Designer digs on Bynya Road Inquiries are coming in thick and fast for newly listed Koombahla, a Michael Robilliard-designed Palm Beach residence set on a 2370 squaremetre, north-facing block at 106 Bynya Road. Records are falling in the Forest Ray White Killarney Heights is celebrating its best July turnover since setting up office in 2012, closing out many millions of dollars in sales and setting a new suburb record in Forestville alongside two new street records. Agent Brian Fairweather confi rms there is “absolute strength in the market”. “Where we are based in the Forest, we have very low stock and constant demand from people coming up from the lower north shore and inner west,” he says. “What that means is that prices have actually gone up in those suburbs over the past six months rather than going backwards like in some of the neighbouring suburbs.” Last week the agency sold 33 Currie Road Forestville to an overseas buyer for a street record of $1,689,880 after 16 days on the market. “It was like Disneyland at the open houses,” Fairweather says of the 114 inspections. “We had a queue out the front and each time two people came out we’d let two more people in.” A few weeks prior the agency made an even speedier sale, fetching a street record for 12 Fitzpatrick Avenue East in Frenchs Forest after just four days on the market. Fairweather reports a young north shore couple bought the home for signifi cantly more than the appraisal price after he conducted a marathon seven-hour negotiation between two keen buyers. And earlier last month agent Irina Bolshakova locked in a new record price of $2.95 million for Forestville with the sale of 83 Ferguson Street. Originally listed last November with hopes of around $3 million, Fairweather says the owners were delighted with the post-lockdown result. “The low supply we’re experiencing is typical for the winter months anyway, but people who didn’t buy when we were in lockdown are coming out trying to buy… a lot of them have sold and they’ve got cash ready to go.” While Fairweather prefers to run a “regular” marketing campaign for new listings, he’s been showing several properties off market for vendors nervous about COVID-19. He had four parties competing to buy 14 Athlone Crescent Killarney Heights, which sold off-market on July 23 for $2.117 million and he’s quietly showing a number of other properties by private inspection. Fairweather says he’s right behind Ray White’s current What are you waiting for? campaign. “It’s still an excellent market but it’s not a market I would play games in because we could be affected like Victoria and the market could close down,” he says. “I tell people if you’re trying to sell now take any offers seriously.
