Building Specifications<br />

1. STRUCTURE<br />

The below grade structure is composed of reinforced concrete walls on reinforced concrete slabs. Where<br />

required, metal pillars and concrete beams will be used to support the structure in-order to execute the design,<br />

with numerous areas of different thicknesses according to the design loads. The stairs will be made of metal.<br />

The basic aspects that have been taken into account when adopting the structural system for building are mainly<br />

stability, safety, durability, economy, constructive ease and structural modulation, adapting to the functional<br />

programme, thus facilitating the internal distribution and the creation of wide open spaces. The calculation<br />

adopted and the fulfillment of the basic safety requirements as stated in the CTE (Building Technical Code),<br />

determined by the DB-SE Bases of Calculus, DB-SI-6 Fire resistance of the structure and the EHE regulation of<br />

structural concrete, are detailed in the structural plans and calculated by an engineer<br />

2. ROOF, EXTERIOR WALLS & INTERIOR PARTITIONS<br />

- Reinforced concrete walls finished in materials according to the project criteria and technical specifications.<br />

- Exterior walls are constructed using a double brick wall.<br />

- Interior partitions are made with brick walls, ensuring acoustic isolation and resistance.<br />

2.1 Roof<br />

EPDM sheeting, extruded polyethylene insulation, volcanic gravel. The roof composition will comply with the<br />

necessary specifications, offering protection against humidity, acoustic regulations and energy efficiency.<br />

2.2 Exterior Walls<br />

The exterior walls are 1/2 foot thick, constructed using hollow ceramic block, with a cavity, both for the purposes of the DB-HE and the DB-HS. Water<br />

resistant thermal insulation on the inside of wall will be 80mm thick extruded polystyrene, with a conductivity of 0.036 W / mK, bent with 7cm thick<br />

partition, made with a 24x11.5x7cm hollow ceramic block. The technical specifications of the façade will be in compliance with acoustic regulations, energy<br />

efficiency regulations and water proofing. These specifications will also ensure correct water drainage from the land and the structural containment of<br />

the plot. The lower level exterior walls in contact with the ground that divide habitable spaces are constructed with a 30 cm thick reinforced concrete wall<br />

with thermal insulation, consisting of extruded polystyrene of 6cm thickness, cavity and a self-supporting backing of double WR plasterboard of 15 mm<br />

thickness. Or flow masonry with different treatments, according to the design. The entire installation will be externally waterproofed by asphalt primer,<br />

waterproof sheeting, drainage sheeting and a filtering gravel layer. Non-habitable spaces, will be use the same setup except for the thermal insulation.<br />

2.3. Interior Partition Walls<br />

The interior partition walls are constructed using hollow ceramic block 7cm thick and finished with cement mortar M-5, with 1cm joints.<br />

3. VERTICAL WALL FINISHES<br />

- The facade will be clad in exclusive white Travertine marble.<br />

- Vertical bathroom walls will be finished in large format porcelain tiles.<br />

4. HORIZONTAL CELING FINISHES<br />

- Suspended ceilings of laminated WR plaster 15 mm in the kitchens, bathrooms, installation areas and corridors, with the exception of the access panels<br />

which will be constructed using lacquered MDF panel to facilitate maintenance access.<br />

5. INTERIOR, EXTERIOR FLOORS & PATHS<br />

- Interior floors finished in exclusive white Travertine marble.<br />

- Terraces and balconies finished in exclusive white Travertine marble according to the design.<br />

- Landscape paths and pedestrian areas to be 7cm precast concrete slabs or similar as per the design specifications.<br />

- Pavements to be designed using natural materials according to the design and in combination with the facade.


6. CARPENTRY.<br />

6.1. External Carpentry<br />

Fully insulated aluminium glazing with minimalistic profile, model: LUMEAL by the brand TECHNAL. To include,<br />

double glazing with air chamber and UV control, with different compositions according to the dimensions and<br />

heights required.<br />

6.2. Interior Carpentry<br />

- Entry door to be 45 mm pivoting entrance door made of IROKO wood.<br />

- Floor-to-ceiling frameless doors, with integrated hinges and magnetic locks, lacquered in white.<br />

- Stainless steel fittings and minimalistic elegant handles.<br />

- Integrated wardrobes with white lacquered doors and fully equipped interiors.<br />

6.3. Plot Fence<br />

The property perimeter will be completely fenced, with the street facing fencing and gate to be made of metal<br />

structure in a Z or L shape.<br />

7. EQUIPMENT AND INSTALLATION<br />

All are designed to be highly efficient, sustainable, low maintenance whilst maximizing comfort. Our goal is to be<br />

highly efficient and environmentally friendly.<br />

7.1. Electrical Installation<br />

Satellite dish and DTT reception - Telephone and TV sockets in all rooms or areas of the house - Rj45 sockets for<br />

ADSL-WIFI connection - Sockets, switches by brand Biticino or similar.<br />

7.2. Air Conditioning<br />

PANASONIC inverter air conditioning system for multiple spaces, renowned for its energy saving feature due<br />

to its ability to adapt at all times to the changing conditions of each environment will supply the heating needs<br />

in winter and cooling in summer. Duct system for the air distribution of the air conditioning system, including<br />

openings and lineal return grilles.<br />

7.3. Under Floor Heating<br />

PANASONIC heat pump AEROTHERMIA system for the under floor heating. The climate control is guaranteed<br />

by thermostats in each room. The in-floor radiating heat is produced by self-regulating circulation pumps with one<br />

for each collector box, thus adapting the consumption of the pump according to the actual demand of the different<br />

circuits.<br />

7.4. Heating and Sanitary Hot Water<br />

Simultaneous heating and hot water production by PANASONIC AEROTHERMIA, with a heat pump and interior<br />

Hidrokit. Currently, this is the most efficient system on the market in terms of energy costs, maintenance and<br />

guarantee. The house will have the modern AirZone system to regulate every room independently. A display is<br />

provided in every room and can be controlled via internet from the app installed on an external device.<br />

7.5. Sanitation Plumbing<br />

Cross-linked polyethylene with Uponor thermal memory or similar piping used throughout for all hot and cold<br />

plumbing. Polypropylene plastic pipes (PPR) are used in the utility rooms.<br />

The whole house is equipped with a recirculation system, providing hot water to all points with maximum efficiency.<br />

7.6. Rain and Drainage<br />

The rain and wastewater drainage system will be designed using hanging or buried PVC collectors and piping.


7.7. Lighting<br />

Creative lighting concepts are used to highlight the property’s design features. The ambient ceiling lighting will<br />

be done with LED spotlights following the architecture of the house. In certain places we will install decorative<br />

indirect LED lighting that will highlight the architectural features and create a relaxing atmosphere.<br />

7.8. Sound System<br />

Sound sytem by BOSE or similiar.<br />

7.9. Smart Home System<br />

Provides a central control for the following systems with remote access via internet.<br />

KNX Smart Home System for the management of: Exterior/Interior Lighting, Exterior Pool Lighting, Jacuzzi and<br />

Indoor Pool Temperature and Lighting.<br />

7.10. Intercom<br />

- Intercom system by brand FERMAX, model SMILE TOUCH 7” with colour camera, LED lights and downloadable<br />

app for smart device control.<br />
