INFORMATION GATHERING<br />

The Visioning and Information Gathering Phase speaks to the heart of Gensler<br />

Hospitality’s belief that our client and guest profiles are key to our project launch.<br />

We believe success starts when all the team players are aligned on project goals,<br />

scope, team, protocols, and ROI measurements. We typically plan this kickoff<br />

phase of work with any necessary user-centered research.<br />

The Gensler Hospitality team will facilitate open conversations to inform explicit<br />

workflows, networks, collaborative channels, agile processes, and lifestyle<br />

opportunities. We’ll immerse ourselves in your culture and brand. We’ll drink<br />

your coffee. We’ll sit in your lounge chairs. We will stay in your hotel rooms. We<br />

document what we see and use it to add a powerful dimension to your story. The<br />

CONCEPT & PROGRAMMING<br />

Expanding on your story and working forward from the Visioning<br />

session and Concept Study, we expand and translate idea and goals<br />

into sitespecific big picture ideas for all the project’s public and private<br />

spaces. By further defining your story as it relates to the concept, we<br />

begin to identify signature design features, and gather preliminary<br />

material palettes which show a range of material options that relate<br />

to the overarching design concept. We begin to plan various spaces<br />

and set precedent imagery selection that all tie back to our early<br />

conversations.<br />

Through our storytelling process we aim to truly create designs that are<br />

customized and evoke special guest experiences that distinguish your<br />

SCHEMATIC DESIGN<br />

In the Schematic Design Phase, we’ll iterate. First, we’ll create concepts,<br />

then model them in 3D to pilot and test their results. We know that<br />

we’ll never get it perfect the first time. What matters is the creation<br />

of a design that’s flexible—with enough grammar and order that these<br />

spaces will remain coherent over time.<br />

We expect to present all possible options. We’ll want to get the bones<br />

right and make sure everyone is on point. Here, we’ll make changes,<br />

solicit feedback, circle back, rinse, and repeat.<br />

We expect this phase to end with an approved design that will be<br />

translated into a final schematic design presentation that describes the<br />

final plan, function, spatial adjacencies, look, and feel of the project.<br />

DESIGN DEVELOPMENT<br />

In the Design Development Phase, there are plenty of decisions, big and small,<br />

that need to be made. We’ll continue to develop the project’s spatial character<br />

and brand elements through the design development phase. We know that brand,<br />

reputation and guest experience are inseparable. We will deliver final plans,<br />

elevations, sections, and details, review budgets and schedules, and confirm<br />

lead times. We’ll prepare detailed specification of new features and finishes,<br />

lighting, technology platforms, and any other standards to be carried forth. Our<br />

implementation team will be fully coordinated with HVAC, MEP, Fire Protection,<br />

AV, telecom, IT, and security disciplines.<br />

At the end of this phase, Gensler will deliver a final design presentation. Your<br />

team will approve the final design before we move into construction documents.<br />

Close integration with key project stakeholders will intensify during this phase.<br />

We will produce contract documents consisting of drawings and specifications<br />

necessary for obtaining bids, permits, constructing the project, and obtaining<br />

furniture bids. We’ll continue our transparent process and conduct regular design<br />

and budget reviews with your team and the construction team.<br />

We propose a full day workshop at Gensler’s<br />

Oakland office, with the Client and project<br />

stakeholders. Our aim is to outline and<br />

document your current project aspirations and<br />

goals, and to share inspirations and experiences.<br />

relationships<br />

• Establish look and feel consensus<br />

A summary will be prepared following this<br />

workshop to reflect the group’s ideas, direction,<br />

and outcome to be used in future project phases.<br />

Gensler will work with the Client and<br />

other stakeholders to develop a distinct<br />

<strong>Food</strong> & <strong>Beverage</strong> design direction. Gensler<br />

will provide input as relevant to the<br />

programming, concept, dining experience<br />

and operational efficiency and will develop<br />

layout options and a written outline of main<br />

objectives and design intent. There will be up<br />

to two (2) options for the program for Client<br />

review and approval.<br />

Options will be presented for Client<br />

feedback through presentations (sketches,<br />

illustrations, and descriptions will facilitate<br />

this process). Client will select one (1)<br />

option for Gensler’s use in developing future<br />

phases. Gensler shall incorporate one (1)<br />

round of Client’s comments into work.<br />

During this phase, our team will work with<br />

the Kitchen Consultant to assess spatial<br />

requirements and configurations.<br />

LEED:<br />

Gensler will establish specific sustainability<br />

requirements, especially LEED requirements.<br />

• Expand and translate ideas and goals into<br />

a single conceptual platform during this<br />

phase.<br />

• Develop guest experience programs.<br />

• Define Client’s brand identity as it relates<br />

to the concept.<br />

• Identify signature design features (i.e.<br />

arrival, cooking stations, open kitchen,<br />

signature seating elements).<br />

• Gather a materials palette showing a<br />

range of options.<br />

• Identify guest journey experience of major<br />

program elements within space.<br />

• Develop environmental graphic elements<br />

where applicable.<br />

• Coordinate with Kitchen Consultant.<br />
