103 Urban Design Guidelines for Barrie’s Intensification Areas - DRAFT 5.6 Major Transit Station Area Guidelines As new development occurs in the Intensification Areas, it is essential that some of the greatest densities are concentrated within a ten-minute (500 metre) walking distance of the Major Transit Station Areas to support a viable transit network, and promote an active community where residents are encouraged to walk, cycle and take public transit as an alternative to personal vehicles. DRAFT Figure 58: Major Transit Station Area Rendering The above streetscape rendering demonstrates the character that could be achieved at a Major Transit Station Area, such as the Barrie Waterfront Station, to create a more intensive, urban area that is well integrated into the adjacent urban fabric.
According to the Growth Plan, Major Transit Station Areas are “the area including and around an existing or planned higher order transit station within a settlement area; or the area including and around a major bus depot in an urban core.” In Barrie, there are three Major Transit Station Areas located in the Intensification Areas, including the South Barrie GO Station (Yonge Street and Mapleview Drive), the Downtown Transit Terminal (Maple Avenue), and the Allandale Waterfront GO Station (Lakeshore Drive). As intensification occurs at or around the Major Transit Station Areas, they should generally evolve to reflect the Intensification Typology that they are situated within. For additional guidelines related to the individual Major Transit Stations, please refer to: • South Barrie GO Station - Mixed-Use and Residential Avenue (Section 5.1). • Downtown Transit Terminal - Mixed-Use Main Streets (Section 5.2). • Allandale Waterfront GO Station - Mixed-Use Main Streets (Section 5.2). General 104 a) Ensure a high concentration of density and people working and/or living within a 10 minute walk (500 metre) walking distance of the station. High densities may be achieved through a variety of building forms. b) Plans should encourage a mix of uses near the station rather than dispersed, segregated uses. These uses should encourage activity in the area at all times of day, and should include convenience retail uses that support transit passengers, including cafés, dry cleaners, etc. DRAFT
