Fine Grain Fabric Human-scaled This condition is generally found within the Urban Growth Centre. Buildings having narrow façades and which are organized in a compact manner, facing the street are referred to as having a “fine grain fabric”. Refers to the scale of development which contributes to the perception of sympathetic and proportional buildings or other features in the built environment. Low-Rise Building Refers to buildings that are four storeys in height or less. Material Treatment Refers to a design aesthetic which is either applied to the surface of a street, open space, or building façade - such as concrete sidewalks or brick building façades. Mid-Rise Building Generally refers to buildings that are five to eight storeys in height. DRAFT xiii

This may include a combination of residential, employment, retail, institutional, or other land uses. In Downtown areas, retail at grade with residential above is recommended. Outside of the Downtown, retail at grade with office space above may be more appropriate. Pedestrian- Supportive Pedestrian Perception Zone Private Realm An environment designed to make pedestrian movement safe, attractive and comfortable for all ages and abilities; considerations include separation of pedestrian and auto circulation, street furniture, clear signage, safety, visibility, shade, lighting, materials, trees, boulevard width, intersection treatment, curb cuts, ramps and landscaping. The upper floors of a building’s front façade that are pushed back from the building base to lessen the perception of excessive building height. Refers to any space that is owned by an individual.
