<strong>Astel</strong> <strong>Modular</strong> manufactures large scale<br />

prefabricated modular buildings for <strong>business</strong> clients<br />

– apartment buildings, hotels, dormitories, etc.<br />

We develop, design, produce, deliver, and install<br />

modular buildings all over Europe. Our primary<br />

markets are Sweden and Finland. We operate<br />

quickly and offer reasonable prices for our clients.<br />

Our modular buildings are completed 30-50% faster<br />

than buildings constructed entirely on site because<br />

the manufacturing process takes place under<br />

controlled plant conditions — where we complete<br />

up to 95% of the construction work. This gives us<br />

the capability to produce 20 000 – 25 000 m2 of<br />

<strong>Astel</strong> <strong>Modular</strong> has more than 20 years of experience in the modular<br />

housing market. We have manufactured and installed hundreds of<br />

modular houses in Sweden, Norway, Finland, Germany, and in other<br />

parts of the world.<br />

We are accredited with ISO 9001 and ISO 14001 certification for the<br />

sale, design, and production of modular houses.<br />

In Sweden we cooperate with Byggnads and Fora, and all of our<br />

workers are registered in the ID06 system. In Finland <strong>Astel</strong> <strong>Modular</strong> is<br />

considered a reliable partner (Luottetava Kumppani) to clients and<br />

suppliers and in Norway we are registered in StartBANK.<br />

Our most recent projects in Sweden include:<br />

• 102 rental apartments in 8 apartment buildings in Danderyd,<br />

Stockholm.<br />

• An apartment building with 22 turnkey rental apartments in<br />

Södermalm.<br />

HOW DO WE PRODUCE<br />

OUR BUILDINGS<br />

Our target is to complete up to 95% of the construction work in the<br />

factory. As the module in itself is a fully finished structure, it enables<br />

us to do the finishing work, tiling, piping, wiring and flooring, as well as<br />

install furniture, fixtures, vanities and appliances in the factory.<br />

How we ensure the quality of our buildings?<br />

• We use only CE certified materials<br />

• The lumber used is C24 and FSC certified<br />

• The insulation is planned and constructed in accordance<br />

with the client country’s energy consumption regulations<br />

• The windows and doors are extremely energy-efficient,<br />

with a U-value of 0.8-1.1. The windows are usually<br />

wooden or wood-aluminium.<br />

• It is possible to request passive house certified windows<br />

and doors with a U-value as low as 0.5.<br />

• Our quality monitoring system is based on internal<br />

control protocols and ISO principles of production<br />

management.<br />

• We are accredited to ISO 9000 quality system standards<br />

and ISO 14000 environmental management system standards.<br />

What is usually not included: Land surveying and marking, building utility networks from the main<br />

connection to the “connecting point” with the modules, lightning protection and grounding, obtaining<br />

building permits and concurrent documentation, and providing central heating equipment.<br />

We are flexible and open to negotiate different options with our clients.

PRODUCTION FACILITIES OF ASTEL MODULAR<br />

Our Production facilities are located in Estonia, near Tartu. The total area of our four production plants:<br />

• 6000 m2 for module assembly and finishing<br />

• 3000 m2 for production of wooden frames and elements<br />

Our production capacity is 20 000 – 25 000 m2 of prefabricated<br />

room elements per year. It normally takes up to 8 weeks to<br />

complete a modular building from start to finish.<br />

We use road and water transport to deliver the modules to the<br />

construction sites all over Europe.

QUALITY MANAGEMENT<br />

<strong>Astel</strong> <strong>Modular</strong> is accredited to ISO 9001 and ISO 14001 standards for production of modular<br />

buildings.<br />

We carry out documented internal controls<br />

• Humidity checks of the raw materials and built structures before packaging, humidity<br />

checks before construction work on site.<br />

• Internal climate control of the production facilities (temperature and humidity) which is<br />

logged throughout the construction process<br />

• Testing of the systems before the packaging by an in-house inspector<br />

Production supervision is conducted in agreement with the client<br />

• We carry out the standard checks (humidity, fire protection, etc.)<br />

• We can carry out client-specific additional checks<br />

All of the modules are tested in the factory by an in-house inspector following a checklist<br />

and the supervision agreement. We carry out the following tests at the factory:<br />

• Airtightness (usually carried out on 10% of the modules).<br />

The results are in the range of 0.15-0.3 liters per second per m².<br />

• Soundproofing<br />

• Air flow<br />

• Sewerage system (video footage)<br />

• Electronics and wiring, including electrical appliances, lamps and sockets.<br />

• Pressure tests of water and heating pipes according to protocol.<br />

We check the documentation of the raw materials at purchasing, to<br />

make sure all of the materials are CE certified, tested, and approved.
