Avoid nasty surprises on inspection<br />

Many a promising home sale has<br />

been compromised by a nasty discovery<br />

during the buyer’s inspection. There are<br />

things you can do to avoid a last minute<br />

broken deal.<br />

“Boston has beautiful real estate, as do<br />

all of the towns in the greater metropolitan<br />

area,” said Ryan Williams, general<br />

manager of 128 Plumbing, Heating, Cooling<br />

& Electric. “For anyone placing their<br />

homes on the market during the competitive<br />

summer season, we don’t want them<br />

to lose thousands of dollars in value due<br />

to missed opportunities for improvement.”<br />

Williams and the 128 Plumbing, Heating,<br />

Cooling & Electric team offer the<br />

following five tips to avoid loss in value<br />

while selling a home:<br />

Repair any existing leaks – Many<br />

leaks go unnoticed until a thorough inspection<br />

is made, so the best practice is<br />

to be proactive. Check crawlspaces and<br />

basements for signs of slow leaks, and if<br />

unsure, run a meter test. Shut the water<br />

off for about two hours and monitor in<br />

change in the meter. Contact a professional<br />

if a leak is suspected.<br />

Inspect the water heater – Over time,<br />

the heating element in the water heater<br />

can become corroded or even covered<br />

by scale, especially in areas with hard<br />

water. This will reduce the effectiveness<br />

of the water heater. If the unit is newer,<br />

it might be best to have the element<br />

replaced. If the unit is older, consider<br />

an upgrade to a tankless water heater<br />

to add value to the home. Rebates may<br />

even be available through a local energy<br />

or utilities program.<br />

Check for electrical issues – Shorts,<br />

faulty circuits and unreliable current<br />

are all red flags to potential buyers.<br />

They can also be safety hazards, so it’s<br />

best to have a licensed electrician inspect<br />

the home’s electrical system before<br />

placing it on the market.<br />

Schedule tune-ups for the air conditioner<br />

and furnace – Regardless of the<br />

current season, both the air conditioner<br />

and furnace should receive a tune-up prior<br />

to listing the home. Professional tuneups<br />

can include filter changes, cleaning<br />

the units, lubricating mechanical parts,<br />

inspecting the flues and identifying any<br />

disasters waiting to happen. This will<br />

help improve the efficiency of both units,<br />

prevent any unexpected breakdowns and<br />

can help restore or improve the indoor<br />

air quality of the home. It will also provide<br />

a peace of mind for the new homeowner<br />

during the upcoming season.<br />

Inspect the main drain by video camera<br />

– Increasingly, potential homeowners<br />

are asking about the condition of<br />

the home’s main sewer line to prevent<br />

future back-ups, pipe replacement and<br />

harmful damage to the home. A professional<br />

drain technician can provide a<br />

video analyzing the inside of the main<br />

sewer line, identifying any potential issues<br />

that need to be corrected.<br />

“These tips provide sellers a great place<br />

to start adding value to their homes,”<br />

Williams said. “Make sure to follow this<br />

advice, or ask a professional for guidance,<br />

before allowing potential buyers to begin<br />

scheduling independent inspections. It’s<br />

an investment, but it’s one that can net<br />

surprising returns in value.”<br />

When searching for a new home, you<br />

may come across some conflicting information,<br />

especially about home financing<br />

or mortgage loans. Consider these six<br />

money tips to help you navigate the process.<br />

• Know your credit profile: Your<br />

credit score may impact the interest<br />

rate or the amount of money you can<br />

borrow. Once a year, you may obtain a<br />

free copy of your credit report from each<br />

of the three credit bureaus at annualcreditreport.com,<br />

the official site for free<br />

annual reports.<br />

Having great credit is certainly helpful,<br />

but not required. Homebuyer education<br />

and home loan financing programs<br />

are making it easier for homebuyers<br />

with a range of credit scores or limited<br />

credit history to obtain a loan. Find<br />

• Manage debt: Another important<br />

factor mortgage lenders evaluate<br />

is debt-to-income ratio. A good rule of<br />

thumb is to keep your total debt level<br />

mortgage payment) at or below 36 percent<br />

of your gross monthly income. Use<br />

an online debt-to-income calculator,<br />

like the one found at wellsfargo.com/<br />

• Show them the money: A Wells Fargo<br />

survey found that more than a third of<br />

people believe you need 20 percent of the<br />

home purchase price to make a down payment.<br />

The reality is, some home financing<br />

or mortgage programs allow qualified<br />

homebuyers to put down as little as 3 percent.<br />

And for those who qualify for special<br />

mortgage programs – like military veterans<br />

or those purchasing rural properties,<br />

a down payment may not be required at<br />

all. You may also be allowed to use monetary<br />

gifts from family or friends for all<br />

or part of the down payment. In addition,<br />

certain community programs offer down<br />

payment assistance, like the Wells Fargo<br />

NeighborhoodLIFT program.<br />

Keep in mind, some low down payment<br />

programs may require private<br />

mortgage insurance, which adds to the<br />

monthly payment and overall loan cost.<br />

You’ll need to add that into your debt-toincome<br />

consideration.<br />

• Demonstrate proof of income:<br />

Home mortgage financing programs are<br />

available for a range of incomes. The<br />

key is demonstrating your ability to repay<br />

the loan. Lenders will review your<br />

income history and require current W2s,<br />

tax returns or similar documentation.<br />

• Have a rainy-day fund: Lenders<br />

want to see that you have savings or a<br />

cushion to handle unexpected expenses<br />

that come with homeownership, such as<br />

a leaky roof or failing appliance.<br />

• Get pre-approved: Getting pre-approved<br />

is a good way to understand what<br />

kind of home loan product or program<br />

you may qualify for. Digital services are<br />

streamlining the process considerably.<br />

For example, Wells Fargo Home Lending’s<br />

online mortgage application prefills<br />

contact and financial information<br />

for existing customers. With a few clicks,<br />

any user can upload income, payroll and<br />

tax information.<br />

offers homebuyers choices in how they engage<br />

in the mortgage application process.<br />

Consumers have the option to complete<br />

an application online, and still have the<br />

opportunity to speak with a home mortgage<br />

consultant if they have questions. In<br />

many cases, house hunters can actually<br />

be pre-approved immediately,” says Liz<br />

Bryant, national sales manager for Wells<br />

Fargo Home Mortgage. “Digital services<br />

give prospective homebuyers the ability to<br />

navigate their mortgage application where<br />

and when they choose relieving some of the<br />

pressure of making timely decisions.”<br />

Is that ‘junk’ in your attic or<br />

basement worth a fortune?<br />

From baseball cards and sports equipment<br />

to postcards and toys, is that “junk”<br />

in your attic or basement dusty treasure<br />

or just dusty? We’ve all heard of families<br />

getting rich from the sale of rare memorabilia.<br />

So how can you tell if your stuff is<br />

valuable and how can you sell it, if it is?<br />

“The general rule is that the older the<br />

item, the more valuable it is. 1980 is not<br />

old. 1960 is kind of old. 1910 is old,” says<br />

Al Crisafulli, Auction Director at Love of<br />

the Game Auctions, an internet sports<br />

auction house that has helped many<br />

families identify and sell valuable items.<br />

In one instance, Crisafulli determined<br />

that a family’s baseball bat that spent<br />

decades beside their front door to protect<br />

from intruders, was actually used<br />

by Hall of Famer Lou Gehrig -- and Love<br />

of the Game Auctions sold it for them for<br />

more than $430,000.<br />

He is offering these tips to help determine<br />

if your items are valuable:<br />

Baseball Cards<br />

Cards from the 1960s and earlier are<br />

collectible, and those from before the<br />

1940s can be extremely pricey. Do they<br />

have sharp corners, no creases and retain<br />

original gloss? Do they depict star players<br />

and Hall of Famers? A Babe Ruth, Ty<br />

Cobb, Honus Wagner or Mickey Mantle<br />

will sell for more than non-stars.<br />

With particularly old cards from the<br />

1880s and early 1900s, look for tobacco<br />

and candy brands, such as Old Judge,<br />

Piedmont, Sweet Caporal or American<br />

Caramel. Unopened packs from almost<br />

any era can be valuable.<br />

Look for old advertising posters depicting<br />

sports stars and food, tobacco or<br />

sporting goods brands. This doesn’t mean<br />

ads torn from magazines, but those used<br />

as store displays and for other purposes.<br />

Tin signs are highly collectible from the<br />

1900s into the 1960s, but low-quality reproductions<br />

aren’t. Pre-1950s catcher’s<br />

masks, baseball gloves and bats can be<br />

valuable, especially those endorsed by<br />

star players. Condition is important but<br />

used equipment can be valuable.<br />

When you go to sell sports items, consider<br />

a specialty auction, such as Love<br />

of the Game, which has the expertise<br />

to properly research sports pieces, and<br />

maintains lists of bidders specializing<br />

in this area so it can get top dollar for<br />

Postcards<br />

Postcards of your vacation destinations<br />

likely are worthless. But those<br />

depicting famous people, such as movie<br />

star cards and vintage baseball postcards,<br />

can be valuable. Look for early<br />

“real photo” postcards from the 1900s<br />

through the 1940s, which are photographs<br />

printed on postcard backs. No<br />

matter the type, the older, the better,<br />

and the more famous, the better.<br />

The survey, conducted by Mayflower,<br />

which moves approximately 50,000 families<br />

annually, also explored how Americans<br />

feel about decluttering and purging<br />

unused items: 80 percent of survey<br />

respondents agree that clutter stresses<br />

them out, and half declutter their living<br />

space to feel more relaxed.<br />

While such emotional stressors are<br />

often unavoidable during a move, the<br />
