PROJECT DESIGN CONSIDERATIONS

Who is a self builder?

Building or renovating your own home does not

necessarily mean your will be building your

home brick by brick. A self-build project is one

where you have the scope to specify the type

of build your looking for without the

involvement of a developer. You decide just

how much involvement you have in the project

and your approach will have major cost

implications.

Considering the right design and

construction systems for your project.

Early in the process you will be deciding what

the finished project will look like and the form of

superstructure materials to be chosen. Will the

construction be a masonry build, timber frame,

structural panels, insulated concrete formwork,

oak frame, cross laminated timber or a natural

material build?

The type of build will have an impact of the

overall design. If you are working with an

architect, architectural designer or other similar

professional they will advise on the best

designs for the chosen construction style or the

best method of build to meet your design

needs.

01 Safety

Making a safe and useable space

One thing to bear in mind is how to utilise the outdoor

space in your build by including balconies, terraces, rooftop

living spaces, patio and gardens.

If you're looking to add a useable outdoor space to the actual

build such as a Juliet Balcony opening, on a membrane roof area

or balcony you really need to consider this as part of the

construction method. Using any space at height, will need some

form of safety railing or barriers to protect those using this area

from falls. Any safety barriers design falls under the requirements

of building control legislation. With this in mind it is critical the

right safe solution is chosen before the build. The ability for any

platform to take useable loads will have an impact on the

suitability of using a flat roof area as a roof terrace or balcony.

Consideration has to be given early on how these barriers and

terrace areas will be incorporated into the build. Quite often a

balcony rail, Juliet balcony or deck platform is something that is

not considered until the build is close to completion. This is a

mistake that can often cause increased expense at the end of the

build. This can occur when building control requires you to adhere

to safety legislation to assure the build can be signed off. If safe

consideration is not included into your build, additional remedial

work is often needed to make these areas useable. Even worse

you need to block access to these areas and leave them unused

to assure acceptance from the building control authority.

Who to Consult for the best advice?

Speak to your designer, builder and building control to assure you

have the right designs and construction materials in place to

complete your build. This will help maintain your budget and

assure the outdoor living space is useable and safe. You also

need to look at the different ways a balustrade or safety rail can

be fixed. Consider how deck platforms can be incorporated to a

build and understand the most cost effective means of achieving

this.

GET FORMAL PROPOSALS FROM SUPPLIERS

Obtain formal quotes from suppliers for your

materials and designed solutions based on your

design requirements, plans, sketches and

measurements. Assure your suppliers work with

you to make sure you have a working solution that

PREPARE PROJECT AREA & OBTAIN

FORMAL DESIGN & WORKING DRAWINGS

Now you can start preparing your project area

to accept the right products and designs. Pay

your deposits and obtain full shop drawings

and design concepts for your orders. Check

these off against your project requirements.

CALL OFF MATERIALS AND KITS

Sign-off your drawings and call-off your project

in time for delivery. Discuss lead times and

make sure you give yourself time to accept

delivery onsite after you have completed any

preparation works. Assure any scaffold or

working platforms are still in place to assist with

the install.

INSTALLING YOUR PURCHASES

Go through your installation instructions before

delivery. Once the goods arrive check all

materials are present against the bill of

materials and designs. Move the materials to

the project area allowing for easy access of

materials during its assembly and install. Mark

out your fixing areas. Double and triple check

your measurements. Start with drilling holes,

attaching fixing or anchor points and do all this

in stages. Check your layout and

measurements at every stage.

FINAL STAGES OF THE INSTALL

Once all your goods are installed assure they

are cleaned down and checked over.

The Mini Post frameless glass balustrade system can be

used in a variety of ways.

Versatile for many uses and fixing needs

Being extremely versatile, this mini-post system is ideal for glass

balconies, patio areas, terraces and can be an effective safety

railing system. There are a number of options when choosing the

mini-post balustrade system including base, core, edge, or side

mounted designs. The sleek bottom mini stainless steel posts are

designed to accommodate glass thicknesses from 10mm to

17.5mm. To achieve a more bespoke design, we have a choice of

glass coloured tints available to act as a privacy screen.

We also provide a number of railing options making this a truly

customisable solution with lots of glass and railing balustrade

variations. All design considerations depend on your requirements

matching your needs with building safety and regulations

considered.

Stylish & Economical Solution

A stylish yet economical alternative to the channel design, the

Mini-Post offers excellent value for a frameless glass balustrade

without compromising on quality or safety.

Instead of an aluminium channel, two glass brackets hold each

panel in place. These are manufactured from Marine Grade 2205

Duplex stainless steel which offers superior corrosion resistance

the Mini Post Family. The top mount fixing

method allows installations into various

Oval Base Mount Mini Post: -

This solution gives an infinity view through

been developed to work with our

All our WPC and Aluminium decking solutions are low maintenance, durable, UV stable, slip resistant with

We also offer a comprehensive range of structural outdoor tiles. These are a vitrified porcelain product that

03 Aluminium Deck Substructures

Suitable for decking boards or tiles

We supply Plan Deck Aluminium Decking Subframes, a

deck substructure design that will work with any style of

Composite Decking, Structural Tiles or Aluminium

Decking Boards.

This is a decking system that is easy to assemble, quick to

install with the ability to save costs as a cost effective deck

sub-structure.

At Elite Outdoor Living we can supply a decking subframe in

pre-assembled units ready for easy site installation saving

time and money on site.

Also available in stock lengths with the appropriate brackets and

fixings to be assembled on site as per our instruction guidelines.

The fixing system is not only simple to assemble, but is strong

and cost effective. Plan Deck Aluminium Subframes meet the

class A fire ratings and structural loadings needed to meet the

newest legislation, banning the use of combustible materials on

exterior faces of some construction and buildings.

The frames can be pre-assembled in section sizes 3600 x

1200mm or 3600 x 2400mm these are then simply screwed

together using our bespoke brackets and supported on ground

screws, traditional timber uprights, adjustable jacks including the

Fire Rated Plan Deck Adjustable Bearer supports.

Replacing traditional timber substructures, Plan Deck Aluminium

Subframes are made from marine grade aluminium profiles. This

means these are suitable for various uses such as on roof-top

membranes, over the ground in the garden, around pools, spas or

hot tubs. It can also be designed as a structural deck for use to

create balcony platforms or raised terraces. All kits are custom

designed by the PlanDeck design team calculating the best,

bearer & layout to meet your design scenario.

03 High Quality Composite Deck Boards

The future of composite decking

Using recycled products is an ethical choice in todays

world and decking is no exception to that.

Our composite boards are made from two main recycled

components.

Recycled High Density Polyethylene (HDPE) is one component

used. This is a product recycled from plastic containers such as

drums, milk & detergents. The second component is recycled

hardwood timber obtained from recycled hardwood furniture and

the waste from the manufacture of hardwood goods.

Developed and designed to reflect the beauty of natural wood,

our range of composite products are a great to use in our outdoor

spaces.

Why is our decking so good?

Without the flaws of natural timber, our range of WPC never rots,

splits, warps or requires heavy maintenance such as staining,

painting and deep cleaning.

Our WPC core boards are capped making these ultra-low

maintenance and having a life-span longer than most uncapped

boards available on the market. All boards are also UV stable so

will not fade or degrade in the sun.

Strength of engineering

All our WPC decking boards are engineered with strength in mind.

Many competitor boards will be supplied with a rectangular hollow

profile. While this may reduce material in the product it

unfortunately degrades the product strength and lifespan.

Our boards use a round hollow profile. This structural profile

give the board additional strength, reduces board expansion

and contraction, and the boards will last for many more years

to come.

03 High Quality Composite Fencing

Maintenance free fencing kits & components, a design

that compliments your outdoor spaces for years to come.

Elite libertyFENCE composite fencing kits are made from the

same high quality materials and finish as our range of decking

boards.

These ultra-low maintenance composite fence boards are

reversible, so you have a choice of traditional wood grain or

contemporary brushed finishes. With four UV Stable colours to

choose from matching, you will find a finish to meet your project

needs.

The boards have a wax stain finish making them look stunning

when installed. The posts are made from extruded & powder

coated aluminium profile that can match or contrast with your

boards. The post profile allows for easy and quick board

installation.

Each tongue and grove style board is 160mm deep, 21mm thick

and come in lengths of 1830mm. These are ideal for fencing panel

infills for up to 6ft in width and for various heights to meet your

personal preference.

So what is this type of fencing so good? Well, it has none of the

flaws of timber, and therefore WPC has none of the splits,

warping, splinters and heavy maintenance and slip issues that

natural wood loves. And you will never have to paint or stain it.

So how do I look after my composite fencing? It’s effortless –

for regular maintenance, we suggest a light sweep with a

standard hand brush and a periodic wash with water and a

light detergent solution. As these are composite fence boards, it’s

easy to maintain, durable and won’t need staining or oiling like

timber fencing.

How does this work?

Proposals and quotes

Get your quotes together and identify the quote reference for the proposal you wish to

proceed with. Call and ask to speak to your sales contact, this should be on your email

or on the quote. If you are not sure just give your quote numbers and a member of the

team will deal with your call. Alternatively email us with your request to proceed with the

order.

Design Deposit

To start the process we will require a 10% deposit (minimum of £250) from yourself.

Based on your project sizes and information provided, our design team will design your

project balustrade, deck or a mixture of the two. Once received (which typically will take

no more than a couple of days), please check over this to make sure the design and

measurements have been correctly interpreted. We are happy to make any changes to

the design during this stage of the process.

Proceed to Manufacture

You need to formally sign off the drawings to proceed with the order. You will be

provided a full terms of your project and these will be signed by yourself to allow us to

proceed to the manufacturing process. At this stage a 60% of the total contract price, is

required as payment on approval.

Delivery

When the manufacturing process is completed and our quality checks of your purchase

are being undertaken a member of our administrative team will be in contact. They will

invoice you for the final payment of 30% balance of the total contract price is required

prior to dispatch the goods. They will also arrange a delivery date to your convenience.

The goods are despatched and you will be provided tracking information.
