SCHROEDER & WALLIS
After many years of proving to be one of the most successful real estate agents in
the city of Knox, Billy Schroeder wanted to concentrate more on the family aspect of
the industry.
Billy Schroeder’s unique vision spearheaded
the creation of a new agency that demonstrates
family values by paying homage to his
wife Anuisha Wallis. Together they became
Schroeder & Wallis.
Billy and Anuisha extended their professional
family by selectively building a team that
reflects their principles. The combination
of their ideas and passion, coupled with
the strength of their team, results in a truly
heartfelt experience. This is evident as they
work tirelessly to help clients achieve their
KNOWING YOUR MARKET
It’s essential to do research on the dynamics of your local market before you
choose the timing of your sale and set your price.
www.schroederandwallis.com.au

7
The real estate market in Australia is
fluctuating constantly. It is influenced
by economics, a growing population,
infrastructure, new housing supply and
many other factors.
WHEN TO SELL?
When should you sell your property? Aside
from personal factors, it is important to
understand other key factors including:
THE TEMPERATURE OF THE MARKET:
• A hot market is a seller’s market, with
buyers outnumbering sellers. Factors such
as location and property potential sell best
here.
• In a cool market it is essential to price your
property correctly and ensure it is well
presented, attractive to buyers and has a
solid marketing plan.
THE SEASON YOU ARE SELLING:
• Spring is always the hottest and most
popular time to sell. You will have plenty of
competition from other sellers.
• Summer is also a good choice with good
natural light and blooming gardens, although
the busy holiday period can put a damper
on activity.
• Autumn can be a great time to be on the
market, with people who recently sold their
properties now looking to buy.
• Winter is normally thought to be the worst
season. Recent success has however
changed this with more sales now taking
place during this traditionally slower period.
PRICING YOUR PROPERTY
Schroeder & Wallis have the resources to help you set an accurate and achievable
price to attract the right buyers.
DO YOUR HOMEWORK
com.au and onthehouse.com.au
to view suburb reports and recent
sale prices in your area.
GET OUT AND ABOUT
Attend open homes in your suburb
to get a better feel for how your
of the value of your property, based
on market conditions, location,
condition and similar local sales.
9
THE VALUE OF YOUR PROPERTY
There are several factors that affect the value of your property.
LOCATION
The popularity of your suburb
affects it’s value. Buyers consider
factors such as commute options
and proximity to local amenities
(public transport, good schools,
bike paths, parks, shops and
trendy cafés).
CONDITION
What is the state of your property?
Is it attractive, well maintained, or
in need of repair? Is there room to
expand? Highlight the best features
and also potential to renovate.
SIMILAR SALES
What are the prices of recent sales
in your area? Look at properties
that are similar in size, location,
condition and appeal.
THE SMART MARKETING PLAN
www.schroederandwallis.com.au

11
There are a number of important marketing steps that
help your property stand out to prospective buyers.
PROFESSIONAL PHOTOGRAPHY
Professional photographers help capture your property looking
it’s best.
SIGNAGE
Schroeder & Wallis arrange for a professional board to be
placed on your property, ensuring people know it is on the
market.
WINDOW DISPLAYS
Interested buyers regularly check Schroeder & Wallis’ window
display, advertising available properties to potential buyers.
BROCHURES AND NEWSPAPER ADS
Beautifully printed advertising helps capture the attention of
potential buyers.
ONLINE ADVERTISING
Most buyers begin their property search on websites such
as realestate.com.au or domain.com.au. Schroeder & Wallis
understand the power of these tools and help drive interested
parties to view your property. With the aid of their own website
and also social media platforms, they know how best to
promote your home.
12
There are some important steps you can take to ensure your open house visits are a
success.
FIRST IMPRESSIONS
CLEAN SWEEP
Make sure you have done everything possible
from our “Preparing Your Property For Sale”
tips (page 16). Give your home one last clean
sweep, removing everyday mess. It is also a
good idea to put away any small valuables to
de-personalise and avoid theft.
DO A WALK THROUGH
Do you think buyers will be impressed with
what they see? Are you home’s best features
prominent? We are more than happy to help
provide an objective opinion for any last
minute improvements.
TEMPERATURE
Buyers want the perfect temperature. Make
sure to air out your home and adjust the
temperature depending on the season and
time of day.
GET OUT OF THE HOUSE
Do not forget to take your pets with you to
avoid that doggy or moggy scent, and also in
case any prospective buyers are allergic.
BE FLEXIBLE WITH OPEN TIMES
We usually schedule a weekend and also
a midweek viewing, however unexpected
inspections can pop up. Make sure you keep
your home tidy and be ready to step out for an
hour or so at short notice.
WELCOME THE FEEDBACK
Talk through any comments or responses we
have from potential buyers and let us help
address any issues together. These can
include adjusting the price range, changing the
marketing tactics, or making a few cosmetic
changes.
METHODS OF SALE
The three main ways to sell a property in Australia are Auction, Private Sale and
Expression of Interest.
1. AUCTION
A public sale where your property
is offered through a competitive
bidding process. Ideal for high
demand markets that drive up the
final sale price.
ADVANTAGES:
• Competitive nature helps achieve the best price
• Set and structured campaign time (usually 4 weeks)
allows you to plan your final sale date — auction day
• Winning bids are legally binding, no concern for
withdrawals or delays
• If your property is difficult to value, an auction is the
best way to determine its true price in the current
market
2. PRIVATE SALE
Traditional way of selling by setting
an asking price range and selling
your home via private treaty. We then
negotiate with interested buyers to
maximise the price.
ADVANTAGES:
• A fixed price attracts the “right” homebuyers who are
looking in this bracket and have this budget
• You are under no pressure to make a decision on an
offer instantly
• Many buyers find this sale method less intimidating,
attracting more offers
• You dictate the settlement terms and are free to
negotiate
3. EXPRESSION OF INTEREST
Also known as “Set Date Sale”
works similarly to a tender process.
You set a price range, and we then
show your property over a 4-6 weeks
span. All interested buyers submit
their final offer and you choose the
highest offer with the best terms. We
negotiate further or put the property
back on the market if the offers do
not meet your expectations.
ADVANTAGES:
• The set campaign time allows you to plan your final
sale date and contain advertising costs
• Can work well to drive up the price as no sale price is
advertised. Buyers are encouraged to put their only
bid as their best
• Offers more privacy and control as all bids are sealed
and never shown to competing bidders or the public.
You are under no pressure to make an instant decision
• Works well for premium properties and in slower
markets where auctions may deliver lower clearance
rates
14
UNDERSTANDING THE
LEGAL PROCESS
www.schroederandwallis.com.au

15
Selling your home is a complex legal transaction,
however along with your solicitor or conveyancer, we
help arrange the legal steps and ensure your interests
are protected.
PREPARING THE CONTRACT OF SALE AND VENDOR’S
STATEMENT (SECTION 32)
• Your legal advisor will prepare the Vendor’s Statement which
tells the buyer certain information about the property title.
• Either your legal advisor our team will prepare your Contract
of Sale, which sets the terms and conditions of the sale to be
agreed between you and the buyer.
EXCHANGING CONTRACTS
• There will be three copies of the Contract of Sale (you, the
buyer and us). Signed copies are exchanged and the buyer
will pay the deposit.
PREPARING FOR SETTLEMENT
• Before settlement day, both buyer’s and seller’s legal advisers
and banks make sure any conditions of the contract are met
and all financial documents have been prepared.
ON SETTLEMENT DAY
• You will hand over the keys to our office then receive the
purchase price into your account. Your legal representative
will attend the settlement meeting.
• Once it’s settled, you can crack open the bubbly and
celebrate — congratulations, you’ve sold your home!
SELLING TIPS
Buyers will pay more for a
property that looks and feels
fresh, clean, well maintained
and ready to move into. Here
are 9 easy and affordable
tips to help increase the sellability
of your property.
FOCUS ON FIRST
IMPRESSIONS
Make sure the entrance is
attractive. This is the first view
of your property and gives
buyers an indication of the
condition inside. Clean the
verandah, place an inviting
bench, plant shrubs or flowers,
tidy up your front garden. Keep
it freshly painted with clean
window frames and doors.
SCRUB YOUR KITCHEN
Ensure your kitchen is
completely clean with clear
counters, updated handles and
accessories and freshly painted
walls and tiles. Place a small
plant or bowl of fruit on the
bench top to make the kitchen
smell and look good.
GET A NEW COAT
Give your home the most
complete clean it has ever had.
Clean your carpets, blinds,
curtains, cupboards and
drawers. Paint any areas that
look a little worse for wear.
SHINE YOUR BATHROOM
Create a spa feel in your
bathroom by ensuring all
surfaces are clean and walls are
painted white or neutral. Repair
taps or showerheads and show
new fluffy towels along with
other luxury touches such as
scented candles and French
soap.
www.schroederandwallis.com.au

17
CLEAR THE CLUTTER
Make sure clutter is cleared out
of your entire home. Remove
several items of furniture to help
create a home that feels light
and airy. Uncluttered and open
spaces help buyers to move in
with their imagination.
BE NEUTRAL
Make your home a blank canvas
by keeping your décor simple.
Remove extra decorations from
table tops and shelves. Give a
spacious feel to your property
as a display home.
LIGHTEN UP
Make your home seem bright
and spacious. Open blinds and
curtains, replace dark heavy
drapes with lighter ones and
use mirrors to give more natural
light. Brighter rooms are more
welcoming.
YOUR GREAT OUTDOORS
Your outdoor space should be
treated as another room. Fix
your fences, clean paths and
pavers and make furniture and
decks presentable. Add fresh
plants, prune, weed and add
new mulch to garden beds and
pot plants.
