2. PRIVATE SALE<br />

an asking price range and selling<br />
your home via private treaty. We then<br />
negotiate with interested buyers to<br />
maximise the price.<br />
ADVANTAGES:<br />
• A fixed price attracts the “right” homebuyers who are<br />
looking in this bracket and have this budget<br />
• You are under no pressure to make a decision on an<br />
offer instantly<br />
• Many buyers find this sale method less intimidating,<br />
attracting more offers<br />
• You dictate the settlement terms and are free to<br />
negotiate<br />
3. EXPRESSION OF INTEREST<br />
Also known as “Set Date Sale”<br />
works similarly to a tender process.<br />
You set a price range, and we then<br />
show your property over a 4-6 weeks<br />
span. All interested buyers submit<br />
their final offer and you choose the<br />
highest offer with the best terms. We<br />
negotiate further or put the property<br />
back on the market if the offers do<br />
not meet your expectations.<br />
ADVANTAGES:<br />
• The set c<strong>amp</strong>aign time allows you to plan your final<br />
sale date and contain advertising costs<br />
• Can work well to drive up the price as no sale price is<br />
advertised. Buyers are encouraged to put their only<br />
bid as their best<br />
• Offers more privacy and control as all bids are sealed<br />
and never shown to competing bidders or the public.<br />
You are under no pressure to make an instant decision<br />
• Works well for premium properties and in slower<br />

Selling your home is a complex legal transaction,<br />
however along with your solicitor or conveyancer, we<br />
help arrange the legal steps and ensure your interests<br />
are protected.<br />
PREPARING THE CONTRACT OF SALE AND VENDOR’S<br />
STATEMENT (SECTION 32)<br />
• Your legal advisor will prepare the Vendor’s Statement which<br />
tells the buyer certain information about the property title.<br />
• Either your legal advisor our team will prepare your Contract<br />
of Sale, which sets the terms and conditions of the sale to be<br />
agreed between you and the buyer.<br />
EXCHANGING CONTRACTS<br />
• There will be three copies of the Contract of Sale (you, the<br />
buyer and us). Signed copies are exchanged and the buyer<br />
will pay the deposit.<br />
PREPARING FOR SETTLEMENT<br />
• Before settlement day, both buyer’s and seller’s legal advisers<br />
and banks make sure any conditions of the contract are met<br />
and all financial documents have been prepared.<br />
ON SETTLEMENT DAY<br />
• You will hand over the keys to our office then receive the<br />
purchase price into your account. Your legal representative<br />
will attend the settlement meeting.<br />
• Once it’s settled, you can crack open the bubbly and<br />
celebrate — congratulations, you’ve sold your home!<br />
