RECOGNIZING
GREATNESS
IN MULTIFAMILY
Our “Best Places to Work Multifamily”
program results in significant organizational
benefits for all who participate.
Whether or not you think your organization would
receive a “Best Place to Work Multifamily” distinction,
we encourage you to participate. Gathering feedback
from your employees will provide you with a baseline so
you can see where your organization can improve.
When an organization appears on the “Best Places
to Work Multifamily” list, management, employees,
and other stakeholders feel an overwhelming sense of
pride within the organization. The “Best Places to Work
Multifamily” award affirms an employee’s sense of
belonging within the organization, therefore increasing
employee engagement and retention. Organizations
named to the “Best Places to Work Multifamily” list
can see a tremendous impact on any marketing they
conduct. They can use the distinction to enhance their
employee recruiting efforts, increase effectiveness of the
organization’s marketing to reach residents, and improve
their reputation in the community, state, or industry.
BEST PLACES TO WORK
MULTIFAMILY
The results of the survey process prove an invaluable tool for any
participating organization, even if they do not make the list. After
completion of the survey process, all participating organizations
have the option to receive the Employee Feedback Report,
which includes employee feedback for each survey question,
employee comments, and aggregate organizational benchmarks.
Benchmarking data allows organizations to compare their scores
to the overall averages of both the list-making organizations as
well as all program participants. To conduct this kind of in-depth
research independently would normally cost between $5,000
and $10,000 in consulting fees.
USING
INNOVATIVE
DESIGNS
TO CREATE
AFFORDABLE
HOUSING
SOLUTIONS
Despite modest wage
growth, a recent report by
the National Low-Income
Housing Coalition (NLIHC)
revealed that no American
state, city, or county’s fair
market rent is affordable
for a minimum wage worker.
The report estimates
that the U.S. has a shortage
of 7.2 million rental homes
affordable and available
to extremely low-income
renters, whose income is
at or below the poverty
guideline or 30 percent of
their area median income.
Most low-income households
spend far more than
the commonly advised 30
percent of their income on
rent alone. Such severe rent
burden leaves low-income
renters with insufficient financial
resources for other
necessities, such as trans-
potential for low-income
households to break the
cycle of poverty. What can
be done to serve these
KTGY Architecture + Planning’s
R+D Studio has introduced
several innovative
housing design concepts
that could be used to address
the issue of affordable
housing. KTGY’s R+D
co-living concept, called
“Co-Dwell,” is designed to
accommodate a broad mix
portation, food, healthcare,
low-income
households?
of household compositions.
childcare, retirement savings,
and education. Thus,
the decreasing availability
and affordability of rental
housing in every major
city is diminishing the
Although today’s co-living
culture is still relatively new,
the principles of and resources
provided by co-living
have a lot to offer low-income
communities.
PARK HOUSE
KTGY Architecture + Planning’s R+D Studio’s Park House concept, which
proposes combining shipping containers with unused parking structures to
create apartment homes, is a possible solution for what will certainly be a
paradigm shift in car culture in the United States. (Image credit: KTGY Architecture
THE DESIGN CONCEPT
CENTERS AROUND A
COMMON KITCHEN
AND LIVING ROOM
In addition to lower rents
than apartments with comparably
sized units, thoughtfully
designed co-living
communities offer low-income
residents savings on
tools. Household amenities
and community programming
in common areas can
even potentially save residents
money on social or
fitness activities. Furthermore,
living in collaboration
with an active and intergenerational
community
encourages sharing other
supportive services, such
as child and elder care, skills
training, and carpooling.
shared utilities, groceries,
and household supplies and
Co-Dwell’s
four-bedroom
plan with a shared kitchen
and living area makes space
for a variety of combinations
of single adults, families of
various sizes, and couples,
all while offering lower rents
to residents. Co-Dwell unit
plans are also designed to find a balance
between private and shared space, and
thoughtfully designed community spaces
encourage interpersonal connection, mutual
support, and resource sharing. The design
concept for each plan centers around a
common kitchen and living room. Two private
wings, each with two bedrooms and
one shared bathroom, branch off the common
kitchen and living space. Each wing
has its own individual entry off the walkway
and can be closed off from the common
area with sliding doors to add another layer
of privacy.
Shared amenities are located on the first
floor and the residential units are located
above. There are four units per level with a
“WHILE SITE WORK AND
FOUNDATIONS ARE BEING
CONSTRUCTED ONSITE,
THE MODULES ARE
MANUFACTURED OFF-SITE
REDUCING CONSTRUCTION
TIME, WHICH IN TURN,
REDUCES COST.”
HOPE ON ALVARADO
Hope on Alvarado, designed by KTGY Architecture + Planning, uses standard
shipping container-sized modular units to create a modern and affordable
transitional housing community for the Los Angeles homeless population. The
building is constructed around a central courtyard, providing privacy, safety
and a deepened sense of community.
total of 48 rentable bedrooms in the community.
Open stairways and interior facing
walkways promote social interaction with
neighbors and help to create a sense of security.
Another residential design solution from
KTGY’s R+D Studio is Park House, which not
only repurposes under-utilized parking garages
for much-needed housing, but does
so by using shipping containers that can
simply be “plugged in” to maximize efficiency
and minimize the disruption to the existing
context.
The Park House design concept has two unit
types, a one-bedroom unit comprised of
three shipping containers, and a two-bedroom
unit comprised of three containers
with a prefabricated extension. For example,
using a parking structure that once
provided 1,091 parking stalls, Park House
proposes a 119-unit residential building
with a density of 79.87 dwelling units per
acre. With some modifications to the existing
structure, the original utilitarian structure
transforms into a building that’s hardly
recognizable as its past function.
KTGY currently has a half-dozen projects
Multifamily Leadership
13

utilizing modular construction in various stages of design.
It’s just one of the alternatives for housing that KTGY is
designing as a solution for rising construction and housing
costs. KTGY is preparing to break ground on Hope on
Alvarado, a modular residential building that will provide
transitional housing and social services for homeless individuals
in Los Angeles. KTGY is using standard shipping
container-sized modular units to save transportation costs
for what will be a five-story building organized around a
central courtyard, providing privacy, encouraging safety
and a sense of community.
While site work and foundations are being constructed
on-site, the modules are manufactured off-site reducing
construction time, which in turn, reduces cost.
Apartments are created using several modules that
are manufactured to include the doors and windows,
the exterior metal skin, and interior fixtures and finishes.
Modules are transported by truck to the site
where a crane will be used to fit and stack them together
into the single doughnut-shaped building. Expansive
glazing distinguishes the support-services office space on the ground-level, activating
the street and engaging the community. Located within the building, parking
spaces will be provided for social services staff and each resident will have a bike-storage space.
Other solutions include micro-units, workforce housing, adaptive reuse and other areas that are
sparking design innovation. “Necessity may be the mother of invention,” but it will take innovative
designs to solve the necessity of creating affordable housing solutions.
the quality communities
they provide to residents.
The leaders know that financial success is a byproduct
of placing total focus on communities and staff
- treating everyone in the organization like family.
Even as they grow, the focus remains on the culture
and the people, NOT on the bottom line. Of course
they are a business and must be profitable, but
their leaders know there must be balance between
making a profit and cultivating long-lasting relationships.
Trust and accountability, empathy and dedication,
hard work and common sense - these are
the ideals they cultivate across the entire company.

WHAT MAKES THEM GREAT
Highest Emphasis on Culture
They believe their success has been built upon
their responsiveness to relationships and their
ability to act upon them with integrity.
They Make Themselves Available
In an age where everything is electronic and
staff is all over the country, the owners make
themselves available to every person employed
at Carter-Haston.
“Our employees are the biggest asset we have,
and we are invested in making them healthy,
happy and successful! Our company is a large
family – we are motivated to do the best for each
other and for Carter-Haston. This culture and our
people are truly what sets us apart!!”
- Allyson Andrews , Vice President of Operations
Effort is Appreciated
The owners of Carter-Haston make time to
thank and focus on the “boots on the ground”
site staff because they know without them,
they would not be successful.
Wine Down Wednesday
Leadership joins the site staff at one of their
properties close to the corporate office to enjoy
a glass (or two, or three) for a mid-week
jump start and to catch up with each other.
Do-Gooders
Every office selects a local agency that needs
Doing
They are driven by
human interaction,
Multifamily Leadership
52
Cardinal Group is a fully integrated
real estate management,
investment, construction,
and marketing
firm focused on multifamily
housing throughout the
country. Headquartered in
Denver, Colorado with offices
throughout the United States,
Cardinal Group is firmly built
atop the company’s “Cardinal
Culture.” Since 2007, the company has been operating
successful partnerships and is relentlessly focused on creating
efficiency and above market performance via their
commitment to challenging the status quo of the industry.
Cardinal Group is filled with exceptional men and women
that want to be a part of something bigger than
themselves, that want to go the extra mile in order
to change an industry and challenge the status quo.

WHAT MAKES THEM GREAT
They Grow Together
The Cardinal Group culture embodies many different
elements: it’s about improving as a team
and having fun while growing together, personally
and professionally; it’s about achieving the
improbable with fewer people and fewer resources;
it’s about openness, taking risks, and
not being afraid to make mistakes. But most of
all, it’s about having faith that if they do the right
thing in everything they do, every time, then they
will succeed and build something great.
We’ve been purposeful in the design and drive
of Cardinal’s culture. It succeeds because we all
truly believe in our values and strive to implement
them every day.
Adventurous and Creative
They challenge all of their teammates to strive
for greatness and to never let obstacles stand in
the way of success. They find ways to improve
and look for ways to innovate.
Love What they Do
They want people to love what they do so much
that they pursue personal and professional
growth and have an appetite for learning. Their
teams never assume they know everything there
is to know and never settle for “good enough.”
Open and Honest Communication
They are open and honest with their team members,
and not only are people happier, but the
people around them are better off. They talk less
and say more. Regardless of title or expertise,
leadership is always willing to listen to career
goals, innovative ideas, and company feedback.
Coast’s founders are brothers
and brought a closeness
to the workplace. From that
foundation, they have created
they headquarter in Everett
Built in 1898 and remodeled ten years ago when it was
translates out to their work. They invite schools to tour the
building and often hold community events in it to create
a sense of connectedness to the community. Their quarterly
staff meetings in the large foyer have grown into
PayLease creates a meaningful
atmosphere by being
transparent about their business,
rewarding employees’
efforts, providing upward mobility
for anyone, and ensuring
a fun, cohesive workplace.
PayLease feels that part of
what has made their company thrive is by doing something
simple, but that often isn’t done in other companies
- they continually thank and reward employees
for their work. Some of the ways they say “thank you” is
with monthly social events, monthly Rock Star employee
awards (employees who go above and beyond the
call of duty are entered for $1,000), and regular freebies
(high-quality company swag, lunches, snacks, etc).
They do their best to facilitate a sense of connection between
employees. They recognize the importance of providing
multiple avenues for employees to advance their careers.

WHAT MAKES THEM GREAT
They Hang Out Together
PayLease holds regular social events for employees.
These range from happy hours, Padres
games, a day at the Del Mar race track. All events
include free food/drinks and most allow a +1.
They even give out free Uber rides to/from selected
events.
Summertime Fun
Employees love that PayLease provides the opportunity
for summer hours, meaning employees
can leave 3 hours early every Friday during
the summer.
By infusing fun into our daily lives, PayLeasers
form strong bonds with one another and love
coming to work. As a result, our team is productive,
successful and has rapidly grown over the past
15 years.
Focusing On Strengths
PayLease provides a company-paid Strengths-
Finder assessment, which uncovers employees’
top 5 personality strengths. After the test, employees
get 1-1 time with a certified Strengths-
Finder coach to help them understand their talents
and to apply those strengths in life.
They Give Back
PayLeasers get free days to work at a charity of
their choice, they just ask they submit a photo
everyone who spent time working at a charity is
BORN IN THE
DIGITAL
AGE
MEET MULTIFAMILY HOUSING’S NEWEST INFLUENCERS: GENERATION Z
By: Kerry W. Kirby | Founder, CEO 365 Connect
For years, the buzzword in the multifamily housing industry
has been “Millennials.” This unique demographic
has been responsible for leading the surge in rental
housing, as well as pushing it into a more digitized
space. They have actively reshaped how we market,
deliver services, and interact online.
Although Millennials, ranging from ages 22 to 37, are
still active in the rental market, there is a new demo-
graphic that you should
pay close attention to.
Meet Generation-Z, which
accounts for nearly 61
million people in the U.S.
alone, and is quickly outpacing
Millennials in
terms of population size.
With its oldest members
trustworthy information.
Are incredibly fluent in
Although Generation-Z is
following in the footsteps
of Millennials, the two
generations are not one
in the same. Both are incredibly
smart, pro-tech,
and progressive in their
personal views, but Gen-Z
is the first demographic
the power of digital channels.
Require speed and
mobility due to their eight
second attention span.
born completely within
hovering around ages 18
to 22, this group is now
“The Digital Age,” knowing
only how to lead a life
where resources, products,
and services are in-
Gen-Z also possesses real
purchasing power within
the multifamily industry.
It’s estimated that
beginning to enter the
stantaneous.
Numerous
members of Generation-Z
studies conducted on
Generation-Z reflect that
Highly values education
and entrepreneurship.
to roughly $200,000
for Millennials.
To capitalize on this
SEAMLESS ACCESS
emerging demographic, many companies
will need to up their technology game, especially
when it comes to mobile-friendly digital
platforms. Gen-Z spends an average of
26 hours per week on their mobile phones,
so they expect all content to be easily accessible
and formatted to fit screens across
multiple devices. Because they are always
connected, Gen-Z also expects seamless
access to information and services with the
swipe of a finger.
But, as hard as you may try when it comes to mobilizing
your web presence, you cannot try too
hard in your marketing campaigns. Gen-Z does
not like to be sold to; instead, they want to be
informed, so they can formulate their own opinion.
In other words, you must be relatable, transparent,
and authentic in your marketing. Most
notably of all, you need to deliver information –
not a pitch – to your targeted audience. Just think
content marketing versus traditional advertising.
Additionally, Gen-Z sees no difference between
online and offline business
transactions and demands
the ability to connect
with you anywhere
and on any device they
happen to be using at the
moment.
Other than being a generation
that is dead-set on
their opinions, Gen-Z is
also known as “the nonverbal
generation,” being
among the many who own
a smartphone, but rarely
use it to make phone
calls. By communicating
through text, social media
messaging, and the occasional
email, the ultimate
goal for this generation is
to engage in as little human
interaction as possible.
Smart apartment operators
are living in those
channels, communicating
with prospects and residents
in real time with bi-
directional texting, while
keeping fresh content
flowing in their social media
channels to stay relevant
in local search.
Similar to the shifting expectations
in communication
methods, the bar
continues to rise when it
comes to amenities. Popular
amenities among the
Gen-Z set include blazing
fast Wi-Fi, seamless mobile
phone connectivity,
and any smart home technologies
that help them
better manage their lifestyle
at-home. Yes, for this
generation, digital amenities
are valued more than
the traditional community
swimming pool.
With all of their original
preferences, who would
expect their ideas to be
any different? It’s true
that Generation-Z is by far
the most entrepreneurial
generation to date —
even more so than Millennials.
They are certainly
no strangers to obtaining
freelance work on a regular
basis or even starting
their own online businesses.
Platforms like Etsy and
Upwork, along with the
rise of social media influencers,
have shown them
the roadmap to making
money is not limited to
their physical location or
educational background.
In response to this trend,
some communities are
adding co-working spaces,
and what is known
as “makerspaces.” These
unique environments inspire
creativity and productivity
in providing a
variety of resources, from
3-D printers and sewing
machines to woodworking
tools and laser cutters.
asked me every pertinent question. In fairness,
there was another who came in a close
second; however, the executive of the future
needs to know what questions to be asking in
order to make the most informed and impactful
decisions for his or her organization.
It has been my distinct honor, in the Multifamily
and student housing industries,
to have answered a question on technology,
either directly or indirectly, by someone
at every single “top-rated” company
in those industries. Whether from the
stage as a contestant, keynote, or panelist
(I spoke at 22 technology, Multifamily,
or student housing conferences last
year), or via email, webinar, phone call,
or meeting, and sometimes through a
partner, over the last five years at STRA-
TIS, I’ve spoken with so many of you.
What the heck is the “IoT?”
IoT stands for “Internet of Things.” In Multifamily,
the Internet of Things includes property-wide
connections of devices to each other
and to the Internet. These IoT devices are
known as “smart,” “wireless,” and “connected,”
to name a few. Examples would be door
locks, thermostats, lighting, and leak sensors
controlled by various software and apps. It is
estimated that 900 Million IoT devices for the
Smart Home will be installed by 2022.
What is “Facilities IoT?”
Facilities IoT is an independent, building-wide
It’s been a phenomenal learning and educating
experience, and I’m grateful.
network of devices whose use cases prioritize
the perspective of the Property Manager. A
Property Manager and Resident should
use one application to manage all of
these Smart Appliances, Door Locks,
Thermostats, Multi-Sensors (leak, smoke
humidity, etc.) and even enterprise voice
control, otherwise known as “Things!”
For all the buzz and excitement around
Smart Apartments, the foundation built
from the start determines whether your
project is “smart.”
Why does “Facilities IoT” matter?
There are operational efficiencies, revenue
opportunities, and increased valuations
to be gained. With some forethought,
there’s an easier way to do
many of the things that we do in Multifamily
today and intelligent buildings
can help.
What is a Smart Apartment?
A Smart Apartment is connected to a
property-wide IoT network (not a hospitality-style
WiFi network), and often
includes electronic door locks, smart
thermostats, smart lighting, leak sensing,
shade control, fan control, outlets,
and more.
All devices automatically assign to the
Resident at move-in and revert to Prop-
Multifamily Leadership
erty Management control at move-out, no hands-on
reset of devices.
What does integration mean?
Integration is used frequently to refer to technical partnering
of various devices and related softwares.
What does “future proof” mean?
Future proof means the product was created to be
easily iterated upon after installation. This allows for
products that become relevant in the future, next generations
of Nest or Apple HomePod, for instance, to be
included.
What is a Hub/Gateway/Controller?
The Gateway connects IoT devices
on the property to the
internet, so that they can be
monitored and controlled.
Gateways are placed strategically
throughout the building
(and occasionally per unit, depending
on use case) to create
a robust and reliable network.
What is Z-Wave? Zigbee?
You probably use Bluetooth
and WiFi in your personal life
today, and maybe in a Smart
Multifamily Leadership
with WiFi to your WiFi router. They also enable different
devices (like light switches, sensors, and outlets),
with better battery life and decreased lag time.
What is LoRa?
LoRa is a new long range wireless protocol. A data collector
can cover several miles (as opposed to feet or
even a building). This allows technologists to deploy
across sites with fewer data collectors in the future
(part of cost reduction and future proofing).
Home or even Smart Apartment
application. Z-Wave and
Zigbee are wireless connectivity
protocols similar to Bluetooth
and WiFi, but with some
added and different benefits.
What is an API?
API stands for Application Programming Interface.
Your chosen platform should work technologically via
deeply integrated device APIs, so that Property Managers
and Residents are not required to use multiple
apps for multiple devices.
SMART APARTMENT
Can Residents bring their own smart “things?”
Choose a platform that allows “BYOT” or “Bring Your
Own Thing” for maximum Resident retention.
Both are mesh networking
protocols, meaning they each
create a robust wide range
web of connections, instead
of point to point connections
like a Bluetooth Speaker to
your phone, or your laptop
Can I control vacant apartment devices?
Yes. If a unit is vacant, either during lease up or turn,
there are several features that should enable you to
control that unit in exciting ways, like thermostat setbacks,
lighting, and obviously mobile keys. This is an
opportune time to achieve return on your technology
investment.
Multifamily Leadership
119

SMART CONTROLS
Can I just start with access management and control?
Yes. You may start with one module, access, energy,
or automation (like lighting or leak sensing) and add
additional modules as you realize a return on investment.
This is a “bite size is the right size” philosophy
that enables easy adoption in the cost-conscious and
practice of taking spoken word
(directions, like, “turn on the
light”) as input to a computer
program.
In addition to Siri and Alexa,
there are Samsung’s Bix-
risk averse.
Can I do Smart Apartments without smart locks?
Of course! However, I generally see some of our fastest
return on investment on properties using electronic
access.
Can I use Resident WiFi for Smart Apartments?
I do not recommend using Resident WiFi because Property
Management cannot control the vacant unit when
the Resident ends their WiFi service. Vacant units are a
great time to realize labor and energy savings.
What is a “Scene?”
A “scene” is a group of directions to devices triggered
by one direction. For instance, saying “Alexa, Good
morning!” or selecting the “Good Morning!” scene in
your Mobile App would turn on select lights and set
the temperature according to preference upon waking.
What is Voice Recognition (VR)?
Voice recognition, also called speech recognition, is the
Multifamily Leadership
120

y and Google, all of which
can be integrated into your
Smart Apartment or Intelligent
Building to provide voice
control for both Residents
and Property Managers using
Enterprise (Business) Applications
(for instance, “Alexa,
how many maintenance tickets
are outstanding?”).
How do I reset devices when I turn a unit?
Devices should automatically return to Property Management
control when a Resident is moved off your
rent roll.
How are devices updated after installation?
Choose devices that can be updated remotely via software.
This is called OTA (over-the-air) updating.
Will my Utility cover the cost of the smart thermostat?
Often. It depends on the utility, but your IoT Platform
Multifamily Leadership
121

provider will research that for you.
Will my Insurer cover the cost of the
leak sensors?
Often. It depends on the insurer, but
your IoT Platform provider will research
that for you.
Can Staff/Vendors/Guests/Concierge
Services use IoT Mobile App?
Yes! Everyone should use the IoT Mobile
App for increased operational efficiencies
and reduced labor costs, with
Property Management Permissions, especially
with regard to “sidewalk to sofa”
access control and energy management!
What are and who has permissions?
Permissions range from a staff person
with no permissions to Portfolio and
Property Managers with full permissions
to use all features and options in a Platform.
Each Property Manager with full
permissions will establish permissions
for others, per property and portfolio.
What network do you use?
I recommend an IoT specific device network,
not Resident WiFi, not just 4G
(we’ve all faced cellular challenges in
buildings), and not a common wifi network.
Multifamily Leadership
122

Does your IoT Platform assist with:
Package Management? Agentless Leasing?
Lease-up? Property-wide Energy
Management? Device Life Cycle Management?
Billable-grade Energy Monitoring?
Demand Response? Payments?
Do Residents need more than one
app?
No. Residents can unlock all property
access points with their STRATIS Mobile
App or with their STRATIS hard credential
(fob) as backup. This is the same app
that Residents use to control their unit
thermostat, lighting, shades, outlets,
submit maintenance requests, & send
visitor access!
What revenue lift/rent raise will I see
on a site?
Properties are seeing between $30-50/
unit/month average revenue lift in their
connected-device deployments. I recommend
focusing on increasing NOI
via operating efficiencies to safeguard
against market fluctuations.
What cost savings can IoT provide?
Calling a locksmith one time to conduct
a rekey, help with a lock-out, etc. will
cost more than the entire cost of one
electronic lock. A leak in a high-rise (e.g.
Multifamily Leadership
123

greywater testing on the 22nd floor), can destroy an
entire column of units, causing massive reconstruction
costs & delayed resident move-ins. Mass energy
control of thermostats & lighting has substantial
cost saving impacts, especially in student housing
where vacancy is higher during a few months of the
year.
Set limits on how high or low residents can set the
thermostat (within a reasonable range). This simple
fix eliminates the huge energy waste we see from
the extreme ends of thermostat setpoints. Your
platform should control thermostats & lighting in
common areas, amenity areas, and vacant units
with the click of a button.
Are there electronic door locks that are ADA-compliant
and fire rated for Multifamily?
Yes. Only ADA-compliant, fire-rated electronic door
locks should be used in Multifamily installs.
