have the option to receive the Employee Feedback Report,<br />
which includes employee feedback for each survey question,<br />
employee comments, and aggregate organizational benchmarks.<br />
Benchmarking data allows organizations to compare their scores<br />
to the overall averages of both the list-making organizations as<br />

Despite modest wage<br />
growth, a recent report by<br />
the National Low-Income<br />
Housing Coalition (NLIHC)<br />
revealed that no American<br />
state, city, or county’s fair<br />
market rent is affordable<br />
for a minimum wage worker.<br />
The report estimates<br />
that the U.S. has a shortage<br />
of 7.2 million rental homes<br />
affordable and available<br />
to extremely low-income<br />
renters, whose income is<br />
at or below the poverty<br />
guideline or 30 percent of<br />
their area median income.<br />

In addition to lower rents<br />
than apartments with comparably<br />
sized units, thoughtfully<br />

communities offer low-income<br />
residents savings on<br />
tools. Household amenities<br />

in common areas can<br />
even potentially save residents<br />

with an active and intergenerational<br />

supportive services, such<br />

thoughtfully designed community spaces<br />
encourage interpersonal connection, mutual<br />
support, and resource sharing. The design<br />
concept for each plan centers around a<br />
common kitchen and living room. Two private<br />
wings, each with two bedrooms and<br />
one shared bathroom, branch off the common<br />
kitchen and living space. Each wing<br />
has its own individual entry off the walkway<br />
and can be closed off from the common<br />
area with sliding doors to add another layer<br />
of privacy.<br />

floor and the residential units are located<br />
above. There are four units per level with a<br />

HOPE ON ALVARADO<br />
Hope on Alvarado, designed by KTGY Architecture + Planning, uses standard<br />
shipping container-sized modular units to create a modern and affordable<br />
transitional housing community for the Los Angeles homeless population. The<br />
building is constructed around a central courtyard, providing privacy, safety<br />
and a deepened sense of community.<br />

total of 48 rentable bedrooms in the community.<br />
Open stairways and interior facing<br />
walkways promote social interaction with<br />
neighbors and help to create a sense of security.<br />
Another residential design solution from<br />
KTGY’s R+D Studio is Park House, which not<br />
only repurposes under-utilized parking garages<br />
for much-needed housing, but does<br />
so by using shipping containers that can<br />
simply be “plugged in” to maximize efficiency<br />
and minimize the disruption to the existing<br />
context.<br />
The Park House design concept has two unit<br />
types, a one-bedroom unit comprised of<br />
three shipping containers, and a two-bedroom<br />
unit comprised of three containers<br />
with a prefabricated extension. For example,<br />
using a parking structure that once<br />
provided 1,091 parking stalls, Park House<br />
proposes a 119-unit residential building<br />
with a density of 79.87 dwelling units per<br />
acre. With some modifications to the existing<br />
structure, the original utilitarian structure<br />
transforms into a building that’s hardly<br />
recognizable as its past function.<br />
KTGY currently has a half-dozen projects<br />
<strong>Multifamily</strong> <strong>Leadership</strong><br />

utilizing modular construction in various stages of design.<br />
It’s just one of the alternatives for housing that KTGY is<br />
designing as a solution for rising construction and housing<br />
costs. KTGY is preparing to break ground on Hope on<br />
Alvarado, a modular residential building that will provide<br />
transitional housing and social services for homeless individuals<br />
in Los Angeles. KTGY is using standard shipping<br />
container-sized modular units to save transportation costs<br />
for what will be a five-story building organized around a<br />
central courtyard, providing privacy, encouraging safety<br />
and a sense of community.<br />
While site work and foundations are being constructed<br />
on-site, the modules are manufactured off-site reducing<br />
construction time, which in turn, reduces cost.<br />
Apartments are created using several modules that<br />
are manufactured to include the doors and windows,<br />
the exterior metal skin, and interior fixtures and finishes.<br />
Modules are transported by truck to the site<br />
where a crane will be used to fit and stack them together<br />
into the single doughnut-shaped building. Expansive<br />
glazing distinguishes the support-services office space on the ground-level, activating<br />
the street and engaging the community. Located within the building, parking<br />
spaces will be provided for social services staff and each resident will have a bike-storage space.<br />
Other solutions include micro-units, workforce housing, adaptive reuse and other areas that are<br />
sparking design innovation. “Necessity may be the mother of invention,” but it will take innovative<br />
designs to solve the necessity of creating affordable housing solutions.<br />

has been “Millennials.” This unique demographic<br />
has been responsible for leading the surge in rental<br />
housing, as well as pushing it into a more digitized<br />
space. They have actively reshaped how we market,<br />
deliver services, and interact online.<br />
Although Millennials, ranging from ages 22 to 37, are<br />
still active in the rental market, there is a new demo-<br />
graphic that you should<br />

will need to up their technology game, especially<br />
when it comes to mobile-friendly digital<br />
platforms. Gen-Z spends an average of<br />
26 hours per week on their mobile phones,<br />
so they expect all content to be easily accessible<br />
and formatted to fit screens across<br />
multiple devices. Because they are always<br />
connected, Gen-Z also expects seamless<br />
access to information and services with the<br />
swipe of a finger.<br />
But, as hard as you may try when it comes to mobilizing<br />
your web presence, you cannot try too<br />
hard in your marketing campaigns. Gen-Z does<br />
not like to be sold to; instead, they want to be<br />
informed, so they can formulate their own opinion.<br />
In other words, you must be relatable, transparent,<br />
and authentic in your marketing. Most<br />
notably of all, you need to deliver information –<br />
not a pitch – to your targeted audience. Just think<br />
content marketing versus traditional advertising.<br />

Gen-Z set include blazing<br />
fast Wi-Fi, seamless mobile<br />
phone connectivity,<br />
and any smart home technologies<br />
that help them<br />
better manage their lifestyle<br />
at-home. Yes, for this<br />
generation, digital amenities<br />
are valued more than<br />
the traditional community<br />
swimming pool.<br />
With all of their original<br />
preferences, who would<br />
expect their ideas to be<br />
any different? It’s true<br />
that Generation-Z is by far<br />
the most entrepreneurial<br />
generation to date —<br />
even more so than Millennials.<br />
They are certainly<br />
no strangers to obtaining<br />
freelance work on a regular<br />
basis or even starting<br />
their own online businesses.<br />
Platforms like Etsy and<br />
Upwork, along with the<br />
rise of social media influencers,<br />
have shown them<br />
the roadmap to making<br />
money is not limited to<br />
their physical location or<br />
educational background.<br />
In response to this trend,<br />
some communities are<br />
adding co-working spaces,<br />
and what is known<br />
as “makerspaces.” These<br />
unique environments inspire<br />
creativity and productivity<br />
in providing a<br />
variety of resources, from<br />
3-D printers and sewing<br />
machines to woodworking<br />
tools and laser cutters.<br />

life, it probably happened with a little<br />
influence from someone you just read<br />
about.<br />
When all is said and done, Gen-Z will<br />
bring a lot of change to the multifamily<br />
housing industry. So, be sure to strap<br />
car because from the looks of it,<br />
we’re in for quite a ride.<br />

second; however, the executive of the future<br />
needs to know what questions to be asking in<br />
order to make the most informed and impactful<br />
decisions for his or her organization.<br />
It has been my distinct honor, in the <strong>Multifamily</strong><br />
and student housing industries,<br />
to have answered a question on technology,<br />
either directly or indirectly, by someone<br />
at every single “top-rated” company<br />
in those industries. Whether from the<br />
stage as a contestant, keynote, or panelist<br />
(I spoke at 22 technology, <strong>Multifamily</strong>,<br />
or student housing conferences last<br />
year), or via email, webinar, phone call,<br />
or meeting, and sometimes through a<br />
partner, over the last five years at STRA-<br />
TIS, I’ve spoken with so many of you.<br />
What the heck is the “IoT?”<br />
IoT stands for “Internet of Things.” In <strong>Multifamily</strong>,<br />
the Internet of Things includes property-wide<br />
connections of devices to each other<br />
and to the Internet. These IoT devices are<br />
known as “smart,” “wireless,” and “connected,”<br />
to name a few. Examples would be door<br />
locks, thermostats, lighting, and leak sensors<br />
controlled by various software and apps. It is<br />
estimated that 900 Million IoT devices for the<br />
Smart Home will be installed by 2022.<br />
What is “Facilities IoT?”<br />

Why does “Facilities IoT” matter?<br />
There are operational efficiencies, revenue<br />
opportunities, and increased valuations<br />
to be gained. With some forethought,<br />
there’s an easier way to do<br />
many of the things that we do in <strong>Multifamily</strong><br />
today and intelligent buildings<br />
can help.<br />
What is a Smart Apartment?<br />
A Smart Apartment is connected to a<br />
property-wide IoT network (not a hospitality-style<br />
WiFi network), and often<br />
includes electronic door locks, smart<br />
thermostats, smart lighting, leak sensing,<br />
shade control, fan control, outlets,<br />
and more.<br />

erty Management control at move-out, no hands-on<br />
reset of devices.<br />
What does integration mean?<br />
Integration is used frequently to refer to technical partnering<br />
of various devices and related softwares.<br />
What does “future proof” mean?<br />
Future proof means the product was created to be<br />
easily iterated upon after installation. This allows for<br />
products that become relevant in the future, next generations<br />
of Nest or Apple HomePod, for instance, to be<br />
included.<br />
What is a Hub/Gateway/Controller?<br />
The Gateway connects IoT devices<br />
on the property to the<br />
internet, so that they can be<br />
monitored and controlled.<br />
Gateways are placed strategically<br />
throughout the building<br />
(and occasionally per unit, depending<br />
on use case) to create<br />
a robust and reliable network.<br />
What is Z-Wave? Zigbee?<br />
You probably use Bluetooth<br />
and WiFi in your personal life<br />
today, and maybe in a Smart<br />
<strong>Multifamily</strong> <strong>Leadership</strong><br />

with WiFi to your WiFi router. They also enable different<br />
devices (like light switches, sensors, and outlets),<br />
with better battery life and decreased lag time.<br />
What is LoRa?<br />
LoRa is a new long range wireless protocol. A data collector<br />
can cover several miles (as opposed to feet or<br />
even a building). This allows technologists to deploy<br />
across sites with fewer data collectors in the future<br />
(part of cost reduction and future proofing).<br />
Home or even Smart Apartment<br />
application. Z-Wave and<br />
Zigbee are wireless connectivity<br />
protocols similar to Bluetooth<br />
and WiFi, but with some<br />
added and different benefits.<br />
What is an API?<br />
API stands for Application Programming Interface.<br />
Your chosen platform should work technologically via<br />
deeply integrated device APIs, so that Property Managers<br />
and Residents are not required to use multiple<br />
apps for multiple devices.<br />
SMART APARTMENT<br />
Can Residents bring their own smart “things?”<br />
Choose a platform that allows “BYOT” or “Bring Your<br />
Own Thing” for maximum Resident retention.<br />
Both are mesh networking<br />
protocols, meaning they each<br />
create a robust wide range<br />
web of connections, instead<br />
of point to point connections<br />
like a Bluetooth Speaker to<br />
your phone, or your laptop<br />
Can I control vacant apartment devices?<br />
Yes. If a unit is vacant, either during lease up or turn,<br />
there are several features that should enable you to<br />
control that unit in exciting ways, like thermostat setbacks,<br />
lighting, and obviously mobile keys. This is an<br />
opportune time to achieve return on your technology<br />
investment.<br />

Can I just start with access management and control?<br />
Yes. You may start with one module, access, energy,<br />
or automation (like lighting or leak sensing) and add<br />
additional modules as you realize a return on investment.<br />
This is a “bite size is the right size” philosophy<br />
that enables easy adoption in the cost-conscious and<br />
practice of taking spoken word<br />
(directions, like, “turn on the<br />
light”) as input to a computer<br />
program.<br />
In addition to Siri and Alexa,<br />
there are Samsung’s Bix-<br />
risk averse.<br />
Can I do Smart Apartments without smart locks?<br />
Of course! However, I generally see some of our fastest<br />
return on investment on properties using electronic<br />
access.<br />
Can I use Resident WiFi for Smart Apartments?<br />
I do not recommend using Resident WiFi because Property<br />
Management cannot control the vacant unit when<br />
the Resident ends their WiFi service. Vacant units are a<br />
great time to realize labor and energy savings.<br />
What is a “Scene?”<br />
A “scene” is a group of directions to devices triggered<br />
by one direction. For instance, saying “Alexa, Good<br />
morning!” or selecting the “Good Morning!” scene in<br />
your Mobile App would turn on select lights and set<br />
the temperature according to preference upon waking.<br />
What is Voice Recognition (VR)?<br />
Voice recognition, also called speech recognition, is the<br />

What network do you use?<br />
I recommend an IoT specific device network,<br />
not Resident WiFi, not just 4G<br />
(we’ve all faced cellular challenges in<br />

What cost savings can IoT provide?<br />
Calling a locksmith one time to conduct<br />
a rekey, help with a lock-out, etc. will<br />
cost more than the entire cost of one<br />
electronic lock. A leak in a high-rise (e.g.<br />
<strong>Multifamily</strong> <strong>Leadership</strong><br />

greywater testing on the 22nd floor), can destroy an<br />
entire column of units, causing massive reconstruction<br />
costs & delayed resident move-ins. Mass energy<br />
control of thermostats & lighting has substantial<br />
cost saving impacts, especially in student housing<br />
where vacancy is higher during a few months of the<br />
year.<br />
Set limits on how high or low residents can set the<br />
thermostat (within a reasonable range). This simple<br />
fix eliminates the huge energy waste we see from<br />
the extreme ends of thermostat setpoints. Your<br />
platform should control thermostats & lighting in<br />
common areas, amenity areas, and vacant units<br />
with the click of a button.<br />
Are there electronic door locks that are ADA-compliant<br />
and fire rated for <strong>Multifamily</strong>?<br />
Yes. Only ADA-compliant, fire-rated electronic door<br />
locks should be used in <strong>Multifamily</strong> installs.<br />
