Mixed-Use Main Streets Generally, streets within the Urban Growth Centre (with the exception of the Historic Allandale Neighbourhood) should evolve into Mixed-Use Main Streets, including Dunlop Street, Bradford Street, Toronto Street, Collier Street, etc. Please refer to the Demonstration Sites on page 94. Key opportunities include: • Additions and renovations to existing buildings. • Redevelopment of vacant or underutilized sites (i.e. single-storey buildings). • Development of vacant parcels. Key Recommendations include: • Intensification should be compatible with the existing heritage fabric (i.e. Dunlop Street) with respect to building height, scale, façade design and key architectural characteristics. • Mixed-Use Main Streets should maintain a tight-knit grid of streets and blocks, and a consistent streetwall height that reflects the scale and heritage character of the Downtown • Mixed-use buildings, with retail at grade and residential and office above, will allow residents to live, work and recreate within the Urban Growth Centre, creating “eyes on the street,” and enhancing safety and activity at all hours. • Wide boulevards should accommodate street trees, landscaping, continuous sidewalks, seating, signage and public art. • New civic open spaces (where possible), and enhancements to existing open spaces, are encouraged to provide opportunities for pedestrian to gather and socialize. DRAFT Figure 3: Mixed-Use Main Street Rendering Mixed-use Main Streets should encourage human-scaled, mixed-use buildings that are compatible with adjacent existing buildings.

Established Neighbourhood Streets Portions of the Intensification Corridors, including Duckworth Street (south of Grove Street) and Dunlop Street (east of Anne Street), are currently well established residential neighbourhoods. With the exception of the conversion of dwellings, there is limited potential for intensification on Established Neighbourhood Streets. Please refer to the Demonstration Sites on page 96. Key opportunities include: • On larger-scale sites, opportunities may exist for the incorporation of higher density residential buildings in low to mid-rise building forms (i.e. townhouses and walkup apartments), and potentially mixed-use buildings with convenience retail at grade. • The creation of walkable, complete neighbourhoods through intensification that can support associated retail and community uses. Key recommendations include: • As intensification occurs, these areas should incorporate buildings that are compatible with, and transition to, adjacent stable residential neighbourhhoods. • Building heights that ensure compatible built form transitions to adjacent neighbourhoods.
