Over the past 16 years I have seen design trends come in waves. From 

home theaters to wine cellars, to indoor basketball courts and pools; 

these modern luxuries have lifted our standard of living. Recently 

barns have become all the rage! 

Barns have been a staple of classic New England landscapes for 

centuries; but today they have been transformed to serve as extra space 

to entertain, luxurious accommodations for guests, or a deluxe garage 

for a sporty car collection. These structures have come a long way since 

their days serving the family farm. We hope you enjoy our feature on 

pages 60-63 showing examples of barns that our talented professionals

UNEXPECTED TREASURES OF THE 

South Coast 

Southeastern Massachusetts is quintessential New England. If you’ve 

never visited the area before, you will be delighted by the series of 

lakefront shores, beachside villages and historic seaside towns, just 

as charming and summery as any found across the Bourne Bridge. 

South Dartmouth is home to year round residents as well as seasonal 

cottages and luxurious second homes. In its midst is the quaint 

Padanaram Village with shops, restaurants and a well-known bridge 

connecting both sides of the town across Padanaram Harbor. Based in 

South Dartmouth, Cape Cod Cupola is known for their custom cupolas,

SEASIDE VILLAGES 

Traveling along Route 6 towards the Cape and along 

Buzzards Bay, you’ll come upon Mattapoisett, named 

for an Indian word meaning rest. Along with lovely 

beaches and picturesque lighthouses, Mattapoisett 

boasts kitschy sites like the giant Sea Horse, 

standing beside a now-defunct roadside gift shop. 

The town is home to businesses such as Yard Boss, 

Surroundings Home and Rogers Gallery. Todd and 

Maurine Rodrigues both grew up in the coastal town 

of Mattapoisett. Owners of Yard Boss since 1998, 

they design and install esteemed residential gardens 

and landscapes throughout the South Coast. Louise 

and Ben Rogers own Surroundings Home and 

Rogers Gallery and have been on Route 6 since 1978. 

The gallery features the work of artists from around 

the country, framing services, jewelry and gifts. 

The retail shop, Surroundings, offers fine home 

furnishings and accessories. Bill Barr heads up their 

full service interior design studio. 

Marion is an ideal town for living year round. It is 

home to Tabor Academy, Beverly Yacht Club and 

Kittansett Club, one of several golf courses in the 

area. Gracious vacation homes are prized in Marion 

and all along the undiscovered South Coast, many 

built by award winning Lars V. Olson Custom Home 

Builders, specializing in custom homes, additions

In Style 

A hot design trend, upscale barns are springing up on properties all 

over New England. They’ve come a long way since their agriculture 

workhorse days. Stonewalls and barns dotted the landscape since 

the days of the Pilgrims, but these outbuildings are design stars. 

Traditional structures from the outside, today’s barns house luxury 

automobiles and provide deluxe accommodations for guests. They 

serve as game rooms, home theaters or play spaces. In other words, 

barns can be used for just about anything a homeowner can imagine. 

And of course, our four-footed friends still call the barn home. 

Several of these stand-alone-structures are outfitted with state-ofthe-art

Atop a stone ledge in a picturesque 

New England town north of Boston 

sits an oceanside retreat, once the music 

conservatory of a grand estate. After decades 

of unique renovations the conservatory and various additions 

had become a disjointed home. When the current 

homeowners bought the property, it was evident that a 

project this large in scale would be a major undertaking. 

The primary goal was to create a unified “home” 

organized around a main living space that was also 

energy efficient. Additional aspects of the project 

included expanding the existing foundation to support a 

lower level spa area with a retractable roof, rendering it 

useful for more than one season, and creating an accessible 

outdoor space that respected the natural environment. 

Arthur Massaro of Columbia Contracting Corp. and 

construction manager Peter Black of Skinner Hill 

Construction explained that the rocky topography of 

the area, while phenomenal for protection against winter 

ocean storms, presented an unusual challenge. The design 

team consisting of lead architect Charles R. Myer, project 

architect Susan Dunbar worked closely with Massaro’s 

Columbia Contracting experts; Steve Pittman of Combined 

Energy Systems, landscape architect Gregory Lombardi, 

and landscaper Bob Marzilli’s crew from R. P. Marzilli. 

The team successfully reorganized and created a new 

focal point for the house; seamlessly integrating the 

pool and multi-level terraces into the seaside landscape. 

With one touch of a button, the motorized retractable 

roof transforms the indoor pool to an outdoor oasis.

The first stages of the renovation included protecting the existing foundation while blasting for a new one, accomplished 

by running rods under the structure and into the ledge. Large plates were then attached to the rods, followed by wrapping 

and spraying the foundation with gunite, a form of shotcrete dry-mix. Once blasting was completed, natural material 

was collected and refurbished to use for terraces and stone walls outside the home and for interior stone work. Some of 

the original boulders were incorporated into the landscape while stone employed on the side of the building was split by 

Marzilli’s team. 

Many of the design aspects facilitated a unified vision of the home, especially reintegrating some of the original detailing. 

Ceiling beams and moldings that once had been in the conservatory were taken out piece-by-piece, labeled carefully and 

put into storage for reassembly in the great room. Also found in storage, intricate wood carved animals and figurines that 

were repurposed into newel posts for the new main staircase. Another example of combining the old and new called for 

using steel and glass doors from the original structure throughout the house.

The other main goal of the project was to be as energy effi cient as possible. With the help of Charles R. Myer and his 

crew, the team created a home that is now a model of energy conservation. This was made possible with a geothermal 

system for heating and cooling, solar hot water heating panels, a photovoltaic farm, and heat recovery from the lower area. 

Beneath what appears to be a terrace outside the home is a pool, gym, sauna and steam room, bathroom, and kitchenette. 

These varied uses of the space made the plan for a retractable roof over the pool – creating a greenhouse effect – more 

complicated for cooling purposes. The team’s energy effi ciency goals were met by installing modern touches, like the 

censors on the pool roof that trigger automatic closing whenever a sudden New England rain storm hits. With one touch 

of a button, the outdoor pool area becomes an indoor oasis. 

The homeowners desired an outdoor spa they could use year round. The use of radiant heat provided a comfortable space 

to enjoy through all seasons and makes the most of the gorgeous setting. On the exterior of the home, Lombardi and his

colleagues embraced the homeowners’ willingness to work with natural materials. The landscape team of Lombardi and 

Marzilli wanted to pay homage to the history of the site, despite the challenges presented by a steep slope to the water. 

They designed a stone wall that develops gradually from boulders native to the property. Boulders were also used to line 

a pathway to a pavilion where the outdoor fire pit is located. 

The team component was integral to the success of the project, which was monitored by the homeowners who traveled 

abroad throughout the construction period. Plans were accessible via a personalized website, making email the primary 

means of communication. Myer concluded that the team successfully accomplished their goal working 

“in the spirit of the house as much as we could” and creating a cohesive home out the previously disjointed 

sections, integrating the pool and multi-level terraces into the seaside landscape. The end result is a comfortable, 

elegant and energy efficient home surrounded by landscaping that takes full advantage of the natural beauty of the property. Q

in Chatham’s 

Ghost 

hen it comes to restoring 

New England’s Historic 

Treasures, Jon Wardwell, 

President of JW Construction, 

Inc. says his greatest challenge is 

“trying to make everything new 

look old again.” Currently topping 

Wardwell’s list of recently completed “dream” 

restorations is a turn-of-the-century private 

residence that sits high on a bluff overlooking 

the harbor in Chatham, Massachusetts. Aptly 

called, “The Grey Ghost,” it’s a rambling shingle-style 

home that was restored top-to-bottom 

starting in October of 2010 by Wardwell’s team. 

“The Grey Ghost” got its name after being 

abandoned for forty years by the second family 

who owned it. During that time, it was inhabited 

by scores of homeless people who would wander 

through the house up to the top floor carrying 

candles and lanterns. When people in the street saw 

the flickering lights in the third floor windows, 

they assumed the house was haunted, and hence 

the name ‘Grey Ghost’ was born.

Originally built for the governor of Rhode Island in 1893, “The 

Grey Ghost” was purchased in 2008 by a family who had admired 

the property for years. Determined from the start to completely 

restore the historical landmark to its former glory while creating 

a relaxed, elegant retreat, the new owners carefully chose their 

collaboration team utilizing the skill sets of custom builder, Jon 

Wardwell, and designer, Barbara Kotzen of Kotzen Interiors, 

LLC. “Jon was a fortuitous find for us,” says the homeowner. “I 

don’t think anyone could have recreated the beauty and grandeur 

of this home like Jon did because he really understands 

architectural integrity.” She adds, “Barbara’s been our ‘go-to’ 

designer for years, and it’s her singular goal to make you happy 

with your home. She has a gift for taking your thoughts and 

turning them into beautiful living spaces.” 

According to JW’s Project Manager, Tim Connors, his biggest 

challenge was removing the modern framework of the house that 

was not in accordance with the period of the home. Connors 

credits Period Furniture Hardware in Boston for repurposing all 

of the original hardware in the house by taking every brass door 

knob and hinge and stripping them down to a matte finish. They 

were dipped in a chemical solution that turned them a desirable 

bronze hue. A wire-wheel was then used to clean and polish each 

piece to a subtle sheen.

Kotzen reconfigured six third floor windows on the front of the house 

to give the house a nautical look. “No one liked the trapezoid-shaped 

window under the front roof peak, so I had it removed and designed a 

new window that looks like a ship’s wheel,” she says. Kotzen also 

designed the custom cabinetry throughout the house including 

all of the bathroom vanities, with the help of Stephen Terhune 

Woodworking. 

As any Project Manager will tell you, “We’re usually the first and 

last man on the job each day. I’ll never forget being the last one in 

the house at night,” Connors says. “I always made a point of closing 

all the doors on the third floor before I left so the wind wouldn’t 

slam them shut during the night. Early the next morning, I’d be the 

first one to get here and wouldn’t you know that every one of those 

doors would be standing wide open again.” Perhaps the legend of 

the “Grey Ghost” still lives on in the spirits of it’s previous 

cohabitants. And no one really knows when they may stop by and 

pay homage to this magnificent home. Q

When you live in a magnificent home on a peninsula 

overlooking the sea in New England, you don’t want to 

lose a moment of summer to construction. The owners 

of a turn-of-the-century cliff side home in Manchesterby-the-Sea 

had this concern. For years the family had 

postponed updating the grand house, but fortunately the 

team of Windover Construction, TMS Architects and 

Cebula Design was able to collaborate and complete this 

major renovation project in just over a year, from original 

design plan to final touches. 

Working closely with the homeowner on details, 

pricing and a tight time schedule, the overarching goal was 

to blend two structures – the original 1890’s house and a 

service wing built in the 1920’s. Making the joined space 

flow seamlessly and maximizing the picturesque views of 

the inlet were of paramount importance. 

Initially, the team updated the interior of the main house 

adding wainscoting and fireplace walls to enhance the 

grandeur of the home and retain its traditional feel. In 

the dining room, Michael Cebula used hand-colored 

and hand-blocked Chinese motif wallpapers. Original 

woodwork details were extended into the redesigned wing, 

providing cohesion and optimizing the space.

The addition of a second entry for day-to-day casual use with 

a large, open foyer feels warm and welcoming.

Renovating the former service wing was the 

main focus, creating a comfortable family 

room, a teen suite complete with a media 

room, kitchen, and informal dining room. One 

of the most stunning aspects of the project is 

the stone plaza of the informal entry by the 

family room, matching the updated formal 

entry. The original home used great detail of 

stone quarried from the area. The standout 

feature of the renovated space is the wider and 

grander hallway, opening up the connection 

between the formal dining area and large entry 

foyer. The addition of windows and raising the 

ceiling bathes the rejuvenated space in natural 

light and captures views of the harbor. 

As the merging of the old and new occurred 

on the interior, the team also focused on 

blending the inside and outside spaces. Large 

stone terraces with steel frames and decking 

were designed to allow for access to the 

waterside of the house, previously unreachable. 

With extensive experience working in coastal 

communities, Windover knew exactly which 

weatherproof materials to use on the job. 

The key to the success of this collaboration was 

the coordination of details and communication 

between the team members. Rob Carty of 

TMS Architects summed up the process saying 

they “couldn’t have done it without all three 

parties functioning at their best. Every part of 

the house was touched in some way.” 

With a July event scheduled by the homeowners 

on the calendar, Cebula dovetailed with 

the TMS and Windover crews, putting the 

finishing touches on the project, including 

furnishings. “We do a lot of new construction 

[interior design projects], but TMS knows I 

have a special affinity for period architecture 

and design and thought this would be a great 

fit for me.”

A Victorian Era Revisited 

There is no grand entrance signifying the Victorian residence that graces 

Cliff Road in Wellesley. The owner prefers it that way. Yet as soon as one 

enters into the property one realizes they have stepped into a tapestry of 

charm and elegance that embodies this whimsical place of a time long ago. 

With accolades to the owner and designers, this Victorian gem should be a 

museum in tribute to that elaborate era. The architecture of the home with 

its embellished and accurately historic interiors are set in the textured and 

colorful themed garden rooms that breathe Victorian elegance with scented 

charm. 

Landscape Architect Laurie Tarr Ellsworth of LTE Landscape 

Architecture, LLC and Designer/Horticultural contractor Isabel Wheat 

of Wheat Landscape Gardening & Design, Inc. had visions of creating a 

reproduction Victorian setting for what was once a rocky and steep 

landscape with tough drainage issues on an acre lot. The two designers often 

collaborate on unique projects and have created tour worthy properties 

including a glorious Colonial re-creation in Concord and a renovation of a 

Fletcher Steele private residence in Worcester, MA.

Their creative talents, trained experience, attention to historic 

research, a precise and knowledgeable installment and follow 

through with maintenance make for a truly successful project. 

Ornamentation, embellished textures, carpet bedding, statuary, 

and excess in the themed outdoor rooms are all present and 

common components of the Victorian garden. 

A Rustic garden with Adirondack fencing and an Asian moss, 

bamboo and Japanese maple garden were envisioned by working 

with what nature offered in the existing velvet moss that carpets 

along the sloping entrance drive. 

SPOTlight 

The six foot high cast iron urn is poised center stage among 

the carpet bedding and often fi lled with exuberant displays of 

summer flowers that would be of proper scale for this tall Queen 

Anne style house. Horticultural oddities were collected during 

this era and are fulfi lled in the urn and its surrounding garden. 

From the beautiful white temple you can hear the sound of water, 

enticing and beckoning your attention to the Fernery Ruin and 

patio below. 

As its focal point, a Grotto was designed and skillfully built 

within the newly sloped and lushly planted area; it is fascinating 

to view and supplies a peaceful and soothing, cool trickling of 

water. It appears as if this water is coming from a natural spring 

or stream from the peaked area beyond. 

The lawn area is more formal in nature with classic lines and 

curves and establishes a lovely setting to celebrate the grand 

Conservatory. 

The design of this property displays a well orchestrated mingling 

of function and fantasy leaving those who are lucky enough to 

experience it with an awed wistfulness and a lovely remembrance 

of a time long ago.
