of agency’s $2.3 billion regional
mitigation program, which began in 2016 to protect
environments from future damage from hurricanes,
flooding, and other disasters.
Hidalgo County will receive almost $10 million for flood
mitigation projects. One project directly impacted by the
funds is the expansion of the main floodwater channel
that will add millions of cubic yards to the system’s water
capacity. This effort’s goal is to limit flooding in Hidalgo
County and other portions of the Rio Grande Valley.
The city of Houston will receive $8.2 million for its Alief
Forest Area Flood Mitigation Project that will reconfigure
Boone and Hackberry parks. This work is necessary to
detain stormwater and reduce flood risk in surrounding
areas located in the 100-year floodplain.
The city of Eastland was approved for $10 million to
conduct dam repairs. This project will involve vegetation
removal from spillway areas and reconstruction of the
spillway at Lake Eastland.
Arizona
The Flood Control District of Maricopa County has
created a Five-Year Capital Improvement Program from
fiscal years 2021-2025. Funding for mitigation projects
includes:
• Rehabilitation work on dams within the Guadalupe
Flood Retarding Structure to replace and upgrade the
intake structures. The estimated project cost is $15.8
million.
• The Ellsworth and McKellips Road project will likely
involve construction of a basin.
• An $18.1 million project for Circle K Park will involve
construction of a 35 acre-foot detention basin.
California
The Santa Clara Valley Water District has released
its Fiscal Year 2022-2026 Flood Protection Capital
Improvement Plan. There are dozens of projects outlined:
• Flood protection improvements are planned with a
projected cost of $63 million to protect homes, schools,
businesses, and roadways from flooding risks resulting
from a 20-year flood event.
• A $95 million project to design and construct
improvements along the Guadalupe River is planned.
This work would restore the 100-year flood conveyance
capacity to provide some degree of flood protection.
• Improvement projects related to the Lower Penitencia
Creek are projected at a cost of $28 million. The work
will be designed to maintain existing FEMA accreditation
along the east levee located between California Circle
and Berryessa Creek.
The new BRIC funding is only one of several grant
programs designed to help finance projects that protect
the country from the ravages of climate change.
