In 2006, Markus Ritter and Thomas Schober-Plankl founded C&P Immobilien<br />

AG from the deep conviction that property had the potential to<br />

become the investment vehicle of the future. What started as a vision<br />

over ten years ago, namely, to offer an integral concept for the commercial<br />

exploitation of rental property, has since established itself as a<br />

successful business model and has made C&P the Austrian market<br />

leader in private-sector property investment.<br />

To achieve our objective of making investing a more enjoyable prospect<br />

for our customers, we created an “all from a single source product”<br />

in the form of C&P investment properties. These are uncomplicated<br />

and profitable investment vehicles for those who cannot dedicate much<br />

time to their investments, or who lack the necessary know-how. Our<br />

own project development department handles property development.<br />

We are able to find ideal plots for our properties owing to our position<br />

within an outstanding network.<br />

Our investment properties are marketed directly by the C&P sales team<br />

as well as in cooperation with sales partners in Austria, Croatia and<br />

Germany.<br />

We offer customised investment concepts that have been precisely tailored<br />

to the circumstances of each individual investor. In combination<br />

with the “comprehensive C&P service” package, a buy-to-let property<br />

will guarantee your financial success. This is based on the optimum<br />

rentability of the property. C&P also handles lettings and property management.<br />

Our property investment product has already proven to be a great success,<br />

but we also have new products in the pipeline. In addition to<br />

innovative living concepts, we also plan to develop cutting-edge work<br />

concepts. After a three-year period of consolidation, we aim to continue<br />

our healthy growth with new ideas starting in <strong>2020</strong>. With 1.2 billion Euro<br />

and around 7,200 apartments in the pipeline, we’ll have developed new<br />

living space in urban centres such as Graz, Vienna, Berlin and the surrounding<br />

Brandenburg region by 2023. You’ll find more information on<br />

What started with five employees in the south of Graz<br />

in 2006 has become the market leader for private<br />

property investment 13 years later. Join us on our<br />

journey through 13 years of C&P Immobilien AG.<br />

investment property, moved into its new headquarters<br />

in the Puntigam Brewery Quarter at the end of 2017<br />

after just a few months of construction. Markus Ritter<br />

and Thomas Schober-Plankl ceremoniously opened<br />

the new C&P Immobilien AG headquarters in May<br />

2018 in the presence of numerous celebrities from<br />

the worlds of politics, sports and business. They<br />

included Styrian Governor Hermann Schützenhöfer,<br />

Deputy Mayor Mario Eustacchio and C&P customers<br />

and partners Hans Knauß and Michi Kirchgasser. The<br />

1,941 m² of floor space over seven floors supports<br />

creative, flexible and efficient teamwork.<br />

new landmark in the southern district of Graz and received<br />

numerous awards from national and international juries over the<br />

course of last year. In addition to its remarkable architecture, the<br />

awards mainly recognised the building for enabling multifunctional<br />

working with a high level of comfort.<br />

In the 2019 financial year, the Supervisory Board<br />

performed its duties as required by law and by the<br />

Articles of Association during the meetings. The<br />

Executive Board issued a comprehensive written<br />

and verbal update on business development and the<br />

company’s position. The annual financial statements<br />

and the management report for 2018 were approved by<br />

the Supervisory Board in 2019.<br />

After thorough examination and discussion, the<br />

Supervisory Board approved the <strong>2020</strong> budget and<br />

FOCUS ON THE FUTURE<br />

C&P celebrated its thirteenth anniversary in 2019. This<br />

event gave us the opportunity not only to look back,<br />

but also to look forward to new prospects and plans for<br />

the future. The project development team and around<br />

50 of our subsidiaries are currently developing projects<br />

with a total volume of around 1.2 billion Euro. Approximately<br />

7,200 new apartments will be built by 2023. Our<br />

largest project to date was the Puntigam Brewery District.<br />

New housing for around 2,000 people was created<br />

as well as a whole new district in the south of Graz.<br />

We are staying focused on urban areas with high<br />

development potential. In Austria, Graz and Vienna are<br />

predicted to experience the highest levels of population<br />

growth. With its capital Berlin and affluent suburbs in<br />

the surrounding Brandenburg region, Germany offers<br />

thrilling terrain for the development of new projects and<br />

financially exciting construction projects for investors.<br />

Based on this project development volume and other planned<br />

locations, C&P is once again securing its position as the<br />

C&P's property transaction volume has grown steadily<br />

since the company's founding in 2006. Transactions<br />

had grown to around 837 million Euro by December<br />

2019 with a total of 5,293 apartments developed and<br />

sold – including commercial and office premises. Our<br />

continuous growth means that the company has to<br />

continue developing – for example, the number of<br />

employees has now risen to 102. We are adapting<br />

existing processes to the new requirements and<br />

seeking innovative ways forward for the future. Based<br />

on current sales figures and the predicted development<br />

of property prices, C&P's success will continue<br />

and turnover may reach one billion Euro in its fifteenth<br />

anniversary year. For example, the average property<br />

price for an apartment was 70,000 Euro in 2006, but<br />

had increased to 190,000 Euro by 2019. Our focus on<br />

the strongest growing cities has also proven to be a factor<br />

in our success. With Graz, Vienna, Berlin and the<br />

surrounding Brandenburg region, C&P is focusing on<br />

urban centres that are expected to demonstrate significant<br />

It is very important to me that every single employee feels<br />

Their enthusiasm was invaluable when we were completing<br />

our new, multi-award winning head office in Graz's Brewery<br />

Quarter, which fully meets our requirements. We also<br />

completed and moved into new offices in our company<br />

locations in Vienna and Berlin in 2019. It is very important<br />

for us to be able to offer all of our employees a working<br />

environment that reflects our corporate culture and company<br />

Besides the obvious services, there are also several areas<br />

of the company which are certainly vital, but which are<br />

not talked or written about that often. Our employees also<br />

deliver a top performance in these areas each and every<br />

day. Among other things, our IT department now “manages”<br />

more than 40 terabytes of data, our car fleet has grown<br />

enormously, staff numbers have quadrupled in the last<br />

6 years and our Finance & Controlling department now<br />

manages 100 subsidiary and project companies.<br />

Our Marketing department, which, among other things,<br />

creates a large number of such folders annually, also makes<br />

a fundamental contribution to the success of our company.<br />

This is also true of our Customer Management department,<br />

which handles our annual apartment sales, and our Service<br />

Centre, which manages the investment capital invested in<br />

Currently, our main focus is the acquisition of<br />
