Comment Ingleside to set bar for sustainable development The suburb of Ingleside is a largely unknown area, yet it performs an important role as Pittwater’s western gateway. Nestled between Ku-ring-gai Chase and Garigal National Parks, and the escarpment above Warriewood, Ingleside has been designated for residential subdivision since the 1920s. After many decades of inaction, and following a long and detailed investigation by Council and Government, Ingleside is now positioned to become Pittwater’s latest village. It is essential, however, that the unique character of Ingleside is embraced and that this important opportunity to increase local housing supply occurs in a carefully planned, well-co-ordinated and environmentally conscious way. Following the upgrade of Mona Vale Road, a new village centre will be created north of Mona Vale Road, a little to the east of the Baha’i Temple. New terrace homes, three-storey apartments and traditional detached houses will radiate out from the village centre to join with the existing large lot subdivisions and farmlets of Bayview Heights and the Wirreanda Valley. More than 200 hectares will be retained as public environmental lands, recognising the amazing biodiversity and natural landscapes of Ingleside, while the plan also proposes 15 hectares of sportsgrounds and active parklands. Another three hectares is set aside for the creation of a new public school to serve the local community. Ingleside will set a new benchmark for sustainable development in Sydney by mandating the highest environmental standards. This includes water-sensitive and energy-efficient urban design, LED street lighting and infrastructure for electric vehicles. While the former Labor government planned to cram more than 4,800 homes into Ingleside, detailed transport modelling and environmental analysis means that we are aiming for around 3,400 instead. New public transport connections to Macquarie Park and the North Shore railway line, plus the inclusion of up to 10 per cent affordable housing, will mean that Ingleside will provide opportunities for younger working families, as well as retirees and downsizers. Important heritage sites such as ‘Whale Rock’, Ingleside House and the Katandra Bushland Sanctuary will be preserved and protected and, over the next 20 years, Ingleside will provide the bulk of new housing needed to support growth in Pittwater.
