The Stats.
Records are falling in the Forest
Ray White Killarney Heights is celebrating its best July turnover
since setting up office in 2012, closing out many millions of
dollars in sales and setting a new suburb record in Forestville
alongside two new street records.
Agent Brian Fairweather confi rms there is “absolute strength in the
market”.
“Where we are based in the Forest, we have very low stock and
constant demand from people coming up from the lower north
shore and inner west,” he says. “What that means is that prices have
actually gone up in those suburbs over the past six months rather than
going backwards like in some of the neighbouring suburbs.”
Last week the agency sold 33 Currie Road Forestville to an overseas
buyer for a street record of $1,689,880 after 16 days on the market.
“It was like Disneyland at the open houses,” Fairweather says of the
114 inspections. “We had a queue out the front and each time two
people came out we’d let two more people in.”
A few weeks prior the agency made an even speedier sale, fetching
a street record for 12 Fitzpatrick Avenue East in Frenchs Forest after
just four days on the market. Fairweather reports a young north shore
couple bought the home for signifi cantly more than the appraisal price
after he conducted a marathon seven-hour negotiation between two
keen buyers.
And earlier last month agent Irina Bolshakova locked in a new
record price of $2.95 million for Forestville with the sale of 83
Ferguson Street.
Originally listed last November with hopes of around $3 million,
Fairweather says the owners were delighted with the post-lockdown
result.
“The low supply we’re experiencing is typical for the winter months
anyway, but people who didn’t buy when we were in lockdown are
coming out trying to buy… a lot of them have sold and they’ve got cash
ready to go.”
While Fairweather prefers to run a “regular” marketing campaign
for new listings, he’s been showing several properties off market for
vendors nervous about COVID-19.
He had four parties competing to buy 14 Athlone Crescent Killarney
Heights, which sold off-market on July 23 for $2.117 million and he’s
quietly showing a number of other properties by private inspection.
Fairweather says he’s right behind Ray White’s current What are
you waiting for? campaign.
“It’s still an excellent market but it’s not a market I would play games
in because we could be affected like Victoria and the market could
close down,” he says. “I tell people if you’re trying to sell now take any
offers seriously. And if you’re debating whether to sell now or in six
months, there’s no-one saying we’ll have higher prices in six months.”
palm-tree fringed pool and a
manicured and gated front garden,
number 19 swaps the pool out
for a large entertainer’s deck on
a smaller block of 686 square
metres. The four-bedroom property
comes with three bathrooms, two
living rooms and a stone kitchen
plus a tandem garage that could
double as studio space.
There was one certainty for Heidi Todd when she
was planning her family’s move from the United
Kingdom to Australia in 2009. She didn’t want to live
in a big city. Together with Melbourne-born husband
Steve, she was seeking lifestyle and the couple had
decided to find a home in Newcastle.
What she hadn’t counted on was a weekend stopover
in Avalon on the drive north.
“We were coming through the bends and we popped
out at this beautiful, leafy, beachy place,” she recalls.
“We stayed in a holiday rental overlooking the beach.
It was market weekend and we were blown away by the
community spirit. They’d closed the roads and there
was live music. It was a gorgeous day.”
The Todd family explored Pittwater over the course
of the weekend and fell quietly head over
heels.
“My mother is Norwegian and Pittwater
is very much like the Oslofjord with its
undulating hills,” says Todd.
They continued north to Newcastle but
couldn’t shake the feeling that Avalon
might be just what they were looking for.
They trawled through property websites
and headed back to Sydney to see what
might be on offer.
An agent showed them through a
‘It’s like a
watery cul-desac
with a little
beach as the
focal point for
get-togethers...’
waterfront rental property at 292 Hudson Parade.
“We walked in and saw the view and said yes, we’ll
take it!” says Todd. “Our family of five crammed into
this little cottage and we loved it!”
When their neighbour’s 1960s house went up for
sale two years later, the Todds were Avalon converts
and ready to invest in the suburb.
Todd used her interior designer background and
with help from a draftsperson drew up plans for
a brand-new residence. Completed in 2016, it’s a
dreamy, two-storey, Hamptons-inspired home that
more than holds its own against the serene views that
stretch across Pittwater to Scotland Island and Kuring-gai
National Park.
The attention to detail extends throughout the
property, from the vaulted, timberlined
ceilings, built-in bookshelves and
double-sided Jetmaster fireplace in the
main living spaces to the lovely master
bedroom with its designer light fittings,
fitted walk-in robe and bright en suite
with freestanding bath and twin vanity.
A hand-painted island kitchen comes
with stone benchtops, a freestanding,
double Ilve oven with gas cooktop, a
walk-in pantry and breakfast bar seating.
There’s a second living room and
4 August 8, 2020 <strong>dwell</strong>.sydney
two more bedrooms downstairs,
each with a built-in wardrobe
and a ceiling fan, plus a large
laundry that leads out to a drying
courtyard. The property also
includes a self-contained, onebedroom
apartment with its own
access, making it ideal for the
in-laws, guest accommodation,
an au pair or to generate extra
income. There’s also the option to
reclaim this space as part of the
main house.
Outside, beyond the saltwater
pool, you’ll find stairs providing
direct access to a sandy beach with
space to store your dinghy and
moorings for larger craft.
Sitting in the morning sun on
the covered terrace watching the
boats sway in the breeze the view
is both quintessentially Sydney yet
a world away from big city life.
The kids have grown up and
moved out, but Todd remembers
when they were younger and
would get back from school, throw
their bags down in the hall and
call out “… we’re just going down
to the beach”.
“They’d grab their bodyboards
and meet up with the other
local kids. It’s been like a 1950s
childhood here. It’s like a watery
cul-de-sac with a little beach as
the focal point for get-togethers…
it’s very special.”
The property has hit a chord
with buyers, notching up more
than 170 inquiries in its first few
days on market. Agent Jonathan
Fletcher says those that inspected
last weekend were “wowed” by the
combination of gorgeous home,
sublime views and direct water
access.
“It’s a home that has a liveability
and has an energy to it,” he says.
“It’s one of those houses you walk
into and you can just sink into it.”
Go ‘West’: Rare townhouse
opportunity in Balgowlah
An excellent buying
opportunity has emerged in
one of Balgowlah’s best streets
– an oversized three-bedroom
townhouse that’s bigger than
some houses.
Agent Georgi Bates from
Cunninghams Real Estate says
the property at 49a West Street is
perfect for families and downsizers
looking for a modern, light-filled
property in a prestige area.
“This is a lovely, quiet property
located in a beautiful pocket of
West Street where houses often
sell for more than $4 million,”
says Bates.
“It is set in an elevated
position with an outlook across
to North Harbour, including
ocean glimpses, and feels more
like a house with a large sunny
backyard, lush low-maintenance
gardens and plenty of space for
the whole family.”
She says the Torrens Title brick
townhouse offers 331 square
metres of internal and external
space, is in excellent condition
and one of just two residences
in the development, ensuring a
private, relaxing environment.
There is only one common
wall, multiple indoor and outdoor
entertaining areas, a spacious
and versatile floor plan, and
bright light throughout. Features
include:
• Sunny, wraparound upper
terrace with district outlook and
harbour glimpses.
• Master suite with walk-through
robe, shower ensuite and direct
access to terrace.
• Two additional bedrooms, both
with built-in robes.
• Shared family bathroom with
separate bath and shower.
• Upstairs ducted air
conditioning.
• Two split system units
downstairs and ceiling fans
throughout.
Bates says the convenient
location is a major attraction of
the property, which has a price
guide of $1.8 million to $1.98
million.
It is within easy reach of
express city buses, cafes and
restaurants, while the Stockland
Balgowlah Shopping Centre is
around the corner in Condamine
Street.
There are also excellent
schools nearby including
Balgowlah Heights Public School
and the Balgowlah Boys campus.
Manly is just a short drive away
while beautiful North Harbour
Reserve and Manly coastal
walkway are within walking
distance.
Bates says opportunities
like this are rare in Balgowlah
and there has been good buyer
interest so far.
Locals praise their village ‘pocket’, with its lifestyle options and improved transport access to the CBD.
By Kate Farrelly
When Phil Hunt moved from Bondi to Mona Vale, he was
looking for a better lifestyle. That was 35 years ago
and he hasn’t looked back.
“It’s God’s country, you can’t beat it,” he tells Dwell. “I’ve
spent a lot of time all over the world and everything about
Mona Vale is the best of the best.”
An ex-president and club captain of winter swimming
club the Pittwater Pirates, Hunt can be found most Sunday
mornings (COVID restrictions permitting) swimming laps
at Mona Vale’s ocean pool.
The 30 or so Pirates take their swimming pretty seriously and as a
result they’re one of the few clubs on the northern beaches that hold three
Australian championship medals in the 10-person relay.
“We’re renowned in the winter swimming community Australia-wide
and we’re pretty proud of what we’ve achieved,” Hunt says, noting the
pre- and post-swim camaraderie helps keep everyone motivated as
temperatures plummet.
When he’s not in the water Hunt loves to walk along the beach, have a
beer at Park House or an Italian feed at Amici di Toni.
The locals are spoilt for choice when it comes to wining and dining,
with cafes and restaurants in the village centre offering everything
from Indian, Japanese and Thai to modern Australian and
Vietnamese. Many business owners are Mona Vale locals
with a genuine passion for the area.
And for Sydney CBD commuters, Mona Vale is the starting
point for the B-Line bus service with five-minute frequency
during peak periods.
At the LJ Hooker Mona Vale office, all of the sales staff,
including principal Lachlan Elder, live in the suburb.
“I love it because I can wake up in the morning, walk out
my door and be on the beach within a 10-minute walk or on
Pittwater in two minutes,” Elder says.
A surfing and boating enthusiast, Elder has watched the suburb evolve
over 35 years and says it remains a top spot for bringing up a family.
“There’s a lot more development now with new units and townhouses,
but it’s not much different to when I first came here, just more
cosmopolitan.”
Raine & Horne Mona Vale sales director Ben Spackman moved to the
area in 2012 and says there’s nothing like the northern beaches as far as
village community life is concerned.
“I’ve got three little kids and we just love it here,” he says. “Mona Vale is
a unique pocket… I couldn’t imagine living anywhere else in Sydney.”
Market snapshot.
There are two main demographics
vying for property in the suburb,
says Spackman: young families
keen to buy within the Mona Vale
Public School catchment, and
downsizers from both the northern
beaches and upper north shore.
Spackman says the amenities of the
big central village are a key drawcard.
“Both downsizers and younger
families like to be within walking
distance of the shops and schools and
local attractions,” he says.
Beachside properties continue to
attract the highest prices, both with
and without ocean views.
Spackman relates he sold 70
Surfview Road, a “knockdown with
no view”, for $3.5 million in May in
a hotly contested auction, and he’s
fielding good interest for nearby 7
Basset Street with a price guide of $4
million to $4.2 million.
He’s also just listed an awardwinning
Chateau home on a 900
square-metre block in Eric Green
Drive, opposite Winnererremy Bay
and parklands, with a price guide of
$4.8 million.
“I still think we’re grossly
undervalued [in Mona Vale] for such
a good lifestyle,” he says. “We’re
getting a lot of attention on some of
our lifestyle properties from out-ofarea
buyers who perceive good
value here. We’re also getting Manly
buyers who see better value, so they
keep coming down the beaches and
It doesn’t get much more family
friendly than Courallie, a substantial
two-storey home set in a tightly held
waterfront street. It’s right across
the road from Winji Jimmi Reserve
and a short stroll from both the
Pittwater Aquatic Club & Marina
and the popular Winnererremy
Bay parklands and café. You’ll find
four living spaces on the ground
floor, including a formal lounge with
fireplace and a conservatory-style
eat-in kitchen. The five bedrooms
are upstairs plus a fifth living room
opening to a balcony claiming
leafy bay views. Additional features
include three bathrooms, a triple
garage and level lawns surrounding
a pool and spa.
Who needs thongs and a towel
when you’re this close to the
three-bedroom beach cottage
is proving equally appealing to
both owner-occupiers and the
weekender market. Selling agent
Lachlan Elder says the owners
received DA approval for a new
two-storey home back in 2012
so there’s likely to be opportunity
to capitalise on the site with a
It’s always seemed rather
contradictory to scroll through
property listing photos depicting
manicured lawns and neatly
clipped hedges married with the
description “low-maintenance
gardens”. It begs the question:
If you want a good-looking
garden, can it really ever be lowmaintenance?
“There is such a thing as a lowmaintenance
garden,” says Justin
Foley, owner of Foley’s Nursery in
Warriewood. “We have been helping
customers with that for a few years
now. People are so time-poor but
they still want something that looks
good and looks looked-after.”
The trick, says Foley, is to
mix and match hardy, strikinglooking
plants with softer-looking
species (below) and to remember
there’s a difference between low
maintenance and no maintenance.
Most gardens will still require a
little extra care when they are first
established, and the occasional
watering or feeding. But a truly lowmaintenance
garden won’t require
hours of labour week in, week out.
Foley says popular plant choices
for reluctant gardeners include
drought-tolerant succulents and
plants like yuccas and dragon trees.
These can make great features
plants alongside a variety of agaves
and aloes.
“You can choose plants like these
that are quite strong-looking,
structural and sculptural,” Foley
says. To soften the effect, consider
Do they really exist?
a plant like French lavender, which
copes well with both droughts and
frost and puts on a spectacular
display of purple flowers; or choose
something else from the “silvers”.
“Silver has been a big thing in
gardens over the past few years,”
Foley says, giving
the example
of olive trees,
which may even
bear fruit. Other
options include
silver falls (a great
ground cover) and
blue fescue, an
ornamental grass.
There is a catch though. Foley
says hardy plants like succulents
and silvers generally originate in
hot sunny climes which means
you’ll need direct sunlight for them
to thrive in your garden.
“There are lots of local gardens
that are shaded by larger trees or
neighbouring houses,” Foley says.
“All of a sudden you’re getting
plants tailor-made for opposite
conditions. They might grow but
they might not be as healthy and
they may eventually die.”
So what to do in shady spaces?
“Go for traditional shade plants
like the birds nest fern,” Foley
says. “People also like to use rhapis
palms and strelitzia, which is
commonly known as the giant bird
of paradise, in pots and there’s a
whole assortment of ginger plants.”
You can also introduce tropical
plants like calatheas, which often
‘Walk down to the
beach and see
what’s growing...’
have highly decorative foliage.
“Calatheas have been a driving
force in shade plants because of their
big, interesting leaves,” Foley says.
“They do enjoy a warmer climate,
but not necessarily direct sunlight.”
Keep in mind that coastal
gardens often
come with sandy
soil that drains
quickly, so choose
plant varieties
that tolerate these
conditions or adjust
the soil base.
Banksias, coastal
tea trees, spear
lilies and native pigface generally
grow well by the ocean.
“Walk down to the beach and see
what’s growing,” Foley say. “You
instantly know [these plants] must
be tough because they’ve got to deal
with all the elements including a
coastal sea breeze and full sun.”
And if you’re looking to include
something edible in your lowmaintenance
garden, Foley
suggests parsley or rosemary rather
than citrus which tend to need
quite a bit of love and attention.
“Rosemary is really tough and it
likes coastal conditions,” he says.
It can also serve double duty filling
up empty nooks in garden beds or
planted en masse alongside lavender.
If you’re looking for more tips on
easy-care gardening, Foley and his
staff are happy to offer suggestions
and advice regardless of whether
you’re ready to buy plants.
ALTERED STATES.
By LISA OFFORD
IN WITH THE NEW,
KEEPING THE OLD
Designed and built simultaneously with the adjoining twin neighbour, this
addition to one of a pair of historic attached cottages just footsteps from
Manly village and beach has a unique and truly local story.
The cottages were the original home of the Sly brothers – pioneers of Surf
Life Saving in Australia – who resided there in the late 1800s. Nearly 120
years later, after multiple owners and modifications, two new owners came
together from opposite sides of the globe to preserve the remaining cottages
and to allow them to evolve.
With contrasting briefs and timelines, both owners agreed to work with
the one architect – Archisoul – and one builder – Newmark Constructions –
to create a unified but unique addition to both cottages.
While the fronts of the cottages were given the same aesthetic treatment,
that’s where the similarities ended. This project was “… two different houses
that share a common wall”, says principal director of Archisoul Architects Jo
Gillies.
The juxtaposition between the ‘old’ and the ‘new’ is evident in the
southern cottage, pictured across these pages.
Dwell understands its non-identical twin (on left of picture opposite page top
Rental Scene.
By MARTIN KELLY
Heavy competition, limited stock
The northern beaches residential rental market is
emerging from the COVID crisis in surprisingly good
shape and now confronts an unlikely dilemma – demand
exceeding supply, leading to a shortage of properties
– something no-one saw coming during the uncertain
months of April, May and early June.
During that period residential stock levels and vacancies
blew out to historically high levels.
There were several factors – financially stressed tenants
voluntarily moving out, investors shifting properties from
short-term rental platforms such as Airbnb to
the long-term market, and lack of consumer
demand.
Rents were discounted by 10% to 35% to
either keep existing tenants or secure new
ones, a strategy that gained momentum as
consumer confidence returned as lockdown
restrictions eased.
Now agents say rents are back to or ahead
of where they were in February, there is a
shortage of supply and tenants are rushing to
sign leases on quality properties – when they
become available.
Lauren Bridges from Belle Property, Dee Why, says
demand is running hot.
“We’re seeing huge numbers of enquiry, huge numbers
through opens as well as a real push up in price,” she says.
“Something might be listed at $500 but we’re tending to
negotiate 10% over the asking price just because of the
demand.”
Bridges says the early days of COVID were frantic before
the market stopped dead.
“Almost overnight inspections and enquiry just stopped
and we couldn’t give properties away. We reduced rents
anywhere between 10% to 35%. In some cases, we were
negotiating $400 a week discounts with current tenants.
“But over the past three or four weeks, demand has
increased dramatically. We had a couple of opens last
Saturday and they were leased by Saturday afternoon.”
She says rents are back to where they would be in spring
and in some cases more. “Some of the prices are stupid,
‘We’re tending
to negotiate
10% over
the asking
price [due to]
demand...’
crazy. We’ve got nothing left, we’ve leased everything, we
need more stock.”
Trent Docherty, Partner at Cunninghams, says the
agency has around 25 rentals compared with 55 to 60
during COVID, which at the time forced rental discounting
of around 10% for apartments and double that for houses.
He says there has been a dramatic market shift over the
past six weeks. “We’ve got multiple people looking to move
into the area and are getting groups of 10 though each
open home,” says Docherty.
“Now with the supply-demand scenario,
apartment rents are back to where they were,
while houses are up between 5% to 10%.”
Looking ahead, Docherty believes the
market will steady, provided there is no
‘second wave’.
Mark Novak, owner of Novak Properties
at Dee Why, says his business experienced a
dramatic rise in stock levels during COVID.
“We normally have 20 to 35 properties
for rent at any one time but that blew out to
almost 70 properties during March,” he says.
Rents were discounted by 10% to 15%. “It helped
move the stock, get it out the door. I think there was an
expectation Armageddon was coming.
“Then there was a recovery in the stock market and a
recovery in sentiment. As we came out of the lockdown it
just got better and better. It was really a sentiment thing.”
“Our past three months have been the highest turnover
months we have ever seen.”
Andrew Blake, Principal at Blake Property in Avalon,
says rental demand is much greater than supply. “It is
really tight. We’ve got so much enquiry coming through
but not enough properties,” he says.
Blake says the lack of homes for sale on the beaches is
exacerbating rental market demand from people who have
sold but cannot find another property to buy, so they are
leasing instead.
