Making history:
homes for sale at historic Headley Court
Homebuyers in Epsom will have a rare opportunity to secure
a property in a historic and stately setting when seven
houses, previously used to accommodate military officers
at Headley Court, are to be sold on the open market.
The sale of the large, detached, three and four-bedroom homes
at Cunliffe Close marks a new chapter in the history of Headley
Court, Epsom. For over 70 years, the estate has been the Ministry
of Defence’s Medical Rehabilitation Centre, helping to rebuild the
shattered bodies – and lives – of those injured whilst serving in the
armed forces. The growing need for a new, larger, state-of-the-art
facility has prompted a move to Stanford Hall, Loughborough.
The Grade II listed mansion at Headley Court was built in 1899
for Walter Cunliffe, Governor of the Bank of England during the
First World War. Set in an elevated position, it affords stunning
views over landscaped parkland and beyond. During World War
II, it became the headquarters of the VII Corps and, later, of the
Canadian Corps. Bought by the Institute of Chartered Auctioneers
and Estate Agents, it was presented to the RAF through the Air
Ministry in 1946. Initially treating aircrew injured in the war, it
became a facility for personnel serving in all three services.
“Headley Court has been a part of the local community for so many
years and there’s been a great deal of interest in what the future
holds for the site,” comments Vari Bowling of selling agent, Patrick
Gardner. We will be holding an Open Day on Saturday 15th June so
that prospective purchasers can view, and submit offers, for the seven
houses in Cunliffe Close. It may be the end of an era for Headley
Court, but it’s also the start of a new chapter in the estate’s history.”

architect Susie Pfeiffer has moved it
on to the next stage for her business and
family, with a fabulous modern extension.
The best houses are not just inert stacks of
bricks and mortar, but more like living things
which constantly change over time. This is
just one of these houses which has grown
– literally, it has more than doubled in size –
with Susie, her family and their businesses.
The journey started when Susie and her husband
Stephen bought the original old barn in 1992,
seeing the great potential in it to create a unique
family home, in the most beautiful South Downs
landscape, convenient for Brighton, Lewes and
Eastbourne and just three miles away from
the coast.
“It had been an old barn with horses
in it,” says Susie. “It had no floors or
dividing walls when we took it over.”

someone without their joint expertise.
Susie is a very successful interior architect
and Stephen is a property developer, so for
them it was a case of doing what they do,
but with only themselves as the clients.

“A few years ago I painted it Farrow & Ball
Downpipe and changed the handles for an
instant update,” says Susie. “Now I’m thinking
to paint it dark green and change the work
surfaces to a mad marble – not grey and white, I
like the mad ones. There are always things in the
house I want to change, but I’m not wasteful.”

a gobsmackingly fab antique French marble bath in it.
The bath is so deep, they put it in at floor level
and then built a platform around it – otherwise
you would need a step ladder to get into it. Susie
sourced the antique taps separately and had the
brass drain and stopper specially made.
Also found in salvage for this room is the wooden
parquet floor. “It’s from a school gym and when it
arrived, it still had the tape court markings on it.”
Head back into the dining room and there is an
elegant staircase up to the gallery landing and from
the bottom of it you can see a magnificent French
door that leads to the new master bedroom.
“Originally we had the master bedroom
downstairs and the living room up here, to
take advantage of the wonderful view.”

With two fabulous new sitting rooms in the extension (more
to come about that…) this view could now be appropriated
for enjoyment from bed – and that splendid double-height
door is a hint of the glamour that lies within. Absolutely
brilliantly, it has been hung to slide rather than swing open
and the first thing you see as you walk through it is another
door the same to the left, which leads to the en suite loo.
The very swish black marble shower room is visible straight
ahead, with a bank of wardrobes to the right, the doors finished
with antiqued gold leaf. Walk round the end of them and
the other side of the wardrobes turns out to be a dividing
wall of padded velvet headboard with a huge bed in front of
it, looking out over the garden to the large pond adjacent
to the house and on to the green slopes rising behind it.
This clever set up, making the absolute best of the space,
was all designed by Susie, who has her Pfeiffer Design Studio
in the house – more of a complex now, really – where her

technical drawings for the many projects, both residential
and commercial, they have on the go at any one time.
“This room was much more complicated to do,” explains
Susie, “with the slopes in the walls, and it was clear that
it just made more sense to put the bed in the middle.”
The result is the kind of professional polish you see
throughout the house, with the glamour of the headboard
and bedside lamps in the form of dramatic white pendant
lights by Flos, set off by the original old bricks and wooden
beams – with another old large scale stone fireplace
and a carved stone corbel adding antique drama.
With the old part of the house – and the earlier part of
the Pfeiffer family history – fully explored, it was time to
head through glass double doors in the kitchen to the new
extension, designed by MHD Architects, based in Ringmer.
The first space you hit is the funky luxe sitting room
which forms a link between the two parts of the house. A
minimalist modern staircase sweeps up to the right and there
are glass walls on both sides, looking out to the elegantly
planted garden at the front, with an outdoor dining area and
a carp pond, and to the back onto a dramatic gabion wall.
Gabions are those wire cages filled with rocks that are used
to shore up the bare earth when they build motorways. Here
they are filled with limestone from Rye Harbour, holding up
the hill they dug into behind the house – which they had to
do to get light pouring into the extension from both sides.
This has created a very cool feature that provides a pleasing
contemporary counterpoint to the original flint garden wall,
which you can see through the glass wall on the other side.
The ground-level paved walkway between the gabions and
the back glass wall has logs stored in bays, a tree in a pot and
a Georgia O’Keeffe-style animal skull (from Martin
Johnson in nearby Seaford) on the wall. At first-floor
level, there are two wooden bridges leading from
the upstairs landing, across the void to a decking
area with outdoor seating and dining areas.
It’s very cool and industrial looking, fitting perfectly
with the practical agricultural use of the original
building, and the rough natural textures set off the

The formal sitting room – although that doesn’t
seem a groovy enough word for it – has a very LA feel,
with a pair of 1960s Cappellini swivel chairs covered
in original Pucci fabric the colours of Neapolitan ice
cream, oversized 1950s brass pineapple lamps and
velvet sofas from the Pfeiffer Design range, which they
have made in their own workshop in Eastbourne.
“This space has evolved,” says Susie. “It wasn’t all
bought together to be matchy matchy. I found pieces
from here and there and it all came together.”
It’s practically impossible to sit on one of those sofas,
next to the mid-century style wood burner, worthy of Dr
No, leaning against the velvet cushions in on-trend Art
Deco-style prints by Kirkby Designs – “recently changed
from a flowery print” – without feeling you really should
have a glass in your hand. Ideally, of the martini shape.
Susie confirms that this area is great for entertaining – and
for client presentations and I really can’t see how you could
not engage Pfeiffer Design after experiencing that space.
Which is, in fact, another of the reasons they embarked
on the new extension, as Susie explains: “We wanted to
use the house as a kind of show home for the business.”

The oversized brass pineapple lamps date from the 1950s and the
velvet sofas are from the Pfeiffer Design range, which they have
made in their own workshop in Eastbourne

Joinery for rooms like this and dressing rooms is a large part
of the business and gives a very sleek finish to a room.
Next to this are the design studio offices – and
on the same footprint on the floor above, two more
bedrooms and bathrooms. Then the house hinges
again, with a third wing around the walled garden.
This part of the new extension, which has its own entrance,
has been designed specifically to be a chic two-bedroom
holiday let. The scene is set perfectly as you enter the large
hallway, with a wall arrangement of straw hats, a boat race
oar and other jolly holiday items carefully arranged. The two
bedrooms – both stylishly kitted out by Pfeiffer Design – are
on this floor.
Upstairs, an elegant sitting room features more bespoke
joinery and a wood burner with a very cool shiny steel
flu rising up to the high ceiling. But what really makes

limestone from Rye Harbour. At first floor level, two wooden bridges lead out from the upstairs
landing, across the void to a decking area with outdoor seating and dining areas
this room special is the panelling on the walls, designed
by Susie herself, who says: “Without it, it could be just a
modern box. I wanted to add some real character to it”.
Across the upper landing is the sleek white eat-in
kitchen, with sliding glass doors out onto the bleached
hardwood decking, with a barbecue and outside
seating, with views to the fields and hills beyond.
It’s unoccupied when I visit and I can’t help
wondering how it is having holidaymakers so close to
the family space, when renters are in residence.
“Everyone that has come to stay have been really
nice people,” says Susie. “We don’t notice they are
here. It’s more that we have to be quiet for them!”
And really, having the chance to stay in such
a special place, all designed and curated by
expert hands, who wouldn’t be nice?

hand-sewn dress line the walls of the sitting room
This elegant Georgian townhouse has to be
approached on foot, because it is tucked down
a narrow leafy lane away from the sight and
sound of any cars. The oasis of calm in the middle
of busy Tunbridge Wells is made more leafy by the
fact that the garden is in the front of the house and,
delightfully, you have to wind your way through the
garden to get to the front door. The garden itself has a
timeless quality; it could have been just as it is for many
years, but the fact that it was only made a few years
ago gives a clue to the artful capabilities of its owners.
The house is Grade II listed, but the owners were
pleasantly surprised to find that the two reception
rooms on the ground floor had been knocked
into one spacious, light-filled room. When the
terrace was first built, the sitting room would have
been located on the first floor, with the ground
floor divided into a kitchen and small parlour.
A happy set of circumstances – unintended, as is so
often the case – meant that they bought the house

bookshelf is a clever use of storage space
and then put their existing one on the market. It
took them a while to sell their own property, so their
daughter moved in for a few months, which meant
that they were able to spend time thinking about how
they would renovate. The time lag proved invaluable,
allowing them to plan out the changes carefully before
jumping in. Luckily the weather was very good, so
the experience of ‘camping’ in a couple of rooms and
living in the garden was an enjoyable one. It also
made the tricky process of downsizing and slimming
down furniture and possessions a little easier and
meant that they were able to start work on the garden.
Their builders converted the basement into
a makeshift kitchen and bathroom while the
major work was completed. Painted a glossy
white throughout it is now a very useful extra
space, used as an art studio and workroom.
The house had not been touched for over 25
years and so was in need of a thorough overhaul.

the kitchen out into what had been a small half-covered
courtyard. This has made the ground floor area much
bigger and more usable and even enabled them to create
a light-filled vestibule, or tiny orangery (or rather a
‘satsumery’) that leads out to the back door. The glass
panel is an elegant addition and separates the kitchen from
the entrance at the back of the house. It is double glazed
and so creates a thermal barrier between the kitchen and
the outside wall at the back of the house. This, together
with under floor heating, makes the kitchen a very warm
room during the winter, which is handy because the rest
of the windows, an intrinsic part of Georgian architecture,
remain single glazed. The original window at the back of
the house now provides a view from the sitting room to
the kitchen, and so light floods through from one end of
the building to the other. The kitchen feels especially airy
and bright thanks to the lantern light that they installed
in order to bring in as much natural light as possible.
The builders initially renovated and decorated the
basement, which was used as a makeshift kitchen and
bathroom. During the renovations they discovered a

cast iron pole that turned out to be the sole support for
the bathroom that is now above the kitchen. They have
kept the unnervingly thin support, which resembles an
ornate Victorian pole dancer’s pole, and is used more
as a decorative feature now. Thankfully, there are now
proper steels in place to support the upstairs bathroom.
The kitchen has been cleverly designed and is almost
unfitted; a combination of cupboards and a dresser unit have

and hides, the washing machine and dishwasher.
It is tricky to get a successful unfinished look
in a kitchen, so the unit housing the sink and
cooker is fitted, but stylishly so – one of the units
curves gracefully across a corner. The paint has
been stripped off the opposite wall to reveal the
remnants of the original blue colour and the bricks
have been left exposed, preserving the patina as
both a mark of history and a wonderful textural
surface. The rest of the walls, in fact all the other
walls in the house, are painted white, but the
effect is not at all stark. The colour appears to
alter as the light changes in the different rooms,
picking up hints of colour and reflecting them
back. The impression given is that the walls have
been painted in slightly different shades.

blue-grey fabric, redolent of the sea or sky in stormy
weather. A prominent and original feature is the witty
and creative use of a famous Gainsborough painting as a
bedhead. This clever idea has set a trend and they can now
be made to order directly from the makers of the fabric.
The only piece of original plasterwork is in this bedroom,
as the whole house had to be re-plastered throughout.
Another large bedroom can be found on the top floor,
with stunning views across the garden to rooftops beyond –
the only reminder of town life. This room has a serene and
understated elegance, enhanced by the verdigris-coloured
bed, which is almost an artwork in itself. It was bought in
France for around £20 many years ago at a brocante and,
despite its romantic, delicate looks, has a strong framework
underneath. This main guest room is simply furnished
with a large wardrobe from ’Tasha Interiors, painted a
“smudgy green” by the owners, and a Mark Maynard desk.
The small guest bedroom is charming and equally
restful, housing a single bed and a large built-in
cupboard, which allows for extra storage space.

Every kitchen created by British
interiors brand Neptune is an
individual. There’s nothing offthe-shelf
about their approach to
kitchen design. They have four,
traditionally-made, timeless timber kitchen
collections, but how you choose to put your
own stamp on them is entirely up to you.
To help you picture how a Neptune kitchen
might fit into your home, each month on
their online journal, they feature the real
homes that have welcomed one in. It’s a
way to see how other people have designed,
styled and made a Neptune kitchen their
own. Including this one, that proves the
Chichester collection can carry off polished,
contemporary style as much as classic country…
Home profile
This Chichester kitchen is living amongst a
very famous face in the world of house music.
Nathan Duvall is one of the three members
of the band Disciples (he had just returned
home from a world tour when Neptune arrived
for their photoshoot). While Nathan is busy
making music, his wife, Leoni runs her own
hamper business called Lou’s of London where
she brings together personal shopping and
hamper gifting. And then there’s their 12-
year old, football-obsessed son, Casey. This
creative household moved from Surrey to
their 17th Century listed barn in Kent, which
was a working farm until only four years ago.
It had already been converted into a home
when they bought the property, but they’ve
since completely reconfigured the layout and
redesigned the interior. And it all started with
their Neptune kitchen.
The project
Leoni knew all about Neptune well before she
started designing her dream kitchen; she would
often pop into Neptune on trips to London.
When it came to deciding on her own kitchen,
they pinged to mind and into Neptune she
went. “Before we’d even moved in, I knew I’d
want to start by sorting out the kitchen. Nathan
took some persuading, surprise surprise, but I
dragged him along and took him to Neptune so
he could see why I was obsessed!” Leoni told us.
They started by buying Neptune’s Seaton
flagstone flooring. “That’s where it all began,”
she laughed. “Then we nipped back a few more
times. I thought I’d wear him down gradually.
We had our complimentary design consultation
and quote with the designers. We were wowed
with it when we went. It’s huge!” By this point,
Leoni and Nathan had almost settled on the
Chichester kitchen and they decided to stick
with the collection they had loved from the
start. “Chichester definitely stood out to me
the most. I loved the light and bright colour.
It made the space seem bigger but wasn’t
too clinical and I liked that it had a bit of a
traditional character to it.”
With the Chichester collection decided, the
design of their new kitchen really got underway.
Like most people, Leoni had more than one
or two things on her wishlist. “I wanted an
island with a big Belfast sink in the middle
and I loved the Everhot cookers I’d seen in the
Neptune stores. Nathan wanted an American
fridge with one of those water dispensers and
we both wanted a wine fridge and lots and lots
of storage. We have all of that – it’s hard to say
it without smiling – and more storage than I
could’ve ever imagined. We’ve got a larder, huge
drawers, little drawers, corner carousel cabinets.
I know where everything is and I can get to it all
so easily,” Leoni continued.
Leoni found the design process smooth and
bump-free and gave high praise to the kitchen
designer, especially for how they were able to
develop their ideas further and add things to the
design that they might not have otherwise done.
“The designer suggested a breakfast pantry area
a bit like what Neptune’s Suffolk and Henley
kitchen collections can have with their bi-fold
doors. This was made in Chichester for us.
Nathan wanted to add a cooker hood too but
it wasn’t easy to do. I honestly couldn’t fault
Neptune in any way. The communication was
excellent and the whole process was incredibly
smooth. Even down to the tiniest detail, like
how they gave us extra touch-up pots of paint
because they knew how, with Casey around,
there would always be a ball in sight threatening
my lovely Shell-coloured cabinets! I thought that
was a really considerate touch that just summed
up the whole experience for us.”
Life in their new kitchen
What’s your favourite thing to do in your new
kitchen?
“Nathan says my favourite thing to do is clean.
That’s partly true, but only because I love it so
much! In all seriousness, I love Nathan making
breakfast in it. He’s the breakfast king. It’s all he
can do though if I’m honest. We also just love
standing together and looking at our kitchen too
– I’m not even joking!”
What’s your favourite part?
“The hot Quooker tap. It’s seriously a wow
factor for our guests – it’s become part of our
act. Everyone finds it amazing.”
What could you now not live without?
“The wine fridge. Let’s just say it gets very good
use. That, and everything really. It’s all used and
appreciated. Having the double sink is a huge
help too. I literally can’t pick one thing, it’s too
hard.”

The brief:
As the director of an electrical company, the owner of
this roomy, detached split-level home was seeking to
create a kitchen with a spark! The vision was to blend
modern, angular design with clever functionality, with
a specific request for the incorporation of a large
island to serve as the focal point for entertainment.
The soluTion:
Surrey-based kitchen retailer and Stoneham Kitchens
dealer, RDO Kitchen Studio, made this dream
kitchen into a reality. The setting was a large and
open-plan space, complete with a sprawling skylight
which allows through plenty of natural light.
Two Stoneham ranges were chosen to
create a complementary contrast; Mode in
Anthracite Oak and Infinity Cashmere.
With a textured oak grain in the on-trend shade
of dark grey, Mode adds warmth to the highgloss,
sleek silhouette of Infinity, and creates a
beautifully balanced and modern kitchen. A large
expanse of floor-to-ceiling cabinets in Anthracite
Oak are skilfully divided up with a single strip of
Cashmere, gloss-finish cupboards, enhancing the
overall linear aesthetic. Directly underneath, a silver
metallic glass splashback provides a sophisticated
backdrop for food prep and kitchen clean-up.
Mirroring the straight lines and right angles of the
rectangular island, the installation of a Miele state-ofthe-art
ceiling extractor fan directly above the island
efficiently removes cooking odours – an essential
feature for the open plan layout. Other technological
touches include the latest combination microwave
and steam Siemens ovens, integrated cool white LED
worktop lighting and SLS cool white LED downlights.
With clever finishing touches such as black mirror
panelling on the fridge and freezer doors, and a 3-layer
cabinet cornice in Zebrano, the result is a strikingly
simple and modern kitchen, with a subtle design twist.

The generous proportions of the room gave
scope to introduce big and bold features, such
as the show-stopping kitchen island. Crafted in
Anthracite Oak Mode, the island is fitted with a
seamless white Corian worktop which flows into
downstands at each end. As well as a flush-fitted
hob, the island also features integrated storage
and a wine cooler for easy entertaining.

What goes into producing a dream kitchen like this
one? James Buck of Neptune Tonbridge explains...
What was the project brief?
A contemporary style kitchen
required to suit a modern new
build property, with a sociable
open plan living arrangement,
decorated in light/neutral colours/
tones and tactile finishes. The design
included a large island with seating
arrangement, along with a bank
of full height cabinets to house
the majority of the appliances and
the statement Limehouse larder.
How was the kitchen made? The
cabinets are made from tulipwood,
plywood and oak, with a handpainted
finish in Neptune ‘Lily’
externally and Neptune ‘Fog’
internally. The quartz work surface
is manufactured by Silestone.
How long did it take to
complete? Approximately three
weeks from start to finish.
Initially five working days to fit
the majority of the cabinetry to
be ready for the work surface
template. The work surface was
fitted seven working days later,
with two further days to complete
the kitchen cabinet installation.
Were any special features
included? A dropped ceiling was
created to house a large flush ceiling
mounted extractor. This was not
only functional, but formed an
interesting feature – the horizontal
LED strip lighting incorporated
reflects the LED lighting installed to
the underside of the worktop above
the cabinet doors. A cabinet was
also adapted to conceal the main
manifold for the underfloor heating
system, with storage space above.
We worked with the architect
to ensure that the worktop ran in
line with the top of the window
frame, to conceal it, as one of
the main features of the dwelling
are the ‘frameless’ windows.

Shutters about how their hard-wearing window coverings
provide a durable and stylish alternative to traditional blinds
How can Plantation Shutters improve
the privacy in a bathroom?
Plantation Shutters allow you to control light coming into the
room, as well as providing the privacy required. There is no need
to totally close off the window and have a dark bathroom when
you have shutters, whereas with heavy curtains or blinds you do.
Are bathroom Plantation Shutters made from
a different material to Plantation Shutters
that are fitted to the rest of the house?
All of our materials can be installed by customers in bathrooms,
provided the room is well-ventilated and the shutter is
not directly exposed to water. If your window is in direct
contact with water or if your bathroom is unventilated, we
advise customers to order the Permawood range for their
bathroom, wet room or kitchen. These waterproof shutters
have the same appearance of wooden shutters but are made
from ABS (better quality and more elegant than vinyl)
which won’t warp or split when in contact with water.
Are there choices of styles and colours?
There are no limitations to how you can design your
bathroom window shutters, as they come in many styles
and colours. We often recommend tier on tier, which can
potentially provide full privacy for the lower section while
having the top section open for more natural light and
ventilation. We have a wide range of colours and stains.
Our most popular is white, which allows maximum light
reflection and blends in with enamel sinks and baths.
How long do they take to fit? Is it a messy process?
Shutters will arrive as a finished man-made product. Some
fittings can be slightly more complicated, such as in bathrooms,
but as experts, we are more than familiar with fitting to tiles/
glass, for example. We always protect the windows and surrounds
when working on any room and never leave a mess. We would
hope to be able to fit shutters on a single window in about
two hours, but naturally it depends on how complicated the fit
can turn out to be.
Can shutters be fitted into all types of windows?
There is no other window treatment that can complement
feature-shaped windows better than shutters. They are custom
made to fit triangular and curved windows of any shape or
size, as well as your standard rectangular windows. If you’re
worried about being unable to open your shutters because of
taps, or tiles obstructing the panels, there is usually a way to
work around it. We advise customers to really think about
how they envisage using their bathroom shutters, as this is
important when designing your panel and slat configuration.
Can you give us a rough idea of cost?
Our product costs vary based on specification and quality.
We stay away from products that seem tempting due to
price – as the leading specialist and longest established
company within the UK, we know this is a false economy.
That said, for a great product our range starts from £150
per m2 and goes up to about £390 per m2. Our best value
and most popular product are about £250 per m2.

Case Study:
Bathroom
We take a look at a collaboration
between Catchpole & Rye and
Studio Milne to create a stunning
pink marble guest bathroom
What was the project brief? The bathroom
is within a five-bed freehold Georgian
terraced house in East London, and is the
guest bathroom. The Original space was three
rooms, small blue suite bathroom, cloakroom
and kitchenette. We knocked all rooms
together into one grand and well-proportioned
space. The client wanted to create a calm
and timeless space for their guest bathroom.
In conversation with them it soon became
apparent that they loved the glamorous luxury
of old school ‘powder rooms’, but wanted
to avoid it being too overly feminine.
How was the bathroom made? The room was
designed to be soft and warm, with the delicate
pink tones to the walls and marble and warm
metallics in the bath. This was balanced with
monochrome mosaic floor tiles which helps
to ground the peachy, pink tones, without
looking too heavy. Another layer of interest
is added as the floor is reflected in the bath.
We thought it was really important to
not overdo the metal finishes. We love the
nickel finish to the inside of the bath, and
so chose nickel brassware to tie in with
the bath’s interior. We went for a classic
design, to sit well with all the other items.
We wanted the walls and skirtings to
blend together, so that the skirting appears
to be a detail coming out of the wall, rather
than a completely different element running
around the room. Again it all comes back
to simplifying as much as possible, so that
the bath and shower wall can sing.
How long did it take to complete?
The project build had a few complications
along the way and this bathroom was one of
many rooms in the refurb. The whole house
took about a year to complete on site.
Were any special features included?
We didn’t want the room to look too fussy.
As the chimney breast wall is so wide, we
were able to have just one central shower
screen. The ‘splash’ distance was calculated
and didn’t impact the floor. The shower tray is
also in the pink marble, to keep continuity.

of charcoal-based skincare
I
have a love-hate relationship with
charcoal. You might, too, if you had
a husband in the ‘biochar’ business,
who makes a clever charcoal product
that does double-duty as a soil improver
and locks up carbon in the soil for
thousands of years. (For the nitty-gritty,
head over to carbongold.com. It is quite
wondrous stuff, even if I wouldn’t put it
on my face.)
Now, many of my husband Craig’s
initial experiments with charcoal were
carried out in our house. In some cases,
in my Magimix. Which meant that
for quite some time, almost everything
on the ground floor of our house was
covered in a light film of fine black
powder. When a journalist once asked
me if I was involved in this particular
venture of my husband’s, I smiled wryly
and replied: ‘The only thing I can
bring to this business is a damp cloth.’
Going beyond the fact it’s a boon
for gardeners, however, the therapeutic
benefits of charcoal are rooted in
tradition. For centuries it’s been used
for medicinal purposes (mostly for gut
problems) and for water treatment, as
well as for detoxing. In the last couple
of years, though, activated charcoal
has become a real buzz in the beauty
world. And small wonder. It’s pretty
miraculous, absorbing water and
drawing impurities out of the skin,
gently buffing the surface to reveal
fresh cells. And, counterintuitively, it’s
also completely brilliant for cleaning
teeth (those tiny particles, again).
Bamboo charcoal, in particular,
has become increasingly
popular; it can be ground
into super-fine particles
and is a sustainable plant
source, sprouting quickly from the
same roots when it’s harvested. So
for this edition, I thought I’d focus
on some of the charcoal-based
products that have most impressed
me, since it came onto my radar.
Try cleansing with charcoal... The
Charlotte Tilbury Goddess Cleansing
Ritual, £32.50, is a two-step treatment
which begins by dissolving makeup
and grime with a Citrus Oil
Radiance Cleanse, then ‘doublecleanses’
with the Purifying
Charcoal Cleanse. I was
worried this might be a bit
gritty and grainy, but in fact,
it’s wonderfully slippy and
soft, perfect for massaging the
mixture of bamboo charcoal
and Nordic beauty peat (which
can help balance skin’s pH) into
the complexion. You remove
it with the muslin cloth and
swoosh away the last traces.
The result is skin that’s really
and truly clean, yet comfy with
it. For a completely different
style of cleansing, meanwhile,
check out The Konjac Sponge
Company Pure Konjac Puff
Sponge with Bamboo Charcoal,
£8.99, which, when dampened,
lifts off make-up and grime quite
astonishingly effectively without
the use of a separate cleanser. The
bamboo charcoal infused into the
sponge – from an Asian plant that’s
been used for over 1,500 years – makes
this good not only for occasional spotsufferers,
but (so I’m told) for helping
to guard against in-grown beard hairs.
Try charcoal as a face mask... Because
of its unique ability to draw out

impurities, charcoal is particularly
good for oily- and spot-prone skins, or
for combination complexions. (If you
fall into this later, very common skin
category, you might want to multi-mask
with something super-moisturising on
the drier areas.) Brilliant for blitzing
blackheads, too. So, to try: The Body
Shop Himalayan Charcoal Purifying
Glow Mask, £17 for 75ml, which has
become one of their bestsellers (smooth
it on with The Body Shop Facial
Mask Brush, £8, for the most even
application). Origins Clear Improvement,
£22 for 75ml, is one of the gentler
takes on a charcoal mask, great for
clogged skins, and for oily skin that’s
on the touchy side, I’d also recommend
Clinique Pore Refining Solutions Charcoal
Mask, £25 for 100ml, a fragrance-fee
option that delivers a great deep cleanse,
leaving skin matte. A product that did
incredibly well in a special trial that we
carried out at Beauty Bible, meanwhile,
is Yes To Tomatoes Detoxifying Charcoal
Mud Mask, £11.99 for 93g, a creamytextured
mask which deeply impressed
the testers for its power to blitz spots
and breakouts. (NB: Always avoid the
eye zone with charcoal masks, as they
can dry this tender area of skin.)
Try charcoal as a body scrub... Again,
I’m a particular fan of Origins Clear
Improvement Detoxifying Charcoal Body
Scrub, £25 for 100ml, which is good
for any (body) skin type, blending
bamboo charcoal with sea salt and
brown sugar, with a head-rush scent
of wintergreen and clove that leaves
you feeling as clean as your skin looks.
The packaging for most charcoal
products appears pretty ‘unisex’, and the
products are eminently shareable – but
a great option that’s designed for men
is Man Cave Blackspice Body Scrub,
£5 for 200ml, which blends charcoal
with powdered pumice, black pepper,
juniper and cardamom oils, alongside
soothing aloe. Or for something a little
different, try the Zero Skin Charcoal
Body Sponge, £11.95, which looks
worryingly like a lump of lava when
dry, but softens to cleanse the body
gently, helping to balance pH levels.
Use on its own or with a favourite soap.
Try charcoal on your hair... Itchy,
irritated scalp? Maybe charcoal can help,
here. Briogeo Scalp Revival charcoal
products have become cult heroes, with
an innovative range that
includes Charcoal + Coconut
Micro-Exfoliating Shampoo, £36
for 236ml, Scalp Revival Charcoal &
Biotin Dry Shampoo, £21.50 for 50ml
(brilliant for refreshing hair between
washes), and the Charcoal + Tea Tree
Scalp Treatment, £27 for 30ml, which
cools the scalp with mint, features
biotin to strengthen hair, and generally
offers plenty of TLC for touchy scalps,
while removing product build-up.
Try it on your teeth... Though
your toothbrush may look black after
use, your pearlies will look pearlier
after three minutes’ scrubbing with a
bamboo tooth powder. (Follow with
your usual toothpaste.) I especially
like Georganics Tooth Powder, £6.90
for 60ml, from an all-natural tooth
brand, which works to polish away
plaque and stains very effectively.
(Great for coffee- and wine-drinkers.)
Last but not least, try a charcoal
foundation brush. This is probably my
favourite charcoal-based product of all.
I hesitate to use the word ‘lifechanging’,
but I am unbelievably
impressed by the Guerlain L’Essentiel
Foundation Brush, £38, which is
treated with bamboo charcoal. In a
perfect world you’d also use it with
Guerlain L’Essentiel Foundation – my
favourite new base for 2019 (and
it’s going to be hard to beat, let me
tell you). But I’ve tried it with other
foundations, too and this brush
delivers an amazingly streak-free,
bare-skin finish that I’m hooked on.
All without leaving a speck of
charcoal on my countertops. Praise be...

Fitting in Fitness
In the first of a new series of columns for Surrey Homes,
personal trainer Sarah Maxwell breaks down the sometimes
daunting prospect of exercise into easily manageable
activities that can be slotted into a busy lifestyle
Spring is turning into summer.
As the days become longer and
warmer, it’s time to enjoy the
great outdoors, peel off the layers
and slip into that little summer dress.
Whilst we are slowly learning that
the images of models and celebrities
we’re fed by the media are unrealistic
(and airbrushed!) some of us might be
wanting to look a little more svelte.
If that sounds like you, then here are
my tips on getting the best results.
Exercise outdoors
The summer months are a great time
to start exercising, taking advantage
of the good weather and moving your
workouts outside. Nature and regular
exercise have a hugely beneficial
impact on our mental health. Many
people are deficient in vitamin D,
especially in our climate, and working
out in the sun helps with this and
has great therapeutic benefits.
Bring the kids
If you have children, encourage them
to join in with you. It’s also great for
them to see that exercise is an essential
part of a well-rounded lifestyle. If
Mummy is doing it and enjoying
it, then it will stick with them.
Best summer activities
Walking, hiking, cycling, swimming,
outdoor exercise classes. Working
out with friends in your garden.
Many people take on a personal
trainer and split the cost as it’s
also a lot of fun and motivating
to be with like-minded people.
Already exercising?
If you already exercise regularly,
now is a great time to shake up your
workout and try some new things.
When your workout becomes routine
and you’re no longer challenging your
muscles, you will stop making gains
and improvements. Variety is key.
Help in changing
your mindset
If you’re not a fan of exercise, then do
something you enjoy; life is too short
to dread a workout and then feel even
worse by not doing it. By thinking of
exercise as ‘me time’ and not something
that you need to do to punish yourself,
you will actually enjoy it. Take each
day at a time and use exercise as a
reward, not a punishment. Remind
yourself that every time you exercise
you are giving yourself a gift of physical
and mental health and moving one
step closer to where you want to be.
Measure your results
Put the scales away! If you’re determined
to lose a few pounds before the holidays,
change the way you measure your
results. I call weighing scales ‘the step
of shame’ as they can make or break
your day just by stepping on them.
Instead, use a measuring tape and
regularly measure your waist, your hips,
your thighs, or – even better – find a
pair of too tight trousers (or dress) and
try them on weekly to measure your
progress. It’s a much more positive way
of getting into shape, particularly as
muscle weighs more than fat, so you can
lose inches without losing pounds.

Horses for Healing
Emma Rourke explains how she has harnessed the
therapeutic power of horses to provide equine assisted
personal development through her company, Hephzibah
What is Hephzibah? Hephzibah, in short, means new name, new
identity. It is a Hebrew word that comes from the Old Testament
Book of Isaiah, who was a prophet. The significance for me is very
personal as it is talking about overcoming life’s heartbreaks and
has been my story of overcoming personal challenges, particularly
growing up with alcoholism and the devastating effects it can
have within families. Horses are amazing animals – offering me
comfort, emotional resilience and helping me to be brave. My
story, I hope, will inspire others to be able to overcome similar
challenges. I am very fortunate to have helped many people who
suffer addiction – your past does not have to define who you are.
What issues do you deal with? I work with people on many
levels, dealing with anxiety, depression, confidence, PTSD, and
leadership in business. It is not always necessary to have
a problem, it can be a great way to de-stress, and leave our fast
paced world behind for a little while, to connect with horses,
nature and yourself. The Hephzibah approach is a gentle,
non-judgemental way to become self-aware and learn the
tools of emotional regulation, as it is based in neuroscience
and psychology. I am not a counsellor, more of a facilitator to
empower people to find their own answers, and I also act as a
bit of a cheerleader, with the help of my partners, the horses.
How does it work? There is no short answer to how it works, but
to give you an idea, horses are flight animals, they sense things
emotionally and are very good at picking up where people may
be hiding something. They mirror people and sense what is really
going on for them, this makes them fantastic co-facilitators, as
they pick up on someone’s body language and energy and will
mirror back to them what they might not be saying. They are
extremely forgiving and are social animals who enjoy interacting
with humans. How you show up on the day is the bio feedback
you get back. They help people to be fully authentic, as you
can’t hide anything from a horse. Winston Churchill once
said, “There is something about the outside of a horse, that
is good for the inside of a man”. I believe this to be true.
What makes horse therapy better than conventional
therapy? For many people, talking about their problems can
be a problem in itself. Equine assisted learning can be a more
natural, experiential way to explore how a person is feeling
without the need to verbalise everything. It works very well
as a stand-alone therapeutic intervention and also alongside
more traditional therapies. It can open the door where maybe
people have found other approaches more difficult.
Can different horses produce a different therapeutic effect?
Do you pair clients with a specific horse? Different horses offer
different experiences. With equine assisted learning, the horses are
at liberty, free to make a choice on who they want to interact with
or not, unlike more traditional riding. It has been my experience
that the horse picks the person. I have had clients who have had
anxiety and one particular horse will come forward, and for others
suffering grief another will choose to come forward. It is an honour
to observe clients, who sometimes have very powerful interactions
with the horses that have helped them, become self-aware and
acknowledge the root of their pain, to allow the healing to take
place. The neuroscience behind becoming more aware of what
we are holding in our bodies helps people to re-frame negative
mindsets and re-set the brain with healthy new neural pathways.

Serves 4 Prep time: 15 mins Cooking time: 40-50 mins
I’ve used a spatchcocked chicken here which, if our mini heatwave
hadn’t already left us, could have been thrown on the barbecue.
Instead, I cooked this curry alternative in my favourite casserole pan in
the oven. Spatchcocking reduces cooking time, but this recipe would
also work with a regular chicken, or two, or three if feeding a crowd.
• 1 large (1.7kg) chicken, spatchcocked
(you can ask your butcher to do it for you)
for 5 minutes on each side, then move the chicken to the side
of the grill and continue cooking on the gentler heat for 30-40
minutes turning every 10 minutes. Alternatively, roast the chicken
at 200°C for 50 minutes in an oven. Check that the chicken
is cooked by piercing a knife between the thighs and breasts.
The juices should run clear. Rest the chicken for 10 minutes.
3Mix together the mango salad ingredients and once the
chicken is ready, spoon over the top or serve as a side dish.
For the marinade:
• 4 tbsp Greek yogurt
• 1 tsp paprika
• 1 tsp turmeric
• 1 tsp chilli powder
• 1 tsp coriander
• 1 tsp cumin
• 2 tsp grated ginger
• 2 garlic cloves, crushed
• ½ tsp Maldon Salt
• juice ½ lemon
1Mix together all the

Sicilian Swordfish Skewers
Serves 4 Prep time: 1 hour Cooking time: 8 minutes
A meal on a stick! These are perfect for the barbecue as the
fish holds its form. They could also be grilled or cooked on
a griddle. Swordfish is meaty and lean and works brilliantly
with this Sicilian inspired marinade.
• 500g new potatoes,
large ones halved
• 600g swordfish – approx
2 steaks cut 1 inch
thick – I used Sankey’s
Fishmongers in Tonbridge
• 3 courgettes cut
into 1 inch slices
• zest of 1 orange
For the marinade:
• 1 large orange, juice & zest
• juice ½ lemon
• 4 tbsp olive oil
• 1 chilli, finely chopped
• 1 tbsp fresh chopped mint
• salt and pepper
1Boil the potatoes for 10
minutes until just soft.
Cool. Cut the swordfish
into 1 inch cubes.
2Combine the marinade
ingredients in a bowl
and add the courgettes,
potatoes and swordfish.
Leave to marinate in the
fridge if you have time.
3Skewer the potatoes,
courgettes and swordfish.
If using wooden skewers
soaking them for 30 mins in
water beforehand will stop
the fish sticking to them.
4Cook on a medium heat
barbecue in the middle
of the grill or in a hot lightlyoiled
frying pan or griddle for
8 minutes, turning the skewers
every minute. Spoon over the
marinade whilst cooking.
5Finish with a grating
of the orange zest. and
a drizzle of olive oil.

Moroccan Pomegranate & Tahini Dressed Aubergines
Serves 4, as a main Prep time: 15 mins Cooking time: 25 mins
How to dress up an aubergine! These are amazing served by
themselves or as an accompaniment to lamb or couscous.
For the Tahini Dressing:
• 1 crushed garlic clove
• 4 tbsp fresh tahini
• juice 2 limes
• 1 tbsp olive oil
• 4 aubergines halved
lengthways
• 1 tbsp olive oil
• 1 tsp za’atar
• ½ tsp salt and pepper
• 2 tbsp pomegranate
molasses
• 3 tbsp pomegranate seeds
• fresh coriander leaves
• 2 tbsp toasted almonds
1Whisk together the
garlic, tahini and
lime juice adding olive
oil and more lime if it
becomes too thick.
2Score the aubergine flesh
in a criss-cross pattern.
Rub all over with the olive oil.
3Sprinkle over the za’atar,
salt and pepper.
4Put directly on the grill of
a low-medium barbecue
and cook for 12 minutes each
side, turning them every 2
minutes. If the barbecue is too
hot the aubergines will burn.
If you have a gas barbecue,
you can turn up the heat for
the final minute when you
cook the aubergines flesh side
down if you like char marks!
5Remove to a serving platter
to rest. Drizzle over the
pomegranate molasses, then
the tahini dressing. Finally,
sprinkle with the toasted
almonds, pomegranate seeds
and fresh coriander leaves.

can reap the rewards of
a little forward planning
when it comes to the
most productive crops
in the veg patch

Garden
The unstoppable rush of growth pushes on in the
garden, as the plants race towards the solstice – the
longest day, when there is maximum light. After
this heady moment, growth starts to slow and nature begins
to prepare for winter (I know, summer has only just got
here). It’s an exciting time to be outside, but it can be hard
to keep up with the tasks, too. Luckily, there are some
early crops to harvest as a reward for all our hard work.
Crops to harvest in June
Asparagus
The spears start appearing at the end of April and it keeps
cropping until June. Picking should stop by the 21st to allow
enough shoots to be left to unfurl and maintain the crown.
Asparagus is an easy crop to grow and look after, so don’t be
put off by having to wait a couple of years before you can start
harvesting. Once in, it’s surprising how fast those short years
pass, you will be picking asparagus for many years to come.
Broad beans and peas
You can sow some broad bean and hardy pea varieties in the
autumn for an extra early crop the following year, or sow
in early spring for summer harvests. Home-grown peas are
sweet and delicious and a great crop to sow in succession,
but remember that as soon as you pick a pod, the peas inside
will start losing sweetness, as their sugars turn to starch. This
happens with sweetcorn too, so if you are cooking them, they
need to go straight from plot to pot. Once harvested, leave the
base of leguminous plants in the ground and the nitrogenfixing
nodules in the roots will help feed the next crop.
Roots and tubers
Unearthing roots is a bit like digging for buried treasure,
except that it’s easy to slice through or prong them
on your fork as you lift potatoes, so go carefully
New potatoes – the first of the potatoes are the earlies;
these have a waxy texture, hold their shape well when
boiled and are the tastiest for salads. Varieties like
International Kidney (also known as Jersey Royals),
Arran pilot have an almost un-buyable flavour
Short carrots – small and stubby, but full of flavour and easy
to grow, these quick to mature carrots are great if you find that
the longer varieties fork and fang in your soil (it’s a common
and very frustrating problem with carrots). They are great
to grow in containers too. Try Chantenay, Early Nantes, or
‘Romeo’, a small round variety about the size of a radish.

in 12-14 weeks of sowing, so this is another crop that
can be sown a few times in the year. Beetroot doesn’t
have to be red either – there are yellow varieties and
a very pretty one called Chioggia with candy striped
flesh that will look amazing sliced into a salad bowl.
Radishes – another quick ‘catch’ crop that can be sown
in-between the rows of slower growing vegetables,
such as leeks and parsnips, as the radishes will be long
gone before the slow crop starts needing the room.
Khol rabi – grow, like radishes between other crops, as
these are amazingly quick too. You eat the swollen stem
of this plant, which swells like a golf ball halfway down
the stalk. It tastes like a broccoli stalk (the part that many
children leave on their plates). Slice it into stir-fries or serve
in a cheese sauce if broccoli stalks aren’t your thing…
Leafy crops
As temperatures rise and the soil starts to dry out, many leafy
crops panic and rush into flower. Known as bolting, this is an
annoying habit and hard to prevent. There are ‘bolt resistant’
(boldly claimed on seed packets) varieties of some crops
available, but the best thing to do is to avoid growing cool
season plants like spinach, rocket, mustard and coriander at
vulnerable times of the year. Make an early sowing of these,
so that they are ready to harvest just before the hot, dry
weather starts and then you can sow another batch in July and
August to harvest in the autumn and first part of the winter.
Spinach – bolt resistant types are available, but try
sowing several lots for baby leaves, then a perpetual
variety later on in the year, which has bigger leaves (a
bit like chard) and will last for a long time, possibly
through the winter if cloched during the coldest days.
Rocket – if you grow wild rocket and it runs to seed,
just leave it to self-sow and you will have a continual
crop of peppery leaves to harvest for many months.
Mustards – many mustards self-sow too and these
are great leaves to add to both salads and stir-fries
Lettuce and salad leaves – harvest any lettuces
before they bolt in hot weather and sow some more
in a shadier part of the plot. The most resistant salad
leaves are loose-leaved lettuces like ‘Salad Bowl’ and
‘Lollo Rosso’. You can keep picking these and new
leaves will grow in a ‘cut and come again’ way.
Herbs
Coriander is notorious for running to seed almost as
soon as the first leaves appear, but there is a variety called
‘Cilantro’, or leaf coriander, which will just about manage
to contain its enthusiasm and withstand a few harvests.
Thyme, marjoram and mint should be picked while
young, before they start to flower – apparently the flavour is
strongest then. After flowering the sap may be slightly less

Parsley is a biennial, so last year’s plants will be giving
up about now. Sow some more or leave your old plants
to set seed and sow themselves around the place.
Second spring
Gaps will be appearing now that you have harvested
some of the crops, or if you are late to the plot, or
have only just decided to grow a few vegetables this
year. There are plenty of seeds to sow and plants to
grow to give you a harvest in the autumn and winter,
possibly even into the early part of next year.
It might be too late to sow leeks, tomatoes, squash and
to plant potatoes, but nearly everything else is worth a
try. In fact, bulb fennel should be sown after the Solstice.
Growth may slow after the 21st June and yields may be
smaller, but you will get a decent harvest and perhaps at
a more convenient time – it is annoying to be on holiday
just when all your hard earned work is beginning to bear
vegetables. Most of the leafy crops can be sown again now,
in fact the bolters (rocket, pak choi, spinach and beetroot
and some lettuces) may be better from a late sowing,
providing you keep them well watered in hot, dry weather.
Whatever the weather, whatever you have grown,
are growing, or might get round to growing, it is a
heartening time of the year to be outside and never too
late to start; in fact now could be the perfect time…

a few of her treasured plants
We walked through one of The Woodland
Trust’s small parcels of woodland early this
morning for the usual dog walk only to hear
the welcome sound of the cuckoo a few fields away
for the seventh time in as many days. It’s probably the
same male calling and what an evocative call he has.
Now that the bluebells are on the wane for this year,
they’ve been closely followed by Yellow Archangel, an
ancient woodland species in the lamium family (nettle).
The story is that they were called Archangel as they didn’t
sting! They’re worth investigating closely as whilst they have
a classic nettle leaf with toothed edges growing in pairs
up the stems, the butter-yellow flowers are so interesting,
resembling little ‘bubbles’ before they open out. And there
are markings or ‘honey guides’ on the flower for the benefit
of pollinating insects. Isn’t nature marvellous – designing
maps to guide the insect in – and, of course, once the
nectar is collected the pollen drops on to the plant’s stigma
and pollination takes place and so the cycle continues.
Making observations like this slow a woodland walk down
but isn’t it worth it. On the same walk I met someone
taking a picture of the most amazing fungus on a dead
chestnut stump. Seeing it quite made his day and mine.
After spending a winter spreading home-grown compost
on the beds and dramatically reducing the thicket of Rosa
‘Rambling Rector’ (don’t make the same mistake as we did
and plant up a tree. It is a very vigorous rambler) from a
long suffering apple tree and then clearing out rampant vinca
under the tree, the area finally looked decent enough to start
replanting. Hopefully, the canopy of the remaining rose won’t
be too dense now so plants happy in semi-shade will do well.

Autumn Fair at Great Dixter and the Northiam Plant
Fair. We queued in the drizzle for half-an-hour at the
latter, but the variety of plants on offer made it so
worthwhile and there were plenty of people to talk to.
The first plants to go in have been three ferns whose
name is a bit of a handful. These are Coniogramme emeiensis,
introduced from the holy Mount Emei in the Sichuan
Province of China. They have quite spectacular tall,
branched, ribbon-shaped fronds with distinctive yellow
banding. My mistake, I think, was putting them in too
early and the result has been that they have been lashed
by the wind. They’re hardy to -15°C but I didn’t take into
account howling gales. The morning ritual now is to go
and check them and I see that a few croziers are making an
appearance on one of them. They grow to about four feet
so should make quite a statement when they eventually get
going. The thing is that the nights haven’t reached above
10°C this year as yet and this is holding things back.
And then there are the epimediums. I’m trying
E x warleyense and E x rubrum as ground cover in the
same area. The former is named after Warley Place
which was the home of the famous gardener, Ellen
Willmott. They should both bulk up and make good
ground cover. Epimedium x warleyense produces peach/
yellow flowers and has evergreen foliage. The heart
shaped leaves of E x rubrum is bronze when new which
contrasts beautiful with delicate crimson flowers on wiry
stems. They are so pretty and fairy-like. Epimediums can
become a bit of an obsession and I was glad to see an
article about them in the latest edition of The Garden.
What else has gone in there? Well, some aconites for
height and late season colour, a blue comfrey that my son
gave me and which he was busy ripping out – invasive but
a lovely blue. A few smaller ferns like the broad buckler
fern, Dryopteris affinis ‘Crispa Whiteside’. Oh, and a lovely
Japanese shrub, Kirengeshoma palmata, which is looking very
happy. Palmate foliage combines with dark stems and in the
autumn, lovely yellow bell-shaped flowers appear. It’s happy
in partial shade but the soil needs to be kept quite moist.
This ‘under the apple tree’ area will probably dry out
a bit, especially if we have another hot summer, so it’s
on the list to be kept well watered. We’ve also added
Actaea simplex ‘Brunette’ with its purply black leaves
and scented white flowers, a few interesting looking

(Cocktail series), which is happy in semi-shade.
And then there is another little treasure, purloined from
the marvellous Cotswold Garden Flowers nursery up at a
plant fair in Sutton Valence recently and recommended by
Rosemary Alexander, Principal of the English Gardening
School, who was also looking at the gems on the Cotswold’s
stand. Beesia calthifolia was discovered in China by the plant
hunter, George Forrest, in the early part of the 20th century,
and is interesting as it didn’t fit into any known genera so
was named after the nursery, Bees of Chester, who had hired
Forrest to bring in new specimens from the Far East. It wasn’t
in cultivation for long but was reintroduced by modern day
plant hunters, Bleddyn Wynn-Jones (Crug Plants) and Dan
Hinkley who spotted it in a Japanese nursery in the 1990s.
It’s a woodland plant; happy with a little bit of morning
sun and content with plenty of leaf mould to keep the soil
moist around it. It has beautiful heart-shaped, deeply-veined
leaves which are all shades of green. The flowers are star
shaped and a greenish white growing off wiry stems a little
like the epimediums I’ve mentioned. I’ve put it in a shadier
part of the garden where the canopy of the oaks soon fill
in and it’s a complete treasure. I can see that that’s another
one which will need a visit from the watering can regularly
or at least until it is well established. It is well worth a try.’
The only other thing to mention is this year’s tree.
It’s a large crab apple, Malus hupehensis. Why grow it?
Well, it is a vigorous and very beautiful tree. From pink
buds come fragrant white flowers followed by ‘cherry
like’ fruits. I love it, as it has such an abandoned looking
habit with branches spreading out in a rather relaxed
fashion. And yes, this is another one that will need to
be kept well-watered until it has settled in. Sorry to be a
killjoy, but I hope that this summer doesn’t break records
as last summer did. Otherwise there’ll be no time to
sit down and enjoy the fruits of being a plantaholic!

Crossing the Line
What happens when you find out that the boundaries of your property, and the
way you – or others – can access it aren’t quite as clear cut as you once thought?
Surrey Homes talks to the legal experts to find out...
Can a Right of Way be removed? Kellie Darke
from Kingsfords Solicitors explains...
“There are two ways a right of way can be created:
The first, expressed right of way is that which is created
by deed, i.e. by a legal agreement between parties, one
agreeing to let another access their land for a purpose. Such
a deed should then be recorded against both parties’ titles.
The second way is by prescription. Such a right may not
necessarily be revealed on the deeds and comes about
only by the access being used regularly over a length of
time. Specifically, if you can prove you, and if necessary
any predecessors, have freely enjoyed access over someone
else’s land without hindrance, payment, licence, secrecy
or dispute for over 20 years then the law provides that
you may be able to claim a prescriptive easement over
that land and title which can be registered on it.
Removing either type of these rights of way, however, can
be difficult. If the right is by deed or prescription and is
registered on the title, the only way to remove them is by
mutual agreement; to obtain the consent of the party that
has the benefit of the right of way, i.e. if your neighbour
has a right to cross the rear of your garden to access for
example a pathway, they would then enter into a deed of
release with you. This deed would then be registered against
both titles showing the removal of the right of way.
You will not easily be able remove a right that is registered
on your title without such agreement, even if the right
has not been used for many years. It is important to
remember that rights of way do not automatically become
extinct even through lack of use. And they can, technically,
be revived at any time by those benefitting from them,
even if they have been blocked by a fence for years.
If you do wish to pursue a claim that a right of way
should be revoked due to lack of use, it is very difficult.
Certainly you must be able to demonstrate that the
purpose for the right of way no longer exists and you
will also need to prove that those benefitting from the
right of way no longer have any use for it and even then
there is no guarantee such a claim would be successful.
If the claim is for a prescriptive easement and is not
yet registered against your title you will only be able to
prevent its registration if you can provide evidence that
the easement has not been used for over 20 years.
As you may imagine, such matters can cause bitter
dispute between neighbours and it is very important that
when purchasing a property you do not rely entirely on
the information contained in the deeds. As your solicitor
is unlikely to personally inspect the property, you are also
expected to rely on your own inspections. Therefore, ensure
that you do check the property for any signs of a right of way
being exercised and do not be afraid to ask the seller if you
suspect there is one – and certainly report it to your solicitors
as soon as possible for them to make further investigations on
your behalf.”

The Great Outdoors
Hilary Wilce explores the benefits of forest schools
Not long ago, I was walking with a friend through
local woods when we came across a ring of tree
stumps and various hazel dens and rope swings.
“Oh, it’s probably the local primary’s forest school,” she said
casually as she marched on. I looked at her, astonished. This is
someone who has no contact with children or education, yet
she was completely familiar with the idea of a forest school.
What a contrast to 20 years ago when I travelled to South
Wales to visit one of the very first forest schools set up in this
country. Back then the idea that schools should send infants
out to play and learn in the woods was almost unheard of, but
the reality was enchanting. These were children from poor
estates, who had needed to be taught how to walk and run
on uneven ground because their parents were too frightened
even to let them loose in the local drug-infested parks. But
by the time I visited them they were covered in mud, reeking
of wood smoke and shrieking with glee as they made camps,
collected pine cones, stirred puddles and
generally behaved how small children should.
Since then thousands of forest schools have
been set up, in all kinds of different ways. If
schools don’t have land of their own, they partner
with nature trusts or nearby private schools to
make use of available woodland. Universities
and colleges run forest schools, and in cities, councils have
set aside patches of common for local schools to use. Private
set-ups have also got in on the act, offering high-end private
forest school experiences for parents prepared to pay. A few
forest schools are hard-core, full-time woodland institutions
with no indoor classrooms to retreat to, but most schools offer
something like a weekly half-day in the woods for every child.
But even a weekly taster brings great benefits. Children
grow in confidence, acquire new skills, learn to handle
risk, learn about nature, and get healthier by being
active in the woods. Very occasionally, children with
severe health or behaviour problems can’t handle the
weather or the freedom, but by and large schools say
all their children gain from the forest experience.

could become watered down by the bland British education

machine. In Scandinavia, where the idea came from, there’s a
firm view that this should be a child-led experience, where pupils
are regularly turned out into the woods in all weathers, and over
a long period of time, to invent, explore and imagine. If this
involves risky things such as tree-climbing or penknife wielding,
then so be it. Here we tend to be more cautious, keeping one eye
on the weather and carefully shoe-horning forest school learning
into the national curriculum framework. A sad sign of this
was when Ofsted inspectors declined to label one forest school
excellent, because, the inspectors said, it offered no opportunities
for pupils to learn how to turn technical equipment on and off!
Even worse, some schools are climbing on to the bandwagon
by putting one staff member through forest school training,
then advertising themselves as forest schools even though
pupils do little more than occasionally walk in the park.
As summer comes in, it’s worth thinking how we can
replicate the benefits of forest schooling at home. The key
thing to remember is that it’s all about freedom.
Encourage children to go outside, make sure
they’re well-equipped for cold or wet, and then
leave them to it. If the possibilities of the garden
or park are limited, take them to the woods, or
the beach – then take a back seat as they invent
and explore. Obviously it’s important to keep an
eye out for safety concerns, but try your best not to fuss, forbid
or instruct. Children are naturally creative. Give them the time,
space and freedom to concoct their own games, to try out ideas,
and then to try out other ideas when the first ones don’t work.
If they seem reluctant to go outdoors, or listless when they get
there, give them a nudge or two. Propose a family game of hide
and seek, make up a treasure hunt, or suggest an activity like
constructing a den, or drawing in the sand. You’ll find thousands
of ideas for outdoor activities online. If your inner Boy Scout
or Girl Guide kicks in, you could build a fire and cook
marshmallows together, or pitch a tent and let older children
try and sleep outside for the night (they’ll probably come in).
Remember – all these things will teach children
more about themselves and the world around them
than any number of hours staring at a screen – and
they’ll be lots healthier and happier as well.

I
mentioned a couple of months ago that I was expecting
one or two of the hens to go broody and, bingo, Pam,
one of our Gold Laced Orpingtons has obliged.
No one is quite sure what makes a hen decide to go broody
but it’s a wonderful thing if you want more chickens and
an annoying habit if you want to maintain your backyard
flock and keep up egg production. To overcome this, some
clever bod created ‘hybrid’ hens that have had the broody
business bred out of them and the idea of motherhood
never enters their already very small brains. Needless to
say we don’t have hybrids, oh no, I was persuaded by
my daughter to buy Gold Laced Orpingtons, the Kim
Kardashians of the chicken world. They are big, beautiful
and blowsy (and, of course, much more expensive than
any of the others on offer) and definitely see motherhood
as a more sensible career option than laying a daily egg.
Left to their own devices, a hen thinking about going
broody will search out a safe, dark place in which to create
her nest and then visit it every day to lay until she has a
clutch of at least a dozen eggs. Then she plucks the feathers
from her breast and sits tight on the clutch
for 21 days while they develop into chicks.
However, our hens are in the habit of laying
their eggs in the nesting box and you can only
imagine how annoying it must be when yours
truly arrives every day to take them away. So
there she is, broody, with a neatly plucked breast
yet only one rather lonely egg to incubate.
But salvation is at hand! Google ‘fertile
hatching eggs’ and up come literally
hundreds of egg options, from all manner of
feathered friends. A wonderful online retail
opportunity, with the potential to become so much more.
I reckon our big girls can easily
manage a dozen, (although one is
always advised to give them an odd
number as this can more easily be
made into a perfect circle to sit on),
but what to choose? Cream Crested

Copper Neck Marrans with very dark eggs or maybe something
exotic like a Sablepoot or a Polish Silkie that looks like it’s got a
bird’s nest on its head. Or maybe I should go off piste and get
some ducks (not convinced Pam would excel at teaching them
to swim!). Aaargh, decisions, decisions! In the end I plumped
for some chocolate-laced Bantam Orpingtons,
which is ridiculous really, gorgeous as they
are, as they won’t even lay a decent size egg!
Oh well, you pays your money and…
48 hours later a package arrives in the
post with the eggs swathed in layers of
bubble wrap. After being in transit with
the Post Office, they have to be still for a
day – known as setting – and then around
dusk, I pop down to the hen house and
slip them under Pam, who may be a little
surprised at the arrival of a dozen cold eggs
to add to her singleton. She soon gets them tucked under
her to warm up and as far as a chicken can be, seems
genuinely thrilled to have more than one to look after.
For 20 days she’ll sit tight on the eggs, revolving each round
and round under her so that it warms equally on all sides. And
then on Day 21 the magic begins. The eggs start to cheep,
which is a signal to Pam to stop sitting so tight and to give
them a bit more space to hatch out and dry off. And then for
about three or four months she’ll mother them with unceasing
care and attention, taking them round the farm and imparting
all her wisdom on how to be a successful hen – though
history dictates that more often than not most of the chicks
will be cockerels and their minds will be on other matters!
