If you’re considering upgrades to your home, smart<br />
technology is a savvy way to add value and function.<br />
Energy Consumption<br />
Smart lighting is among the most prevalent of<br />
smart functions on the market, largely because<br />
of the multiple benefits it offers. It’s handy to be<br />
able to set regular lighting patterns throughout the<br />
home so you’re never left in the dark. You can also<br />
manage those lights from your smartphone, so<br />
forgetting to turn off a light is no longer an issue<br />
and you can fool would-be-thieves into thinking the<br />
house is inhabited when<br />
you’re away.<br />
Fingertip controls offer plenty of advantages,<br />
but another consideration is energy man agement.<br />
Dimming features and sensors that turn lights<br />
off and on through various detection methods<br />

The lights are typically constructed to use less<br />
energy, and most models last substantially longer<br />
than their traditional counterparts; some brands<br />
claim a lifespan of 20 years or more.<br />
Smart lighting is an easy way to curb energy<br />
usage, but another consideration is climate<br />
control, which accounts for a big chunk of a<br />
typical household’s energy consumption.<br />
The idea of programming your thermostat<br />
is nothing new, but smart thermostats take<br />
programming to a whole new level. Not only can<br />
you schedule temperature changes to coincide<br />
with your coming and going (and manage those<br />
changes with an app when you’re not even at<br />
home), today’s smart thermostats also have<br />
sensors that learn your daily habits and can adjust<br />
the climate accordingly. Comfort aside, the impact<br />
on energy usage is often substantial enough that<br />
some electric companies even offer incentives to<br />
homeowners who install the devices.<br />
Air Quality<br />
In an average home, the pollutant level is<br />
normally low when people first enter the house,<br />
or after effective ventilation. However, after an<br />
extended period of time, daily activities can<br />
raise the level of humidity and carbon dioxide<br />
to unhealthy levels that can cause headaches,<br />
dizziness and sleepiness, and can contribute to<br />
long-term health issues.<br />
“Few are aware of the impact of indoor air on<br />
their health and wellbeing, but the air we breathe<br />
is just as important as the food we eat or the<br />
water we drink,” said Kent Holm, senior vice<br />
president of global product management with<br />
the Velux Group. “An average adult breathes<br />
in around 4,000 gallons of air every day and<br />
spends up to 90 percent of their time indoors. A<br />
healthy indoor climate goes way beyond simple<br />
convenience.”<br />

and promotes an overall healthier lifestyle. An<br />

Peace of Mind<br />
Home security takes numerous forms, from<br />
detecting threats like fire or water to physical<br />
barriers at the home’s entry points. Smart<br />
technology is transforming the way homeowners<br />
manage their home’s security and giving them<br />
added confidence that their families are safe<br />
within those walls.<br />
Smart smoke alarms and carbon monoxide<br />
detectors offer enhanced sensory features as<br />
compared to traditional models, in addition<br />
to sending alerts to your smart devices when<br />
you’re away. Water damage is another risk if<br />
you’re in an area prone to flooding or if you’re<br />
concerned about dampness that could spur<br />
mold growth. A smart sensor can alert you of<br />
changes in your home’s moisture level due to<br />
leaks or humidity so you can take preventive<br />
measures before damage becomes severe.<br />
Anyone who’s ever gotten five miles down<br />
the road only to question whether the garage<br />
door went down or the front door was locked<br />
can appreciate the advantages of smart<br />
technology. Smart garage door openers and<br />
door locks make it easy for you to program<br />
access to guests who may not have a key and<br />
even gain access to the house when you’ve<br />
forgotten your own key. Other smart security<br />
devices like doorbell and flood light cameras<br />
help you keep tabs on the traffic around your<br />
home.<br />

OSHA trench collapses over<br />
has observed an<br />
upward trend in fatal<br />
the past several years where the victim was<br />
killed while not working inside a protective<br />
system as required by the regulation. Sloping,<br />
benching, shoring, and shielding are well<br />
known means of protective measures used<br />
by the industry. In many cases, the worker<br />
was not protected by any system at all due to<br />
a common attitude of “this is short duration<br />
work or won’t take long”, right before the<br />
incident occurs in an unprotected excavation.<br />
It is important that employers and employees<br />
both realize that protective systems are there<br />
to prevent this from happening and that<br />
they are required to be utilized. In addition,<br />
ongoing training of crewmembers/workers is<br />
critical in addressing trenching and excavation<br />
safety. Workers should receive additional<br />
jobsite-specific training any time trenching<br />
or excavation hazards are present which are<br />
new, unusual, or unique to the current project.<br />
Refresher training or jobsite “toolbox talks”<br />
covering trenching and excavation safety topics,<br />
hazard identification, etc. are recommended<br />
to reinforce initial training on a periodic or as<br />
needed basis.<br />
We continue to believe that excavation and<br />
trenching are among the most hazardous<br />
construction operations. Trenching-related<br />
fatalities and injuries continue to trouble the<br />

construction industry,<br />
despite the availability of<br />
well-known and effective<br />
control methods, such<br />
as sloping and benching,<br />
shoring, and trench boxes and<br />
shields. OSHA has emphasized<br />
trench safety in previous national<br />
and regional emphasis programs.<br />
These efforts led to decreased<br />
trench-related fatalities, including<br />
lower numbers such as 2012 (8), 2014<br />
(11), and 2015 (11). However, 2016<br />
was an alarming year for excavation and<br />
trench-related fatalities. OSHA observed a<br />
significant increase in the number of trenchrelated<br />
fatalities between 2015 and 2016. The<br />
eleven trench-related<br />
fatalities reported in<br />
2015 increased to twenty<br />
three in 2016. This larger<br />
number of preventable<br />
fatalities was nearly double<br />
the average of the previous<br />
five years. BLS data also shows<br />
a recent increase in fatalities due<br />
to excavation and trench work.<br />
According to the most recent data<br />
available from BLS, there were 37<br />
fatalities involving ditches, channels,<br />
trenches, and excavations in 2016. In the<br />
previous five years, the average annual<br />
number of fatalities was under 20.<br />

OSHA has made reducing<br />
trenching and excavation<br />
hazards the Agency’s Priority<br />
Goal. Trench collapses, or caveins,<br />
pose the greatest risk to<br />
workers’ lives. To prevent caveins:<br />
• SLOPE or bench trench<br />
walls<br />
• SHORE trench walls with<br />
supports, or<br />
• SHIELD trench walls with<br />
trench boxes<br />
Employers should also<br />
ensure there is a safe way<br />
to enter and exit the trench.<br />
Keep materials away from the edge of the<br />
trench. Look for standing water or atmospheric<br />
hazards. Never enter a trench unless it has been<br />
properly inspected.<br />
In addition, OSHA updated its online<br />
resources related to trenching and excavation<br />
hazards, available to all of these stakeholders.<br />

Drafting Is Common<br />
in Architectural<br />

For architectural design projects,<br />
while there is the emphasis on<br />
using 3D models and architectural<br />
BIM modeling, the time-tested<br />
practice of using architectural<br />
drafting and 2D technical drawings is<br />
still commonplace in the AEC industry.<br />
Architectural drafting has evolved from<br />
the drawing board to computer-aided<br />
design and drafting (CAD) software<br />
programs. Drafting practices help to<br />
provide architectural construction<br />
drawings that include the technical details<br />
of architectural, structural and electrical<br />
elements required for the construction<br />
of a building. To understand the stage at<br />
which architectural drafting takes place, the<br />
workflow of a building design lifecycle must<br />
be considered.<br />
The basic workflow of an architectural<br />
design project starts with the architect<br />
creating a conceptual plan which is usually<br />
modelled into architectural 3D models<br />
and rendered as photorealistic images for<br />
marketing and presentation to clients and<br />
customers.<br />
Once the conceptual design is approved<br />
by the client, the design is then progressed<br />
into more detail and shared with other<br />
parties such as structural and MEP<br />
engineers. The way in which the design is<br />
progressed for the ‘design development’<br />
phase by an architect lends itself to<br />
two options, either to develop a 3D<br />
model with more detail and then create<br />
subsequent sheets and details using a<br />
3D tool such as Revit or AutoCAD, or<br />
as is still commonplace, to develop the<br />

concept design in 2D using more traditional<br />
methods. From the conceptual plans<br />
provided by architects and engineers, a<br />
drafter can convert these designs using<br />
CAD software programs to create technical<br />
drawings.<br />
Architectural drafting is the process of<br />
creating technical drawings which include<br />
the floor plan, sections, elevations, detailed<br />
drawings and other documents in a<br />
construction drawing set (CD Set), which<br />
are typically required for the construction<br />
of a building.<br />
The difference between Architectural<br />
Drafting and Modeling<br />
Architectural drafting refers to creating<br />
2D technical drawings and architectural<br />
construction drawings which are mainly<br />
used by contractors and consultants on site.<br />
Architectural 3D modeling refers to creating<br />
3D models and renders of photorealistic<br />
images which are mainly used to present<br />
the architectural design for marketing<br />
purposes and then progressed from there<br />
to create the 2D technical drawings, in<br />
effect feeling like an extra stage (the 3D<br />
modeling element). The main software<br />
used for drafting, to create 2D technical<br />
drawings is AutoCAD while modelers<br />
use Revit and ArchiCAD to create 3D<br />
models and rendered images. Architectural<br />
draftsmen need to have basic 2D and 3D<br />
software knowledge such as AutoCAD and<br />
knowledge of technical codes and drafting<br />
guidelines specified by organizations such<br />
as American National Standards Institute<br />

allows for design changes on the go.<br />
However, construction companies that<br />
require technical specifications of the<br />
architectural project prefer 2D technical<br />
drawings and architectural construction<br />

drawings because they provide accurate<br />
details required for construction, most<br />
of the resources involved in construction<br />
understand 2D drawings, there are no<br />
issues with compatibility of software as<br />
compared to when using 3D models and it<br />
is a suitable solution to meet the budgetary<br />
requirements of a construction project.<br />
Some of the reasons why architectural<br />
drafting is preferable by several<br />
construction companies include:<br />
• Suitable as per construction<br />
requirements - In some building<br />
projects, 2D technical drawings<br />
or architectural CAD drawings are<br />
sufficient to complete construction,<br />
where additional information that<br />
3D models provide is not required.<br />
A construction drawing set (CD set)<br />
includes all the floor plans, elevations,<br />
sections and detailed drawings<br />
required for construction. Technical<br />
codes, symbols and other additional<br />
information such as the type of material<br />
are provided in technical drawings.<br />
Therefore, construction companies<br />
find 2D technical drawings sufficient to<br />
successfully complete construction.<br />
• Availability of technical resources<br />
- Not all companies have technical<br />
resources to deliver 3D models. While<br />
drafting teams are qualified to work<br />
on AutoCAD to deliver 2D technical<br />
drawings, they may not be qualified to<br />
work on Revit to deliver 3D models.<br />
In the construction industry, the<br />
availability of drafting teams who can<br />
provide 2D technical drawings is ample<br />
compared to companies that provide<br />
3D modeling services.<br />

in AutoCAD are widely used and<br />
compatible making it a preferred option<br />
to Revit 3D models.<br />

the need to invest more in 3D models,<br />

are not just about aesthetics but about<br />
high-performance detailing of construction<br />
elements. Architectural CAD drawings<br />
specifically communicate the design intent<br />
and help in the construction of buildings<br />
which companies find relevantly sufficient<br />
over 3D models. Even as construction<br />
companies will need to eventually evolve<br />
to combining the use of 2D technical<br />

Credit tenant lease (CTL)<br />
financing is a very unique<br />
and very specialized type<br />
of commercial mortgage<br />
lending designed to provide funding<br />
for the purchase, refinance and<br />
construction of real estate that is<br />
triple net leased (NNN) to credit<br />
worthy tenants.<br />
Unlike traditional commercial mortgage<br />
lending CTL loans are underwritten based<br />
upon the financial strength of the tenant<br />
and the structure of the lease rather than<br />
the underlying value of the property and the<br />
credit of the borrower. With CTL loans the<br />
lease and the income it guarantees is the<br />
primary collateral that backs up the loan.<br />
Because of the straight forward nature<br />
of CTL financing these loans offer NNN<br />
investors several significant benefits.<br />

• Highest Loan Amounts<br />
CTL lenders generally make no<br />
restrictions on loan-to-value and will<br />
lend up to 100% LTV. There are also<br />
no restrictions on loan-to-cost (100%<br />
LTC) for construction loans. The only<br />
stipulation is that the rent collected<br />
must cover the mortgage payment.<br />
(Debt-service-coverage ratios [DSCR]<br />
are very low, typically 1.01-1.05) CTL<br />
financing offers the very highest possible<br />
loan amounts. The amount of potential<br />
leverage is unrivaled in the commercial<br />
real estate industry today.<br />
• Speed of Execution<br />
CTL lending is a streamlined process that<br />
takes much less time than bank loans<br />
or other typical commercial mortgages.<br />
An average CTL loan can be closed in 60<br />
days or less from-start-to-finish. Loans<br />
from Wall Street bankers, Hartford<br />
insurance companies and commercial<br />
banks are notorious for being drawn-out,<br />
bureaucratic affairs that can take 90-200<br />
days to close.<br />
• Fixed Rate, Self Amortizing<br />
Virtually all CTL loan rates are fixed<br />
for the life of the loan. Investors can<br />
confidentially plan for the future because<br />
they know for certain what their debt<br />
service is going to cost. CTL mortgages<br />
also self amortize over the loan term, so<br />
property owners do not have to worry<br />
about coming up with money for balloon<br />
payments.<br />
• <strong>Construction</strong> Financing<br />
Almost all other lenders have<br />
significantly curtailed construction and<br />
development funding, but CTL capital<br />
s still readily available for financing the<br />
construction of buildings that will be<br />
leased to investment grade tenants.<br />
• Non-Recourse<br />
Property owners appreciate the fact that<br />
CTL loans are non-recourse mortgages.<br />
The lease is the collateral; lenders won’t<br />
be coming after borrowers if something<br />
goes wrong.<br />
• Long-Term Financing<br />
The term of a CTL loan is usually coterminus<br />
with the term of the lease.<br />
Many tenants sign 10, 20 or even 25 year<br />
leases. CTL financing is often the last<br />
loan an investor will ever need. If they<br />
sell the building the new owners can<br />
simply assume the CTL loan. If the keep<br />
the building they won’t have to worry<br />
about refinancing for a very long time.<br />

• Many Tenants Qualify<br />
The US Government is still the ultimate<br />
“credit tenant”. Anyone buying or<br />
developing a building that will house a<br />
government administration office or a<br />
federal court house will find it relatively easy<br />
to secure a CTL loan. In the private sector<br />
several retail firms meet the requirements<br />
for CTL financing as-well. The drug store<br />
chains Walgreens and CVS are among the<br />
most popular as-are the home improvement<br />
giants Home Depot and Lowes. Wal-Mart<br />
is also a very prominent CTL financing<br />
candidate. Virtually any real estate tenant<br />
that enjoys an investment grade (BBB- or<br />
higher) credit rating from one of the major<br />
credit agencies, and rents space on a NNN<br />
basis can qualify for CTL lending.<br />

How often do you use a ladder?<br />
The ladder is a common tool we use frequently<br />
and unfortunately, take for granted. Exposure is<br />
high for this workhorse on the job and so are<br />
the related injuries and deaths. Falls remain a<br />
leading cause of unintentional injury and death.<br />
Falls, particularly falls from ladders, contribute<br />
substantially to injuries in the workplace. Fortythree<br />
percent of all fatal falls over the past 10<br />
years involve a ladder. Among construction<br />
workers, an estimated 81% of fall injuries<br />
treated in emergency rooms also involve a<br />
ladder. Did you know that work-related ladder<br />
falls results in one death and more than 180 nonfatal<br />
injuries every two days?<br />
The construction industry has the highest ladderrelated<br />
fatality rates. Across all industries, the highest<br />
ladder-related fatal and nonfatal rates were in two<br />
occupation groups: construction and extraction<br />
occupations followed closely by installation,<br />
maintenance, and repair occupations. Fatality rates<br />
are substantially higher for self-employed workers.<br />
Accordingly, establishments with the fewest<br />
employees have the highest fatality rates. Nearly 90%<br />
of nonfatal ladder-related injuries were from heights<br />
less than 16 feet. Falls from heights between 6 to 10<br />
feet are most common and account for half of the<br />
ladder-related injuries treated in emergency facilities.<br />
Falls resulting in death were most common from<br />
heights of 6 to 10 feet. Head injuries are involved in<br />
about half of ladder-related fatal injuries, while upper<br />
and lower extremities are involved for most nonfatal<br />
injuries.<br />
As you can see from the numbers above, injuries<br />
from ladder falls can be severe. They are preventable.<br />
You have heard the expression of using the right<br />
tool for the job? Using the right ladder for the job is<br />
essential. Provide properly selected and thoroughly<br />
inspected ladders that are well-matched to the<br />
employee weight, task, and location. Here are some<br />
critical factors to consider when selecting a ladder:<br />
The environment at your work site is the first<br />
factor in choosing the correct ladder. The material<br />
from which your ladder is constructed can be critical.<br />
For example, if you are working near sources of<br />
electricity, do not use a metal ladder since aluminum<br />
is an electrical conductor.<br />
Knowing what ladders are available will allow you<br />
to choose the right ladder for the job and the work<br />
environment. Each of the following considerations<br />
addresses safety issues in your work environment:<br />
• Will the ladder be resting on an uneven surface?<br />
• Is the work area crowded?<br />
• What obstructions are in the path of the climb?<br />

Next, select the proper ladder length. It is unsafe<br />
to use a ladder that is too long or too short. When<br />
using a Step Ladder, standing on the top cap or the<br />
step below the top cap is the likelihood of losing your<br />
balance. Likewise, when using an Extension Ladder,<br />
the top three rungs are not for climbing. A Straight<br />
Ladder is too long, if ceiling height prevents the ladder<br />
from being set-up at the proper angle. Likewise, an<br />
Extension Ladder is too long if the ladder extends<br />
more than three (3) feet beyond the upper support<br />
point.<br />
Next, consider the Duty Rating of the ladder. This<br />
is an indication of the maximum weight capacity the<br />
ladder can safely carry. To figure out the total amount<br />
of weight your ladder will be supporting, add:<br />
• Your Weight; plus<br />
• The Weight of Your Clothing and Protective<br />
Equipment; plus<br />
• The Weight of Tools and Supplies You Are<br />
Carrying; plus<br />
• The Weight of Tools and Supplies Stored on the<br />
Ladder<br />
There are five categories of ladder Duty Ratings:<br />
Type IAA (Extra Heavy Duty) 375 pounds<br />
Type IA (Extra Heavy Duty)<br />
300 pounds<br />
Type I (Heavy Duty)<br />
250 pounds<br />
Type II (Medium Duty)<br />
225 pounds<br />
Type III (Light Duty)<br />
200 pounds<br />
Safe ladder practices are also essential in preventing<br />
ladder falls. Consider the following:<br />
• Plan your work to reduce or eliminate the need<br />
for using ladders by applying safety-in-design<br />
and constructability principles to finish as much<br />
of the work as possible on the ground;<br />
• Provide alternative, safer equipment for<br />
extended work at elevation, such as aerial lifts,<br />
supported scaffolds, or mast climbing work<br />
platforms;<br />
• Provide proper accessories to supplement safe<br />
ladder use when applicable;<br />
• Provide ladder safety information and training.<br />
Familiarity and compliance with the provisions of<br />
safety regulations, such as recognizing ladder types<br />
and conditions, and using ladder positioning and<br />
other safe ladder practices, are essential to reducing<br />
injuries from ladder falls.<br />
NIOSH developed and released a smartphone<br />
application (app) “Ladder Safety” (available at http://<br />
www.cdc.gov/niosh/topics/falls), which provides<br />
graphic-oriented, interactive, and easy-to-use<br />
reference materials, safety guidelines, and checklists<br />
for extension ladder selection, inspection, and use.<br />
The app is a convenient ladder safety performance<br />
and training tool and is available as a free download<br />
for Apple and Android mobile devices in English and<br />
Spanish.<br />
Because falls are the leading cause of work-related<br />
injuries and deaths in construction, the National<br />
Institute for Occupational Safety and Health (NIOSH),<br />
the Occupational Safety and Health Administration<br />
(OSHA), the Center for <strong>Construction</strong> Research and<br />
Training (CPWR), and the American Ladder Institute<br />
(ALI) are promoting a national campaign to prevent<br />
workplace falls. The third annual National Ladder<br />
Safety Month is taking place <strong>February</strong> 24 - March<br />
30, <strong>2019</strong>. This month-long initiative focuses on<br />
sharing educational resources with homeowners<br />
and working professionals to prevent ladderrelated<br />
injuries and accidents. The University of<br />
Texas at Arlington (UTA) OSHA Education Center in<br />
cooperation with Region VI OSHA, the <strong>Construction</strong><br />
Safety Leadership Alliance (CSLA), and the Associated<br />
General Contractors of America (AGC) will be hosting<br />
Ladder Safety Symposiums in Arlington and Houston<br />
to support this emphasis program during March<br />
