(BC1&2) NEWS FROM THE BOARD<br />

ROUTINE CHECK LIST FOR YOUR HOME (BC 1&2)<br />

We hope everyone has recovered from our artic freeze in Feb. Here are a few<br />

things we can do every <strong>April</strong> (spring) to keep up with the maintenance of our<br />

homes: • Give your lawn the spring fertilizer feeding • If you have a chimney, this<br />

is a good time to have it cleaned and swept • Have your HVAC unit checked and a<br />

tune-up done for both heating and cooling systems safety and efficiency • Spring<br />

forward time change is a good time to replace the batteries of smoke alarms/<br />

carbon monoxide detectors and check your fire extinguisher if you have one,<br />

if you don’t, you may consider getting a small one for the kitchen just in case<br />

situations.<br />

PARK AND FACILITIES/EQUIPMENT (BC 1&2)<br />

We are fortunate to have a park in our subdivision for all of our residents to enjoy.<br />

We have put up signs to inform all that the park and its facilities are only for<br />

Bradford Colony 1 &2 residents. We ask that all residents to please help take care<br />

of the park and the equipment because we spend our annual assessment funds<br />

to maintain and upgrade them. Any graffiti or destructions have to be repaired<br />

with assessment funds which may prevent us to spend it on new projects. We<br />

also ask that parents and guardians please accompany your children while in the<br />

park and ensure all trash are put in the garbage can in the park so that it won’t be<br />

blown all over our streets and neighbors’ yards.<br />

POOL ACCESS (BC 1&2)<br />

In case you are a new homeowner in our subdivision or simply not aware, your<br />

annual assessment does not include the pool access. If you are interested in<br />

using the pool, you can contact the <strong>Colonies</strong> Recreation Association (contact<br />

information is listed in this newsletter) and pay the pool fee to get access. The<br />

pool passes are generally issued around <strong>April</strong>/May each year. They will have open<br />

houses and you can go pay and get your pass. The dates of open houses are<br />

generally announced in the monthly newsletter.<br />

MONTHLY MEETING<br />

Our monthly meeting is being held on 2 nd Tuesday every month virtually via<br />

conference call. Please see detail information in TownSq. <strong>April</strong> <strong>2021</strong> meeting<br />

will be held on 4/13/<strong>2021</strong> and May meeting on 5/11/21. The Board welcomes<br />

homeowners’ input to how better improve our neighborhood or join to hear<br />

updates around our community.<br />

BRADFORD COLONY SECTION 3<br />

(BCS3) GARAGE SALES<br />

At present, there are no plans to have a neighborhood wide garage sale for BCS3<br />

this year. But the Bylaws allow for individual residents to have up to four garage<br />

sales per year. If you are interested in having your own garage sale, please contact<br />

any Board member to let them know you are planning to do this. Thank you for<br />

your cooperation as to this issue.<br />

CHARLESTOWN COLONY<br />

(CHC) NOTES FROM THE BOARD<br />

Happy Easter! Charlestown Colony is under new management. Now is the time<br />

to repair any issues your home has experienced due to wear and tear, Hurricanes,<br />

storms, artic blast etcetera. The new management company will be enforcing our<br />

deed restrictions to the fullest extent allowed.<br />

ANNOUNCEMENT<br />

The Charlestown Colony Board of Directors has been on a search for an<br />

experienced and professional association management company to partner<br />

with the Bluejack Master and Condominium Associations, for the preservation<br />

of the governing documents and common areas and to provide support for our<br />

community.<br />

We are delighted to announce a partnership with Inframark Infrastructure<br />

Management Services (IMS). A full-service association management company<br />

providing a team culture focused on customer care and professional best<br />

practices. Inframark will begin full management 04/01/<strong>2021</strong> with systems coming<br />

online during the month.<br />

Inframark IMS has over 40 years of master planned association management<br />

experience, excellent client references, effective communications and friendly<br />

technology. They are committed to Pure Partnership founded in best practices<br />

and supporting community with Alignment, Accessibility and Accountability.<br />

Presently, the Board and development team are working with Inframark<br />

transferring Association records and information. While management will begin<br />

very soon, Inframark’s transition team is actively working through the set-up<br />

process which will take a few weeks to complete.<br />

We are looking forward to the added benefits and framework of Inframark’s<br />

technology, communications and management tools for increased<br />

Communications, Transparency, consistent Deed Compliance and responsive<br />

Customer Care.<br />

Communications: The Associations will have the Inframark IMS TownSquare<br />

website and downloadable app that will become the Charlestown Colony<br />

Association’s official news channel for information, meeting notices and<br />

announcements. The site is password protected and will host all governing<br />

documents, policies and forms. Residents will have access to their own Resident<br />

Portal to their Association account history, make payments online, see open deed<br />

compliance items, set their account profile to receive Association information<br />

via email, app or text, along with other options. The website will launch via an<br />

emailed and mailed invitation to register.<br />

Transparency: The Board of Directors will have the full transparency of<br />

every invoice being coded to the proper general ledger accounts and make<br />

authorizations electronically. The records will be easy for the Board and auditors<br />

to navigate and track transactions. Professional financials will be produced<br />

through Inframark’s accounting department with built in checks and balances of<br />

separate Accounts Receivable and Account Payables departments. Standardized<br />

monthly financial reporting will be provided to the Board.<br />

Deed Compliance: The Association will benefit from deed restriction compliance<br />

tracking software utilizing GPS technology while our Property Manager is<br />

performing compliance and common area inspections. The system catalogues<br />

information for each address and produces monthly reporting to the Board of<br />

Directors. Residents can easily access copies of their letters online in the Resident<br />

Portal and quickly communicate status of pending items.<br />

Customer Care: Inframark supports a team of trained personnel in the Customer<br />

Care department. They are available from 7:30 AM to 6 PM by phone, email or<br />

live chat from the www.inframarkims.com website. Customer Care can answer<br />

general questions, make notations on your account or transfer your call to the<br />

relevant department, such as Architectural Modifications or Accounting.<br />

The Board, in collaboration with Inframark, will be sending out to all residents a<br />

“Welcome Letter” that will introduce our Association Property Manager. The letter<br />

will include further details and contact information, individual Owner account<br />

number information and how to register for the Portal Access in IMS TownSquare<br />

and a link to download the app. Please watch for the Inframark and TownSquare<br />

logos along with our Charlestown Colony Association communications.<br />

We are thrilled to provide these professional services with the partnership of<br />

Inframark founded in Alignment, Accessibility and Accountability. Please join<br />

us in providing a warm Charlestown Colony welcome to Inframark and their<br />

The Board hosted another Sheriff Deputy meet and greet in the park a couple of<br />

weeks ago. We had a great turn-out. If you missed the chance to meet the Sheriff<br />

Deputies who patrol the area, there will be more opportunities in the future.<br />

This was a way for the community to come together to discuss and voice safety<br />

concerns in Charlestown Colony and surrounding subdivisions. There has been<br />

an increase in criminal activity and this is a great way to help keep our loved ones<br />

safe.<br />

Due to the lack of advertising within the colonies, Charlestown Colony had to<br />

reduce the amount of articles published in the newsletter. Please see the back of<br />

the <strong>Colonies</strong> newsletter for upcoming events.<br />

ANNUAL HOA DUES:<br />

Thank you to all who have paid your HOA dues! If HOA dues have not been paid<br />

yet, expect a certified letter with penalties. In order to avoid additional costs and<br />

fees, there are several options to make HOA payments. As of February 1st, unpaid<br />

<strong>April</strong> <strong>2021</strong> | <strong>Colonies</strong>


annual dues are considered delinquent and subject to late fees and penalties.<br />

Our management company has new policies and procedures in place to collect<br />

on past due HOA assessments. If these have not been paid yet, please make<br />

every effort to pay or make a payment arrangement. The Board worked diligently<br />

to maintain our HOA dues although the neighborhood incurred additional<br />

expenses caused by the Artic Blast. There are several payment options available.<br />

New Application: https://app.townsq.io: The management company is using a<br />

new application which is much more robust than the previous online website.<br />

To register for the application, the HOA account number and an email address is<br />

needed. Within the application, HOA dues can be paid, messages can be sent to<br />

the management company, other requests for home improvement projects etc.<br />

Our community park is enjoyed by many of the residents and their family<br />

members! It has bounced back since the days of Hurricane Harvey! Let’s keep it<br />

looking amazing! There have been reports of trash and debris in the park where<br />

the trashcans were overflowing which is an eye sore for the residents living<br />

around the park. Please remember to pick up after ourselves. If you are using<br />

the park’s trash can as a personal trash bin, please stop it and use your own trash<br />

cans.<br />

Concord will host its first Meet & Greet with our local Deputies! On <strong>April</strong> 25th our<br />

local Deputies will be at our Concord Colony Community Park, there to answer<br />

RODEO SCHOOL ART AUCTION<br />

Three student artists had their artwork selected to advance to the<br />

Houston Livestock Show and Rodeo (HLSR) School Art auction.<br />

Cypress Woods High School freshman Magdalena Baughman (Bridger<br />

& Poco), Jersey Village High School junior Amy Muery (Laying Hen) and<br />

Hamilton Middle School eighth grade student Ravine Cohen (Sunkissed<br />

Stallions) each had their work chosen to advance.<br />

“Having student artwork chosen as the top entry for the Houston<br />

Livestock Show and Rodeo is already a huge achievement, but to have<br />

it selected for auction is an added bonus and rare opportunity,” said<br />

Lee Carrier, CFISD coordinator of visual arts. “I am proud of our CFISD<br />

art students for receiving this honor. I would like to thank the HLSR<br />

School Art Committee for continuing to support CFISD’s K-12 th grade art<br />

students. I would also like to thank art teachers of the auction students<br />

for providing this contest opportunity at their campuses.”<br />

Since 1965, the HLSR has recorded more than 9.4 million entries to<br />

its School Art Program. HLSR provides students the opportunity to<br />

earn scholarships, visit workshops and a chance to have their artwork<br />

displayed at the Hayloft Gallery during the Rodeo itself.<br />

MENTAL HEALTH INTERVENTION TEAM EARNS<br />

SCHOOL SAFETY AWARD<br />

The CFISD Mental Health Intervention Team (MHIT) will be honored by<br />

the Texas School Safety Center (TxSSC) and receive the Positive School<br />

Climate and Prevention Programs Award of the center’s School Safety<br />

Spotlight Program. The MHIT will be featured in the center’s upcoming<br />

quarterly newsletter as well as the TxSSC social media platforms.<br />

The School Safety Spotlight Program is designed to recognize and<br />

promote schools, districts and individuals that foster education and<br />

learning through safe and secure campuses. Categories include<br />

Collaborative Community Partnerships, Staff Development and Training,<br />

Positive School Climate and Prevention Programs, Student-Led Groups<br />

or Programs and Outstanding Individual Service. Submissions and<br />

nominations are reviewed based on knowledge, creativity and originality,<br />

engagement, impact and evidence-based practices.<br />

The TxSSC recognizes the top-scoring submissions from each category.<br />

CFISD’s Mental Health Intervention Team promotes and supports the<br />

mental health and well-being of students, families, staff and community<br />

members through prevention, intervention and safety. Established during<br />

the 2018-2019 school years by the Board of Trustees and Superintendent<br />

Dr. Mark Henry, the MHIT is a collaborative and partnership among three<br />

departments-Guidance and Counseling, Psychological Services and<br />

the CFISD Police Department. The team is comprised of four licensed<br />

professional counselors, two licensed psychologists and two mental<br />

health police officers.<br />

All nominations submitted through the third (Nov. 1, 2020 to Jan. 31,<br />

<strong>2021</strong>) and fourth quarters (Feb. 1-<strong>April</strong> 30, <strong>2021</strong>) will be considered for<br />

recognition at the TxSSC School Safety Conference, to be held June 27-<br />

July 1, <strong>2021</strong> in San Marcos.<br />

<strong>2021</strong> SCHOLASTIC ART & WRITING AWARDS<br />

More than 250 CFISD students were among the numerous regional<br />

winners from Harris County school districts in the <strong>2021</strong> Scholastic Art &<br />

Writing Awards, hosted by the Harris County Department of Education<br />

(HCDE).<br />

The Scholastic Art & Writing Awards provide student artists and writers<br />

from grades 7-12 the opportunity to showcase their work for a national<br />

audience and foster their careers. Students were recognized with Gold<br />

Key, Silver Key and honorable mention awards. Of the total awards won<br />

in Harris County, CFISD students won more than 300 awards. Art and<br />

writing professionals, both local and national, volunteered to judge the<br />

competition.<br />

CFISD artists received 51 Gold Key awards and their work advanced to<br />

the national competition. In addition, students were awarded 96 Silver<br />

Key awards and 159 honorable mentions.<br />

Although the start and finish lines of this year’s Superintendent’s Fun Run<br />

won’t be in the Berry Center parking lot, we can still run together from<br />

wherever.<br />

becoming the first theater in the country to install hospital grade UV<br />

lights in our air filtration system. We even offered a safe and distanced<br />

indoor concert as well as an indoor offering from our educational touring<br />

unit this past fall. And when those projects proved financially challenging<br />

and COVID numbers spiked again, we created “Light Up the Lot” and<br />

moved all our programming outdoors.<br />

We’ve never given up. We never will give up. But due to circumstances<br />

beyond our control, we find ourselves needing to pivot once more.<br />
