Smart Value
Tech upgrades
to improve home
function
FAMILY FEATURES
When smart home technologies
first emerged, their purpose
was largely for convenience
and operating the devices was often
clunky. Today, smart devices seamlessly
integrate into connected home
systems to make living more efficient,
improve home security and even offer
advantages for your health.
If you’re considering upgrades to your home, smart
technology is a savvy way to add value and function.
Energy Consumption
Smart lighting is among the most prevalent of
smart functions on the market, largely because
of the multiple benefits it offers. It’s handy to be
able to set regular lighting patterns throughout the
home so you’re never left in the dark. You can also
manage those lights from your smartphone, so
forgetting to turn off a light is no longer an issue
and you can fool would-be-thieves into thinking the
house is inhabited when
you’re away.
Fingertip controls offer plenty of advantages,
but another consideration is energy man agement.
Dimming features and sensors that turn lights
off and on through various detection methods
(such as movement or recognizing a connected
Bluetooth device) help minimize wasted energy.
The lights are typically constructed to use less
energy, and most models last substantially longer
than their traditional counterparts; some brands
claim a lifespan of 20 years or more.
Smart lighting is an easy way to curb energy
usage, but another consideration is climate
control, which accounts for a big chunk of a
typical household’s energy consumption.
The idea of programming your thermostat
is nothing new, but smart thermostats take
programming to a whole new level. Not only can
you schedule temperature changes to coincide
with your coming and going (and manage those
changes with an app when you’re not even at
home), today’s smart thermostats also have
sensors that learn your daily habits and can adjust
the climate accordingly. Comfort aside, the impact
on energy usage is often substantial enough that
some electric companies even offer incentives to
homeowners who install the devices.
Air Quality
In an average home, the pollutant level is
normally low when people first enter the house,
or after effective ventilation. However, after an
extended period of time, daily activities can
raise the level of humidity and carbon dioxide
to unhealthy levels that can cause headaches,
dizziness and sleepiness, and can contribute to
long-term health issues.
“Few are aware of the impact of indoor air on
their health and wellbeing, but the air we breathe
is just as important as the food we eat or the
water we drink,” said Kent Holm, senior vice
president of global product management with
the Velux Group. “An average adult breathes
in around 4,000 gallons of air every day and
spends up to 90 percent of their time indoors. A
healthy indoor climate goes way beyond simple
convenience.”
Opening skylights in conjunction with vertical
windows removes polluted air from the home
10 CONSTRUCTIONMONTHLY.COM

and promotes an overall healthier lifestyle. An
option such as Velux Active with Netatmo is
the first smart skylight system that connects
with Apple HomeKit, allowing homeowners
to manage indoor climate control at home or
remotely with the touch of a button.
In addition to manual controls, smart
sensor technology monitors carbon dioxide,
humidity and temperature in the home and
data from local weather station forecasts to
automatically open the skylights if fresh air
is needed. The system can also automate
skylight blinds. Learn more at whyskylights.
com.
Peace of Mind
Home security takes numerous forms, from
detecting threats like fire or water to physical
barriers at the home’s entry points. Smart
technology is transforming the way homeowners
manage their home’s security and giving them
added confidence that their families are safe
within those walls.
Smart smoke alarms and carbon monoxide
detectors offer enhanced sensory features as
compared to traditional models, in addition
to sending alerts to your smart devices when
you’re away. Water damage is another risk if
you’re in an area prone to flooding or if you’re
concerned about dampness that could spur
mold growth. A smart sensor can alert you of
changes in your home’s moisture level due to
leaks or humidity so you can take preventive
measures before damage becomes severe.
Anyone who’s ever gotten five miles down
the road only to question whether the garage
door went down or the front door was locked
can appreciate the advantages of smart
technology. Smart garage door openers and
door locks make it easy for you to program
access to guests who may not have a key and
even gain access to the house when you’ve
forgotten your own key. Other smart security
devices like doorbell and flood light cameras
help you keep tabs on the traffic around your
home.
Trenching &
Excavation
Safety
OSHA trench collapses over
has observed an
upward trend in fatal
the past several years where the victim was
killed while not working inside a protective
system as required by the regulation. Sloping,
benching, shoring, and shielding are well
known means of protective measures used
by the industry. In many cases, the worker
was not protected by any system at all due to
a common attitude of “this is short duration
work or won’t take long”, right before the
incident occurs in an unprotected excavation.
It is important that employers and employees
both realize that protective systems are there
to prevent this from happening and that
they are required to be utilized. In addition,
ongoing training of crewmembers/workers is
critical in addressing trenching and excavation
safety. Workers should receive additional
jobsite-specific training any time trenching
or excavation hazards are present which are
new, unusual, or unique to the current project.
Refresher training or jobsite “toolbox talks”
covering trenching and excavation safety topics,
hazard identification, etc. are recommended
to reinforce initial training on a periodic or as
needed basis.
We continue to believe that excavation and
trenching are among the most hazardous
construction operations. Trenching-related
fatalities and injuries continue to trouble the
construction industry,
despite the availability of
well-known and effective
control methods, such
as sloping and benching,
shoring, and trench boxes and
shields. OSHA has emphasized
trench safety in previous national
and regional emphasis programs.
These efforts led to decreased
trench-related fatalities, including
lower numbers such as 2012 (8), 2014
(11), and 2015 (11). However, 2016
was an alarming year for excavation and
trench-related fatalities. OSHA observed a
significant increase in the number of trenchrelated
fatalities between 2015 and 2016. The
eleven trench-related
fatalities reported in
2015 increased to twenty
three in 2016. This larger
number of preventable
fatalities was nearly double
the average of the previous
five years. BLS data also shows
a recent increase in fatalities due
to excavation and trench work.
According to the most recent data
available from BLS, there were 37
fatalities involving ditches, channels,
trenches, and excavations in 2016. In the
previous five years, the average annual
number of fatalities was under 20.
SPECIAL DALLAS SHOW EDITION 2019 13

Trenching & Excavation Safety... Continued
OSHA has made reducing
trenching and excavation
hazards the Agency’s Priority
Goal. Trench collapses, or caveins,
pose the greatest risk to
workers’ lives. To prevent caveins:
• SLOPE or bench trench
walls
• SHORE trench walls with
supports, or
• SHIELD trench walls with
trench boxes
Employers should also
ensure there is a safe way
to enter and exit the trench.
Keep materials away from the edge of the
trench. Look for standing water or atmospheric
hazards. Never enter a trench unless it has been
properly inspected.
In addition, OSHA updated its online
resources related to trenching and excavation
hazards, available to all of these stakeholders.
This includes OSHA’s Trenching and Excavation
page on the OSHA website:
index.html), as well as OSHA’s full range of publications
related to trenching and excavation hazards
Why Architectural
Drafting Is Common
in Architectural
Design
By Kuldeep Bwail
For architectural design projects,
while there is the emphasis on
using 3D models and architectural
BIM modeling, the time-tested
practice of using architectural
drafting and 2D technical drawings is
still commonplace in the AEC industry.
Architectural drafting has evolved from
the drawing board to computer-aided
design and drafting (CAD) software
programs. Drafting practices help to
provide architectural construction
drawings that include the technical details
of architectural, structural and electrical
elements required for the construction
of a building. To understand the stage at
which architectural drafting takes place, the
workflow of a building design lifecycle must
be considered.
The basic workflow of an architectural
design project starts with the architect
creating a conceptual plan which is usually
modelled into architectural 3D models
and rendered as photorealistic images for
marketing and presentation to clients and
customers.
Once the conceptual design is approved
by the client, the design is then progressed
into more detail and shared with other
parties such as structural and MEP
engineers. The way in which the design is
progressed for the ‘design development’
phase by an architect lends itself to
two options, either to develop a 3D
model with more detail and then create
subsequent sheets and details using a
3D tool such as Revit or AutoCAD, or
as is still commonplace, to develop the
16 CONSTRUCTIONMONTHLY.COM

concept design in 2D using more traditional
methods. From the conceptual plans
provided by architects and engineers, a
drafter can convert these designs using
CAD software programs to create technical
drawings.
Architectural drafting is the process of
creating technical drawings which include
the floor plan, sections, elevations, detailed
drawings and other documents in a
construction drawing set (CD Set), which
are typically required for the construction
of a building.
The difference between Architectural
Drafting and Modeling
Architectural drafting refers to creating
2D technical drawings and architectural
construction drawings which are mainly
used by contractors and consultants on site.
Architectural 3D modeling refers to creating
3D models and renders of photorealistic
images which are mainly used to present
the architectural design for marketing
purposes and then progressed from there
to create the 2D technical drawings, in
effect feeling like an extra stage (the 3D
modeling element). The main software
used for drafting, to create 2D technical
drawings is AutoCAD while modelers
use Revit and ArchiCAD to create 3D
models and rendered images. Architectural
draftsmen need to have basic 2D and 3D
software knowledge such as AutoCAD and
knowledge of technical codes and drafting
guidelines specified by organizations such
as American National Standards Institute
(ANSI), American Society of Mechanical
to have a deeper
building and
construction concepts and experience with
3D software programs such as Revit and
ArchiCAD.
Why Architectural Drafting is still
Common in Architectural Design
Practices
Architectural 3D models are preferred
by architects and designers because
they provide a 3D perspective of the
conceptual plan of the building; it makes
management of project data easier and
allows for design changes on the go.
However, construction companies that
require technical specifications of the
architectural project prefer 2D technical
drawings and architectural construction
18 CONSTRUCTIONMONTHLY.COM

drawings because they provide accurate
details required for construction, most
of the resources involved in construction
understand 2D drawings, there are no
issues with compatibility of software as
compared to when using 3D models and it
is a suitable solution to meet the budgetary
requirements of a construction project.
Some of the reasons why architectural
drafting is preferable by several
construction companies include:
• Suitable as per construction
requirements - In some building
projects, 2D technical drawings
or architectural CAD drawings are
sufficient to complete construction,
where additional information that
3D models provide is not required.
A construction drawing set (CD set)
includes all the floor plans, elevations,
sections and detailed drawings
required for construction. Technical
codes, symbols and other additional
information such as the type of material
are provided in technical drawings.
Therefore, construction companies
find 2D technical drawings sufficient to
successfully complete construction.
• Availability of technical resources
- Not all companies have technical
resources to deliver 3D models. While
drafting teams are qualified to work
on AutoCAD to deliver 2D technical
drawings, they may not be qualified to
work on Revit to deliver 3D models.
In the construction industry, the
availability of drafting teams who can
provide 2D technical drawings is ample
compared to companies that provide
3D modeling services.
• Availability of software - The adoption
of new software and practices is gradual
Why Architectural Drafting Is Common... continued
and slow in the construction industry.
The software used in building projects
varies from country to country. Some
countries use ArchiCAD and AutoCAD
Architecture instead of Revit, therefore
leading to the incompatibility of
project data. 2D technical drawings
in AutoCAD are widely used and
compatible making it a preferred option
to Revit 3D models.
• Suitable as per cost and budgetary
requirements - In most cases,
construction companies do not find
the need to invest more in 3D models,
when drafting solutions provide
detailed technical drawings which
are sufficient and relevant enough for
construction. There is also the added
investment in resources that are
competent enough to understand and
implement architectural 3d models onsite.
While architectural 3D modeling and
BIM modeling provide design-related
information typically required for architects
and designers in the design stage of the
building project lifecycle, architectural
drafting provides technical drawings that
are not just about aesthetics but about
high-performance detailing of construction
elements. Architectural CAD drawings
specifically communicate the design intent
and help in the construction of buildings
which companies find relevantly sufficient
over 3D models. Even as construction
companies will need to eventually evolve
to combining the use of 2D technical
drawings and architectural 3D models until
then, the time-tested practice of using
architectural drafting and drawing solutions
in construction is here to stay.
WEDNESDAY :: 9:30AM - 11:00AM
Target Audience: Architects, General Contractors, Subcontractors, and Suppliers
Many in the construction industry consistently make the same mistakes that kill their opportunity. There are many
common errors and mentalities that hinder sales success. We’ll put a light on these problems and give the behaviors
that counter them. Make sure your approach to the customer base is the most effective possible.
These errors are often made without the contractor even realizing they’re making them. This cripples their chances of winning
Commercial Mortgage Loans -
The Benefits of
Credit Tenant
Lease Financing
By Glenn Fydenkevez
Credit tenant lease (CTL)
financing is a very unique
and very specialized type
of commercial mortgage
lending designed to provide funding
for the purchase, refinance and
construction of real estate that is
triple net leased (NNN) to credit
worthy tenants.
Unlike traditional commercial mortgage
lending CTL loans are underwritten based
upon the financial strength of the tenant
and the structure of the lease rather than
the underlying value of the property and the
credit of the borrower. With CTL loans the
lease and the income it guarantees is the
primary collateral that backs up the loan.
Because of the straight forward nature
of CTL financing these loans offer NNN
investors several significant benefits.
34 CONSTRUCTIONMONTHLY.COM
Created by Mrsiraphol - Freepik.com

• Highest Loan Amounts
CTL lenders generally make no
restrictions on loan-to-value and will
lend up to 100% LTV. There are also
no restrictions on loan-to-cost (100%
LTC) for construction loans. The only
stipulation is that the rent collected
must cover the mortgage payment.
(Debt-service-coverage ratios [DSCR]
are very low, typically 1.01-1.05) CTL
financing offers the very highest possible
loan amounts. The amount of potential
leverage is unrivaled in the commercial
real estate industry today.
• Speed of Execution
CTL lending is a streamlined process that
takes much less time than bank loans
or other typical commercial mortgages.
An average CTL loan can be closed in 60
days or less from-start-to-finish. Loans
from Wall Street bankers, Hartford
insurance companies and commercial
banks are notorious for being drawn-out,
bureaucratic affairs that can take 90-200
days to close.
• Fixed Rate, Self Amortizing
Virtually all CTL loan rates are fixed
for the life of the loan. Investors can
confidentially plan for the future because
they know for certain what their debt
service is going to cost. CTL mortgages
also self amortize over the loan term, so
property owners do not have to worry
about coming up with money for balloon
payments.
• Construction Financing
Almost all other lenders have
significantly curtailed construction and
development funding, but CTL capital
s still readily available for financing the
construction of buildings that will be
leased to investment grade tenants.
• Non-Recourse
Property owners appreciate the fact that
CTL loans are non-recourse mortgages.
The lease is the collateral; lenders won’t
be coming after borrowers if something
goes wrong.
• Long-Term Financing
The term of a CTL loan is usually coterminus
with the term of the lease.
Many tenants sign 10, 20 or even 25 year
leases. CTL financing is often the last
loan an investor will ever need. If they
sell the building the new owners can
simply assume the CTL loan. If the keep
the building they won’t have to worry
about refinancing for a very long time.
SPECIAL DALLAS SHOW EDITION 2019 35

Commercial Mortgagae Loans... continued
• Many Tenants Qualify
The US Government is still the ultimate
“credit tenant”. Anyone buying or
developing a building that will house a
government administration office or a
federal court house will find it relatively easy
to secure a CTL loan. In the private sector
several retail firms meet the requirements
for CTL financing as-well. The drug store
chains Walgreens and CVS are among the
most popular as-are the home improvement
giants Home Depot and Lowes. Wal-Mart
is also a very prominent CTL financing
candidate. Virtually any real estate tenant
that enjoys an investment grade (BBB- or
higher) credit rating from one of the major
credit agencies, and rents space on a NNN
basis can qualify for CTL lending.
of tight credit and nervous lenders, property
owners, investors and developers with top
quality tenants have a funding source they can
depend on.
Ladder
Safety
How often do you use a ladder?
The ladder is a common tool we use frequently
and unfortunately, take for granted. Exposure is
high for this workhorse on the job and so are
the related injuries and deaths. Falls remain a
leading cause of unintentional injury and death.
Falls, particularly falls from ladders, contribute
substantially to injuries in the workplace. Fortythree
percent of all fatal falls over the past 10
years involve a ladder. Among construction
workers, an estimated 81% of fall injuries
treated in emergency rooms also involve a
ladder. Did you know that work-related ladder
falls results in one death and more than 180 nonfatal
injuries every two days?
The construction industry has the highest ladderrelated
fatality rates. Across all industries, the highest
ladder-related fatal and nonfatal rates were in two
occupation groups: construction and extraction
occupations followed closely by installation,
maintenance, and repair occupations. Fatality rates
are substantially higher for self-employed workers.
Accordingly, establishments with the fewest
employees have the highest fatality rates. Nearly 90%
of nonfatal ladder-related injuries were from heights
less than 16 feet. Falls from heights between 6 to 10
feet are most common and account for half of the
ladder-related injuries treated in emergency facilities.
Falls resulting in death were most common from
heights of 6 to 10 feet. Head injuries are involved in
about half of ladder-related fatal injuries, while upper
and lower extremities are involved for most nonfatal
injuries.
As you can see from the numbers above, injuries
from ladder falls can be severe. They are preventable.
You have heard the expression of using the right
tool for the job? Using the right ladder for the job is
essential. Provide properly selected and thoroughly
inspected ladders that are well-matched to the
employee weight, task, and location. Here are some
critical factors to consider when selecting a ladder:
The environment at your work site is the first
factor in choosing the correct ladder. The material
from which your ladder is constructed can be critical.
For example, if you are working near sources of
electricity, do not use a metal ladder since aluminum
is an electrical conductor.
Knowing what ladders are available will allow you
to choose the right ladder for the job and the work
environment. Each of the following considerations
addresses safety issues in your work environment:
• Will the ladder be resting on an uneven surface?
• Is the work area crowded?
• What obstructions are in the path of the climb?
38 CONSTRUCTIONMONTHLY.COM

Next, select the proper ladder length. It is unsafe
to use a ladder that is too long or too short. When
using a Step Ladder, standing on the top cap or the
step below the top cap is the likelihood of losing your
balance. Likewise, when using an Extension Ladder,
the top three rungs are not for climbing. A Straight
Ladder is too long, if ceiling height prevents the ladder
from being set-up at the proper angle. Likewise, an
Extension Ladder is too long if the ladder extends
more than three (3) feet beyond the upper support
point.
Next, consider the Duty Rating of the ladder. This
is an indication of the maximum weight capacity the
ladder can safely carry. To figure out the total amount
of weight your ladder will be supporting, add:
• Your Weight; plus
• The Weight of Your Clothing and Protective
Equipment; plus
• The Weight of Tools and Supplies You Are
Carrying; plus
• The Weight of Tools and Supplies Stored on the
Ladder
There are five categories of ladder Duty Ratings:
Type IAA (Extra Heavy Duty) 375 pounds
Type IA (Extra Heavy Duty)
300 pounds
Type I (Heavy Duty)
250 pounds
Type II (Medium Duty)
225 pounds
Type III (Light Duty)
200 pounds
Safe ladder practices are also essential in preventing
ladder falls. Consider the following:
• Plan your work to reduce or eliminate the need
for using ladders by applying safety-in-design
and constructability principles to finish as much
of the work as possible on the ground;
• Provide alternative, safer equipment for
extended work at elevation, such as aerial lifts,
supported scaffolds, or mast climbing work
platforms;
• Provide proper accessories to supplement safe
ladder use when applicable;
• Provide ladder safety information and training.
Familiarity and compliance with the provisions of
safety regulations, such as recognizing ladder types
and conditions, and using ladder positioning and
other safe ladder practices, are essential to reducing
injuries from ladder falls.
NIOSH developed and released a smartphone
application (app) “Ladder Safety” (available at http://
www.cdc.gov/niosh/topics/falls), which provides
graphic-oriented, interactive, and easy-to-use
reference materials, safety guidelines, and checklists
for extension ladder selection, inspection, and use.
The app is a convenient ladder safety performance
and training tool and is available as a free download
for Apple and Android mobile devices in English and
Spanish.
Because falls are the leading cause of work-related
injuries and deaths in construction, the National
Institute for Occupational Safety and Health (NIOSH),
the Occupational Safety and Health Administration
(OSHA), the Center for Construction Research and
Training (CPWR), and the American Ladder Institute
(ALI) are promoting a national campaign to prevent
workplace falls. The third annual National Ladder
Safety Month is taking place February 24 - March
30, 2019. This month-long initiative focuses on
sharing educational resources with homeowners
and working professionals to prevent ladderrelated
injuries and accidents. The University of
Texas at Arlington (UTA) OSHA Education Center in
cooperation with Region VI OSHA, the Construction
Safety Leadership Alliance (CSLA), and the Associated
General Contractors of America (AGC) will be hosting
Ladder Safety Symposiums in Arlington and Houston
to support this emphasis program during March
Estimating
Sheduling
Construction
Work
By Syed Ali Zain-ul-Abideen
Construction work is a serious endeavor
with millions in costs and more if largescale.
While in progress, each minute
is tantamount to spending thousands
of dollars so estimating and scheduling
work is of the utmost importance and for
many reasons. Constructing a house or a
mall, the duration of the project has to be
estimated so that resources and budgets
are not exceeded causing huge loss of
money. Starting from pre-construction
time, certain tasks called scheduling
need to be performed prior to the actual
physical execution of the work. Scheduling
establishes the relationship of a task to the
time it would take to complete.
Creating a Construction Schedule
The most accurate schedule is one where
the input is received from everyone
involved in the process. Communication
and coordination of the team are key
elements of a precise construction
scheduling. Meetings must be attended
and the collection of information are top
priorities for accurate measurements. Every
team player has to know the other and it is
these same members who collectively play
roles and collate information that would
help with:
• Create lists that start from the
beginning of work like demolition or
groundworks up till the fitting of light
bulbs.
• Determining how long it would take
these individual tasks to complete
need to be estimated as well, without
ignoring lead-in times for the material
to arrive.
40 CONSTRUCTIONMONTHLY.COM

The final schedule once formed must be
approved by all parties to ensure that it’s in
accordance with the information provided.
Once satisfaction is received and durations
are confirmed, the signed copy of the
schedule can even be used as a part of the
contract.
The above are tips and recommendations
that can help with, for example, working
on home renovations and any minor
construction work. There are also
applications and software available in the
market for construction scheduling for selfhelp
enthusiasts who may want to save a
buck without hiring professional help.
• Noting down and listing of all
administrative tasks like material
selections, drawings and designing,
budget preparations and contract
awarding along with the duration of
time these would take.
• Establishment of the order in which
the activities will be executed. Tasks
are usually scheduled one after the
other in a sequence that makes sense.
for example, only when the walls
are finished, paint is applied. But it’s
not uncommon for some tasks to
run alongside. Some even separate
activities according to trade contractor.
• Input from supplier, vendors, and
contractors are also required to make
the schedule realistic and actual.
The Quantity Surveyor
Although professional help is not
necessarily required for small-scale personal
construction, as mentioned above, but for
large-scale, its imperative. This is the person
who is responsible for the cost estimations.
Quantity surveyors provide owners with
details and information regarding all costs
and create schedules for the work and all
processes involved. They manage finances,
budgets, production, dispute resolutions,
and even insurance.
Based in Edmonton, Alberta, Specialty
Plant Services provides project control
services for modularization projects
for heavy industries. With a specialized
team of professionals and over a decade
of experience, our project scheduling
and costs services are elemental for any
construction project!
