3 Urban Design Guidelines for Barrie’s Intensification Areas - DRAFT
The guidelines outlined in this document may be implemented
through future revisions to the City of Barrie Official Plan
and Zoning By-laws, as well as action items, that can be
implemented pending further study.
The design guidelines should not be so prescriptive as
to preclude excellent design and development options
consistent with the directions of the guidelines. As the
recommendations become common practice, they should
evolve. It is recommended that the guidelines be reviewed,
and amended as necessary, every five years.
The illustrative examples shown throughout the document
demonstrate one example of how the guidelines can be
applied, and are not intended to exclude other standards that
meet the intent of the guidelines.
1.4 Document Structure
The City of Barrie Intensification Area Urban Design
Guidelines are divided into six sections.
Section One: Introduction – Provides an introduction to
the design guidelines, including an overview of the study
and process, and the application of the guidelines. Also
includes a brief summary of the existing planning framework
and supporting documents that govern development and
intensification within the Province and the City (i.e. the
Planning Act, the Growth Plan, the City of Barrie Official Plan).
Section Two: Evolution of the Intensification Areas –
Describes the evolution of the Intensification Areas, including
a brief description of the existing conditions, including
their general characteristics and key issues; the priority
directions from the community consultation; and, the vision
for the Intensification Areas, including the key intensification
typologies.
