Like any other business activity, a rental investment property has a risk factor that is minimised<br />

by a professional approach to renting and management.<br />

That risk factor can be reduced through skilled<br />

property management — managers whose training,<br />

appreciation of the law, experience, professionalism,<br />

commitment to procedures such as letting<br />

processes, maintenance and inspections, together<br />

with accounting procedures, are worth extra dollars<br />

to the property owner. At Inner Urban Real Estate we<br />

have a continuous and direct involvement in looking<br />

after your investment.<br />

SELECTING PROSPECTIVE TENANTS<br />

Our extensive advertising and referral facilities<br />

quickly locate applicants. All applications are<br />

thoroughly and carefully checked before presenting<br />

the information to you, to ensure a quality tenant.<br />

BOND<br />

Where permitted by legislation, we obtain a<br />

minimum bond equal to five or six weeks rent.<br />

All bonds are required to be lodged with the<br />

Residential Tenancies Bond Authority.<br />

CONDITION REPORT<br />

A detailed inspection is conducted and a Condition<br />

Report prepared, prior to the commencement of<br />

the tenancy. The Condition Report, together with<br />

photos, clearly states the condition of the premises<br />

at the commencement of the tenancy. Should any<br />

unreasonable discrepancy exist at the end of the<br />

tenancy, then the tenant may be liable.<br />

LEASE AGREEMENTS<br />

Leases are prepared in accordance with legislation,<br />

and tailored clauses are included to cover any<br />

uncommon situations (pool or garden maintenance,<br />

etc.). In the event a tenant wishes to vacate early<br />

(break the lease), the tenant is responsible for fees<br />

and charges incurred, including a pro-rata portion of<br />

the leasing fee.<br />

ROUTINE INSPECTIONS<br />

It is important to ensure your property is being<br />

maintained in good order by the tenant. Regular<br />

routine inspections are conducted each six months<br />

(cannot be less by legislation) and the first inspection<br />

is scheduled three months after the commencement<br />

of the tenancy. A detailed report is sent to you,<br />

highlighting any maintenance requirements.<br />

RENT<br />

• Rent payments are required to be made one<br />

month in advance.<br />

• Payments are monitored on a daily basis and<br />

contact made with the tenant by SMS, phone,<br />

email/letter if payments become overdue.<br />

• In the event rent becomes 14 days in arrears, a<br />

Notice to Vacate will be issued, followed by an<br />

application to VCAT to seek possession. You will<br />

of course be consulted and kept informed in<br />

these circumstances.<br />

STATEMENTS<br />

Statements are produced the same business day<br />

that the rent is paid therefore if the rent is paid early<br />

the funds are paid to your early. Funds are deposited<br />

directly into your bank account (cleared funds<br />

overnight) and the statement sent by either mail or<br />

email.<br />

EXPENSES<br />

Payment of rates, insurance, maintenance invoices<br />

etc. can be paid from rental proceeds at your<br />

request. An end-of-year financial report can be<br />

produced showing all income and expenditure.<br />

Our qualified tradesmen are available to carry out any repairs. All maintenance is carried out in<br />

consultation with Landlord and in accordance with instructions.<br />

MAINTENANCE<br />

Tenants have an obligation to notify the agent of<br />

any items requiring maintenance. We can arrange<br />

general maintenance and repairs on your behalf,<br />

using qualified tradesmen, and make payments<br />

through your rent statement, as instructed.<br />

RENT REVIEWS<br />

Our aim is to maintain the highest return on your<br />

investment. A review of the rent is conducted<br />

strategically before the end of a fixed term lease<br />

and a recommendation submitted to the Landlord.<br />

Appropriate notices are then sent to the tenant by<br />

registered post.<br />

LEASE RENEWAL TO EXISTING TENANT<br />

Although neither a tenant nor a landlord is obliged<br />

to enter into another fixed term lease, if either party<br />

seek a new fixed term, we will consult and negotiate<br />

a new lease if both agree.<br />

TENANT VACATING AND RE-LETTING<br />

When a tenant gives notice of intention to vacate<br />

(minimum notice - 28 days)<br />

• Landlord is contacted and instructions sought<br />

• Marketing is commenced immediately<br />

• Tenant is given a checklist to assist them to meet<br />

their obligations<br />

• A pre-vacating inspection is conducted<br />

• Arrangement made with the tenant for early<br />

inspections (legally, tenant only obliged to allow<br />

access in the last 14 days of the tenancy)<br />

FINAL INSPECTION AND BOND<br />

When the property is vacant and on receipt of the<br />

keys, a thorough inspection is conducted to ensure<br />

that the tenant has fulfilled their obligations, taking<br />

into account fair wear and tear. Any outstanding<br />

items are discussed with the Landlord and tenant<br />

and, if necessary, the tenant is formally notified of<br />

any repairs or cleaning necessary.<br />

The bond is required to be processed within 10<br />

business days of the tenant vacating. If all is in order<br />

the tenant and agent sign the Claim form and the<br />

bond, less any agreed deductions, is refunded to the<br />

tenant. In the event there is a dispute and the tenant<br />

and landlord cannot agree, then it will be necessary<br />

to apply for a VCAT hearing to resolve the issues.<br />

We undertake this process in consultation with you.<br />

INSURANCE<br />

We strongly recommend Landlords have insurance<br />

cover for each investment property, specifically,<br />

• Building<br />

• Public Liability<br />

• Landlord Insurance<br />

We are an authorised distributor of AON + Terri<br />

Scheer Insurance Pty Ltd and can assist in arranging<br />

Landlord Insurance Cover – which includes public<br />

liability.<br />

TAXATION<br />

Taxation is a complicated area and we recommend<br />

our clients consult a qualified professional<br />

concerning all taxation matters.<br />

Catherine is dedicated to providing a professional and personalized service with total<br />

commitment to her clients.<br />

Catherine’s fascination with property and her passion<br />

for working with people attracted her to a career<br />

in Real Estate which she commenced in 1994. She<br />

started her career as a receptionist, then specialising<br />

in Residential Rentals, Catherine’s passion continues<br />

as a Director and Property Manager of Inner Urban<br />

Real Estate.<br />

Effective property management requires the ability<br />

to respond to and to exceed the requirements of<br />

landlords and tenants alike.<br />

For landlords this involves thoroughly assessing<br />

tenancy applications to select the most suitable<br />

tenant, then setting the appropriate rent level,<br />
