Weddings can be very expensive, Meghan Markle and Prince Harry’s nuptials reportedly cost a<br />

staggering £32million. That’s over 1,000 times more than the average wedding.<br />

The greatest cost for the royal couple? Security.<br />

Plus, thousands of guests and onlookers will<br />

run Kensington Palace a whopping £30 million,<br />

estimates Bride Book. This includes the cost of snipers,<br />

undercover police, military technology, and security<br />

drones. The bulk of Kate Middleton and Prince<br />

William’s wedding budget similarly went to security<br />

costs.<br />

New research by hybrid estate agent, Emoov.co.uk,<br />

takes a look at how the increasing cost of our wedding<br />

budget compares to the cost of a mortgage deposit.<br />

The research shows that the money we’re spending<br />

on our weddings across the UK has increased<br />

dramatically over the years, up 88% since 2012 now<br />

costing £27,161 on average. At the same time, the<br />

average UK house price has only seen a 36% increase<br />

and at £225,047, the current wedding spend is enough<br />

to put down a 12% mortgage on a property.<br />

The North East is home to the largest wedding<br />

spend as a proportion of the average house price. The<br />

average property price is just £128,218, but the money<br />

spent on a wedding is still an eye-watering £24,519,<br />

meaning potential buyers could be putting down 19%<br />

of a property’s value on a mortgage for the price of their<br />

wedding day.<br />

While the average wedding spend in Scotland is<br />

higher at £25,098, so too is the average house price<br />

(£144,377). As a result, the budget for the big day north<br />

of the border equates to 17% of a property’s value, the<br />

second highest in the UK.<br />

With a similar wedding spend of over £24,000<br />

and an average house price of £155,385 & £152,891,<br />

Yorkshire and Wales are both home to a wedding to<br />

property price ratio of 16%.<br />

As with property, couples in the capital predictably<br />

pay the most to wed, shelling out a massive £36,155.<br />

But with the cost of homeownership in the capital the<br />

highest across the UK, that massive budget equates to<br />

just 8% of the average property price.<br />

Looking at all areas across the UK, Burnley and<br />

Blaenau Gwent are home to the highest percentage of<br />

property price spent on a wedding. With similar sized<br />

budget of over £24,000 and an average house price of<br />

£86,000, couples could put down 28% of a property<br />

for what they are forking out on their wedding. The<br />

smallest is of course, Kensington and Chelsea where the<br />

London wedding budget of £36,139 only equates to 3%<br />

of the mammoth average property price.<br />

Russell Quirk, founder and CEO of Emoov.co.uk,<br />

had this to say: “Getting married is one of those major<br />

life stages that often prompts a property purchase or<br />

move, but while escalating property prices are stopping<br />

many from climbing the ladder, it seems royal and<br />

celebrity weddings are having drastic influence on the<br />

amount that we spend on our wedding day.<br />

It does beg the question, how some can pull together<br />

such large budgets for a wedding but are struggling to<br />

get that first foot on the ladder, although that said, you<br />

can’t buy a house by cutting corners, but savvy couples<br />

can still have a day to remember on a smaller budget.”<br />

planning application and forms have been simplified. It is designed to meet the needs<br />

of users of the Welsh planning system.<br />

I love where I live…<br />

Raglan<br />

Not too big, not too small - Raglan’s a village with a great sense of community, says Hazel Davies.<br />

Here, she tells Sharon Chilcott why it is popular with all ages.<br />

How long have you lived in Raglan?<br />

All my life. My family have lived here for generations - my grandfather, Ivan Davies<br />

was a carpenter in the village.<br />

What’s the best thing about living there?<br />

The community spirit; the way the village pulls together and the fact that people<br />

are always looking out for you. It also has a lot of facilities for a village. It has a<br />

choice of pubs and shops including a butcher, a chemist, a clothes shop and a Nisa<br />

convenience store. Raglan also has a hairdressers, where I have been a receptionist for<br />

almost 14 years. And there’ s nothing you can’t find in our Post Office; if it’s not there<br />

they will get it for you!<br />

What, if anything, spoils it for you?<br />

There’s nothing I don’t like about living here - it’s just such a good community to<br />

live in, but it would spoil it for me if it expanded too much.<br />

What sort of people does the village appeal to?<br />

We are a very mixed community. Raglan has a Primary School so it’s attractive to<br />

families with young children. There are a lot of older people who, once they have<br />

moved here just don’t want to leave. And there are a lot of people, like my own son,<br />

who have been brought up in the village and want to stay here. The development of<br />

affordable housing means that quite a few local young families have been able to do so.<br />

What’s the most fun you have had at a local event?<br />

Probably at the Raglan Festival – four or five years ago before I joined the<br />

organising committee! Now they call me the “bucket lady” because I am there every<br />

year collecting money all weekend! It’s a great event – it’s not just music – it’s broader<br />

than that. This year we are having a bit of a change and we are closing the high street<br />

on Sunday for a street party. We’ll be using a lorry as a stage for live music from 1pm<br />

to 8pm and the Beaufort Arms car park is going to be a car-free, child-friendly zone.

In what other ways are you involved in your local community?<br />

I’ve been Vice-Chairman of the Raglan Community Council for about a year.<br />

How would you advise someone new into the area to get to know the locals?<br />

There’s lots going on - the Post Office always has lots of advertisements for groups<br />

to join and events to go to.<br />

Where do you go for a spot of “culture”?<br />

I like going to the theatre and shows in Cardiff or Bristol, both easily accessible.<br />

Where would you book up for a celebratory meal?<br />

Well, it’s my son’s birthday next week and we are going to The Cripple Creek out<br />

on the Abergavenny Road.<br />

Where would you go for a casual<br />

evening out?<br />

I’d probably start with a quiet<br />

drink in The Beaufort Arms in the<br />

village and then go on to The Ship<br />

where, since the new owners have<br />

taken over, they have been putting<br />

on entertainment and have live music<br />

evenings.<br />

I’d go to Cardiff or Cribbs Causeway near Bristol.<br />

Where do you shop for day-to-day groceries?<br />

Where would you go to blow the<br />

cobwebs away?<br />

I would take my Husky dog for<br />

a walk. We are very lucky to have a<br />

dog-friendly, family-friendly Healthy<br />

Footsteps walk around the village. If I<br />

was going further afield, I would go to<br />

the Sugar Loaf or Blorenge.<br />

If you were going to splash out on a<br />

smart new dress, where would<br />

you go to shop for it?<br />

There are very few days I don’t go to the local Nisa store for something or other.<br />

If adult friends were staying with you, where would you take them?<br />

I’d show them the village and take them to Raglan Castle and out into the<br />

wonderful countryside surrounding us.<br />

If friends with children were staying with you, where would you be most likely<br />

to take them?<br />

I think Raglan Farm Park would make a fun outing with children.<br />

What’s the best time of year in your village?<br />

Summer means festival time! There’s the Raglan Festival in June (this year June 8<br />

to 10) and then there’s Raglan Day on August Bank Holiday Monday. That’s organised<br />

by the Raglan Festival committee too. I remember going to this as a kid and we<br />

brought it back about two years ago as a proper full day event with a parade. It’s<br />

fantastic. In mid-August, the festival committee also jointly hosts a charity, ‘Veterans<br />

versus Raglan Rovers’ football match. It’s held in conjunction with Raglan Rovers in<br />

order to raise money and awareness for them and it’s being held for the third time this<br />

year.<br />

Tell me one fascinating fact about Raglan that you don’t think is widely known?<br />

Comedian and TV presenter Alexander Armstrong is related to Edward Somerset,<br />

6th Earl of Worcester who lived at Raglan Castle and is buried at Raglan Church. He<br />

was known as Edward the Inventor as he invented what would have been one of the<br />

earliest steam engines.<br />

Facts and Figures<br />

Raglan is a thriving, historic village, which with its associated wards has a population of around 2000. The village<br />

is overlooked by the ruins of a majestic 15th Century castle, the youngest stone-built castle in Wales, which is<br />

unusual in being six-sided in shape and unlike traditional castles since its keep is outside the main castle. Raglan is<br />

approximately midway between the towns of Monmouth and Abergavenny and has good access to the A40 and<br />

A449, bringing Cardiff and Bristol within easy travelling distance. It’s set amidst the rolling Monmouthshire hills,<br />

ideal for walkers and country-lovers. For golf enthusiasts, Raglan Parc Golf Course is nearby.<br />

The weird and wonderful things<br />

househunters do to get their<br />

offers accepted<br />

There’s no denying it, homebuyers face an emotional rollercoaster when it comes to finding the right property.<br />

You can spend months searching for a property that ticks all the right boxes, so when you eventually find one,<br />

the priority is making sure your offer is accepted. <strong>Property</strong>mark asked its members to reveal the<br />

extravagant things they have seen buyers do over the years to secure their dream home.<br />

Porsche plea<br />

One potential buyer was worried a sale wouldn’t be accepted at the last hurdle,<br />

so offered to buy the owner’s Porsche as well as the house to help guarantee the sale.<br />

The deal was sealed and the new owner sped off into the sunset having secured two<br />

purchases instead of one.<br />

Luxury retreat<br />

Hoping to make their offer stand out from the crowd, one buyer took the owner<br />

away to a country manor hotel and spa for a weekend of pampering.<br />

Landscaping lure<br />

After putting an offer forward, a persistent buyer volunteered to landscape and<br />

tend to the owner’s new garden for two years free of charge, in exchange for accepting<br />

the offer.<br />

Trolley temptation<br />

While viewing a potential property, a prospective buyer asked the agent to close<br />

and lock the front door behind them at the viewing. The agent later discovered this<br />

was because the viewer had brought the full asking price, in cash, in a gingham<br />

shopping trolley, hoping to make a deal there and then.<br />

Buy without viewing<br />

One particularly impatient buyer couldn’t even wait to see their perfect property<br />

before putting down an offer. All she had to go off was a description via email with the<br />

agent and a blurry video – she hadn’t even seen any photos!<br />

Throw money at the situation<br />

A determined buyer offered £32,000 over the asking price to secure a property<br />

that was already under offer to gazump the other party, while another offered £50,000<br />

when a vendor withdrew a house from the market.<br />

Paying for tenancy<br />

In a desperate bid to get their offer accepted, one prospective buyer offered to pay<br />

a full 12-month tenancy for the sellers to go and rent somewhere else, so they were<br />

more likely to accept his offer.<br />

Wining and dining the owners<br />

One potential buyer invited the vendor out for an indulgent dinner at an expensive<br />

restaurant, with the hope to persuade them into accepting their offer on the property.<br />

It worked – winner, winner, chicken dinner!<br />

A surprise introduction<br />

Another buyer took matters into their own hands and presented themselves on<br />

the doorstep of the seller asking to pay the deposit in full there and then to secure the<br />

deal.<br />

The Energy Efficiency Regulations<br />

The Energy Efficiency (Private Rented <strong>Property</strong>) (England and Wales) Regulations 2015 establish a<br />

minimum level of energy efficiency for privately rented property in England and Wales.<br />

This means that, from April 2018, landlords of<br />

privately rented domestic and non-domestic<br />

property in England or Wales must ensure that<br />

their properties reach at least an Energy Performance<br />

Certificate (EPC) rating of E before granting a new<br />

tenancy to new or existing tenants. These requirements<br />

will then apply to all private rented properties in<br />

England and Wales – even where there has been no<br />

Change in tenancy arrangements - from 1 April<br />

2020 for domestic properties, and from 1 April 2023 for<br />

non-domestic properties.<br />

presentation was delivered at a school<br />

assembly to all pupils at The Dell<br />

Primary School, in Chepstow.<br />

Corporate Social Responsibility Co-ordinator, Kelly<br />

Edwards, delivered the presentation with the help of<br />

Considerate Constructors Mascot, Honor Goodsite.<br />

Pupils were given the opportunity to dress up in hard<br />

hats and hi viz vests and have their photo taken with Honor<br />

Goodsite. Following the presentation the pupils were tasked<br />

with designing a poster based on something they had learnt.<br />

Plastic Free Chepstow<br />

Plastic Free Chepstow is one of the newest voluntary groups in Chepstow. Set up in February this year<br />

and linked with Transition Chepstow, it is planning to make a big difference. Its objectives are straightforward<br />

but ambitious: to drastically reduce the amount of plastic that is used once then thrown away,<br />

and to eliminate plastic litter from our streets and countryside.<br />

The reasons for this are compelling.<br />

Most of the plastic that has<br />

ever been made is still with us,<br />

much of it entering the oceans with<br />

devastating effects on marine life. 5,000<br />

pieces of plastic pollution, including<br />

more than 150 plastic bottles, have<br />

been found for every mile of beach in<br />

the United Kingdom. A UN report has<br />

suggested that if current trends continue<br />

unchecked there will be more plastic<br />

than fish in the sea by 2050. While<br />

action by governments is important, the<br />

group believes that local action - by every<br />

one of us - is essential.<br />

Amongst Plastic Free Chepstow’s<br />

first actions has been the campaign<br />

SOS - Straws off Streets. Local<br />

pubs, restaurants and cafes are being<br />

encouraged to give up plastic straws and<br />

donate them to primary schools, where<br />

children have been invited to turn them<br />

into sculptures. To help inspire them,<br />

local businesses Compose Management<br />

Limited, Moore Language Solutions<br />

and Cherished Earth Wholefoods have<br />

donated a series of books to seven local<br />

primary schools. Wild Tribe Heroes tells<br />

the stories of animals who are damaged<br />

by the thoughtlessness of humans,<br />

bringing environmental problems to<br />

life through simple stories and beautiful<br />

illustrations. Their author, Ellie Jackson,<br />

will judge the competition, and winning<br />

entries will be on display in June in the<br />

library and under the town archway.<br />

The group is working hard to<br />

get Chepstow recognised as a Plastic<br />

Free Town – a process set up by the<br />

organisation Surfers Against Sewage.<br />

To achieve this requires the support<br />

of local government, businesses, and<br />

community organisations. Chepstow<br />

Town Council has already demonstrated<br />

its commitment, passing a resolution to<br />

remove single-use plastics from its own<br />

premises and the events it supports.<br />

Week (June 10-17) there will be a<br />

range of events promoting Plastic Free<br />

Chepstow, including on June 10 a stall<br />

at the Sunday market, on June 12 a talk<br />

(promoted by Chepstow Bookshop) from<br />

Martin Dorey, author of No.More.Plastic,<br />

and the following weekend a litterpicking<br />

walk followed by a Plastic Free<br />

You may find buying your first home a little bit daunting. With the challenge of finding your first property,<br />

choosing the right mortgage, selecting the best solicitor and making sure the whole process runs smoothly, you<br />

may find the information below useful to help you achieve the first rung of the property ladder.<br />

For example, you will have to pay stamp duty for the property which you are<br />

purchasing. The amount of stamp duty varies depending on the<br />

price of the property and whether you are buying in Wales or<br />

You may also have fees to pay to the lender for your mortgage.<br />

The Help to Buy: ISA is available from a range of banks and building societies.<br />

respectively over the next six months<br />

Homeowner confidence in the property market has risen, according to the<br />

latest Housing Market Sentiment Survey from Zoopla. More than eight in 10<br />

homeowners (84 per cent) now expect house prices in their area to grow in<br />

value, an increase of 14 per cent since the survey was last taken in November 2017.<br />

The research also shows that expected property price growth in their area has risen to<br />

6.9 per cent, up from 4.9 per cent. Both percentages represent the largest increase in<br />

consumer confidence since H1 2016.<br />

Regionally, those in the East Midlands and the East of England are the most<br />

optimistic about their local property market; 93 per cent and 90 per cent of<br />

respondents respectively expect house price rises over the next six months. The South<br />

West is the third most optimistic region, with 89 per cent of homeowners expecting<br />

an increase in their area’s property values. In contrast, North East England is the least<br />

confident region, with only 63 per cent expecting rises – this still represents a rise of<br />

22 per cent since November 2017. London and the Yorkshire and Humber are the<br />

second and third least confident regions, with 76 per cent and 84 per cent anticipating<br />

increases respectively.<br />

When it comes to the rate at which homeowners think local house prices will<br />

increase in value in their area, this has also increased across the regions. Those in the<br />

West Midlands are the most confident, with homeowners predicting properties in their<br />

area to rise in value by 10.6 per cent over the next six months, compared to just 5.4<br />

per cent in November. Homeowners in East Midlands are the second most confident,<br />

followed by Scotland, with the regions expecting properties to grow in value by 9.2<br />

per cent (up 4.1 per cent) and 8.6 per cent (up 1.7 per cent) respectively. The lowest<br />

house price growth is expected in North East England, where homeowners anticipate<br />

a minor increase of 2.6 percent.<br />

However, despite this increase in confidence, the majority of homeowners are still<br />

not planning on spending more on home improvements over the coming six months<br />

(64 per cent). Fewer homeowners (6.7 per cent) are planning to refinance a mortgage,<br />

a decrease of more than two per cent (2.3 per cent) from last November. In addition,<br />

the amount of homeowners planning on making home improvements during this time<br />

remains flat with 43 per cent planning on rejuvenating their home – the same since<br />

the last survey.<br />

Lawrence Hall, spokesperson for Zoopla, comments: “It’s encouraging to see a<br />

bounce-back in consumer confidence in the market - it’s the largest increase we’ve<br />

seen since 2016. This shows that homeowners are starting to regain their confidence<br />

in the property market, with those in the East of the UK having the most optimism.”<br />

Are you overpaying Stamp Duty?<br />

HMRC has stated that at least 15,700 buyers overpaid stamp duty last year.<br />

Are you, or your buyers, making incorrect assumptions about purchase costs?<br />

Despite the high cost of stamp duty, some buyers<br />

and, surprisingly often, their professional<br />

advisors, are getting their tax calculations<br />

wrong, prompting would-be movers to hold back and<br />

others, HMRC has confirmed, to over-pay by tens of<br />

thousands.<br />

The Wilmslow branch of estate agents, Jackson-<br />

Stops, recently saved one well-heeled buyer several<br />

hundred thousand pounds in Stamp Duty Land Tax<br />

(SDLT), merely by pointing out one aspect of the<br />

current rules. Another nearly fell foul of a much more<br />

common misinterpretation, the clarification of which<br />

reduced their tax bill by £18,000 to £20,000.<br />

Why the confusion?<br />

The most common misunderstanding concerns<br />

liability for the 3% additional property surcharge (lifting<br />

SDLT on a £600,000 home from £20,000 to £38,000).<br />

HMRC say they get calls about this every day and that<br />

over 15,700 buyers overpaid last year.<br />

Some assume that owning any other property<br />

triggers liability for this. But it should not apply when<br />

replacing your “principal place of residence” and, if you<br />

move before selling your previous home, you have three<br />

years to claim the 3% surcharge back, when you do.<br />

Thus, to take one example, when the owner of a buy-tolet<br />

property who sold her main residence to live abroad,<br />

returned and bought a replacement, she did not have<br />

to pay the 3% surcharge. Similarly, the buyer of a four<br />

bed cottage with one bed studio who mistakenly paid a<br />

£20,000 surcharge, was able to claim it back.<br />

The second issue concerns mixed use properties.<br />

CGT liabilities loom large here but, where a purchase<br />

includes, for example, offices or land that is clearly<br />

agricultural, commercial SDLT rates can apply. In the<br />

case of one Midhurst buyer of a farmhouse with 50<br />

acres, the difference was £186,750.<br />

Relief is also available if buying multiple dwellings<br />

in a single transaction. The process takes into account<br />

the tax that would be paid on the individual average<br />

price, as opposed to taxing, say, five £200,000 houses<br />

as if they were a single £1 million property. It applies a<br />

minimum rate of 1% but, again, can make a substantial<br />

difference. Ultimately, HMRC deals with all purchases<br />

on a case-by-case basis.<br />

In an economy subdued by tight credit controls,<br />

political uncertainties and affordability limits, the<br />

market over around £1.25 million has been especially<br />

hard hit by high property tax rates. This has pushed<br />

prices down disproportionately (i.e. by more than the<br />

extra SDLT) just as demand for good family houses<br />

below £1 million continues its relative strength.<br />

The upshot of this is that, whilst would-be<br />

downsizers are left feeling a little disappointed by just<br />

how far down they’ll have to go to realise the cash they<br />

want, those trading up to what our back page writer<br />

might refer to as “a very big house in the country” can<br />

get a lot more for the price difference, than at this time<br />

last year. Especially if they can pay less stamp duty than<br />

envisaged, as well.<br />

Voluntary First<br />

Registration of Title<br />

Titles to properties in England and Wales fall into two<br />

categories, registered and unregistered.<br />

Approximately 84% of all property titles are now registered<br />

and the Land Registry is keen to encourage<br />

voluntary first registration of the remaining 16%.<br />

The Land Registry offer a 25% reduction on its fees for such an application. If<br />

you own unregistered land then there are a number of reasons why you may<br />

wish to consider a voluntary registration.<br />

Since 1990 it has been compulsory to register land ownership. However, a trigger<br />

to do so only occurs when there is a sale of a property, a mortgage or some other<br />

change of ownership. There is a possibility that your property may be unregistered if<br />

it has not been sold, mortgaged or transferred for at least 30 years. There are many<br />

reasons why you should consider such an application: -<br />

• Registered titles come with a state backed guarantee and are more secure.<br />

Historically, title was proved by old deeds but a registered title is now recorded<br />

on a central register allowing you to have access to proof of ownership. Currently<br />

there are approximately 25 million titles registered on the Land Registry Database.<br />

• Registered land is less susceptible to property fraud due to the Land Registry<br />

identification procedures. If anyone attempts to make a claim on your land, the<br />

Land Registry will notify you of that application. If your title is unregistered the<br />

Land Registry do not know that you are the owner of the property and so cannot<br />

contact you.<br />

• Generally speaking, selling a property with a registered title simplifies the sale. It is<br />

not uncommon when selling an unregistered title to find there are issues with the<br />

title plans, descriptions of the property and even missing title documents which<br />

can delay the sale and even cause the sale to fall through leading to frustration,<br />

unnecessary expense and disappointment for all parties involved. If there are<br />

any issues with an unregistered title these will be resolved when a voluntary first<br />

application is made.<br />

• If the unregistered title documents to your property are destroyed, lost or stolen<br />

you would have to reconstruct the title which can be expensive and would require<br />

an application to the Land Registry for registration of title.<br />

Bank of Mum and Dad lending<br />

needed for 1 in 4 UK housing<br />

transactions in 2018<br />

The Bank of Mum and Dad (BoMaD) will be the equivalent of a £5.7bn mortgage lender in 2018, according to new<br />

research and forecasts from FTSE100 financial services group Legal & General and Cebr. ‘BoMaD’ remains a major<br />

force in the UK housing market in 2018. 27% of buyers will receive help from friends or family, up from 25% in<br />

2017. This year, the Bank of Mum and Dad will help 316,600 loved ones buy a home - up from <strong>29</strong>8,300 in 2017.<br />

The value of Bank of Mum and Dad-supported property purchases in 2018 will<br />

rise to £81.7 billion, representing a £4.2 billion or 5% increase since 2016.<br />

However, parents are providing smaller sums - the average BoMaD<br />

contribution will decline from £21,600 in 2017 to £18,000 in 2018. Total lending has<br />

reduced from its height at £6.5bn in 2017 to £5.7bn in 2018. This is, however, still an<br />

overall increase against £5bn of lending in 2016.<br />

Nigel Wilson, Group Chief Executive at Legal & General, said: “The Bank of Mum<br />

and Dad remains a prime mover in the UK housing market, and will lend the best part<br />

of £6bn to buyers this year, with over 315,000 transactions being underpinned by<br />

parental help.<br />

“However, it’s clear that households are feeling the pinch, as BoMaD contributions<br />

have reduced by an average of 17% from nearly £22,000 to a still very generous<br />

£18,000.<br />

“The fact that in 2018, 1 in 4 housing transactions in the UK will be dependent on<br />

the Bank of Mum and Dad, while hard-pressed parents are finding it more difficult to<br />

provide the funds to help their family with deposits, will further exacerbate the UK’s<br />

housing crisis.<br />

“We need more homes for the young, old and families alike. Legal & General is<br />

playing its part by announcing an initiative to deliver thousands of new affordable<br />

homes.”<br />

Other key findings from Legal & General’s “Bank of Mum and Dad” research<br />

include:<br />

The number of properties funded by BoMaD financing has grown by 3% from<br />

305,000 to almost 317,000.<br />

BoMaD contributions are highest in London (almost £31,000 per transaction on<br />

average) and lowest in Scotland (just under £11,000). More buyers in London (41%)<br />

receive BoMaD help than in any other region<br />

Under 35s are most likely to receive BoMaD assistance with nearly 3 in 5 receiving<br />

money from family and friends to buy a property. This drops to just 8% for over 55s<br />

Even homeowners aged between 45 and 55 are now relying on BoMaD, with one<br />

in five (20%) receiving assistance from their parents.<br />

Equity release has increased slightly as a source of funding for loved ones’ home<br />

purchases, from 3% to 4%. However, nearly half of over 55s that are open to the<br />

idea of an equity release would put the money towards a loved one’s home purchase<br />

deposit, with 20% wanting to contribute to mortgage payments and other housing<br />

costs.<br />

Nigel Wilson, Group Chief Executive at Legal & General, concludes: “The volume<br />

of transactions depending on Bank of Mum and Dad funding keeps on growing, even<br />

as parents find it harder to provide as much money for the deposit. BoMaD funding<br />

is a vital plank in the housing market, but this year the supply of funds is being<br />

squeezed. This is not a positive trend - nor is it sustainable or fair for our parents<br />

and young people to remain so co-dependent when it comes to housing purchases.<br />

We need to take action to fix the housing market and open up affordability for all.<br />

Institutions like Legal & General are making a positive difference in the supply of<br />

affordable residential housing as well as the towns and cities in which the homes<br />

are built. Jobs, infrastructure and economic growth are needed to create thriving<br />

communities where people can afford to buy.”<br />

The latest house price data released by Rightmove has revealed that prices of newto-the-market<br />

property saw a 0.4% (+£1,228) rise this month. A modest increase by<br />

all accounts but enough to push the national average to a new record of £305,732.<br />

According to the figures, record monthly visits to Rightmove in March indicated<br />

a strong interest in property, though the subdued 1.6% annual rate of price increase<br />

warns that many buyers are increasingly price sensitive.<br />

On average sellers are achieving 96.7% of their final asking price, a gap of just over<br />

£10,000 on the current national asking price, though this varies by region, location<br />

and property.<br />

Russell Quirk, founder and CEO of Emoov.co.uk, commented: “There is still<br />

an appetite for homeownership amongst UK buyers evident by the record number<br />

of visits to Rightmove, but a lack of commitment is resulting in a reduction in the<br />

number of sales agreed.<br />

This is hardly surprising when you consider the reality gap between the<br />

expectations of stubborn sellers and the current market climate. While actual price<br />

growth is remaining somewhat static, over-optimism on the side of UK home sellers is<br />

continuing to push asking prices ever higher.<br />

This is becoming a big problem and the widening gap between asking price and<br />

sold price will only result in a further decline in buyer interest and a continued market<br />

slowdown.”

Monaco, still pole position<br />

High demand and limited stock have led to another year of strong growth as Monaco retains its<br />

position as the most expensive residential market in the world.<br />

For the fourth successive year, residential transaction volumes in Monaco were more than €2 billion. Testament to a<br />

supply-constrained market, volumes were down 23% on the record €2.7 billion in 2016.<br />

High demand and a shortage of stock pushed up average prices a further 6% to €4.5 million. With an average price<br />

per square metre of €41,300, Monaco remains the most expensive residential market in the world – 13% higher than<br />

prime Hong Kong, the second most expensive market.<br />

In 2017, almost one-quarter of all transactions in Monaco were for properties of €5 million or more. These included<br />

34 sales of more than €10 million – accounting for 8% of all transactions. By comparison, there were 61 sales of £10<br />

million-plus properties across the whole of London during the same period.<br />

Home Security - Hints & Tips<br />

Whether you live in a studio apartment, a two bed semi-detached house or a rural manor house, your home is your castle<br />

and you need to protect it. Home security and safety is an important concern for most people, but it needn’t be a worry.<br />

With a few simple techniques, you can sleep soundly knowing that your home is as safe and secure as can be.<br />

Most of us would regard our homes as safe but there could be a few gaps in<br />

your security system that can easily be fixed. Here’s how:<br />

Think like a burglar<br />

Try planning to burgle yourself! This is a great way to uncover any weaknesses in<br />

your security system that may have previously escaped your notice.<br />

Always lock up, even if you only pop out for a pint of milk. You would be<br />

surprised how many burglars just walk in through an unlocked door or window<br />

and don’t need much of an opportunity to do so. Also think about security of your<br />

windows and doors. Wooden doors and windows or old uPVC windows can be<br />

easier to break into. uPVC double glazing windows and doors of the highest quality<br />

standard, complete with state of the art locks, are ideal for making your home as<br />

secure as possible.<br />

Fit an alarm and ensure all wiring is effectively hidden. Many professional burglars<br />

seek out places where they can disconnect the security system. And if you have a<br />

faulty alarm that frequently goes off, get it fixed immediately and let your neighbours<br />

know that it’s been repaired. Many people ignore an alarm that goes off regularly.<br />

Is there anyone home? Does your house appear occupied at all times? Leave a light<br />

on that can be seen from outside or use timers to switch radios on and off when you’re<br />

not at home.<br />

New home, who has the key?<br />

Always change all the locks when you move into a new house. You don’t know<br />

how many people have been given a copy in the past and it’s better to be safe than<br />

sorry. If you lose your keys, change the locks immediately.<br />

Before handing your house key over to a cleaner for several hours, make sure the<br />

person is honest and reputable. Check all references thoroughly. If the house cleaner is<br />

from a firm, call your local Better Business Bureau to check on the firm’s reputation.<br />

Locking yourself out is a pain, and leaving a spare key somewhere handy can seem<br />

like a smart move. But keeping a spare key somewhere notoriously obvious like in<br />

the mailbox, under the doormat, or on a nail behind the garage, can be a risky move.<br />

Might you have a trusted neighbour you can leave a key with instead?<br />

decorative glazing? See who is at the door before opening and with the use of privacy<br />

glass make it more difficult for intruders to see what’s inside. Frosted glass offers<br />

privacy, toughened glass offers security and options such as patterned glass, leaded<br />

windows and even stained glass offer style choices to suite your style.<br />

Man’s best friend<br />

Dogs are good deterrents to burglars. Even a small, noisy dog can be effective —<br />

burglars do not like to have attention drawn to their presence. Be aware, however, that<br />

trained guard dogs do not make good pets. Obedience training and attack training are<br />

entirely different, and only the former is appropriate for a house pet.<br />

Privacy for your place<br />

As well as looking great, window and door shutters allow you to adjust the amount<br />

of privacy and offer a stylish alternative to traditional nets or curtains. They can be a<br />

great deterrent for burglars too as they won’t be able to spot any valuables through the<br />

window.<br />

Are your windows and doors double glazed? Alongside being economical and<br />

durable, uPVC double glazing gives you a sense of being extra safe and secure.<br />

Nosey neighbours<br />

Keep your neighbours in the loop, tell them when you’re going away but don’t<br />

leave notes out for them, these can be welcome notes for a burglar. Also talk to your<br />

neighbours about any suspicious people or strange cars you notice lurking about, they<br />

might have seen something suspicious too.<br />

Stranger danger<br />

Ask for credentials from any sales-person who requests entry to your home. Ask<br />

that their ID be pushed under the door. Many professional burglars use this cover to<br />

check out homes. If you’re doubtful, check with the person’s office before letting him<br />

or her in.<br />

If someone comes to your door asking to use the phone to call a mechanic or the<br />

police, keep the door locked and make the call yourself.<br />
