Astel Modular manufactures large scale
prefabricated modular buildings for business clients
– apartment buildings, hotels, dormitories, etc.
We develop, design, produce, deliver, and install
modular buildings all over Europe. Our primary
markets are Sweden and Finland. We operate
quickly and offer reasonable prices for our clients.
Our modular buildings are completed 30-50% faster
than buildings constructed entirely on site because
the manufacturing process takes place under
controlled plant conditions — where we complete
up to 95% of the construction work. This gives us
the capability to produce 20 000 – 25 000 m2 of
modular buildings per year.

Astel Modular has more than 20 years of experience in the modular
housing market. We have manufactured and installed hundreds of
modular houses in Sweden, Norway, Finland, Germany, and in other
parts of the world.
We are accredited with ISO 9001 and ISO 14001 certification for the
sale, design, and production of modular houses.
In Sweden we cooperate with Byggnads and Fora, and all of our
workers are registered in the ID06 system. In Finland Astel Modular is
considered a reliable partner (Luottetava Kumppani) to clients and
suppliers and in Norway we are registered in StartBANK.

• 102 rental apartments in 8 apartment buildings in Danderyd,
Stockholm.
• An apartment building with 22 turnkey rental apartments in
Södermalm.
• Modular apartment buildings in Solna consisting of 112 turnkey

Modular construction process dramatically shortens the overall construction schedule, which leads

Standardized off-site construction in manufacturing plants eliminates the delays caused by
weather, dramatically decreased the risk of worker injuries and allows us to build reliably in the set
timeframe. The on-site preparation, mainly the construction of the foundation, can take place
while the modules are being constructed in the factory – which reduces the overall completion time
significantly.

HOW DO WE PRODUCE
OUR BUILDINGS
Our target is to complete up to 95% of the construction work in the
factory. As the module in itself is a fully finished structure, it enables
us to do the finishing work, tiling, piping, wiring and flooring, as well as
install furniture, fixtures, vanities and appliances in the factory.

How we ensure the quality of our buildings?
• We use only CE certified materials
• The lumber used is C24 and FSC certified
• The insulation is planned and constructed in accordance
with the client country’s energy consumption regulations
• The windows and doors are extremely energy-efficient,
with a U-value of 0.8-1.1. The windows are usually
wooden or wood-aluminium.
• It is possible to request passive house certified windows
and doors with a U-value as low as 0.5.
• Our quality monitoring system is based on internal
control protocols and ISO principles of production
management.
• We are accredited to ISO 9000 quality system standards
and ISO 14000 environmental management system standards.

What is usually not included: Land surveying and marking, building utility networks from the main
connection to the “connecting point” with the modules, lightning protection and grounding, obtaining
building permits and concurrent documentation, and providing central heating equipment.
We are flexible and open to negotiate different options with our clients.

differences in the functionality of the rooms, accessibility, room plans and floor plans.

PRODUCTION FACILITIES OF ASTEL MODULAR
Our Production facilities are located in Estonia, near Tartu. The total area of our four production plants:
• 6000 m2 for module assembly and finishing
• 3000 m2 for production of wooden frames and elements
Our production capacity is 20 000 – 25 000 m2 of prefabricated
room elements per year. It normally takes up to 8 weeks to
complete a modular building from start to finish.
We use road and water transport to deliver the modules to the
construction sites all over Europe.

QUALITY MANAGEMENT
Astel Modular is accredited to ISO 9001 and ISO 14001 standards for production of modular
buildings.
We carry out documented internal controls
• Humidity checks of the raw materials and built structures before packaging, humidity
checks before construction work on site.
• Internal climate control of the production facilities (temperature and humidity) which is
logged throughout the construction process
• Testing of the systems before the packaging by an in-house inspector
Production supervision is conducted in agreement with the client
• We carry out the standard checks (humidity, fire protection, etc.)
• We can carry out client-specific additional checks
All of the modules are tested in the factory by an in-house inspector following a checklist
and the supervision agreement. We carry out the following tests at the factory:
• Airtightness (usually carried out on 10% of the modules).
The results are in the range of 0.15-0.3 liters per second per m².
• Soundproofing
• Air flow
• Sewerage system (video footage)
• Electronics and wiring, including electrical appliances, lamps and sockets.
• Pressure tests of water and heating pipes according to protocol.
We check the documentation of the raw materials at purchasing, to
make sure all of the materials are CE certified, tested, and approved.
