Records are falling in <strong>the</strong> Forest<br />

Ray White Killarney Heights is celebrating its best July turnover<br />

since setting up office in 2012, closing out many milli<strong>on</strong>s of<br />

dollars in sales and setting a new suburb record in Forestville<br />

al<strong>on</strong>gside two new street records.<br />

Agent Brian Fairwea<strong>the</strong>r c<strong>on</strong>fi rms <strong>the</strong>re is “absolute strength in <strong>the</strong><br />

market”.<br />

“Where we are based in <strong>the</strong> Forest, we have very low stock and<br />

c<strong>on</strong>stant demand from people coming up from <strong>the</strong> lower north<br />

shore and inner west,” he says. “What that means is that prices have<br />

actually g<strong>on</strong>e up in those suburbs over <strong>the</strong> past six m<strong>on</strong>ths ra<strong>the</strong>r than<br />

going backwards like in some of <strong>the</strong> neighbouring suburbs.”<br />

Last week <strong>the</strong> agency sold 33 Currie Road Forestville to an overseas<br />

buyer for a street record of $1,689,880 after 16 days <strong>on</strong> <strong>the</strong> market.<br />

“It was like Disneyland at <strong>the</strong> open houses,” Fairwea<strong>the</strong>r says of <strong>the</strong><br />

114 inspecti<strong>on</strong>s. “We had a queue out <strong>the</strong> fr<strong>on</strong>t and each time two<br />

people came out we’d let two more people in.”<br />

A few weeks prior <strong>the</strong> agency made an even speedier sale, fetching<br />

a street record for 12 Fitzpatrick Avenue East in Frenchs Forest after<br />

just four days <strong>on</strong> <strong>the</strong> market. Fairwea<strong>the</strong>r reports a young north shore<br />

couple bought <strong>the</strong> home for signifi cantly more than <strong>the</strong> appraisal price<br />

after he c<strong>on</strong>ducted a marath<strong>on</strong> seven-hour negotiati<strong>on</strong> between two<br />

keen buyers.<br />

And earlier last m<strong>on</strong>th agent Irina Bolshakova locked in a new<br />

record price of $2.95 milli<strong>on</strong> for Forestville with <strong>the</strong> sale of 83<br />

Fergus<strong>on</strong> Street.<br />

Originally listed last November with hopes of around $3 milli<strong>on</strong>,<br />

Fairwea<strong>the</strong>r says <strong>the</strong> owners were delighted with <strong>the</strong> post-lockdown<br />

result.<br />

“The low supply we’re experiencing is typical for <strong>the</strong> winter m<strong>on</strong>ths<br />

anyway, but people who didn’t buy when we were in lockdown are<br />

coming out trying to buy… a lot of <strong>the</strong>m have sold and <strong>the</strong>y’ve got cash<br />

ready to go.”<br />

While Fairwea<strong>the</strong>r prefers to run a “regular” marketing campaign<br />

for new listings, he’s been showing several properties off market for<br />

vendors nervous about COVID-19.<br />

He had four parties competing to buy 14 Athl<strong>on</strong>e Crescent Killarney<br />

Heights, which sold off-market <strong>on</strong> July 23 for $2.117 milli<strong>on</strong> and he’s<br />

quietly showing a number of o<strong>the</strong>r properties by private inspecti<strong>on</strong>.<br />

Fairwea<strong>the</strong>r says he’s right behind Ray White’s current What are<br />

you waiting for? campaign.<br />

“It’s still an excellent market but it’s not a market I would play games<br />

in because we could be affected like Victoria and <strong>the</strong> market could<br />

close down,” he says. “I tell people if you’re trying to sell now take any<br />

offers seriously. And if you’re debating whe<strong>the</strong>r to sell now or in six<br />

m<strong>on</strong>ths, <strong>the</strong>re’s no-<strong>on</strong>e saying we’ll have higher prices in six m<strong>on</strong>ths.”<br />

There was <strong>on</strong>e certainty for Heidi Todd when she<br />

was planning her family’s move from <strong>the</strong> United<br />

Kingdom to Australia in 2009. She didn’t want to live<br />

in a big city. Toge<strong>the</strong>r with Melbourne-born husband<br />

Steve, she was seeking lifestyle and <strong>the</strong> couple had<br />

decided to find a home in Newcastle.<br />

What she hadn’t counted <strong>on</strong> was a weekend stopover<br />

in Aval<strong>on</strong> <strong>on</strong> <strong>the</strong> drive north.<br />

“We were coming through <strong>the</strong> bends and we popped<br />

out at this beautiful, leafy, beachy place,” she recalls.<br />

“We stayed in a holiday rental overlooking <strong>the</strong> beach.<br />

It was market weekend and we were blown away by <strong>the</strong><br />

community spirit. They’d closed <strong>the</strong> roads and <strong>the</strong>re<br />

was live music. It was a gorgeous day.”<br />

The Todd family explored Pittwater over <strong>the</strong> course<br />

of <strong>the</strong> weekend and fell quietly head over<br />

heels.<br />

“My mo<strong>the</strong>r is Norwegian and Pittwater<br />

is very much like <strong>the</strong> Oslofjord with its<br />

undulating hills,” says Todd.<br />

They c<strong>on</strong>tinued north to Newcastle but<br />

couldn’t shake <strong>the</strong> feeling that Aval<strong>on</strong><br />

might be just what <strong>the</strong>y were looking for.<br />

They trawled through property websites<br />

and headed back to Sydney to see what<br />

might be <strong>on</strong> offer.<br />

When Phil Hunt moved from B<strong>on</strong>di to M<strong>on</strong>a Vale, he was<br />

looking for a better lifestyle. That was 35 years ago<br />

and he hasn’t looked back.<br />

“It’s God’s country, you can’t beat it,” he tells Dwell. “I’ve<br />

spent a lot of time all over <strong>the</strong> world and everything about<br />

M<strong>on</strong>a Vale is <strong>the</strong> best of <strong>the</strong> best.”<br />

An ex-president and club captain of winter swimming<br />

club <strong>the</strong> Pittwater Pirates, Hunt can be found most Sunday<br />

mornings (COVID restricti<strong>on</strong>s permitting) swimming laps<br />

at M<strong>on</strong>a Vale’s ocean pool.<br />

The 30 or so Pirates take <strong>the</strong>ir swimming pretty seriously and as a<br />

result <strong>the</strong>y’re <strong>on</strong>e of <strong>the</strong> few clubs <strong>on</strong> <strong>the</strong> nor<strong>the</strong>rn beaches that hold three<br />

Australian champi<strong>on</strong>ship medals in <strong>the</strong> 10-pers<strong>on</strong> relay.<br />

“We’re renowned in <strong>the</strong> winter swimming community Australia-wide<br />

and we’re pretty proud of what we’ve achieved,” Hunt says, noting <strong>the</strong><br />

pre- and post-swim camaraderie helps keep every<strong>on</strong>e motivated as<br />

temperatures plummet.<br />

When he’s not in <strong>the</strong> water Hunt loves to walk al<strong>on</strong>g <strong>the</strong> beach, have a<br />

beer at Park House or an Italian feed at Amici di T<strong>on</strong>i.<br />

The locals are spoilt for choice when it comes to wining and dining,<br />

with cafes and restaurants in <strong>the</strong> village centre offering everything<br />

At <strong>the</strong> LJ Hooker M<strong>on</strong>a Vale office, all of <strong>the</strong> sales staff,<br />

including principal Lachlan Elder, live in <strong>the</strong> suburb.<br />

“I love it because I can wake up in <strong>the</strong> morning, walk out<br />

my door and be <strong>on</strong> <strong>the</strong> beach within a 10-minute walk or <strong>on</strong><br />

Pittwater in two minutes,” Elder says.<br />

A surfing and boating enthusiast, Elder has watched <strong>the</strong> suburb evolve<br />

over 35 years and says it remains a top spot for bringing up a family.<br />

“There’s a lot more development now with new units and townhouses,<br />

but it’s not much different to when I first came here, just more<br />

cosmopolitan.”<br />

Raine & Horne M<strong>on</strong>a Vale sales director Ben Spackman moved to <strong>the</strong><br />

area in 2012 and says <strong>the</strong>re’s nothing like <strong>the</strong> nor<strong>the</strong>rn beaches as far as<br />

village community life is c<strong>on</strong>cerned.<br />

“I’ve got three little kids and we just love it here,” he says. “M<strong>on</strong>a Vale is<br />

a unique pocket… I couldn’t imagine living anywhere else in Sydney.”<br />

local attracti<strong>on</strong>s,” he says.<br />

Beachside properties c<strong>on</strong>tinue to<br />

attract <strong>the</strong> highest prices, both with<br />

and without ocean views.<br />

Surfview Road, a “knockdown with<br />

no view”, for $3.5 milli<strong>on</strong> in May in<br />

a hotly c<strong>on</strong>tested aucti<strong>on</strong>, and he’s<br />

fielding good interest for nearby 7<br />

“I still think we’re grossly<br />

undervalued [in M<strong>on</strong>a Vale] for such<br />

getting a lot of attenti<strong>on</strong> <strong>on</strong> some of<br />

our lifestyle properties from out-ofarea<br />

buyers who perceive good<br />

value here. We’re also getting Manly<br />

buyers who see better value, so <strong>the</strong>y<br />

keep coming down <strong>the</strong> beaches and<br />

It’s always seemed ra<strong>the</strong>r<br />

c<strong>on</strong>tradictory to scroll through<br />

property listing photos depicting<br />

manicured lawns and neatly<br />

clipped hedges married with <strong>the</strong><br />

descripti<strong>on</strong> “low-maintenance<br />

gardens”. It begs <strong>the</strong> questi<strong>on</strong>:<br />

If you want a good-looking<br />

garden, can it really ever be lowmaintenance?<br />

“There is such a thing as a lowmaintenance<br />

garden,” says Justin<br />

Foley, owner of Foley’s Nursery in<br />

Warriewood. “We have been helping<br />

customers with that for a few years<br />

now. People are so time-poor but<br />

<strong>the</strong>y still want something that looks<br />

good and looks looked-after.”<br />

The trick, says Foley, is to<br />

mix and match hardy, strikinglooking<br />

plants with softer-looking<br />

species (below) and to remember<br />

<strong>the</strong>re’s a difference between low<br />

maintenance and no maintenance.<br />

Most gardens will still require a<br />

little extra care when <strong>the</strong>y are first<br />

established, and <strong>the</strong> occasi<strong>on</strong>al<br />

watering or feeding. But a truly lowmaintenance<br />

garden w<strong>on</strong>’t require<br />

hours of labour week in, week out.<br />

Foley says popular plant choices<br />

for reluctant gardeners include<br />

drought-tolerant succulents and<br />

plants like yuccas and drag<strong>on</strong> trees.<br />

These can make great features<br />

plants al<strong>on</strong>gside a variety of agaves<br />

and aloes.<br />

“You can choose plants like <strong>the</strong>se<br />

that are quite str<strong>on</strong>g-looking,<br />

structural and sculptural,” Foley<br />

says. To soften <strong>the</strong> effect, c<strong>on</strong>sider<br />

a plant like French lavender, which<br />

copes well with both droughts and<br />

frost and puts <strong>on</strong> a spectacular<br />

display of purple flowers; or choose<br />

something else from <strong>the</strong> “silvers”.<br />

“Silver has been a big thing in<br />

gardens over <strong>the</strong> past few years,”<br />

of olive trees,<br />

which may even<br />

bear fruit. O<strong>the</strong>r<br />

silver falls (a great<br />

ground cover) and<br />

blue fescue, an<br />

ornamental grass.<br />

There is a catch though. Foley<br />

says hardy plants like succulents<br />

and silvers generally originate in<br />

hot sunny climes which means<br />

you’ll need direct sunlight for <strong>the</strong>m<br />

to thrive in your garden.<br />

“There are lots of local gardens<br />

that are shaded by larger trees or<br />

neighbouring houses,” Foley says.<br />

“All of a sudden you’re getting<br />

plants tailor-made for opposite<br />

c<strong>on</strong>diti<strong>on</strong>s. They might grow but<br />

<strong>the</strong>y might not be as healthy and<br />

<strong>the</strong>y may eventually die.”<br />

So what to do in shady spaces?<br />

“Go for traditi<strong>on</strong>al shade plants<br />

like <strong>the</strong> birds nest fern,” Foley<br />

says. “People also like to use rhapis<br />

palms and strelitzia, which is<br />

comm<strong>on</strong>ly known as <strong>the</strong> giant bird<br />

of paradise, in pots and <strong>the</strong>re’s a<br />

whole assortment of ginger plants.”<br />

plants like cala<strong>the</strong>as, which often<br />

have highly decorative foliage.<br />

“Cala<strong>the</strong>as have been a driving<br />

force in shade plants because of <strong>the</strong>ir<br />

big, interesting leaves,” Foley says.<br />

“They do enjoy a warmer climate,<br />

but not necessarily direct sunlight.”<br />

Keep in mind that coastal<br />

soil that drains<br />

quickly, so choose<br />

plant varieties<br />

that tolerate <strong>the</strong>se<br />

c<strong>on</strong>diti<strong>on</strong>s or adjust<br />

<strong>the</strong> soil base.<br />

Banksias, coastal<br />

tea trees, spear<br />

lilies and native pigface generally<br />

grow well by <strong>the</strong> ocean.<br />

“Walk down to <strong>the</strong> beach and see<br />

what’s growing,” Foley say. “You<br />

instantly know [<strong>the</strong>se plants] must<br />

be tough because <strong>the</strong>y’ve got to deal<br />

with all <strong>the</strong> elements including a<br />

coastal sea breeze and full sun.”<br />

And if you’re looking to include<br />

something edible in your lowmaintenance<br />

garden, Foley<br />

suggests parsley or rosemary ra<strong>the</strong>r<br />

than citrus which tend to need<br />

quite a bit of love and attenti<strong>on</strong>.<br />

“Rosemary is really tough and it<br />

likes coastal c<strong>on</strong>diti<strong>on</strong>s,” he says.<br />

It can also serve double duty filling<br />

up empty nooks in garden beds or<br />

planted en masse al<strong>on</strong>gside lavender.<br />

IN WITH THE NEW,<br />

KEEPING THE OLD<br />

Designed and built simultaneously with <strong>the</strong> adjoining twin neighbour, this<br />

additi<strong>on</strong> to <strong>on</strong>e of a pair of historic attached cottages just footsteps from<br />

Manly village and beach has a unique and truly local story.<br />

The cottages were <strong>the</strong> original home of <strong>the</strong> Sly bro<strong>the</strong>rs – pi<strong>on</strong>eers of Surf<br />

Life Saving in Australia – who resided <strong>the</strong>re in <strong>the</strong> late 1800s. Nearly 120<br />

years later, after multiple owners and modificati<strong>on</strong>s, two new owners came<br />

toge<strong>the</strong>r from opposite sides of <strong>the</strong> globe to preserve <strong>the</strong> remaining cottages<br />

and to allow <strong>the</strong>m to evolve.<br />

With c<strong>on</strong>trasting briefs and timelines, both owners agreed to work with<br />

<strong>the</strong> <strong>on</strong>e architect – Archisoul – and <strong>on</strong>e builder – Newmark C<strong>on</strong>structi<strong>on</strong>s –<br />

to create a unified but unique additi<strong>on</strong> to both cottages.<br />

While <strong>the</strong> fr<strong>on</strong>ts of <strong>the</strong> cottages were given <strong>the</strong> same aes<strong>the</strong>tic treatment,<br />

that’s where <strong>the</strong> similarities ended. This project was “… two different houses<br />

that share a comm<strong>on</strong> wall”, says principal director of Archisoul Architects Jo<br />

Gillies.<br />

The juxtapositi<strong>on</strong> between <strong>the</strong> ‘old’ and <strong>the</strong> ‘new’ is evident in <strong>the</strong><br />

sou<strong>the</strong>rn cottage, pictured across <strong>the</strong>se pages.<br />

Dwell understands its n<strong>on</strong>-identical twin (<strong>on</strong> left of picture opposite page top<br />

Heavy competiti<strong>on</strong>, limited stock<br />

The nor<strong>the</strong>rn beaches residential rental market is<br />

emerging from <strong>the</strong> COVID crisis in surprisingly good<br />

shape and now c<strong>on</strong>fr<strong>on</strong>ts an unlikely dilemma – demand<br />

exceeding supply, leading to a shortage of properties<br />

– something no-<strong>on</strong>e saw coming during <strong>the</strong> uncertain<br />

m<strong>on</strong>ths of April, May and early June.<br />

During that period residential stock levels and vacancies<br />

blew out to historically high levels.<br />

There were several factors – financially stressed tenants<br />

voluntarily moving out, investors shifting properties from<br />

short-term rental platforms such as Airbnb to<br />

<strong>the</strong> l<strong>on</strong>g-term market, and lack of c<strong>on</strong>sumer<br />

demand.<br />

Rents were discounted by 10% to 35% to<br />

ei<strong>the</strong>r keep existing tenants or secure new<br />

<strong>on</strong>es, a strategy that gained momentum as<br />

c<strong>on</strong>sumer c<strong>on</strong>fidence returned as lockdown<br />

restricti<strong>on</strong>s eased.<br />

Now agents say rents are back to or ahead<br />

of where <strong>the</strong>y were in February, <strong>the</strong>re is a<br />

shortage of supply and tenants are rushing to<br />

sign leases <strong>on</strong> quality properties – when <strong>the</strong>y<br />

become available.<br />

Lauren Bridges from Belle Property, Dee Why, says<br />

demand is running hot.<br />

“We’re seeing huge numbers of enquiry, huge numbers<br />

through opens as well as a real push up in price,” she says.<br />

“Something might be listed at $500 but we’re tending to<br />

negotiate 10% over <strong>the</strong> asking price just because of <strong>the</strong><br />

demand.”<br />

Bridges says <strong>the</strong> early days of COVID were frantic before<br />

<strong>the</strong> market stopped dead.<br />

“Almost overnight inspecti<strong>on</strong>s and enquiry just stopped<br />

and we couldn’t give properties away. We reduced rents<br />

anywhere between 10% to 35%. In some cases, we were<br />

negotiating $400 a week discounts with current tenants.<br />

“But over <strong>the</strong> past three or four weeks, demand has<br />

increased dramatically. We had a couple of opens last<br />

Saturday and <strong>the</strong>y were leased by Saturday afterno<strong>on</strong>.”<br />

She says rents are back to where <strong>the</strong>y would be in spring<br />

and in some cases more. “Some of <strong>the</strong> prices are stupid,<br />

crazy. We’ve got nothing left, we’ve leased everything, we<br />

need more stock.”<br />

Trent Docherty, Partner at Cunninghams, says <strong>the</strong><br />

agency has around 25 rentals compared with 55 to 60<br />

during COVID, which at <strong>the</strong> time forced rental discounting<br />

of around 10% for apartments and double that for houses.<br />

He says <strong>the</strong>re has been a dramatic market shift over <strong>the</strong><br />

past six weeks. “We’ve got multiple people looking to move<br />

into <strong>the</strong> area and are getting groups of 10 though each<br />

open home,” says Docherty.<br />

“Now with <strong>the</strong> supply-demand scenario,<br />

apartment rents are back to where <strong>the</strong>y were,<br />

while houses are up between 5% to 10%.”<br />

Looking ahead, Docherty believes <strong>the</strong><br />

market will steady, provided <strong>the</strong>re is no<br />

‘sec<strong>on</strong>d wave’.<br />

Mark Novak, owner of Novak Properties<br />

at Dee Why, says his business experienced a<br />

dramatic rise in stock levels during COVID.<br />

“We normally have 20 to 35 properties<br />

for rent at any <strong>on</strong>e time but that blew out to<br />

almost 70 properties during March,” he says.<br />

Rents were discounted by 10% to 15%. “It helped<br />

move <strong>the</strong> stock, get it out <strong>the</strong> door. I think <strong>the</strong>re was an<br />

expectati<strong>on</strong> Armagedd<strong>on</strong> was coming.<br />

“Then <strong>the</strong>re was a recovery in <strong>the</strong> stock market and a<br />

recovery in sentiment. As we came out of <strong>the</strong> lockdown it<br />

just got better and better. It was really a sentiment thing.”<br />

“Our past three m<strong>on</strong>ths have been <strong>the</strong> highest turnover<br />

m<strong>on</strong>ths we have ever seen.”<br />

Andrew Blake, Principal at Blake Property in Aval<strong>on</strong>,<br />

says rental demand is much greater than supply. “It is<br />

really tight. We’ve got so much enquiry coming through<br />

but not enough properties,” he says.<br />

Blake says <strong>the</strong> lack of homes for sale <strong>on</strong> <strong>the</strong> beaches is<br />

exacerbating rental market demand from people who have<br />

sold but cannot find ano<strong>the</strong>r property to buy, so <strong>the</strong>y are<br />

leasing instead.<br />
