FRESH AND UNIQUE, JUST TWO KEY FACTORS IN THE<br />

TOSCANA/MOOM TALAY DINING EXPERIENCE<br />

The Toscana Italian restaurant and associated<br />

Moom Talay Thai restaurant are, arguably,<br />

probably unique in Southeast Asia and, without<br />

any doubt at all, unique in Pattaya in the source<br />

of around 90 percent of the food and condiments<br />

served to their wide array of customers comes<br />

from the two organic farms operated by the<br />

owners.<br />

Luca Marchetti, mine host of Toscana, is justifiably<br />

proud of his organic vegetable farm and<br />

his separate organic animal farm which features<br />

a wide variety of creatures great and small, all<br />

of which contribute in a large way to the dining<br />

experiences in both Toscana and Moom Talay.<br />

While Luca admitted it would be cheaper to buy<br />

everything he and his wife sell in Moom Talay<br />

and Toscana from suppliers, he says, “How<br />

could I promote my food in my restaurant if I<br />

didn’t know where it came from?”<br />

Luca and his Thai wife have almost a lifetime<br />

experience in the restaurant trade, with Luca<br />

growing up on a farm in his native Tuscany in<br />

Italy, learning the secrets to good, wholesome<br />

food at the feet of his parents and grandparents.<br />

Whether it’s the meat adorning the pizza, pasta<br />

or ravioli dishes, or the butter for the homemade<br />

bread or the mayonnaise dressing or the ice<br />

cream for dessert, the absolute majority of the<br />

ingredients are grown, nurtured and sourced<br />

from one or both of the organic farms.<br />

Luca refuses to use any chemicals on his produce,<br />

preferring nature and nurture to provide<br />

the necessary abundance to keep the restaurant<br />

tables stocked with what really is fresh vegetable<br />

produce.<br />

The organic animal farm is situated in Huay<br />

Yai, is spread over 50,000 square metres and<br />

employs around eight staff to feed and care<br />

for a wide variety of animals, from pigs, goats<br />

and rabbits to chickens, ducks and geese. The<br />

central policy Luca and his staff employ on<br />

the farm is they let nature take its course. As<br />

Luca says, “We do not use antibiotics for the<br />

animals.” In recent times the animal farm has<br />

grown in size with addition of cows to provide<br />

organic milk.<br />

Bangkok, with restaurateurs realizing the quality<br />

and taste are second-to-none and must surely<br />

lead to a better dining experience for their own<br />

clientele.<br />

As for Toscana and Moom Talay, the fact that<br />

you’re dining, inside or outside, right across the<br />

road from the beach in what is usually a fine<br />

evening, the result is well worth making a special<br />

effort to experience and savour.<br />

Parking is easy. Just drive into the car park of<br />

the Tropicana Hotel, which is right alongside<br />

Toscana, take a ticket, have it stamped by the<br />

staff of either Moom Talay or Toscana, and the<br />

parking is free.<br />

Toscana and Moom Talay are open every day<br />

from midday until midnight.<br />

FUTURE MASS TRANSIT LINES<br />

TO SHAPE BANGKOK’S<br />

PROPERTY SECTOR<br />

According to leading property<br />

analysts, new mass transit lines<br />

that are to be built across Bangkok<br />

will lead to significant changes<br />

in the property sector over the<br />

course of the next 10 years.<br />

There are 11 mass transit projects<br />

that will span a total of 480 kilometers<br />

due to be rolled out by<br />

2025. These include the Yellow<br />

line from Lat Phrao to Samrong,<br />

the Brown line from Khae Rai to<br />

Lam Sali, the Pink line from Khae<br />

Rai to Min Buri and the Orange<br />

line from Thailand Cultural Centre<br />

to Min Buri.<br />

Surapong Laoha-Unya, chief operating<br />

officer at Bangkok Mass<br />

Transit System Plc., (operator<br />

of the skytrain), was quoted as<br />

saying, “Land prices in locations<br />

along the skytrain and MRT rose<br />

by 10% per year on average,<br />

compared with an average increase<br />

of 3% in land prices in<br />

Bangkok.”<br />

He expects the effects on property<br />

prices along the new routes will<br />

be similar to those seen along<br />

the already established skytrain<br />

and MRT, noting that new housing<br />

supply is falling but condo supply<br />

along mass transit routes is rising,<br />

with a healthy sales rate of above<br />

70 per cent.<br />

The Skytrain has seen passenger<br />

numbers increase around 9 per<br />

cent per year each year since its<br />

completion in 1999. However the<br />

recently completed Purple line<br />

was less popular.<br />

Tritecha Tangmatitham, managing<br />

director of SET-listed developer<br />

Supalai Plc., was quoted as saying,<br />

“In locations along the Purple<br />

Line on Rattanathibet Road<br />

onwards, land prices are still low<br />

and traffic is not too heavy,”<br />

adding, “People usually prefer a<br />

single house or townhouse to a<br />

condo unit. This is why there are<br />

still several unsold condos there.”<br />

When the Purple Line was being<br />

constructed, there were many<br />

condo launches with a lot of supply<br />

coming on to the market.<br />

Mr. Tangmatitham was also quoted<br />

as saying, “The Purple Line is<br />

not popular as it takes longer and<br />

is more expensive than using a<br />

passenger van. Even when the<br />

missing link was connected, it did<br />

not matter.”<br />

However, as inner city prices grow<br />

to higher levels, new areas along<br />

the Yellow, Pink and Orange lines<br />

will allow the property market to<br />

offer more affordable alternatives.<br />

Chatchai Payuhanaveechai, chief<br />

executive and president of the<br />

Government Savings Bank was<br />

quoted as saying, “Foreigners<br />

will become a new market for<br />

the Bangkok property market<br />

as condos priced higher than<br />

300,000 baht per square meter<br />

may not be mainly for Thais,” adding,<br />

“Many wealthy Thais still want<br />

to live in a single house on a large<br />

plot of land.”<br />

The bank had researched the<br />

market and found that demand<br />

in Greater Bangkok rose 5.5 per<br />

cent while supply only rose 3.5<br />

per cent. This lead to an eleven per<br />

cent rise in total residential transaction<br />

values as prices moved<br />

higher.<br />

places Thailand in <strong>18</strong>th position out of a basket<br />

of 20 countries in Asia.<br />

At first this may be pleasing, but in fact all<br />

20 countries have what the World Health Organisation<br />

(WHO) considers serious pollution<br />

problems. Myanmar topped the table with a<br />

pollution reading index of 93.03. Thailand’s<br />

index rating was 72.86, marginally worse than<br />

the Philippines (72.55) but better than Vietnam<br />

(88.10) and Cambodia (79.41).<br />

JUST THE STATISTICS<br />

While bar charts, line graphs and simple numbers<br />

are hardly capable of providing the defining<br />

answer to many economic, social and political<br />

questions, they are certainly a good way of<br />

obtaining a general overview of any particular<br />

subject.<br />

Each month the Business Supplement will look<br />

into a brace of statistical information and provide<br />

readers with what we consider to be the central<br />

elements of these figures.<br />

Connectivity and social media usage<br />

According to We Are Social and Hootsuite, of<br />

the 7.6 billion people on the planet more than<br />

four billion are using the internet while some 66<br />

percent have a mobile phone. Over three billion<br />

people engage in social media, nine out of 10<br />

on mobile devices.<br />

For Thailand, it is estimated that 51 million (out<br />

of a population of 69 million) are social media users<br />

with annual user growth running at around<br />

11 percent. A regular user is somebody who<br />

claims they engage on a social media platform<br />

such as Facebook or Instagram at least once a<br />

day on average.<br />

By comparison with its neighbours in Asean,<br />

social media growth in Indonesia is growing at<br />

23 percent per year while Vietnam is growing<br />

at 20 percent, the Philippines at 12 percent and<br />

Malaysia and Singapore at nine percent each.<br />

Pollution remains a serious challenge in<br />

urban centres in Asia<br />

According to statistical evidence collated from a<br />

number of sources, air pollution in urban areas,<br />

based on the annual output of carbon dioxide,<br />

to health and it is recommended people<br />

refrain from all outdoor exertion. So, pounding<br />

the pavements (where they exist) in Bangkok<br />

is not considered a very sensible idea.<br />

Locked up in Thailand<br />

Recent statistical information from sources<br />

such as World Prison Brief and the Institute for<br />

Criminal Policy Research (ICPR), has placed<br />

Thailand as the number one country in Asia for<br />

incarcerating its citizens.<br />

In what is a sad indictment, Thailand averages<br />

476 people per 100,000 of the population doing<br />

time in prison. In real numbers there were<br />

over 322,000 people in 144 prisons, which<br />

only have an official capacity of 217,000.<br />

Thailand’s numbers far outnumber the next<br />

highest country in Asean, that being Singapore<br />

with 213 people per 100,000 in the ‘clink’. The<br />

Philippines has 172 per 100,000 in jail ahead<br />

of Malaysia with 167, Cambodia 159, Myanmar<br />

145, Vietnam 122, Laos 119 and Indonesia 89.<br />

This month I thought we would look at what basic things to consider in<br />

a mobile phone. From what has been brought on to the market so far<br />

this year it appears that manufacturers are running out of ideas when it<br />

comes to innovation, so getting the basics right is important.<br />

1. Storage size<br />

Get a minimum of 16GB data storage.<br />

Apps have become much bigger and<br />

not all can use the removable Micro<br />

SD memory card. Phones with only<br />

8GB storage are now a source of<br />

constant frustration.<br />

2. Flipping around<br />

Random Access Memory (RAM) is<br />

the feature that makes your phone<br />

seem ‘fast’ when it’s running several<br />

big apps. Aim for more than 1GB<br />

of RAM. 2GB is the minimum for<br />

gamers<br />

3. Hard body<br />

Metal phone bodies are not necessarily<br />

more durable than plastic<br />

ones, and they can hamper your<br />

reception. However, metal finishes<br />

definitely indicate a higher-grade<br />

product overall.<br />

4. Camera complexity<br />

Phone cameras with the High Dynamic<br />

Range (HDR) feature take<br />

much better photos in complex<br />

settings with a mix of bright and dark<br />

areas. Note: this is still rare on budget<br />

phones, though.<br />

5. Magic touch<br />

Fingerprint sensors are becoming<br />

more and more common, even on<br />

budget phones. They’re convenient<br />

for unlocking the phone quickly and<br />

could also be used for secure payments<br />

from your smartphone in the<br />

near future. Some phones even allow<br />

your fingerprints to unlock your<br />

phone, and then startup an app.<br />

So your thumb could start up your<br />

camera, index finger Facebook etc.<br />

6. Soft screen<br />

Screen protectors are largely unnecessary.<br />

They’re made of plastic that<br />

scratches far more easily than the<br />

chemically hardened glass on your<br />

phone screen that can withstand<br />

car keys and coins in your pocket.<br />

7. Power banks<br />

Power banks are rated in milliamp<br />

hours (mAh), the same as your<br />

smartphone battery. If you carry a<br />

power bank, then your power bank<br />

should be bigger than your phone<br />

battery because 20% of the power is<br />

lost in the charging process.<br />

Then having got your phone, one<br />

of the biggest running expenses<br />

can be the use of mobile data, so<br />

consider the following:<br />

1. USE APPS TO TRACK DATA<br />

CONSUMPTION<br />

Use your phone’s built-in application<br />

or download a third-party application<br />

to track how much data you are using.<br />

They will tell you which applications<br />

are using the most data so you<br />

can consider deleting them.<br />

2. DELETE UNDERUSED APPS<br />

AND UPDATE THOSE YOU DO USE<br />

Applications that aren’t in use may<br />

still use data in the background.<br />

Consider deleting them and keep<br />

the ones you use updated – you can<br />

also specify ‘update on Wi-Fi only’ to<br />

save your mobile data.<br />

3. DON’T PUT VIDEOS ON AUTO-<br />

PLAY<br />

Videos are fun to watch, but they<br />

can consume data very quickly. Setting<br />

applications like Facebook and<br />

Instagram not to autoplay videos will<br />

save you a chunk of data.<br />

4. USE DATA-SAVING APPS AND<br />

BROWSERS<br />

Chrome and Opera mobile browsers<br />

are renowned for their data-saving<br />

features. Both use data-saver technologies<br />

that reduce the size of the<br />

information a device downloads.<br />

5. BUY A DATA BUNDLE AND<br />

LOWER YOUR MONTHLY DATA<br />

CHARGES<br />

Measure your average data spend<br />

per month to see whether your current<br />

data bundle is the right size for<br />

you. If you use more data than you<br />

receive on a monthly basis, increase<br />

or add another bundle to your contract.<br />

Typically paying for extra data<br />

that is over and above your included<br />

amount can be very expensive.<br />

CENTRAL BANK SEES ECONOMIC GROWTH EXCEED EXPECTATIONS<br />

Thailand’s economic growth has exceeded<br />

expectations according to the Central Bank<br />

Governor, Mr.Veerathai Santiprabhob. However<br />

he indicated that interest rates could stay low<br />

since inflation is still relatively muted, even<br />

though there is a shift to a bias of higher rates<br />

globally.<br />

The last Central Bank forecast in December<br />

2017 indicated a growth rate of 3.9 per cent in<br />

20<strong>18</strong>, but there is speculation that the Central<br />

Bank may revise its forecast upward in the near<br />

future.<br />

Mr.Veerathai Santiprabhob was quoted as saying,<br />

“The momentum since we announced the last<br />

forecast has exceeded our expectations.”<br />

He was pleased by a rise in import numbers<br />

suggesting that this was indicative of increased<br />

capital investment. However at the same time<br />

he was mindful of risks to the recovery.<br />

Mr. Santiprabhob was also quoted as saying,<br />

“Even though it has become more broad-based,<br />

I think it needs to be supported by accommodative<br />

monetary policy. There is not much inflationary<br />

pressures now in Thailand.”<br />

Tops Daily to feature Kerry Express drop-off<br />

points<br />

Kerry Express delivery service will enter into a<br />

partnership with Tops Daily mini supermarket in<br />

order to provide drop off points for its next-day<br />

nationwide delivery service.<br />

The rollout will initially cover 47 selected<br />

branches and will be expanded to 70 outlets.<br />

The move comes after Tops Daily expanded<br />

its offerings to include other niche services including<br />

recently added breakfast corners, bill<br />

payment services, and co working spaces.<br />

Ms. Phattaraporn Phenpraphat, executive<br />

vice-president of Central Food Retail was quoted<br />

as saying, “Kerry Express is the ideal partner to<br />

echo these concepts, as its extensive network<br />

allows it to provide outstanding services at very<br />

competitive prices.”<br />

The tie up with Kerry Express is to meet the<br />

demands of young online business owners<br />

who need to send their goods to customers.<br />

Director and general manager of Kerry Express,<br />

Michael Choi, was quoted as saying,<br />

“We are very happy to partner with Central<br />

Food Retail, and we believe Tops Daily is only<br />

the beginning. The group’s vision in serving<br />

online entrepreneurs and SMEs coincides<br />

very much with this belief. We trust that social<br />

commerce has an important future in Thailand.”<br />

Ikea increasing its presence in Thailand<br />

Ikano Private Limited, the owner of the<br />

Ikea furniture franchise in Thailand, recently<br />

opened its second Ikea store. The 50,278<br />

square meter store is located in Bang Yai,<br />

Nonthaburi, next to the Central West Shopping<br />

center.<br />

Thomas Friberg, store manager at Ikea Bang<br />

Yai was quoted as saying, “We have ambitious<br />

plans to grow in Thailand, striving to realise<br />

our vision of creating better everyday lives for<br />

people here and in Southeast Asia. Now you<br />

can come and shop at Ikea stores in eastern<br />

and western Bangkok, with outlets set to open<br />

in the northeast and southwest.”<br />

The Bang Yai store represents an investment<br />

of 6.3 billion baht. The company has also<br />

purchased a 1.5 million square meter plot of<br />

land in Rangsit for future development.<br />

Thailand was the third largest market for<br />

PHEVs by ratio for BMW, with the number<br />

of PHEVs sold amounting to nearly one-seventh<br />

of all BMW cars in the Thai market. In<br />

first place was Malaysia, where BMW’s PHEV<br />

sales were nearly half of all its cars sold and<br />

in second place was Scandinavia, where just<br />

over a quarter of sales were PHEV’s. The aim<br />

is to bring Thailand’s ratio up to 20 per cent or<br />

even 25 per cent in 20<strong>18</strong>.<br />

BMW TO INVEST IN ELECTRIC VEHICLE<br />

PLANT EXPANSION<br />

BMW Group Manufacturing Thailand has allocated<br />

400 million baht to upgrade its production<br />

plant to make electric vehicles. The plant will<br />

expand into an extra area of 5,000 square meters,<br />

a twelve per cent increase on the current<br />

space of 45,000 square meters. The plant is<br />

located in Rayong at the Amata City industrial<br />

park.<br />

Plug in Hybrid Electric Vehicles (PHEV’s) are<br />

to be manufactured at the site. The company<br />

also expects to start producing the batteries for<br />

the cars from 2019. BMW has applied for Board<br />

of Investment privileges for the project, under<br />

a special government electric vehicle scheme.<br />

Jeffrey Gaudiano, Managing director and chief<br />

executive of BMW Group Manufacturing Thailand,<br />

(a local arm of the German car maker),<br />

was quoted as saying, “We have to prepare in<br />

advance for both vehicle and battery assembly<br />

lines to seek more suppliers and purchase new<br />

tools under the EV platform, as we can move<br />

more slowly than others,” adding, “BMW is in<br />

the process of concluding talks on this project<br />

with government agencies, including the BoI.”<br />

BMW joins its European counterpart Mercedes-<br />

Benz in taking advantage of the government<br />

scheme. The latter company is one step ahead<br />

and is already producing batteries for PHEVs.<br />

There is much excitement about the PHEV<br />

market in Thailand on the part of BMW especially<br />

considering that in 2017, year on year<br />

PHEV sales rocketed 269 per cent.<br />

Stefan Teuchert, president of BMW Group<br />

Thailand, was quoted as saying, “We believe<br />

in the future electrification trend in the Thai<br />

automotive market, but it is not easy to make<br />

EVs locally when the market is still small and<br />

local motorists have limited experience with<br />

new generation vehicles,” adding, “an important<br />

thing is to import and introduce innovative EV<br />

cars to give motorists the necessary experience,<br />

helping grow the market.”<br />

Currently, BMW assembles four PHEVs in<br />

Rayong for the domestic market, these being<br />

the X5 xDrive40e, 740Le, 530e, and the<br />

330e. However the batteries are still made in<br />

Europe. The company’s PHEV sports model<br />

i8 is also imported from Europe for sale in the<br />

Thai market.<br />

The company is celebrating its 100,000th<br />

vehicle rolling off the production line from the<br />

Rayong plant. Of these 90,000 were cars and<br />

the rest were motorbikes. The 100,000th<br />

vehicle was a 530e.<br />

Against the Thai Baht, the Yen’s movement<br />

was like a millpond starting the month at<br />

0.2945, rising to 0.2971 and then falling back<br />

again to exactly the same level.<br />

FOREIGN CURRENCY UPDATE<br />

The US Dollar rose slightly but there could be<br />

more to the modest move than meets the eye.<br />

On the one hand, expected interest rate rises<br />

are pushing the dollar higher, whilst on the<br />

other hand the recent trade tariffs imposed by<br />

the U.S. arguably sent the dollar lower. The net<br />

effect has been that these important news<br />

stories have cancelled each other out and so<br />

there was not much movement overall for the<br />

US Dollar. The DXY Dollar index, (an index<br />

that measures the US Dollar’s value against a<br />

number of other currencies), rose from a low of<br />

89.01 to hit 90.19. Against the Thai Baht, the<br />

Dollar moved from 31.28 to 31.22, a very modest<br />

move indeed.<br />

The British Pound dropped from a high of<br />

1.4028 against the Dollar to move as low as<br />

1.3728 before rebounding to 1.3934 and onto<br />

1.4150. The 1.38 to 1.42 range appears to be<br />

holding and with Dollar moves hard to find,<br />

volatility could continue to be low. The BOE has<br />

continued to signal that higher UK interest rates<br />

may be on the cards in the future, so there could<br />

only real mover with some weakening against<br />

the U.S. Dollar seen over the course of the last<br />

month. It moved from 56.20 to 57.52, an approximately<br />

two percent move. There seems<br />

little to explain the move given that the dollar<br />

has been so stable, however you would have<br />

to look towards local news surrounding the<br />

Ruble to find any reason for its isolated weakening.<br />

When compared to the Thai Baht, a<br />

similar move took place with the pair losing<br />

ground from 0.5560 to hit 0.5427, a loss of<br />

around two percent also.<br />

The Euro/USD rate moved in a choppy fashion<br />

during the last month from a high of 1.24<strong>18</strong><br />

to hit a low of 1.2<strong>18</strong>0 before recovering to<br />

1.2302. Given that the Euro forms the largest<br />

part of the basket of currencies that trades<br />

against the US Dollar it is unsurprising to see<br />

generally sideways movement. Against the<br />

Thai Baht, the Euro saw some modest weakening<br />

in line with its movement against the US<br />

Dollar, falling slightly from 38.89 to 38.41.<br />

DDPROPERTY’S PROPERTY PRICE<br />

INDEX SEEN TRENDING HIGHER<br />

According to leading online property<br />

portal, DDproperty, Bangkok’s<br />

property prices are expected to<br />

continue to grow, with a clear<br />

trend in place. DDproperty maintains<br />

a property price index, which<br />

is a good indicator of the health of<br />

the property market. The price index<br />

climbed three per cent in the<br />

last quarter of 2017 to 205.<br />

Ms. Kamolpat Swaengkit, country<br />

manager for DDproperty, a<br />

division of PropertyGuru Group,<br />

was quoted as saying, “Although<br />

the index grew at a slower pace<br />

in the last quarter of 2017, the<br />

3% (quarter-on-quarter) q-o-q increase<br />

maintained the positive<br />

momentum of Bangkok’s property<br />

market. This indicates that<br />

the Thai capital, and indeed, the<br />

whole country, have gradually recovered<br />

from the economic slowdown,<br />

while consumer purchasing<br />

power, especially in the upperand<br />

middle-end segments, has<br />

improved.”<br />

DDproperty’s property price index<br />

has grown more than 100 per cent<br />

since its inception in 2015. The<br />

condominium sector remains the<br />

strongest with the highest prices<br />

recorded on a price per square<br />

meter basis. Town houses were<br />

also strong showing seven per<br />

cent quarter-on-quarter growth<br />

and 14 per cent year-on-year<br />

growth.<br />

In terms of locations, Chat-u-Chak<br />

was the leader posting 5 per cent<br />

growth quarter-on-quarter with<br />

Bang Na in second place at 3 per<br />

cent. Bang Na prices have risen<br />

75 per cent in the last three years.<br />

Luxury properties with price points<br />

above 15 million baht increased<br />

more than other properties at lower<br />

price points, with 12 per cent<br />

year-on-year growth and 39 per<br />

cent growth over the last 2 years.<br />

Ms. Swaengkit was also quoted<br />

as saying, “Overall residential<br />

property prices are tentatively<br />

set to continue appreciating as<br />

progress on mega infrastructure<br />

projects continues. Meanwhile,<br />

the 20-year national strategy<br />

(from 2017-2036) is expected to<br />

stimulate residential development<br />

in Bangkok and other cities, especially<br />

those in the Eastern Economic<br />

Corridor.”<br />

DDproperty also maintains a<br />

supply index tracking property<br />

supply in the market. The index fell<br />

by seven per cent to 240 indicating<br />

that supply is tightening due to<br />

aggressive marketing on the part<br />

of condo developers. However,<br />

the supply index is expected to<br />

post a rise going forward.<br />

Ms. Swaengkit was further quoted<br />

as saying, “Supply will remain at<br />

high levels as many developers<br />

have several new projects in the<br />

pipeline for 20<strong>18</strong>, while take-up<br />

rates are still low. But we don’t<br />

think this will lead to an oversupply<br />

issue as developers are monitoring<br />

the situation and are ready to<br />

calibrate supply to maintain desired<br />

price levels.”<br />

She added, “Sellers will benefit<br />

from increasing prices in the current<br />

residential property market<br />

in Bangkok. The index has grown<br />

over 100% in less than three<br />

years. But buyers can also take<br />

advantage of low interest rates<br />

and competitive offers from sellers<br />

and developers, who are under<br />

pressure to reduce [the quantity<br />

of] remaining units and release<br />

new inventory into the market.”<br />

#ONE BANGKOK, THAILAND’S FIRST FULLY<br />

INTEGRATED DISTRICT, BEGINS CONSTRUCTION<br />

TCC Assets Company Limited and Frasers<br />

Property Limited recently celebrated the start<br />

of construction of One Bangkok with a groundbreaking<br />

ceremony, marking the first major<br />

milestone for Thailand’s largest integrated district.<br />

The project has received Environmental Impact<br />

Assessment (EIA) approval, enabling the THB<br />

120 billion (US$3.5 billion) development to<br />

begin. Mr. Charoen Sirivadhanabhakdi, Chairman<br />

of TCC Group and Frasers Property, and<br />

Dr. Chirayu Isarangkun Na Ayuthaya, Director<br />

General of the Crown Property Bureau, presided<br />

over the ceremony, joined by Directors, Senior<br />

Executives and key stakeholders.<br />

Speaking at the ceremony, Mr. Panote Sirivadhanabhakdi,<br />

Group CEO of Frasers Property<br />

said, “Today is groundbreaking in every sense;<br />

as we commence construction on One Bangkok,<br />

we also begin an exciting new chapter in Thailand’s<br />

development. Our ambition is to transform<br />

the Bangkok city centre, creating a world-class<br />

district capable of attracting top-level multinational<br />

companies and a must-visit lifestyle<br />

destination for tourists and locals. This will<br />

enhance global confidence in Thailand as<br />

the epicentre of ASEAN, and a key gateway<br />

to Asia. As a group, we are honoured to have<br />

been entrusted by the Crown Property Bureau<br />

to turn this important plot of land into a landmark<br />

development, and we are committed to<br />

ensuring that One Bangkok will be exceptional<br />

not only for its scale, but also for its significance<br />

capturing the energy and vitality of<br />

Bangkok’s streets interspersed with green open<br />

spaces to encourage walkability. Accessible<br />

and inclusive for all, One Bangkok will revolutionise<br />

the way people can seamlessly live, work,<br />

and play within a single fully-integrated district.”<br />

winning the Best Futura Project award at MIP-<br />

IM Asia Summit, the region’s leading real estate<br />

conference held in Hong Kong in November<br />

2017,” she added.<br />

The joint venture between TCC Assets and Frasers<br />

Property will cover 104-rai (16.7 hectares)<br />

in prime central Bangkok. Located at the corner<br />

of Wireless Road and Rama IV Road, adjacent<br />

to Lumphini Park, it will feature unsurpassed<br />

accessibility through direct connections to the<br />

city’s mass transit systems and easy access to<br />

the expressway network. With a total gross floor<br />

area (GFA) of 1.83 million sq.m., One Bangkok<br />

is the largest private sector property development<br />

initiative ever undertaken in Thailand,<br />

comprising five premium Grade A office towers<br />

built to LEED* and WELL** standards; five<br />

luxury and lifestyle hotels; three ultra-luxury<br />

residential towers; four distinctive retail zones;<br />

and a cultural hub and performance centre.<br />

Additionally, 50 rai (eight hectares) will create<br />

green areas and open spaces, including<br />

40-metre wide landscaped green promenade<br />

along both Wireless Road and Rama IV Road,<br />

as well as a 10,000 square metre landscaped<br />

civic plaza at the heart of the district, forming a<br />

new urban centre for social life.<br />

Construction for One Bangkok has now commenced<br />

with the first components opening in<br />

2022.<br />

• LEED: Leadership in Energy and Environmental<br />

Design (LEED) is a rating system<br />

devised by the United States Green Building<br />

Council (USGBC) to evaluate the environmental<br />

performance of a building and encourage market<br />

transformation towards sustainable design.<br />

• WELL: WELL Building Standard is the premier<br />

standard for buildings, interior spaces<br />

and communities seeking to implement, validate<br />

and measure features that support and advance<br />

human health and wellness, devised by<br />

buildings from the International WELL Building<br />

Institute based in Washington D.C.<br />

The 737 MAX 9 is designed for a capacity of<br />

up to 220 passengers and a maximum range<br />

of 3,550 nautical miles. With three additional<br />

seat rows compared to the 737 MAX 8, this<br />

airplane provides operators added capacity<br />

while maximizing profitability within their network.<br />

BOEING DELIVERS FIRST 737 MAX 9<br />

Boeing [NYSE: BA] and the Lion Air Group<br />

celebrated the very first 737 MAX 9 to be<br />

delivered. The airplane will go into service with<br />

Thai Lion Air, where its added capacity will help<br />

the airline launch several international routes.<br />

“The 737 MAX 9 is a perfect fit for our growing<br />

business in Thailand,” said Capt. Darsito<br />

Hendro Seputro, CEO and Chairman of Thai<br />

Lion Air. “The 737 has been the backbone of<br />

our business since we began and we will use<br />

the added capacity the airplane provides to<br />

expand our network and start additional routes<br />

to Bangladesh, China and India.”<br />

The Lion Air Group is the launch customer for<br />

the MAX 9. They were also the first operator<br />

to put the MAX 8 into service, and have announced<br />

a commitment for 50 MAX 10s. The<br />

Group also has an additional 200 737 MAXs on<br />

order and is one of the world’s largest operators<br />

of the 737.<br />

The 737 MAX family is designed to offer<br />

customers exceptional performance, with<br />

lower per-seat costs and an extended range<br />

that is opening up new destinations in the<br />

single-aisle market. The 737 MAX incorporates<br />

the latest CFM International LEAP-1B<br />

engines, Advanced Technology winglets,<br />

Boeing Sky Interior, large flight deck displays<br />

and other features to deliver the highest efficiency,<br />

reliability and passenger comfort in the<br />

single-aisle market.<br />

The 737 MAX is the fastest-selling airplane<br />

in Boeing history, accumulating more than<br />

4,300 orders from 95 customers worldwide.<br />
